What turnkey design and renovation under one contract includes

One contract covers the full design project, all the work to it, mid-range rough-work and finishing materials, buying and delivering them, cleaning, and handing over the apartment with the handover file. After that, all that’s left is to bring in the furniture and appliances, and choosing and ordering them to the project specification can be added as a separate line through apartment furnishing.

This format sits between two neighbouring ones. If you already have a project, it is built from the finished sheets: that is how a renovation to a finished project works. If you don’t need a project and it is enough to choose the finishes within one grade, a turnkey renovation to a materials schedule will do. Here, one team runs the project and the building work from day one, and that changes the order of work.

How the designer and the foreman work together

The foreman comes to the very first measured survey. While the designer takes measurements and asks you who will live in the apartment, the foreman looks at what will affect the drawings: the floor levels at the entrance and the balcony, the position of the risers, the electrical capacity allocated to the apartment, and a place for the air conditioner condensate drains.

From then on, the foreman reads each stage of the project before it goes to you for approval. A bathroom moved away from the riser is checked for the drain fall and the floor rise, a kitchen island for its water and drain outlets, underfloor heating for the thickness of all the layers and the threshold at the entrance. A poor decision goes back to the designer while it is still on paper, and you don’t have to approve something that will later have to be redrawn.

On site, the roles change. The foreman runs the crew and the schedule, and the designer comes to the key stages and answers the questions the drawing didn’t settle. How many such visits there are and what is checked on them is described on the page about designer supervision on site.

An estimate from the materials list: the budget is visible at every stage of the project

We check the budget as the project goes along, as in any of our apartment design projects: after the layout and again after the concept. The difference is who does the pricing. Here, the outline estimate is drawn up by the foreman who will run the building work, using the same rates that will later go into the contract. If concealed doors in every room and floor-to-ceiling tiles in the bathroom take you over budget, you find out before the drawings and decide what to drop.

The detailed estimate is based on the materials list with product codes and quantities, which is issued together with the working drawings. Each of its lines goes into the estimate with a price, so an expensive item can be replaced without redrawing the project: the designer finds an alternative of the same size and look, and the foreman checks that it fits the same detail.

You approve the detailed estimate before the crew starts. From then on, the price of each renovation stage is written into the contract and doesn’t go up unless the scope of work changes.

Timing for the whole job: from the measured survey to the keys

For a 1+1 of about 45 m² starting from white frame, with a made-to-measure kitchen, the whole job usually takes 4–5 months. Doing the project and the renovation one after the other takes longer: about two months for the project and another three to four for the renovation with made-to-measure furniture. With one team, demolition and partitions start during the concept stage, and long-lead items are ordered straight after the estimate, which saves several weeks.

StageTimingWhat runs in parallel

Handover2–3 dayschecking the apartment against the sheets, the handover file

What most often drags out the timeline is pauses in approvals, so we put the dates by which we need your answers at each project stage into the schedule straight away. For owners abroad this is especially noticeable: a question answered a week late pushes back both the drawings and the crew’s start.

One contract and one manager: who is responsible for what

The contract sets out the project stages and the renovation stages, each with its own price and timing. First you pay an advance for the first project stage, then, before the renovation starts, an advance for materials and the first stage of work, and after that you pay once each stage is accepted. You accept project stages from the files in the shared folder, and renovation stages on site or by video. We don’t take prepayment for the whole job.

There is one manager for the whole job. They run the shared chat that includes the designer and the foreman, send a photo and video report from the site once a week, and gather the questions that need your answer into one message. You don’t need to forward the crew’s messages to the designer and back.

There is also only one contractor under the contract. If the work on site departs from the project, you won’t have to work out who is to blame, the designer or the crew. How a drawing error found on site is corrected is written into the contract before work starts.

How much turnkey design and renovation costs in Batumi

Turnkey design and renovation under one contract costs from 1,040 ₾ per m² of the apartment’s floor area, with the usual range up to 1,390 ₾. The price includes the full design project with the layout, 3D renders, working drawings and materials list, the labour, mid-range rough-work and finishing materials, and buying and delivering them. Furniture and appliances are not included in this price.

For comparison, ordered separately, a turnkey renovation with the same materials costs from 900 ₾ per m², and a full design project from 145 ₾ per m². Designer supervision is a separate line, from 48 ₾ per m²: when the project and the building work are with one team, the main visits are sometimes enough. With premium materials the benchmark is different: a renovation like that on its own, without a project, costs from 1,680 ₾ per m².

Apartments with relocated wet areas, a start from black frame and made-to-measure furniture in several rooms are closer to the upper end: the furniture itself is priced separately, but it needs precise recesses and separate drawings. White frame where the developer’s outlets match the layout, and materials in stock in Batumi, are closer to the lower end. The final cost is set after the measured survey and once the estimate from the materials list is agreed.

When you don’t need this format

Not every apartment needs one team for both the project and the building work. If the apartment is standard, the walls stay where they are and you are buying ready-made furniture, a full project may be more than you need: many such apartments only need a furniture layout and an electrical plan. And if you want to give the renovation to your own crew or compare offers from several contractors, it is easier to order the project separately: any of them can price an estimate from the sheets and the materials list.

Where the line falls is covered in the comparison of renovation with and without a designer. If you are unsure, send us the apartment floor plan: it shows how many decisions will have to be made.

Stages and timelines

  1. Survey with the foreman and budget

    2–3 days

The designer and the foreman measure the apartment together: dimensions, risers, floor levels, electrical capacity. We discuss who will live there and the renovation budget.

  2. Layout and outline estimate

    1–2 weeks

Two or three layout options, each checked by the foreman. We draw up an outline estimate for the one you choose.

  3. Concept and 3D

    2–3 weeks

A mood board, materials and 3D renders. We recalculate the estimate with the chosen solutions while they are still easy to change. The partitions can already go up.

  4. Drawings, materials list and detailed estimate

    2–3 weeks

Sheets for the crew and a materials list with product codes. You approve the estimate based on the list, and we order long-lead items straight away.

  5. Rough work

    3–5 weeks

Electrics, plumbing, plaster and screed to the sheets. The designer checks the marking out and the outlets before the walls are closed up.

  6. Finishing, installation and furniture

    6–10 weeks

Tiles, painting, floors, doors, sanitary ware and lighting. After the final measurements, the kitchen and wardrobes are made.

  7. Handover against the project sheets

    2–3 days

We check the apartment against the drawings with you or by video, and hand over the keys against a signed form along with the handover file.

Local specifics in Batumi

If the apartment is going to be let short-term, we plan the whole job around the season. With 4–5 months needed, it makes sense to sign the contract in October or November: the rough work then happens in winter and the finishing in spring. Batumi winters are damp, and plaster and screed take longer to dry, so at that time of year we build extra days and a dehumidifier into the rough stages.

The electrical capacity allocated to an apartment in a new build is limited, and a hob, an oven, a water heater, air conditioners in every room and underfloor heating in the bathroom may not all fit within it. The designer and the foreman put together the list of appliances as early as the layout stage. If the capacity isn’t enough, we raise the question of increasing it before the electrical drawings: it isn’t settled in a day.

We ask the management company for the building rules before the layout. In some complexes they decide where the outdoor air conditioning units can go, and the routes in the drawings depend on that. The foreman takes the hours for noisy work and the procedure for bringing materials up from the same rules and puts them into the schedule.

Materials and brands

In a turnkey project, the designer chooses the finishes with an eye on what the foreman can buy on time. We put the mid-range together from what is sold in Georgia: VitrA porcelain tiles from a Batumi showroom or Roca from Modus, Grohe and VitrA sanitary ware, Caparol paint. The designer marks items that are only available to order in the materials list, and they go first into the delivery schedule.

If you liked Hansgrohe taps or a Geberit wall-hung toilet frame in the 3D renders, they go into the materials list as a separate line, and the difference from the standard item shows in the estimate. The foreman chooses the adhesive, waterproofing and plasterboard for wet areas according to the building method, and they don’t depend on the 3D pictures.

Guarantees

2 years on the work, 5 years on wiring, water pipes and drains.

The five years apply to the wiring, water supply and drains that we laid in the walls and floor, while underfloor heating pipes and air conditioning lines are covered by the 2-year warranty on the work. Any discrepancy between the work on site and the project is sorted out within the team, and the procedure for correcting a drawing error is written into the contract. Materials and appliances carry the manufacturer’s warranty.

Questions and answers

How much does turnkey apartment design and renovation cost per m² in Batumi?

From 1,040 to 1,390 ₾ per m² of the apartment’s floor area. The price includes the full design project, the labour, mid-range rough-work and finishing materials, buying and delivery. Furniture, appliances and designer supervision are priced separately.

We give a preliminary price from the apartment floor plan within 24 hours on business days. The final cost is set after the measured survey and once the estimate, which we price from the project’s materials list, is agreed, and the price of each stage is written into the contract.

Which works out better: design and renovation from one company or from different ones?

The difference in price per metre is small: the package costs from 1,040 ₾ per m², while the project and the renovation separately cost from 145 and from 900 ₾ per m². The gain lies elsewhere. In one team, the foreman checks the drawings before you approve them, so corrections on paper don’t turn into rework on the wall.

Separate contractors make sense when you already have your own crew and it knows how to work from drawings. Then you still need to decide who will pass its questions to the designer and be responsible for discrepancies: in this arrangement, that is you.

Won’t the designer specify expensive materials if the same company is doing the renovation?

We fix the grade of materials in the materials list before the renovation starts, and the price per metre is calculated from it. Every item in the list has a price, so you can see where the designer’s choice costs more than other options in the same grade, and such an item can be swapped for an alternative before it is ordered.

If you liked something from a higher grade in the 3D renders, it goes into the list as a separate line with the price difference, and the decision is yours. After the estimate is approved, a switch to a more expensive item is only possible through a contract addendum, which you sign before the order is placed.

Who is responsible if the renovation doesn’t turn out as in the design project?

One party to the contract: the project and the building work are in a single contract with us. When there are two contractors, the designer often points at the crew and the crew at an incomplete drawing, and it is the owner who has to sort out the dispute. Here it stays within the team: the detail is corrected, and if the error was in a sheet, the designer issues a new version of it. Who pays for such a correction is written into the contract.

To keep disputes to a minimum, we accept stages against the same sheets the work was built from: socket heights are measured from the floor and checked against the plan, tile joints against the layout. Snags go into the certificate with a deadline for fixing them, and you make the next payment once the stage is closed.

Can the renovation start before the design project is finished?

Partly. Demolition and partitions can start as soon as the layout is approved, while the designer works on the concept and 3D renders. The crew starts on the electrics, plumbing and screed only once their sheets are approved: socket heights, water outlets and floor levels depend on them.

We don’t order tiles, flooring or doors before the materials list is approved. This way the renovation starts a few weeks earlier, while the decisions that go into the walls are still made on paper.
