Rental apartment renovation in Batumi for a year-long tenant

We plan a rental apartment renovation in Batumi for a long-term let around someone who will spend the whole winter there: cooking, working from home and drying clothes in a damp climate. That is why warmth, ventilation, a working kitchen and wardrobes come first in the estimate, and decor comes last. A cosmetic refresh between tenants costs from 210 ₾ per m² with labour and basic materials, and a turnkey renovation from white frame comes to 570–720 ₾ per m².

What matters more to a year-long tenant than to a guest

Renovating an apartment for a one-year let starts with the things that come second in a short-term rental. A guest comes for a week and looks at the view and how clean the place is. A tenant spends the whole Batumi winter in the apartment: they cook every day, work at a desk, keep their winter clothes at home and dry their laundry indoors. At the viewing they open the wardrobes, look at the corners by the windows and ask how much the electricity came to in January.

It helps to decide in advance who you are letting to: a family with children, a couple who work from home, or one person. That decides the number of bedrooms and the size of the kitchen and wardrobes. If you haven't chosen the rental format yet, first look at the comparison of short-term and long-term rental, and approve the estimate after that.

Warm and dry in winter

Tenants' complaints come in winter: the apartment is cold, the windows mist up, a corner behind the wardrobe turns dark. Before the finishing we check the windows and their reveals, insulate the reveals and the patches of wall where condensation forms in winter, and fit fresh air inlets in the bedrooms and extraction in the bathroom and kitchen.

We choose the heating to suit the building. If the apartment has a gas supply, we discuss a boiler with radiators. If there is no gas, we heat with inverter air conditioners in every room and fit an electric heated towel rail in the bathroom. The tenant usually pays the heating bills, but those bills affect whether they will want to renew the lease.

We plan the space for a tumble dryer or a washer and dryer stacked in a column at the rough-work stage: a socket and a condensate drain. Condenser and heat-pump dryers don't need an air vent to the outside, so those are the ones we choose for apartments.

A kitchen for cooking every day

A tenant cooks meals for the family, and two hob rings are not enough. In the kitchen we lay in connection points for a full-size hob, an oven, a dishwasher and a full-height fridge, with at least four sockets above the worktop. We duct the cooker hood into the ventilation shaft if the building allows it: a recirculating hood with a filter is worse at removing smells and doesn't remove moisture at all.

We make the splashback from porcelain tiles or glass, and the worktop from compact laminate or engineered quartz. These surfaces will last for years without careful handling, and between tenants they only need a thorough clean.

Storage and a place to work

Someone moving in for a year brings what a guest doesn't: winter coats and boots, children's things, sports kit, empty suitcases. If there aren't enough wardrobes, all of it ends up on the balcony. So we plan a floor-to-ceiling hallway wardrobe for coats and wet umbrellas, with a vent grille in the door, a recess for the vacuum cleaner and suitcases, and a wardrobe in every bedroom.

Working from home needs a desk by the window, two or three sockets, a network socket and lighting that doesn't glare on the screen. We run the internet cable from the router position to the desk before the walls are skim coated: after painting, it would mean cutting a chase into a finished wall.

Finishes that survive a change of tenants

Over a couple of years a tenant hangs pictures, moves furniture and rolls an office chair across the floor. We paint the walls with washable paint in a light shade that is easy to buy again a few years later. Tiles and flooring come from permanent collections, not leftover clearance stock, so that a few pieces can be replaced later. A picture rail can go under the ceiling: the tenant hangs whatever they like from it, and the walls stay free of holes.

At turnover between tenants a cosmetic refresh is usually enough: touching up the walls, replacing the silicone, adjusting the doors and fittings, and replacing the flooring in the walkways. What a full cosmetic renovation includes and how long it takes for different floor areas is set out on the page about cosmetic renovation. If the apartment is still in frame condition, with no finishing yet, we first bring the whole of it up to a liveable state, as described on the page about renovating an apartment from white frame.

How much a rental apartment renovation costs in Batumi

The price depends on the condition we start from. A cosmetic refresh between tenants costs from 210 to 300 ₾ per m² of the apartment's floor area: that is labour and basic materials, meaning filler, primer and paint. We don't touch the pipes or wiring in this kind of work, and the flooring, doors and light fittings are priced separately, according to the models you choose. A turnkey renovation from white frame costs 570–720 ₾ per m², which covers labour and rough-work materials, with finishing materials priced separately.

If only part of the apartment needs freshening up, we price it item by item: painting walls in two coats costs 23–36 ₾ per m² of wall, laying laminate 20–30 ₾ per m² of floor, and post-renovation cleaning 12–18 ₾ per m². Furniture and appliances are not included in these figures: at mid-range they add another 360–480 ₾ per m².

The price goes up with new windows, gas heating with radiators, moving wet areas and a made-to-measure kitchen. It comes down if the developer's tiles and sanitary ware are kept and the ceilings are simple. If the pipes and wiring in a resale apartment are due for replacement, that is already a full renovation with its own estimate. The final cost is set after the site measurement and once the estimate is agreed.

Who finds the tenant and takes over the apartment

Finding a tenant, the lease and the inventory are handled by our property management team: see the pages about screening tenants before move-in and about long-term letting with a property manager. We hand the apartment over after cleaning, together with the handover file, so a tradesman called out to a breakdown can see where the pipes and cables run. An apartment that is let to tourists in summer needs a different list of works, and it is collected on the page about renovating for short-term rental.

Stages and timelines

  1. Photos and preliminary estimate

    1 day

From photos and a floor plan we send a preliminary estimate within 24 hours on business days. In a resale apartment we ask for photos of the consumer unit, the risers and the corners by the windows.

  2. Site measurement and services check

    2–4 days

The site foreman checks the wiring, pipes, ventilation and windows. In a resale apartment, with your agreement, we open up one or two spots to see the pipes and cable.

  3. Contract and schedule

    1–3 days

The contract sets out the price and duration of each stage. We set the completion date with time to spare before the lease starts, so the tenant's move-in date doesn't have to change.

  4. Services and rough work

    3–5 weeks

Electrics with separate circuits for appliances, water, heating, ventilation and insulating the reveals. The time shown is for a one-bedroom (1+1) apartment from white frame; a cosmetic refresh between tenants skips this stage.

  5. Finishing and kitchen

    4–6 weeks

Floors, painting, tiles, doors, sanitary ware and lighting, then the kitchen and wardrobes after tiling. A cosmetic refresh between tenants fits into 2–4 weeks.

  6. Handover for move-in

    1–2 days

After cleaning we hand the apartment over to you or your property manager against a signed form, with the keys, the handover file and the instructions for the boiler or water heater.

Local specifics in Batumi

If the apartment takes guests in summer and a tenant is wanted for monthly rental over the winter, the tenant moves in after the season. There are a few weeks between the last guest and the tenant, and a cosmetic refresh fits into them. A renovation from frame condition takes two to three months, so we schedule it for a time when the apartment isn't let to anyone.

In corner apartments and on the upper floors of high-rises, the cold corners by the windows and the ceiling are the first to mist up, so they are the first thing we look at during the site measurement. We choose the heating method after checking whether gas is supplied to the building and the apartment, and whether the building's rules allow a boiler flue to be taken out through the facade.

People who work from home need wired internet. Providers connect new builds in different ways, so before skim coating we find out where the cable runs in the building and bring it to the router position.

Materials and brands

In an apartment meant to be let for years, we paint the walls with a washable mid-range interior paint, such as Caparol or Chromodomi, and write the tint code into the handover file. Class 32–33 laminate suits dry bedrooms; in Georgia that means, for example, Kastamonu. In the hallway and kitchen we lay SPC vinyl or porcelain tiles.

Where there is gas, a wall-hung combi boiler that heats the radiators and provides hot water does the job: Ariston, Bosch or Ferroli. Without gas we heat with Midea, Gree, LG or Samsung inverter air conditioners with a heating mode, and the hot water comes from an 80–100 litre water heater sized for a family, for example Ariston.

What raises the cost

  • new windows or insulating cold corners
  • gas heating with a boiler and radiators
  • a made-to-measure kitchen and wardrobes
  • replacing the wiring and pipes in a resale apartment

What lowers the cost

  • sound services and the developer's tiles kept
  • only a cosmetic refresh between tenants

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

2 years' warranty on the work, 5 years on concealed pipes and wiring.

The term is the same whether you live in the apartment yourself or let it. The warranty does not cover damage left by a tenant or ordinary wear over years of renting; we repair those under a separate estimate. The boiler, water heater, air conditioners and appliances carry the manufacturer's warranty, and the documents are in the handover file.

Questions and answers

How much does it cost per m² to renovate an apartment for rental in Batumi?

It depends on what the apartment needs. A cosmetic refresh between tenants costs from 210 to 300 ₾ per m²: that is labour and basic materials, the services stay as they are, and the flooring, doors and light fittings are priced according to the models you choose. A turnkey renovation from white frame costs 570–720 ₾ per m² with labour and rough-work materials. Furniture and appliances are not included in either figure.

We send a preliminary estimate from photos and a floor plan within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed, and in the contract each stage has its own price, which doesn't go up unless the scope changes.

How should you heat a Batumi apartment that you let for the winter?

It depends on the building. If the apartment has gas, a wall-hung boiler with radiators works well: it heats the whole apartment and provides hot water straight away. If there is no gas, we fit inverter air conditioners with a heating mode in every living room, plus a water heater, and an electric heated towel rail in the bathroom.

Either way you need ventilation: in a warm apartment with the windows shut and no fresh air coming in, moisture settles on the reveals. We don't recommend oil-filled radiators or fan heaters as the main heating. For the same amount of heat they use more electricity than an inverter air conditioner, and they overload sockets that weren't designed for it.

Should I let my apartment for a year furnished or unfurnished?

That depends on who you let it to. Someone who has moved to Batumi with a suitcase needs an apartment they can live in from the first day. A family bringing their own belongings sometimes asks for empty bedrooms.

So we recommend the minimum that almost any tenant needs: a kitchen with built-in appliances, wardrobes, air conditioners, a washing machine and lighting. Beds, a sofa and a desk can be bought for a particular tenant once you know what they need. The built-in items are done during the renovation, while ready-made furniture can be delivered within a few days.

Can renovation work be done while a tenant is living in the apartment?

Small jobs can: replacing a mixer tap, adjusting the windows and doors, fixing a socket. We agree the timing of such work with the tenant, and the arrangements for access to the apartment are best written into the lease in advance.

Painting, flooring and anything dusty or noisy is easier to do between tenants. By law, noisy work is allowed from 08:00 to 23:00, and if the building sets shorter hours, we keep to them, but living next to a hammer drill is hard all the same. An emergency, such as a leaking pipe, we fix without waiting for the tenant to move out, and we agree the time of the visit with them by phone.

How long does it take to freshen up an apartment between tenants?

If the apartment is in good order and needs the walls touched up in the walkways, the silicone replaced, the windows, doors and fittings adjusted and the air conditioners cleaned, a week is enough. A full cosmetic renovation, with all the walls repainted and a new floor, takes 2–3 weeks in a studio and 3–4 weeks in a 1+1.

It takes longer when the move-out reveals things that couldn't be seen in the photos: laminate lifting by the balcony door, a base unit under the sink swollen with water, dark grout in the shower. That is why we inspect the apartment on the day the tenant moves out, check it against the inventory and the move-in handover form, and send you the list of works the same day.
