Aparthotel
A building where units belong to different owners and one operator lets them to guests, sharing the income with owners under a contract.
Also known as: apart-hotel, apartment hotel
An aparthotel is a building in which rooms or apartments are sold to different owners, while one operator handles letting to guests: it sets prices, takes bookings, cleans and services the units. The owner receives a share of the income under a contract. In Batumi aparthotels often stand on the first line and around the New Boulevard, sometimes in the same complex as ordinary residential apartments.
How an aparthotel unit differs from an apartment
An owner does what they like with an apartment: lives in it, lets it long term or by the night under the building rules, chooses the management company. An aparthotel unit works in a shared pool, and the terms are set by the contract with the operator: what share of income goes to the operator, which costs are charged to the owner, how many nights a year the owner can stay and whether they can leave the scheme. In the Public Registry extract such a unit may be recorded as non-residential, which matters, for example, for a residence permit and a bank loan.
What to check before buying
The legal use of the unit in the extract, the contract with the operator and its reports for past seasons if the unit was already operating. How a unit pool is managed is described on the page about aparthotel management, and buying apartments on the page about apartments in Batumi.
