How cosmetic, full, rough and designer renovations differ, and what suits new builds, resale apartments and rentals.
from 210 ₾/m²
We renovate apartments and houses in Batumi and along the Adjara coast, from Sarpi to Kobuleti: new builds in black or white frame, resale apartments, homes to live in or to rent out. We send a preliminary estimate from photos and a floor plan within 24 hours on business days. The contract sets out price and timing stage by stage, and you pay by stage too. You don't need to be here for any of it: every week you get a photo and video report from the site.

We start every apartment and house renovation in Batumi with an inspection, because the estimate and the timeline depend on the condition of the property. In a new build, renovation almost always starts from black frame, white frame or green frame. These terms are not defined in law, and what each one includes is set out by the developer in its contract.
| Condition | What is already done | What we do |
|---|---|---|
| Black frame | The load-bearing frame, floor slabs and external walls | We put up partitions, run the wiring and water pipes, lay the screed, plaster the walls and do all the finishing |
| White frame | Partitions, plaster, screed, water and drains in the kitchen and bathroom, often the windows and front door | We check that walls and floors are level and square, run the wiring, move pipe outlets, do the waterproofing and finishing |
| Green frame | White frame plus some finishing, chosen by the developer | We check it against the contract and finish the rest |
In a resale apartment, the first steps are strip-out and a check of the riser pipes, wiring and screed, and in older buildings the floor slabs too. Only then is it clear what can be kept. Each option for apartments, from the three types of frame to resale, is covered in detail on the page about apartment renovation in Batumi.
At the end you get an apartment you can move into with just a suitcase: the finishing is done, the appliances are connected and there is no dust. In the estimate, this means the following work:
In resale apartments we do both cosmetic renovations and full renovations with new pipes and wiring. When there is a full interior design project, we work from the designer's drawings and materials schedule. Under the rules as of autumn 2026, moving partitions does not need a permit as long as the load-bearing structure is not affected. We also renovate private houses and commercial premises: house renovation and commercial renovation each have their own section on the site.
You don't have to come to Batumi for the renovation, but the way we work together needs to be agreed before the first payment. This is how we run a project remotely:
The acceptance certificates are signed by you or by someone you have asked to do it for you. We write into the contract how you confirm things from a distance, so there is no argument later about whether a message in a messenger app counts as a signature.
Batumi gets more than 2,400 mm of rain a year, and humidity is usually 70–80%, higher in winter. Damp finds every weak spot, so some things are in our estimates by default:
We don't renovate a bathroom without waterproofing, even in a resale apartment where the owner only asks us to replace the tiles. Before laying the floor, we check the moisture in the screed with a meter, because in the wet season it takes longer to dry. An empty apartment needs airing in winter, or a dehumidifier left running.
Guide prices per square metre are in the price table on this page. A cosmetic renovation costs from 210 ₾ per m², covering labour and basic materials. A full apartment renovation or a turnkey renovation from white frame starts from 570 ₾ per m²: this covers labour and materials for the rough work, while finishing materials are priced separately. A turnkey renovation with mid-range finishing materials costs from 900 ₾ per m², without furniture. A full renovation of a private house, with materials, starts from 960 ₾ per m².
These are starting prices, not an estimate for your apartment: two 1+1 apartments (one bedroom plus a kitchen-living room) of the same size can easily end up with estimates several times apart. The final cost is set after the site measurement, once you have agreed the estimate, which we draw up item by item. The total depends on:
The price of each stage is written into the contract, and it doesn't go up unless the scope changes. Any change in scope is agreed in writing and in advance. You pay by stage: an advance for materials and the first stage, then payment after you accept each stage. We don't take prepayment for the whole job.
We plan a rental apartment around who will live in it and for how long. For short-term (daily) rental, we think first about wear and cleaning:
A long-term rental needs a proper kitchen, wardrobe space for all seasons and a place to work, plus a washer-dryer because of the humidity. In Batumi it often works well to rent by the day in summer and by the month in winter. Most tourists come between July and September, and in winter short-term occupancy drops.
We don't promise any income. Work it out down to the net figure, after commissions, utility bills, cleaning and tax. For short-term rental, agree the tax regime with a tax adviser. The figures in market advertising are often given before these deductions.
The stage durations on this page are for a renovation from white frame in a typical 1+1 apartment. We give the overall timeline after the site measurement and set it out in the contract schedule.
Starting from black frame takes longer, because partitions, plaster and screed are added, and the screed needs time to dry. Part of the timeline depends on you: until the tiles are chosen, the crew has to wait on that part of the job.
We do noisy work in the daytime, which by law runs from 08:00 to 23:00. Some buildings set shorter hours in their own rules, and we keep to them. If the apartment has to be ready for the summer season, start the renovation in winter or early spring and leave time for furniture deliveries.
After the renovation you keep the contract with the estimate, the stage acceptance certificates, the receipts and the handover file. The file contains routing diagrams for the wiring and water pipes, photos of concealed work, a materials list with product codes and the warranty terms. With the routing diagram, you can put up a shelf without drilling into a cable.
We give a 2-year warranty on our work and 5 years on concealed services: wiring, water pipes and drains in walls and floors. Materials and appliances carry the manufacturer's warranty, and we hand over the documents for them. The warranty does not cover damage caused by occupants, leaks from neighbours or alterations by other tradesmen.
Receipts and certificates are useful when you sell. Under the 2026 rules, a home owned for more than 2 years can be sold without tax. If you have owned it for less, you pay 5% of the difference between the sale and purchase prices, and documented renovation costs reduce that difference.
We inspect the apartment before you sign the developer's handover certificate. You watch the inspection by video and sign the certificate yourself or through a representative. Once renovation has started, it is hard to prove that a crack in the screed was there before you, so at handover we check:
We write up the defects as a list with photos and measurements, and you pass it on to the developer. The same inspection gives us the data for the estimate. We also do this check before you buy a resale apartment, so that you know the state of the pipes and wiring before the transaction.
1 day
You send photos, a floor plan and your wishes on WhatsApp. Within 24 hours on business days you get a preliminary estimate.
3–5 days
The site foreman comes to the property, measures the walls and floors, and checks the pipe and cable connection points and the condition of the frame. From the measurements we prepare a detailed estimate broken down by stage.
1–3 days
We sign the contract in English, Georgian or Russian, your choice. It sets out the price and duration of each stage and the payment schedule.
3–5 weeks
We run the wiring and plumbing, level the walls and do the waterproofing, and in a black frame apartment we also build partitions and lay screed. The time shown is for a one-bedroom (1+1) apartment from white frame.
4–6 weeks
We lay tiles and flooring, paint the walls, install ceilings and doors, and fit sanitary ware and light fittings. You sign off each stage with an acceptance certificate, in person or by video.
3–5 weeks
The kitchen and wardrobes are made to measurements taken after tiling, and we connect the appliances to the connection points laid in earlier. Some of this work runs alongside the finishing.
2–3 days
After cleaning, you accept the apartment and we return the keys against a signed handover form. Along with the keys you get the handover file: diagrams, photos of concealed work and the warranty terms.
What each frame includes, what gets redone later and which one lets you start renting out sooner.
A developer's finish or your own renovation from white frame: timing, payment plans, concealed work and wear from renting out.
How the pipes, wiring and screed tell you whether a cosmetic job is enough or the apartment needs a full renovation.
What to lay on the floor by the sea: damp, an empty apartment in winter, the kitchen and hallway, short-term rental.
Why engineered wood is safer by the sea, when solid wood is worth it and what indoor climate a wood floor needs.
Leaks from upstairs, air conditioning lines and ventilation, lighting and timing: which ceiling to choose by the sea.
Floors, walls, showers and open balconies: where you need porcelain, where ceramic will do and how laying differs.
External walls, furniture against a cold wall and touch-ups between guests: where paint works in a humid climate and where…
Wet areas, a moving base, chip repairs and the applicator's experience: where microcement fits and where tiles do.
When an independent crew is enough, when you need a company, and what to check with any contractor before the first payment.
When skipping a design project makes the renovation cost more, and when a furniture and electrical plan is enough.
Buy with a finished renovation or do your own: timing, money, concealed work, checks before the purchase and tax.
As a guide, a cosmetic apartment renovation costs 210–300 ₾ per m², a full renovation 570–780 ₾, a turnkey renovation with mid-range finishing materials 900–1 200 ₾ and a full renovation of a private house 960–1 320 ₾. You get a preliminary estimate from photos and a floor plan before the site measurement, and we fix the final cost after the measurement, once the estimate is agreed.
The total depends mainly on the starting condition, the area of the wet zones, the grade of materials and whether the kitchen and appliances are in the estimate. Every item in the estimate is listed separately, so you can see where you could save and what that saving would cost you.
Materials for the rough work and the finishing are in the estimate, except any you decide to buy yourself. Furniture and appliances are included if you want them: we make the kitchen and wardrobes to measure after tiling and choose appliances to suit the connection points laid in at the rough stage.
You can buy some things yourself. We then give you the sizes, receive the delivery and assemble the furniture. At the end we clean the apartment, so it is ready to move into or to photograph for a listing straight away.
In short, a black frame apartment has only the structure of the building, while in white frame the partitions, plaster and screed are already done. Each developer defines green frame in its own way, usually as white frame plus some of the finishing.
These terms are not defined in law, so check the annex to your contract with the developer. It lists what you are being handed: windows, the front door, water and drain outlets, electrics. We use that list to accept the apartment and to work out the estimate.
The exact timeline goes into the contract schedule after the site measurement. As a guide, in a 1+1 from white frame the rough work takes 3–5 weeks and the finishing 4–6 weeks, while a made-to-measure kitchen and wardrobes take 3–5 weeks, partly alongside the finishing. A studio usually goes through these stages faster.
From black frame, add time for partitions, plaster and for the screed to dry. The timeline also grows when choosing tiles or furniture drags on: the crew will not lay anything you haven't approved.
Yes, and you don't need to come for the site measurement or for accepting the stages. You won't have to bring the keys yourself: the developer or someone you know hands them over, and we take and return them against a signed handover form. Every week you get a photo and video report, and we arrange a video call with the foreman whenever you ask.
Someone you trust can sign the acceptance certificates for you if that is easier. One project manager runs the whole project and answers by phone and on WhatsApp during working hours. If you do come, we can meet at our office in the centre of Batumi.
The price of each stage is written into the contract and doesn't change unless the scope does. The scope changes in two cases: you decide to add or replace something, or the strip-out uncovers something that couldn't be seen at the site measurement, such as a rusty pipe inside a wall in a resale apartment.
In both cases we first show you photos, work out the cost and timing, and sign a contract addendum with you. Until it is signed, no work beyond the estimate starts, and the amount in the contract stays the same.
The warranty is 2 years on our work and 5 years on concealed services in walls and floors, while materials and appliances carry the manufacturer's warranty. To make a warranty claim, message your project manager and send photos or a video.
We come out and look for the cause, and if it lies in our work, we fix it at our own expense. The routing diagrams and photos of concealed work in the handover file help us find the spot without opening up more wall than needed.
We buy the materials from a schedule you approve, with product codes and quantities. Receipts and delivery notes go into the weekly report, and the final materials list with product codes is part of the handover file.
You can buy some items yourself, such as sanitary ware or light fittings. We'll tell you what to bring and by what day, so the crew isn't left waiting. You pay the advance for materials and the first stage after signing the contract, and we don't take prepayment for the whole job.
We reply within an hour during business hours. Message us or leave a request: we’ll call you back, go over the details and suggest the next step.
