What a year-long tenant needs, and what they will bring themselves

We start long-term rental furnishing in Batumi with the question of how many people will live in the apartment and how: how many sleeping places are needed, whether there should be a desk for work, and where winter clothes and suitcases will be kept. The renovation for this kind of tenant is covered on the page about renovating an apartment for a year-long tenant; this page is about the things that go into it.

ZoneProvided by the ownerUsually brought by the tenant
BedroomBed with mattress, wardrobe, bedside tables, blackout curtainsPillows, duvets, bed linen
Living roomSofa, dining table and chairsThrows, decor, a TV if you don't provide one
KitchenFridge and kitchen appliances, kettle, microwaveCrockery, saucepans, kitchen odds and ends
WorkspaceDesk by the window, chair, desk lampMonitor and office equipment
HouseholdWasher-dryer, vacuum cleaner, iron and ironing boardCleaning products

We don't buy anything in the right-hand column until a tenant has been found: one needs saucepans and duvets from the first evening, another brings their own and asks for the shelves to be cleared. Small items like these for a specific person we buy within a couple of days.

Furniture that will outlast several tenants

A tenant uses the furniture every day but takes less care of it than an owner would. So we choose things that are easier to repair than to throw away: a sofa with removable covers in a dense melange fabric that doesn't show stains, a dining table with a compact laminate top, chairs on a welded metal frame. A glued solid wood chair works loose at the joints within a couple of years in a damp climate, while a welded frame has no such problem.

We choose a bed on a metal frame with slats in plastic holders: a broken slat can then be replaced in a minute without taking the bed apart. A desk chair gets soft castors or a mat underneath, otherwise within a year a worn circle appears in the laminate. Wardrobes for winter clothes and suitcases are best made to measure; they are covered on the page about made-to-measure built-in wardrobes.

Appliances for everyday use

A tenant uses the hob, the kettle and the washing machine every day, so we choose mid-range appliances, and only from brands sold in Georgia. There is little point in overpaying for premium models in a rental: their repairs and spare parts cost more, and the tenant barely notices the difference. We install a freestanding fridge and washing machine rather than building them into the units. If they break down, they can be replaced within a day with any model of the same width.

Air conditioners and built-in kitchen appliances are usually installed during the renovation. If they aren't there, they are priced separately, and choosing, installing and pricing them is covered on the page about fitting out an apartment with appliances. For a year-long tenant we choose an air conditioner with a heating mode, because in an apartment without gas it takes the place of heating in winter.

Curtains, lighting and textiles: the minimum from the owner

We hang curtains in every room: a year-long tenant rarely buys them, and bare windows make an apartment feel unwelcoming at a viewing. For the bedroom we choose blackout curtains, because in summer the sun rises early. We add table lamps by the bed and on the desk.

Bed linen and towels are often not provided at all, as tenants have their own. We put a waterproof protector on the mattress: it is replaced when the tenant changes, and the mattress itself lasts longer. Fabrics and curtain rails are covered on the page about curtains, throws and decor.

An inventory for the lease

We take the inventory on the day the apartment has been assembled and cleaned. It lists every item, from the wardrobe to the kettle, with its brand and model, and for appliances the serial number too. The purchase date and price are copied from the purchasing receipts, so in three years' time nobody has to remember how old each item is.

We photograph each item as a whole, and in close-up wherever there is already a mark: a scratch on a table top, a worn patch on an armrest. Keys, remote controls and entry and lift cards go on a separate line. The property management team bases the handover form signed with the tenant on this inventory, and how it is used at move-out to tell wear and tear from damage is described on the page about finding and screening tenants.

If the apartment used to be let short term

A long-term tenant doesn't need luggage racks, linen for several changes or towels for every guest; they go into the storeroom or are taken away. Instead, a workspace, a second wardrobe for winter clothes and crockery for a family rather than for two guests are added.

After two or three seasons of short-term letting, we check the furniture as strictly as a new purchase: the sofa mechanism, the mattresses, the wardrobe hinges, the chairs. Whatever passes the check stays in the apartment. The guest set is described on the page about furnishing for short-term rental.

How much long-term rental furnishing costs in Batumi

For a one-bedroom (1+1) apartment, furniture, appliances from the list and textiles, with delivery and assembly, come to 18,900–25,200 ₾. Renovation and the fitted kitchen are not included in this estimate. As a guide within it, a 140–180 cm double bed with mattress costs 2,090–3,000 ₾, a sofa or sofa bed 1,310–1,920 ₾, and a textiles and decor package 4,200–6,600 ₾.

Air conditioners and built-in kitchen appliances, if they weren't fitted during the renovation, go into a separate estimate. A made-to-measure wardrobe is priced per linear metre: a hinged-door one costs 900–1,200 ₾. The final cost is set once the list with models and the estimate have been agreed.

Stages and timelines

  1. The tenant and the list

    2–3 days

We decide who the apartment is for, how many sleeping places it needs and whether there should be a desk for work. From the plan we draw up a list with the price of each item.

  2. Checking what is already there

    1 day

We look at the furniture and appliances left by the developer or previous tenants and decide what to keep and what to replace.

  3. Wardrobes and long lead times

    3–5 weeks for made-to-measure wardrobes

We approve the made-to-measure wardrobes and items that aren't in stock first, and choose everything else in parallel.

  4. Purchasing and deliveries

    1–2 weeks

We buy from the approved list, and open and check every delivery in front of the driver.

  5. Assembly and connection

    3–5 days

We assemble the furniture and fix it to the walls, connect the appliances, and hang the curtains and lamps.

  6. Inventory and handover

    1–2 days

We clean the apartment, take the inventory with photos and serial numbers, and hand it over with the keys to you or the property manager.

Local specifics in Batumi

From September to November many apartments in Batumi come onto the market for winter rental, and a tenant chooses from several options. An empty room with a promise to bring the furniture later is hard to show, so by the autumn the apartment needs to be fully assembled, and we start the made-to-measure wardrobes as early as the summer.

In the rainy season damp settles behind furniture standing against external walls. We place a wardrobe, bed or sofa against such a wall with a gap of a few centimetres, so that air can circulate, and ask the property manager to look behind them on visits.

Tenants dry their washing on the balcony too. We choose an airer in aluminium or stainless steel: by the sea painted steel rusts at the bends, and the rust leaves orange marks on clothes. For the metal legs of chairs and the table we choose powder coating rather than thin chrome, which becomes pitted in salty air.

Materials and brands

We make wardrobe and cabinet carcasses from moisture-resistant melamine-faced chipboard with edging on every edge, and fit soft-close hinges, Blum or GTV: doors that a tenant slams shut for years then work loose less. A compact laminate top doesn't mind a hot mug or a wet cloth, so we choose a dining table with one.

We choose a pocket-sprung mattress with a removable zipped cover that goes in the washing machine. For the sofa we take a densely woven synthetic fabric, melange or with a small pattern. We choose appliances from brands sold in Georgia; for the kitchen and laundry these are, for example, Bosch, Gorenje or Beko. The models and serial numbers go straight into the inventory.

What makes up the cost

Timeline: 2–3 weeks for a 1+1 with furniture from stock, 4–6 weeks if the wardrobes are made to measure

  • the number of bedrooms and workspaces in the apartment

What raises the cost

  • a family with children: more sleeping places, wardrobes and crockery
  • made-to-measure wardrobes instead of ready-made ones from stock
  • air conditioners, if they weren't installed during the renovation
  • built-in appliances instead of freestanding ones

What lowers the cost

  • furniture from the developer or a previous tenant that has passed our check
  • the tenant brings their own crockery, linen and pillows

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

2-year warranty on assembly, fixing and connection.

If a wardrobe goes out of alignment or the washing machine hose leaks because of our installation, we put it right at our own expense. Furniture and appliances carry the manufacturer's warranty, and the warranty cards and receipts are kept with the inventory. Breakages caused by the tenant and normal wear and tear are not covered; they are dealt with under the lease and the inventory.

Questions and answers

How much does it cost to furnish a 1+1 apartment for long-term rental in Batumi?

Furniture, appliances from the list and textiles for a 1+1, with delivery and assembly, come to 18,900–25,200 ₾. Renovation and the fitted kitchen are not included in this estimate. Air conditioners and built-in kitchen appliances, if they weren't fitted during the renovation, we price separately. What moves the total most is the number of sleeping places and made-to-measure wardrobes: a hinged-door wardrobe costs 900–1,200 ₾ per linear metre.

The list comes with the price of each item, and anything the tenant will bring can be crossed off before purchasing. The final cost is set once you have approved the list with models and the estimate has been agreed.

Does a long-term rental apartment need crockery and bed linen?

A small set is worth keeping: crockery for four, two saucepans, a frying pan, and a duvet and pillow for each sleeping place. With it, the apartment is easier to let to someone who has arrived with little luggage and wants to cook from the first evening. If the tenant doesn't need the set, it goes into the storeroom.

A year-long tenant almost always brings their own bed linen and towels, and we only buy them at the tenant's request. Everything that stays in the apartment, down to the saucepans, goes into the inventory, so that at move-out there is no argument about whose it is.

What happens if an appliance in a let apartment breaks down under warranty?

After furnishing, the receipts and warranty cards are kept with the inventory, and copies are held by you and the property manager. The tenant reports the fault, and the appliance is taken to the seller or the brand's service is called out. The serial number and purchase date are already recorded, so nobody has to hunt for the box or the paper receipt.

If a leak or a failure is caused by our connection, it is covered by our warranty, which runs for 2 years. If the tenant broke the appliance, the repair is dealt with under the lease. The terms of the manufacturer's warranty differ from brand to brand, and we note them in the inventory next to the model.

Is it worth buying expensive furniture for an apartment let for a year?

Usually not. A tenant chooses an apartment for its area, heating, kitchen and price, and rarely notices the brand of the sofa. An expensive item wears out just the same, only repairing and reupholstering it costs more.

It is better to invest in what gets used every day: the mattress, the desk chair, the washer-dryer, sturdy chairs. Everything else we choose in the mid-range from permanent ranges, so that in a couple of years a door front or a chair can be replaced with an identical one. If you plan to live in the apartment yourself eventually, some items can be a class higher.

What if the tenant asks for extra furniture or appliances?

First decide who pays and whose the item will be. If you pay, it stays in the apartment: we add it to the inventory with a photo and serial number, and both sides sign an addendum to the inventory. If the tenant buys it themselves, the item doesn't go into the inventory, and they take it with them when they leave.

Anything built in, such as a second wardrobe or a TV bracket, is best installed by our fitters. The fixing is then done using the routing diagram, and the wall doesn't suffer. We price the purchase and the work by estimate, as with ordinary furnishing.
