Angisa, Batumi: new builds by the boulevard and private houses in the lanes

Angisa is the area along Angisa Street in the south of Batumi, between New Boulevard and Airport Highway. It is not an administrative district, but the name lives on in addresses and in the name of the Batumi (Angisa) – Akhaltsikhe road. Closer to the sea high-rises are going up, further from the shore there are lanes of private houses. We check developers and documents, renovate apartments and let them for owners.

Housing

Closer to New Boulevard high-rise buildings stand and are going up. The most noticeable is Real Palace Blue at 95 Angisa Street: according to the developer, 29 floors and about 600 apartments, with completion planned for the end of 2026.

Further from the sea the area is different: lanes and dead ends of private houses, garages, workshops, small buildings of a few floors. Many private houses were extended in several stages, and the extensions are not always in the Public Registry extract.

Terrain, sea and soil

The area lies on the low, flat coastal plain. There are almost no changes in level, groundwater is close to the surface, and in heavy downpours water stands on the low streets for a long time. So we check basements, underground car parks and ground floors for damp.

Closer to the sea, salt wears out metal and outdoor air-conditioning units faster. Humidity is high all year, and Adjara is seismically active, so we do not touch load-bearing walls and columns during renovation without calculations.

Infrastructure

Angisa Street links the seaside blocks with Airport Highway, where the Batumi (Angisa) – Akhaltsikhe road begins. The airport is to the south, a few minutes away by car. According to the developer of Real Palace Blue, the Metro City shopping centre and stops of buses 2a, 10 and 10a, which run to the centre, the airport and the railway station, are nearby.

Water is supplied by Batumis Tskali, electricity by Energo-Pro Georgia and gas by SOCAR Georgia Gas. For a private house we find out the available capacity and whether it can be connected before buying.

Angisa is the area along Angisa Street in the south of Batumi, between New Boulevard and Airport Highway. The Sakrebulo decision on the city's districts has no district of that name, but the name lives on in addresses and in the name of the Batumi (Angisa) – Akhaltsikhe road, which starts here by the airport highway. The street runs from the seaside blocks into the city, with lanes and dead ends of private houses around it and new high-rises closer to the sea. Below is what to keep in mind when buying, building and renovating here.

Angisa: between the boulevard and the highway

One end of the street comes out by the seaside blocks of New Boulevard, the other meets Airport Highway. Almost everything follows from this: near the sea the area looks like the resort south of the city with towers and apart-hotels, while further from the shore it looks like the edge of town, with private houses, garages and workshops. The airport is to the south, a few minutes away by car. According to developers' descriptions, the Metro City shopping centre and the Mejinistskali river are nearby.

So there is no single typical buyer in Angisa. Some look for an apartment by the boulevard to let to tourists, others for a private house with a yard away from the promenade, others for a plot for a small house or a guesthouse. Their goals differ, and so do our checks. We check an apartment in a new build against the developer's documents, and a private house against the Public Registry extract and on site.

An apartment in a building still under construction

The most noticeable new build in the area is Real Palace Blue at 95 Angisa Street: according to the developer, 29 floors and about 600 apartments, with completion planned for the end of 2026. Such an apartment is bought under a contract with the developer, often in instalments, and the keys come after the building is completed.

Before the contract we check who the plot is registered to, whether there is a building permit for the right number of floors, whether a bank holds a mortgage over it, how much of the building is already up and what happens if the deadlines move. How we do this is described on the page about checking a developer.

A private house in a lane

Deep in the area there are many lanes and dead ends, some with no room to turn around. Houses along them were often built and extended in several stages: a second floor, an extension, a canopy over the yard. Before buying we compare the house with the Public Registry extract. If the extension is not there, it is legalised before the deal or reflected in the price. The procedure is described on the page about checking property documents.

For building work and major renovation, access matters. If a narrow dead end leads to the plot, concrete, blocks and rubbish are carried by smaller trucks and more often, and sometimes materials are carried by hand. We put all this into the estimate and the schedule from the start, not along the way.

Renovating and letting an apartment by the boulevard

Apartments in new buildings by the boulevard are usually sold in white frame or green frame. For daily letting they are finished more simply and more robustly than for living: moisture-resistant materials, good extraction, furniture that survives frequent guest changes. How we run such a renovation is described on the page about renovating an apartment in a new build.

In summer demand for daily lets by New Boulevard is high, in winter it drops noticeably, so we calculate income month by month, not at the summer rate. We run daily letting for the owner: listings, check-ins, cleaning, reports. More on the page about managed daily letting.

Questions and answers

Where is Angisa?

In the south of Batumi, along Angisa Street, between New Boulevard and Airport Highway. One end of the street comes out by the seaside blocks, the other by the airport highway, where the Batumi (Angisa) – Akhaltsikhe road begins. According to developers' descriptions, the Metro City shopping centre and the Mejinistskali river are nearby.

Is Angisa a separate district of Batumi?

No. The Sakrebulo decision on the city's districts does not include Angisa; its blocks belong to neighbouring administrative districts. But the name is familiar: it is used in addresses and listings, and the road to Akhaltsikhe is officially called Batumi (Angisa) – Akhaltsikhe. Building permits here are issued by Batumi City Hall.

What do people buy in Angisa?

Near the sea people buy apartments in new high-rises, most often for daily or long lets. Further from the shore they buy private houses with a yard and plots for a small house or a guesthouse. For an apartment in a building under construction the key is checking the developer; for a private house, comparing the building with the Public Registry extract and access to the plot.

What should I check in a private house in a lane?

Whether the house matches the Public Registry extract, whether extensions and a second floor are in it, and whether there are mortgages or debts. Then we look at the walls, roof, floors and damp in the lower floor: groundwater is close here. And we always check whether a truck can reach the plot if building work or a major renovation is planned.
