The condition the apartment starts from

We price apartment renovation in Batumi from the state the apartment was in when the owner got it. That decides which stage the work starts from, what the site foreman checks first at the site measurement, and how much of the estimate goes on things nobody will see once the renovation is finished.

ConditionWe start withWhat we check first at the site measurement
Black framepartitions and the pipe and cable runswhere water and drains come into the apartment, the space for the consumer unit, the height from slab to slab
White framethe electrics and levellingdifferences in screed level, walls out of plumb, whether the outlets line up with the future kitchen and bathroom
Green framechecking against the annex to the contractwhich of the developer's work stays and what will have to come out
Resale apartmentstrip-out and test openingsrisers, wiring, screed, signs of old leaks

In a new build, the condition of the building comes on top of the condition of the apartment. For the first few years the floor slabs deflect a little and the concrete is still giving off moisture, so renovating an apartment in a new building follows the same stages, but joints and drying times are planned differently.

The order of work in an apartment, and the reasons for it

The sequence follows one rule: whatever will later be covered up is done first. That is why the order hardly changes from one job to the next.

  1. Strip-out and partitions. Until the walls are in their final places, sockets and outlets can't be marked out.
  2. Cable runs for the electrics, water and drain pipes, and pipe runs for the air conditioners. Once the walls are plastered, cables and pipes can't be rerouted without opening them up.
  3. Plaster and screed. Flooring goes down only on a dry base, so the earlier the screed is poured, the less waiting there is at the end.
  4. Waterproofing and tiling in the bathroom, then the splashback and the floor in the kitchen. Tiling comes before painting: it is the longest part of the finishing, and cutting and grouting dirty the surfaces around it.
  5. Skim coat, sanding, painting. Sanding dust settles on everything, so laminate and doors don't go in before this step.
  6. Flooring, doors, skirting boards.
  7. Sanitary ware, sockets and light fittings, the kitchen and wardrobes, cleaning.

The kitchen and fitted wardrobes are measured once the tiles are on and the walls are level. Measure earlier, and the worktop may turn out a couple of centimetres too long for its recess. By the same logic, the air conditioner goes up after painting, while the pipe run to it is hidden in the wall back at step two.

What to decide before work starts, and what can wait

Most of the owner's decisions are needed long before any finishes appear. If they haven't been made by the rough stage, the crew either waits or runs the pipes and cables by guesswork, and that gets redone later. Before we start, we need to know:

  • the layout, and where the kitchen, the washing machine and the water heater go;
  • the list of appliances: the hob and the oven need their own circuits from the consumer unit, and the dishwasher and the washing machine their own water and drain outlets;
  • where the indoor and outdoor air-conditioning units will be;
  • a wall-hung or floor-standing toilet, a shower with a floor drain or a shower tray: the installation frame and the floor drain go in before the tiles;
  • the lighting plan: downlights, accent lighting, sockets by the bed and the desk.

Tiles and sanitary ware are chosen in time for tiling, the wall colour in time for painting, doors and light fittings for the final stage. Free-standing furniture, ceiling lights for connection points that are already in place, curtains and decor can wait: they can be changed in a day without touching the walls. If the budget is tight, cut the estimate here, and get the pipe and cable runs and the waterproofing done straight away.

How much apartment renovation in Batumi costs

Apartment renovation in Batumi starts from 210 ₾ per m²: that is a cosmetic renovation, where the pipes and wiring are sound and only the surfaces change. The price covers labour and basic materials, that is primer, filler and paint, while tiles, flooring, doors and sanitary ware are priced separately. This kind of renovation usually suits a resale apartment with sound services or an apartment between tenants.

Starting from frame condition means more work and a different price. An apartment from white frame costs from 570 to 720 ₾ per m² for labour and rough-work materials: mixes, cable, pipes, waterproofing, plasterboard. From black frame it starts at 750 ₾, because partitions, plaster and screed are added. Green frame costs from 510 ₾ when the developer's finishing can be kept. A full renovation of a resale apartment with new services costs from 570 to 780 ₾ per m², and a turnkey renovation with mid-range finishing materials starts from 900 ₾.

The price goes up with a second bathroom, moving wet areas, a large number of electrical points, two-level ceilings and built-in furniture. It comes down with a simple layout, developer's outlets that happen to match your kitchen, and a level screed that doesn't need re-pouring. The final cost is set after the site measurement, once the estimate is agreed: each job is a separate line in it, and the price of each stage goes into the contract.

Studio, 1+1 or 2+1: what the layout changes

The number of rooms in a listing, 1+1 or 2+1 (one or two bedrooms plus a kitchen-living room), means less for the estimate than the number of wet areas. A square metre of bathroom or kitchen takes more work than a square metre of bedroom: waterproofing, water and drain outlets, tiles, separate circuits for appliances. The smaller the apartment, the bigger the share of its floor area these zones take up, and the higher the price per m².

That is exactly what happens in a studio: the bathroom and the kitchen corner take up a noticeable part of the floor area, so the price per metre depends on the amount of work in them, and the range for labour with rough-work materials here is from 540 to 745 ₾ per m². Finishing materials, furniture and a made-to-measure kitchen are priced separately. In a 1+1, owners often open the kitchen up to the living room or, the other way round, close it off, and this has to be decided before the rough work, while a wall can still go up with its sockets and outlets in place.

A 2+1 usually has two bathrooms, longer runs from the consumer unit and more air conditioners, which means more points and circuits. In any apartment we price a balcony or loggia separately: the waterproofing, the fall and the outdoor tiles there are different from those in a room.

Renovating an apartment when you don't live in Batumi

Many owners of apartments in Batumi live abroad and get through the whole renovation without travelling: they agree decisions with the project manager by message and accept each stage on a video call before paying for the next one.

Choosing finishes from a distance is easier than it sounds. The foreman photographs tile and parquet samples by the window in daylight, with a tape measure and the neighbouring sample next to them, so you can see the scale and the shade. How to hand over the keys, when you need a power of attorney and how to sign the contract remotely are covered on the page about renovating an apartment without you being there.

Stages and timelines

  1. Estimate from photos and a plan

    1 day

You send the floor plan and photos of the rooms, the bathroom and the consumer unit, and tell us what the apartment is for: living in yourself or renting out. The preliminary estimate arrives within 24 hours on business days.

  2. Site measurement and contract

    3–7 days

The site foreman measures the apartment and checks whatever was left by the developer or the previous owners. The estimate becomes detailed, and the price and timing of each stage go into the contract.

  3. Layout and appliance decisions

    3–5 days

We fix where the kitchen, appliances, air conditioners and lighting go, so the pipe and cable runs are right first time. We don't start the rough stage without these decisions.

  4. Rough work

    3–5 weeks

Partitions, pipe and cable runs, plaster, screed, waterproofing. The time shown is for a 1+1 from white frame; from black frame this stage takes longer because of the partitions and the screed drying. We photograph concealed work before it is closed up, and you accept the stage with a signed certificate.

  5. Finishing

    4–6 weeks

Tiling, skim coat and painting, floors, ceilings, doors. By this stage the tiles and sanitary ware have been chosen and are already on site.

  6. Installation and furniture

    2–4 weeks

We fit the sanitary ware, light fittings and air conditioners and assemble the kitchen and wardrobes. These are made to measurements of the finished walls, partly while the finishing is still going on.

  7. Handover

    2–3 days

Cleaning, acceptance against a checklist, the keys returned against a signed handover form, and the handover file with routing diagrams and photos of concealed work.

Local specifics in Batumi

An apartment in Batumi often stands empty: the owner lives in another country, and short-term rental goes quiet in winter. So we plan the renovation for months without the owner around. If a dehumidifier will be running in the apartment, we put a socket next to it and run its drain into the sewer, so that nobody has to empty the tank. The main water valve stays in view, not hidden behind sealed boxing, so it can be shut off with one turn before leaving.

The second feature is the height of the buildings. Upper-floor windows by the sea take the wind and driving rain, and if a downpour comes during the renovation, the foreman checks the reveals and window sills that same day: a leak is easier to find before the finishing goes on. At that height, outdoor air-conditioning units are fitted only on a dry day without strong wind, so this job has a floating date in the schedule, and the pipe run to the unit is laid in advance.

Materials and brands

The brand matters where a mistake can't be put right without opening things up. For tiling in the bathroom and on the balcony we use cement-based adhesive and waterproofing from a single manufacturer, Ceresit, Mapei or Weber, so that the layers of the system are compatible. Installation frames for wall-hung toilets are Geberit: they are sold in Batumi, so a broken valve doesn't have to be ordered from abroad. We build the consumer unit with ABB, Schneider Electric or Legrand circuit breakers, and the cable in the walls is copper only.

Air conditioners are chosen by room size and which way the room faces. Of what is sold in Georgia, the budget and mid-range options are Midea, Gree, Samsung and LG, and the premium ones Daikin and Mitsubishi Electric. You can see tiles and sanitary ware in person in the VitrA and Grohe showrooms in Batumi.

What makes up the cost

Timeline: 2–3 months for the finishing of a 1+1 from white frame, and 3–4 months with a made-to-measure kitchen and wardrobes, which are made to measurements of the finished walls

  • the grade of tiles, flooring, doors and sanitary ware, which we price separately from the labour
  • the building rules: booking the service lift, the unloading area, the hours allowed for noise

What raises the cost

  • a second bathroom, or a wet area moved far from the riser
  • the starting condition: black frame, or a resale apartment that needs stripping out
  • many electrical points, separate circuits for appliances, underfloor heating
  • two-level ceilings, concealed doors, niches

What lowers the cost

  • developer's outlets and screed that can be left as they are
  • a simple layout with no partitions moved

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

A 2-year warranty on the work and 5 years on concealed services.

The five years apply to wiring, water pipes and drains in walls and floors: a defect in them doesn't show up straight away, and getting to it means going through the finishes. Materials and appliances keep the manufacturer's warranty, and we hand over the documents together with the handover file.

Questions and answers

How much does apartment renovation in Batumi cost per m²?

A cosmetic renovation starts from 210 ₾ per m²: labour and basic materials, without replacing pipes or wiring. An apartment from white frame costs from 570 ₾ per m², and from black frame from 750 ₾, because partitions and screed appear in the estimate. In both cases this is labour with rough-work materials, while tiles, flooring, sanitary ware and furniture are extra. For a turnkey renovation including mid-range finishing materials, count on from 900 ₾ per m².

From photos and a plan we give a preliminary figure within 24 hours on business days. The final cost is set after the site measurement, once the estimate is agreed, with each job as a separate line.

Is the renovation price per m² based on the floor area or on the walls?

We give the price per m² by the floor area of the apartment on the plan: it is easy to multiply by the size and compare with other offers. In the detailed estimate, each job goes by its own quantity: square metres of plaster on the walls, square metres of screed, the number of electrical points, linear metres of skirting.

That is why two apartments of the same size end up with different estimates. With high ceilings and lots of short stretches of wall between doors and windows there is more wall to plaster, and a bathroom tiled up to the ceiling adds metres of tiling that a bedroom doesn't have.

Can an apartment be renovated in parts?

Yes, if the work is split the right way. Everything hidden in the walls and floor is best done in one go: the consumer unit, the cable runs, the water pipes and the screed throughout the apartment. The finishing can then be spread out, for example finishing the bathroom and kitchen now and the bedroom in time for next season.

Room by room, with rough work in each, costs more. The crew comes back to the site several times, dust from each new wall chase settles on the finished room, and the joins between old and new flooring in the doorways have to be matched up. We show the price of each visit separately in the estimate.

What do I need to agree with the management company before renovating an apartment?

In Batumi apartment buildings the renovation rules are usually set by the management company, and you need to know them before the estimate. Most often they cover a list of tradesmen for security or reception, booking the service lift and protecting the lift car, where and when to unload, and waste removal. Sometimes there are facade requirements too: where outdoor air-conditioning units can go and what colour the frames must be if the balcony is glazed.

We request the rules ourselves and get the crew approved before the first day of work. If the building only lets tradesmen in on a letter from the owner, we send you a ready-made text. The law allows noisy work from 08:00 to 23:00, but if the building's hours are shorter, we keep to them. Under the rules as of 2026, an ordinary renovation doesn't need a permit as long as load-bearing walls, slabs and columns are left untouched.

Where can I save money on an apartment renovation?

The layout saves the most: the kitchen and bathroom next to the risers, developer's outlets that match your furniture, one floor covering throughout the apartment with no thresholds. Standard-format tiles laid straight are cheaper than large formats and diagonal layouts, because there is less cutting, less waste and fewer hours of work. Paint instead of decorative plaster and a single-level ceiling also bring the estimate down noticeably.

Don't cut what the finishes will cover: the consumer unit and cable, the pipes in the walls, the bathroom waterproofing and the time for the screed to dry. A mistake there shows up as a leak or a crack a year later, and it can only be fixed by redoing the finishes. When an estimate needs trimming, we show you which lines can go without that risk.
