Management in complexes
Managing an apartment in a Batumi residential complex: house rules, reception and keys, service charge, a pool of apartments…
from 330 ₾
We manage apartments, aparthotel units and houses and rent them out short-term through Booking and Airbnb, by the month or long term. We set prices and run the calendar, talk to guests, and take care of cleaning, linen and utility bills. Once a month we send a report that shows every booking and every expense. If the apartment needs to be made ready for renting out, we do the renovation and design ourselves.

We handle every part of property management in Batumi: listings, guests, cleaning, utility bills and reports to the owner. We rent out apartments, aparthotel units and houses by the night, by the month or long term, and choose the format to suit the apartment and the season. You don't have to live in Georgia or answer guests' messages. You deal with one manager, and we do the rest.
We put the list of tasks in the contract, so that six months later nobody argues about who should have changed a light bulb. For short-term rental the list covers:
Long-term rental is a different job. We find and check a tenant, draw up the lease, take the deposit and make an inventory with photos and video. After that we check every month that the rent and the bills have been paid.
The right format depends on the apartment and the time of year. Most tourists come to Batumi between July and September, and those are the months when short-term rental gets the most bookings. In winter occupancy drops, but the utility bills and building service charges still have to be paid.
So for many apartments we work out how a mixed scheme would perform: short-term in summer, monthly in winter. During the season the apartment takes tourists, and for the colder months a tenant rents it. Long-term rental suits apartments away from the sea and owners who value a steady income more than a high summer rate. Managing a short-term rental takes more work, and that shows in the costs.
| Format | When it suits | What to consider |
|---|---|---|
| Short-term | An apartment near the sea or in the centre, renovated for guests | Occupancy drops in winter, cleaning and laundry for every stay, faster wear |
| Short-term in summer, monthly in winter | The apartment rents out well in summer but stands empty in winter | You need a winter tenant who moves out before the season starts |
| Long-term | An apartment away from the sea, or a large one for a family | The rate is lower than in summer, but costs and wear are lower too, and the tenant usually pays the utilities |
The nightly price in the listing and the money that reaches the owner are very different things. Between the booking and the payout come:
You also pay tax out of what is left. At the 5% rate for ordinary residential rental, the tax is calculated on gross income, not on this remainder. For short-term rental we agree the tax regime with a tax adviser. There are also empty nights that nobody booked, and they earn nothing. Projections in adverts often take the summer nightly price and multiply it by the whole year. The figure looks good, but none of the costs listed above are in it.
We calculate it differently. We take the expected occupancy of your apartment month by month, add all the costs and show what is left after each step. We will not promise you a specific income, because nobody can guarantee one, but you can check every figure in the calculation and in the reports.
An apartment for guests wears out faster than one you live in yourself, and it has to look different in photos. If it has not been renovated, or the renovation was done for living in, we take on the preparation. Renovation and interior design are done in-house, so you don't need to look for a separate contractor. If the developer has just handed over the apartment, we can accept it on your behalf under a power of attorney, renovate it and start renting it out.
When we prepare an apartment for short-term guests, we choose materials that will survive suitcases and frequent cleaning: porcelain tiles or SPC vinyl flooring, washable paint and moisture-resistant materials in the bathroom. We add what guests look for in the platform filters: air conditioning, a washing machine, a workspace and a proper kitchen. You need at least two full changes of linen, plus somewhere to store it.
We send a preliminary estimate from photos and a floor plan within 24 hours on business days, and the detailed estimate after we measure on site. During the work you get a photo and video report every week, and as soon as the renovation is finished we photograph the apartment for the listings.
Once a month you get a report. It lists every booking with its dates, platform and amount, every expense with a receipt or invoice, our commission and the amount due to you. If something in the apartment broke during the month, we attach photos of the damage and the repair.
With long-term rental the report is shorter: the tenant's payments, utility bills and visits to the apartment. On request we will show you any booking directly in the host account on the platform.
How our commission is calculated is set out in the contract, and every report shows the calculation in full. The payout follows the report. At the start of each year we prepare a list of all income received in the previous year for your tax return.
Winter in Batumi is damp: humidity then rises above the usual 70–80%, and the city gets more than 2,400 mm of rainfall a year. A closed apartment with no heating or airing quickly gets damp, and a musty smell and mould appear on the window reveals and behind wardrobes.
If the apartment stands empty, we visit on the schedule set in the contract. We air it, run the air conditioner in dry mode or put in a dehumidifier, and check the taps, the sink traps and the ceiling below the upstairs neighbours. After a storm we look at the windows and the balcony. Each visit goes into the report with photos.
Before a long break we get the apartment ready for winter: we turn off the water, pack textiles into vacuum bags and leave the kitchen cupboard doors slightly open so the air does not go stale. We do the same for an apartment that you keep for yourself and don't rent out.
Tax on rental income is paid by the owner. Under the rules as of autumn 2026, ordinary residential rental (a home rented out for someone to live in) is taxed at 5% of gross income if you are registered with the Revenue Service as a landlord. Without registration a different regime applies: 20% of income after expenses.
There is no single interpretation yet of how short-term rental is taxed, so we agree the regime with a tax adviser before the first bookings. Families with an annual income of up to 100,000 GEL don't pay property tax, apart from tax on land. Above that threshold the rate is up to 1% of the property's value, and the municipality sets the exact rate. You or your accountant file the returns, and we provide figures you can rely on.
What people often call full-service management of an apartment takes the form of a management agreement with us. We draw it up in English, Georgian or Russian, your choice. The agreement lists the tasks, the commission and what it is calculated on, how payouts are made, the spending limit for minor repairs without your approval, the term and the conditions for ending it.
You can stay in your apartment whenever you like. Block the dates in the calendar, and in summer do it well ahead, before guests take them. We keep a locked cupboard for your personal things, and guests have no access to it. After you leave we clean the apartment and make it available to guests again. If your visit clashes with a booking that has already been paid for, we will let you know and suggest other dates.
You can hand your apartment over to us for management without ever coming to Batumi. We take the keys against a signed handover form with an inventory and video, and the contract is signed remotely. From then on you deal with one manager by phone and on WhatsApp during working hours, and everything agreed about the apartment goes through that person.
The manager sorts out urgent issues with guests and breakdowns on their own and tells you the outcome, but any spending above the amount set in the contract is agreed with you in advance. The same manager meets the developer's warranty technician or a representative of the building's management company on site. This makes managing an apartment from a distance less of a worry: the monthly report and the photos from visits to the empty apartment show you what is happening there.
1–3 days
We look at the apartment in person or by video, note what it needs before it can be rented out, and work out how much will be left for you after all costs.
1–4 weeks
Minor repairs, furniture and appliances, linen, kitchenware and a keypad lock. If a full renovation is needed, we work out its timing separately.
3–5 days
We photograph the apartment, write listings for Booking, Airbnb and local sites, and set up prices and the calendar.
2–4 weeks
In the first weeks we follow guests' questions and reviews and use them to adjust prices, the description and small details in the apartment.
1 month
Messages with guests, check-ins, cleaning, linen, minor repairs and paying the bills. We sum up the results every month.
1× a month
We send a report on every booking and every expense and transfer your share to your account on the agreed day.

As a guide, it is 30–36% of income for short-term rentals and 15–18% for long-term lets. The exact percentage depends on the rental format and on which tasks you hand over to us, and the final rate is written into the contract after we have seen the apartment. Cleaning between stays and technician call-outs are not part of the commission: they are costs of the apartment, and we deduct them from the payout against receipts and invoices. As well as a percentage of income, we can work for a flat fee.
We calculate the percentage on the amount actually received for the stay, after the Booking or Airbnb commission has been deducted. Every report shows this base as a separate line next to our commission and the amount due to you, so the calculation is easy to check.
Apartments, aparthotel units and houses in Batumi and along the Adjara coast, both in new builds and in resale property. The home has to be ready to live in: renovated and furnished, with appliances and working ventilation and air conditioning. If something is missing, we first estimate the cost of getting it ready, and we do the renovation and design ourselves.
If the apartment will take short-term guests, we also look at the building's rules and the location. For long-term rental we look at the kitchen, the wardrobes and the condition of the windows. We choose the rental format after the viewing and a calculation down to the net figure.
We don't name a figure before we have seen the apartment, and we advise caution with the figures in adverts. Income depends on the area, the view, the renovation and the reviews. In summer, especially from July to September, a short-term rental is booked more often, and in winter there are noticeably fewer bookings.
After the viewing we work out a cautious and a typical scenario for your apartment, month by month, including the platform commission, cleaning, utilities, our commission and tax. We give no income guarantee, but we show you what each figure is based on.
These are the apartment's costs, and the rental income covers them. With short-term rental we pay for electricity, gas, water, the building service charge, cleaning and laundry ourselves, deduct them from the payout and attach the receipts and bills to the report. If in a quiet winter month the income does not cover the bills, we show the shortfall in the report and agree with you how to cover it.
With long-term rental the tenant usually pays the utilities, and we write this into the lease. We return the tenant's deposit only after the last bill has been paid.
Every month. First the report arrives, then a transfer to your account in Georgia or abroad. The bank details and the payout day are fixed when we sign the contract.
A month's report includes the bookings for which the money has already come in from the platform or the tenant. If the bank charges a transfer fee, it appears as a separate line, so that the amount in your account matches the report.
Yes. It usually works like this:
If the apartment needs renovation or furniture before it can be rented out, we send a preliminary estimate from photos and a floor plan within 24 hours on business days. The detailed estimate follows after we measure on site.
The term is written into the contract and chosen to suit the format. For short-term rental we suggest starting with at least one full season, because over a shorter period you cannot see how the apartment performs in summer and what happens to it in winter.
You can end the contract with written notice, and the notice period is stated in the contract. We take down the listings, decide with you what to do about bookings that are already paid, return the keys and your belongings against a signed handover form and send a final report.
After every check-out a member of our staff inspects the apartment, and if something is broken, takes photos and video straight away. We claim the cost of the damage from the guest through the platform or deduct it from the deposit, and our tradespeople do the repair.
Normal wear, such as a worn handle or a faded bedspread, is not treated as damage and goes under minor repairs. For bigger risks, such as a leak into the apartment below, we advise insuring the apartment, and we will help you choose a policy.
We reply within an hour during business hours. Message us or leave a request: we’ll call you back, go over the details and suggest the next step.
