What furnishing includes and where it starts

We start furnishing an apartment in Batumi with a list. If you have an interior design project, we take the furniture and lighting schedule from it. If there is no project, we draw up the list ourselves from the floor plan and what you need: who will live there, how many sleeping places are needed, whether you will want a desk. Every item on the list has its dimensions, price, supplier and delivery time, and we place an order only once you have approved it.

It is easiest to start the list while the renovation is still at the rough stage. A 90 cm-wide two-door fridge, a dishwasher, a tumble dryer stacked on the washing machine and wall lights by the bed all need sockets and outlets in particular places. If the appliances are chosen after the tiling, a socket ends up behind a cabinet carcass, and the outlets have to be moved through finished surfaces.

WhatExamplesWhat to decide in advance
Made-to-measure furnitureKitchen, wardrobes, hallway units, shelves in recessesThe models of the built-in appliances and the sink: the units are drawn around them
Ready-made furnitureSofa, beds and mattresses, dining table, chairsThe size of the doorways and the lift car the delivery has to pass through
Large appliancesFridge, hob, oven, dishwasher, washing machine and tumble dryerSockets, dedicated circuits, water and drainage for each appliance
Climate controlAir conditioners, dehumidifierWhere the outdoor unit goes, and the pipe run, laid before plastering
LightingCeiling lights, wall lights, floor lamps, table lampsThe ceiling height and the light points on the electrical plan
Textiles and small itemsCurtains, bed linen, towels, crockery, mirrors, hooks, clothes airerMounting blocks for curtain rails if the ceiling is a stretch ceiling

Kitchen materials and lead times are covered on the page about having a kitchen made to measure, and what to order from the workshop and what to buy ready-made is explained in the section on furniture for the apartment.

Delivery order: what comes early and what arrives on the last day

Things that arrive too early get damaged on a building site. A sofa, mattresses and curtains in an apartment where the walls are still being sanded collect dust, and in wet weather they also soak up moisture from the fresh plaster. So we tie the delivery schedule to the renovation schedule, not to whichever day suits the supplier.

  1. We measure for the kitchen and wardrobes on finished walls and floors, once the thickness of the finishes is known. Manufacture takes 3–5 weeks, and part of that time runs alongside the finishing work.
  2. Built-in appliances and the sink arrive in time for the kitchen installation: the cut-outs in the worktop are made to fit them, and the units are adjusted around them.
  3. We install the kitchen and wardrobes once the floors are down and the walls are painted.
  4. We hang the indoor air conditioning units after painting; the pipe runs to them have been laid in advance.
  5. Light fittings go up together with the final electrical work.
  6. Ready-made furniture and freestanding appliances are delivered after the construction dust has been cleaned up.
  7. Textiles, crockery and small items are put in place last.

Some items have to be approved long before these dates. A sofa in a particular upholstery or a bed in a non-standard size made to order takes longer to arrive than something already in a warehouse. If a supplier pushes back a date, the manager warns you in advance and offers a replacement from stock or a new date.

Taking delivery, assembly and placement

Every delivery is received by one of our staff: they open the packaging while the driver is there, check that everything is there, that the shade is right and that there are no chips, and only then sign the delivery note.

The furniture is assembled by our own fitters. Before drilling into a wall for a wardrobe or a shelf, we check the routing diagram in the handover file so as not to hit a cable or a pipe. A TV goes on a bracket rated for its weight. We connect the appliances to the circuits laid in for them and test them in operation: we run the washing machine on a short cycle and check that it is dry under the dishwasher.

We place everything according to the plan. There is room to walk between the bed and the wardrobe, and the armchair doesn't block a socket.

Appliances and climate control for an apartment by the sea

In humid Batumi some appliances are needed to protect the apartment itself. We put an air conditioner with heating and dehumidifying modes in every bedroom and living room: in summer it cools, and in the damp months it dries the air and warms the room.

A tumble dryer saves you from a clothes airer in the middle of the room, where laundry takes a day or more to dry and gives off moisture into the walls and wardrobes. For an apartment that stands empty in winter, we add a dehumidifier with a continuous drainage outlet to the list: the hose is led into the drain, and the unit runs without anyone having to empty the tank.

A manufacturer's warranty on appliances is only useful if there is somewhere in Georgia to make a claim under it, not just in the country where the appliance was bought. So the list includes brands sold here by local distributors and shops.

Lighting, textiles and small items

The light points are already set out in the electrical plan, and when furnishing we choose what goes on them: light fittings to suit the ceiling height, bulbs of the same colour temperature throughout the apartment, and wall lights to go with the switches by the bed.

Curtains are made to measure once the curtain rail is up. For the bedroom we choose a heavy blackout fabric: in summer the sun rises early, and windows in new builds are often large. By the sea we choose fabrics that can be machine-washed and dry quickly.

Small things get remembered on the first evening in the apartment, when there is no corkscrew, towel hook or toilet brush. So we put crockery, kitchen utensils, bathroom holders, hangers, an ironing board, a vacuum cleaner and spare bulbs on the list and agree them item by item, just like the furniture.

How much apartment furnishing costs in Batumi

Mid-range furniture and household appliances, worked out per square metre of the apartment, cost from 360 to 480 ₾ per m². In a small apartment each square metre comes out more expensive: a studio needs the same set of kitchen appliances and a washing machine as a 2+1 apartment (two bedrooms plus a living room), but the cost is divided over fewer square metres.

Three lines of the estimate outweigh the rest. A made-to-measure kitchen costs 1,560–1,920 ₾ per linear metre: the length is measured along the row of base units, and for an L-shaped kitchen the lengths of both walls are added together. An air conditioner with installation costs 1,440–1,920 ₾ per unit, and a 2+1 apartment usually needs three: in the living room and the two bedrooms. A set of household appliances for a studio costs 7,800–10,800 ₾.

Anything made to your dimensions or built in costs more: a kitchen and wardrobes made to measure, built-in appliances, a bed of non-standard length, and premium brands. You can save with models from stock, freestanding appliances and things you already have. The final cost is set after the measurement and once the estimate is agreed, with its own price and delivery time for every item.

Furnishing when you are not in Batumi

You can furnish the apartment without coming over. We send options for each item with photos, dimensions and prices, and show fabric and door front samples on video in daylight, because on a screen the shade almost always looks different. The shared list shows what has been ordered, what is on its way and what is already in the apartment.

We take in the deliveries, and at the end we walk through the finished apartment with you on a video call, checking the items against the inventory. How a whole renovation without you being here works, from the keys to stage sign-off, is described separately.

For an apartment let to guests the list is different, with more linen and fewer fragile things: we go through it on the page about furnishing for short-term rental.

Inventory and documents

At the end you get an inventory: every item with its price, product code, receipt and warranty card. You need it when the apartment is insured or let to a tenant with an inventory of contents, and a year later the product code makes it easier to find the same chair to replace a broken one.

The inventory goes into the handover file together with the routing diagrams. If the apartment is going to be let, it is worth giving a copy to the property manager.

Local specifics in Batumi

Deliveries to a Batumi new build follow the building's rules. In many residential complexes the service lift is booked through reception, the lift car is lined with protective panels before furniture goes up, and large items can only be brought in at certain hours. So we group deliveries from different suppliers into a few days rather than spreading them over a month.

Some furniture and appliance models are only held in warehouses in Tbilisi or by online shops that deliver across the country. That adds a few days to the lead time, so we order these items earlier than the ones that can be bought in Batumi.

In the old town the streets are narrow, and a large lorry often can't get to the entrance. There, wardrobes and sofas are moved into a smaller vehicle, and we allow time for this in the schedule.

In many complexes the outdoor units of air conditioners may only go in designated cages or recesses on the facade. That position determines the length of the pipe run and the room where the indoor unit is best hung, so we look at it before choosing the air conditioners.

Materials and brands

The brand matters most for appliances and climate control: it decides where the unit can be repaired under warranty. We choose air conditioners from those sold in Georgia: Midea, Gree and TCL in the economy class, LG, Samsung and Panasonic in the mid-range, Daikin and Mitsubishi Electric at the top. In the kitchen we most often fit Bosch, Gorenje or Electrolux, and Beko and Hansa on a budget. We choose dehumidifiers from Midea, Xiaomi and Ballu.

In furniture, the brand matters less than the carcass material and the hardware. We choose light fittings that take the common E27 and GU10 bulbs: a blown bulb can then be bought at the nearest shop rather than waited for as a special order.

Guarantees

Assembly and installation carry a 2-year warranty. The items themselves carry the manufacturer's warranty.

If a cupboard door goes out of alignment after our assembly, or the condensate drain of an air conditioner we hung starts leaking, we fix it at our own expense. A fault in an appliance itself is dealt with by the manufacturer or the seller under the warranty cards, which we collect and hand over to you together with the inventory.

Questions and answers

How much does apartment furnishing in Batumi cost per m²?

Mid-range furniture and appliances cost from 360 to 480 ₾ per m² of the apartment. The range is handy for working out a budget before there is a list: multiply the floor area by the lower and the upper figure. Lighting, textiles, crockery and small items are priced as separate lines, and their total depends on how much you want ready for when you move in.

The final cost is set after the measurement and once the estimate is agreed. Items you buy yourself or bring from your previous home are struck out of the estimate.

Can I order just the furnishing if another contractor did the renovation?

Yes. We start with an inspection: we measure the recesses and doorways and look at where the sockets, water outlets and air conditioner positions are. Routing diagrams from the previous contractor, if there are any, make things much easier: without them, we have to find the cables in the wall with a detector before fixing wardrobes.

If a socket doesn't line up with the position of an appliance, or there is no dedicated circuit for the oven, we tell you before ordering and price the extra work separately. We give our own warranty on assembly and installation, and the previous contractor's work remains under their warranty.

How do I pay for furniture and appliances if different suppliers deliver them?

We group the deliveries into stages of the contract, and you pay by stage, just as for a renovation. The advance goes on the first orders: usually the kitchen, the wardrobes and items with long lead times. You make the next payment after the stage is accepted, when the items have been delivered and assembled and you have checked them on site or by video and signed the certificate. We don't take prepayment for the whole list.

We attach each supplier's receipts and delivery notes to the weekly report, so the price of every item can be seen on a document. At the end they go into the inventory together with the warranty cards.

What happens if furniture arrives damaged or in the wrong colour?

We don't accept that item. We record a chip, a dent or a different shade in photos and on the delivery note while the driver is still there, and arrange a replacement with the seller. You see the new delivery date in the report, and the other deliveries stay on schedule if the work can carry on without that item.

Sometimes a defect only shows up during assembly: fixings are missing from the box, or one panel is a different colour. Then we stop assembling that item, take photos and ask the seller for what is missing. Damage during our assembly is dealt with under the terms of the contract, and a factory defect that shows up later goes under the manufacturer's warranty. The warranty cards for this are in your inventory.

How long does it take to furnish an apartment from scratch?

If everything comes from stock, 2–3 weeks pass from the approved list to the finished apartment. A made-to-measure kitchen and wardrobes add 3–5 weeks for manufacture, but we measure for them on finished walls and floors, once the thickness of the finishes is known, so part of the manufacturing time overlaps with the finishing work.

Choosing usually takes longest. Until the sofa is chosen, you can't order curtains to match, and until the hob is chosen, the workshop can't cut the worktop for it. To be ready for the season or for your arrival, approve the items with long lead times first.
