Rental property insurance in Georgia: choosing a policy in Batumi

We choose rental property insurance in Georgia to suit the way you let: short-term or to a tenant for a year. We compare quotes from 3–4 insurers, go through the exclusions for letting, make an inventory with photos and arrange the policy. We look separately at liability to the neighbours below: in a tower block, it is the first thing worth insuring. Our work starts at 78 ₾, and you pay the premium directly to the insurer. We don't promise a payout: that is the insurer's decision.

What can be insured in a rental apartment

Rental property insurance in Georgia is usually put together from three parts. It is worth telling them apart before discussing the price, because each one covers its own risk and each has its own limits.

What is insuredWhat it means for a rental apartmentWhat to check in the terms
The finishesThe renovation: floors, walls, ceilings, doors, sanitary wareThe limit per square metre and the excess
ContentsFurniture, appliances, textiles and crockery from the inventoryWhether a list of items and receipts is needed, and how wear and tear is taken into account
Third-party liabilityDamage to the neighbours, most often water leaking into the apartment belowWhether it is part of the package or added separately, and what the limit is

In apartment policies from Georgian insurers, the list of risks usually includes fire and smoke, water damage from the neighbours, failures of the water supply, drains and wiring, theft, vandalism, strong wind, hail and earthquake. Each company has its own set of risks and its own wording, so we compare not the names of the packages but the text of the terms.

Liability to the neighbours below

In a Batumi new build there is almost always someone else's renovation under the apartment. A burst supply hose under the sink, a washing machine whose hose has come off or a leak through the shower drain reaches the neighbour below within an hour, and sometimes the floor below that too. The neighbour with the ruined ceiling will come to the owner, not to the guest who checked out three days later.

A policy on your own apartment often doesn't cover this risk on its own. With some insurers, liability to the neighbours is part of the package, with others it is added as a separate option. For example, in GPI's “Comfort” apartment policy, according to the terms on the insurer's website at the time of publication, it is added to the package for an extra charge. We choose the liability limit according to the renovations in the building: flooding a neighbour with expensive finishes costs more than repairing your own ceiling.

Letting in the policy terms: what we read carefully

An insurer may assess an apartment where guests or a tenant live differently from one where the owner lives. So before the policy is taken out, we check the terms for the following:

  • whether letting is allowed, and whether there is a separate condition for short-term rental;
  • whether damage caused by a tenant or a guest is covered: some insurers name it among the risks, others list it among the exclusions;
  • the excess, that is, the amount the insurer doesn't pay out on each claim;
  • how damage from wind and rain is recognised: in the same GPI “Comfort” policy, this requires a certificate from the weather service stating that the event exceeded the set thresholds;
  • the deadline for reporting a claim, and whether repairs can start before the insurer's inspection;
  • whether gradual damage is excluded, for example mould from prolonged damp.

If the terms are only available in Georgian, we summarise the key points for you in English or Russian before you sign. The choice of policy remains yours.

How we choose a policy

  1. We look at the apartment, the finishes and the appliances, and find out how and to whom you let it.
  2. We make an inventory with photos and video and collect any receipts for appliances and furniture that you still have.
  3. We request quotes from 3–4 insurers that cover apartments in Georgia, for example Aldagi, GPI and TBC Insurance.
  4. We bring them together in one table: risks, limits, excess, liability to the neighbours, conditions for letting, premium.
  5. You choose an option, we arrange the policy and put it, together with the inventory, in the apartment's folder.
  6. We put the renewal date in the calendar and remind you of it in advance in the monthly report.

The sum insured for the finishes is easiest to work out from the renovation estimate. If we did the renovation, the handover file has a list of materials with product codes, and it shows what reinstatement will cost. Understating the sum to get a lower premium means that, if something happens, you get a payout that won't cover the repairs.

An insurance claim: what we do in the first days

The first steps are the same as in any emergency: turn off the water or switch off the circuit at the consumer unit, photograph and film everything before cleaning up, and warn the neighbours and the building management company. If the apartment is under our management, the manager does this, and how we come out to a leak or a short circuit at night is described separately.

After that, every day counts. We notify the insurer within the deadline in the policy and ask whether it will send its own loss adjuster before the finishes are opened up. Our damage report with an assessment remains a contractor's document, not an independent survey, but it gives the insurer's loss adjuster something to rely on: photos, moisture readings, an estimate.

We support the claim through to a decision: the claim form, the meeting with the loss adjuster, any missing documents. The decision on whether to pay and how much is made by the insurer under the policy terms, so we don't promise a payout. We price the drying-out and the new finishes in a separate estimate, as water damage repair for the apartment.

How to reduce the risk before you even take out a policy

Insurance pays for part of the damage, but it doesn't spare you a week of messages with the neighbour and a closed calendar. So while we make the inventory, we look at where water could escape in this particular apartment: old supply hoses, the washing machine hose, the shower drain. Some things we replace straight away, and for an apartment that stands empty for long periods we suggest valves with leak sensors as part of a smart home.

After a claim, the insurer may ask when the apartment was last checked. Visit reports with dates and photos answer that question, as with home watch for an apartment. For a tenant on a one-year lease, we write into the lease an obligation to report a leak immediately and to let a tradesman in, and in the guest instructions we show where the main water valve is.

How much rental property insurance costs in Georgia

Choosing and arranging a policy with us costs a one-off 78–120 ₾. That is our work: comparing quotes from 3–4 insurers, going through the exclusions for a rental apartment, making an inventory with photos and arranging the policy. You pay the insurance premium to the insurer yourself, and it is not included in our price.

As a guide, the annual premium for an apartment usually comes to 150–500 ₾, and liability insurance for the neighbours to 50–400 ₾ a year. These amounts are set by the insurer based on the floor area, the finishes, the limits and the excess, and they don't affect our price. Supporting an insurance claim costs 240–360 ₾ with us. A damage report and assessment after a flood, leak protection and visits to an empty apartment are listed in the price table on this page.

Choosing a policy costs more for a large apartment with expensive finishes and appliances, where the inventory is longer, and for several apartments let in different formats. We name the final cost of our work after inspecting the apartment and agreeing the scope, and you see the premium for each policy in the comparison table before you pay.

Stages and timelines

  1. Looking at the apartment

    1–2 days

    We look at the apartment, the renovation and the appliances, and clarify the letting format and what matters most to insure.

  2. Inventory and sum insured

    1–3 days

    We photograph the apartment and its contents, collect the receipts and calculate the sum insured for the finishes from the estimate.

  3. Insurers' quotes

    3–7 days

    We request terms from 3–4 companies and check what they say about letting.

  4. Comparison and choice

    1–2 days

    We send you a table with the risks, limits, excess and premium, and the decision is yours.

  5. Arranging the policy

    1–2 days

    We arrange the policy, put it with the inventory in the apartment's folder and add the renewal date to the calendar.

  6. An insurance claim

    under the policy terms

    We record the damage, file the claim, meet the loss adjuster and gather the documents until a decision is made.

Local specifics in Batumi

In Batumi's tower blocks there are other people's apartments above and below every apartment, and many neighbours are still renovating years after the building was completed. Water can come from above, from a neighbour whose builders have torn off a supply hose, and go down from yours, so the first thing we check in a policy is cover for leaks in both directions.

Autumn and winter storms off the sea bring wind and driving rain. Water gets in under the balcony door, and the wind tears off badly fixed outdoor units and balcony furniture. Whether such claims are accepted depends on the wording of the policy and on the weather service threshold, if the terms include one.

Damp in an empty apartment in winter causes mould behind wardrobes and on window reveals. We check the exclusions in advance to see whether the policy covers such damage: it is often classed as gradual. Airing and dehumidifying on a schedule are more reliable here. If the apartment has guests in summer and a tenant in winter, we tell the insurer about both, so that the policy terms fit each of them.

Materials and brands

For the policy and for a claim, documents matter most. We keep the inventory in a spreadsheet: a photo of every item, the model and serial number of each appliance, the purchase date. We film the apartment with the date recorded. If we did the renovation, we attach the handover file to the inventory, with diagrams of the service runs, photos of the concealed work and a list of materials with product codes.

The policy, the terms, the receipts and the correspondence with the insurer are kept in the apartment's folder, and you have a copy. To record damage we use a moisture meter: dated readings at fixed points show where the water came from and how the wall dried out. The leak sensors with shut-off valves on the water inlet that we fit work directly through a controller, without the cloud, so the valve will close even without internet.

What makes up the cost

Timeline: 1–2 weeks from inspection to policy for a 1+1 apartment, if the receipts for the appliances and the renovation documents are to hand

  • the premium is set by the insurer and doesn't affect our price

What raises the cost

  • a large apartment with expensive finishes and appliances: a long inventory
  • several apartments let in different formats
  • no receipts or renovation documents, so the sum insured is calculated from a new estimate

What lowers the cost

  • we did the renovation: there is a handover file and a list of materials
  • the apartment is under our management, and the inventory has already been made

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

We answer for the inventory, policy comparison and claim paperwork.

We don't promise an insurance payout: the decision and the amount are determined by the insurer under the policy terms. Damage by guests is claimed first through the platform or the deposit, under the terms of the contract and the platform's rules. Repairs after a claim, if we carry them out, come with a 2-year warranty on the work and 5 years on the water supply, drains and wiring we laid in walls and floors.

Questions and answers

How much does apartment insurance cost in Batumi?

There are two different amounts. Our work, choosing and arranging the policy, costs a one-off 78–120 ₾: we compare quotes from 3–4 insurers, go through the exclusions for letting and make an inventory with photos. We name the final cost of choosing a policy after inspecting the apartment and agreeing the scope.

The annual premium is set by the insurer, and you pay it directly. As a guide, it is usually 150–500 ₾ for an apartment, and liability to the neighbours adds 50–400 ₾ a year. The amount depends on the floor area, the finishes, the limits, the excess and the letting format. You see the premium for every quote in the comparison table before choosing a policy.

Does apartment insurance cover damage caused by a tenant or guests?

It depends on the policy. Some insurers name damage to let property caused by a tenant among the risks, others list it among the exclusions, and short-term rental may come with conditions of its own. So we tell the insurer the letting format before the policy is taken out and read that particular clause.

Even if the policy does cover such damage, the first step is still the platform and the deposit: we photograph the damage straight after check-out and claim it from the guest under the platform's rules. We turn to the insurance when the amount is larger than the deposit or the guest has refused to pay, and the insurer doesn't reimburse the excess.

Who pays the neighbour below if a guest causes a flood?

In practice the neighbour goes to the owner of the apartment the water came from, because the guest has already left. If you have liability insurance for the neighbours, the insurer pays for the neighbour's repairs within the limit and the terms of the policy. If not, you have to come to an arrangement with the neighbour yourself.

We make a claim against the guest through the platform under its rules, with photos, a report and an estimate, but we don't promise in advance how much can be recovered. That is why, for an apartment let short-term, we advise insuring liability to the neighbours first.

Can repairs start after a flood before the insurer has inspected the apartment?

Urgent things have to be done straight away: turn off the water, mop it up from the floor, switch off the wet circuit at the consumer unit, move belongings out. That isn't repair work but preventing further damage, and we photograph and film all of it.

Opening up the finishes and starting repairs is best left until after you have called the insurer. Many policies set a deadline for reporting a claim, and the insurer may want to inspect the apartment itself. Ask directly whether an inspection is needed before anything is opened up, and write down the answer. If you can't wait long, for example because water is standing in the screed, agree with the insurer that you will film everything before opening up.

Is the insurance valid if the apartment stands empty in winter?

That depends on the terms of the particular policy, and they are worth checking before taking it out: whether there are clauses about an apartment where nobody lives for a long time, and whether damage from damp is excluded. If there is a condition about regular checks, it is best to have proof on paper that you met it.

For an empty apartment we suggest visits on a schedule: airing, checking the taps, the ceiling and the humidity, with dated photos in the report. The water is turned off at the inlet and the water heater is switched off. If something does happen, the reports will show the insurer when the apartment was last checked and what condition it was in.
