Three-bedroom apartment renovation in Batumi applies to 3+1 apartments: by the local count, that is three bedrooms and a kitchen-living room, and the living room isn't counted among the rooms. In 100 m² there are tasks a smaller apartment doesn't have: two bathrooms at opposite ends, a walk-in wardrobe, a children's room, four air conditioners and more appliances than a single power supply comfortably handles. We settle them before the first chase is cut, because mistakes here stay in the walls and in the consumer unit.
Two bathrooms and hot water
A 3+1 usually has two wet areas: an en-suite off the parents' bedroom and a shared bathroom off the corridor for the children and guests. We keep both by the risers: a bathroom moved far away for the sake of the layout ends up on a raised platform, because the drain pipe needs a fall. Renovating a 4–6 m² bathroom costs 5,880–8,400 ₾, and a 2–3 m² guest bathroom 3,480–4,800 ₾, in both cases for labour and rough-work materials, without tiles or sanitary ware.
Hot water for two bathrooms comes from one water heater or two. A single 100-litre tank is simpler, but the water reaches the far shower through a long pipe, and the first litres run cold. Two water heaters, each by its own bathroom, solve this but need two circuits from the consumer unit. How to choose the tank size and position is covered on the page about water heater installation.
Power capacity: we work it out before the appliances are bought
In a 3+1, four air conditioners, an induction hob, an oven, a water heater, a washing machine and a dishwasher all run at the same time in the evening. An induction hob alone draws about 7 kW with all its zones on, and a single-phase supply with a 32 A main breaker is good for roughly the same 7 kW, so on a summer evening an apartment like this easily trips the main breaker.
First we look at the allocated capacity in the documents and on the main breaker, and add up the appliances from your list. If the capacity is not enough, there are two options: an application to increase it, which has its own timeline, and a load priority relay, which cuts power to the water heater while you cook. An apartment like this has about twenty circuits, and a 36-module enclosure can't hold them with room to spare, so we plan a bigger recess for the consumer unit. How we assemble and test it is described on the page about the apartment consumer unit.
Air conditioners in all four rooms
An air conditioner is needed in the living room and in each bedroom, and each indoor unit has its own circuit from the consumer unit, its own pipe run and its own drain. A separate split system with installation costs 1,440–1,920 ₾ per unit. We lay the pipe runs to all the rooms at once before plastering, even if the owner will buy some of the units later: a capped pipe run in the wall costs less than boxing over finished paintwork across half the apartment.
Four pipe runs and four drains in one apartment are drawn on the plan, otherwise they meet in the corridor as a bundle under a makeshift box. Each unit's condensate drain goes into the sewer through a trap, and we photograph the route of every pipe run for the handover file. How many outdoor units to fit depends on the spots available on the facade, and when one is enough for several rooms is covered on the page about systems with one outdoor unit.
Walk-in wardrobe and children's room
A walk-in wardrobe in a 3+1 is usually carved out of the parents' bedroom or out of the end of the corridor next to it. We decide this together with the en-suite off the same bedroom: the bathroom door, the wardrobe entrance and the headboard must not compete for one wall. If there isn't enough width for a separate room, a sliding-door wardrobe is the simpler choice; made to measure, it costs 1,500–1,800 ₾ per linear metre. How much space the hanging rails and the walkway need, and how to ventilate a walk-in wardrobe by the sea, is covered on the page about the walk-in wardrobe.
The children's room in a 3+1 is usually one of the two smaller bedrooms. We place it next to the parents' bedroom and away from the living room, because a TV on the other side of the wall keeps a child from falling asleep. Sockets for when the child grows up, fixing furniture to the wall and a quiet floor are covered on the page about a room for a child.
How much three-bedroom apartment renovation in Batumi costs
Three-bedroom apartment renovation costs from 490 to 720 ₾ per m². That is labour and rough-work materials, while tiles, floors, doors, sanitary ware, furniture and appliances are priced separately. A square metre here costs less than in a 1+1 or a 2+1, even with two bathrooms: the bedrooms and the corridor, with no water or tiles, take up more than half of the 100 m². A turnkey apartment of about 100 m² with finishing materials, without furniture and appliances, comes to 90,000–120,000 ₾.
The price moves towards the upper end with a second bathroom far from the riser, a walk-in wardrobe with a built-in system, a multi-split with pipe runs across the whole apartment and five or six interior doors, with installation labour from 205 to 300 ₾ per door. It stays nearer the lower end with bathrooms by the risers, the developer's layout and separate split systems in the cages the building has already assigned. The final cost is set after the site measurement and once the estimate is agreed, and the price of each stage goes into the contract.
Two crews and a test under load
On 100 m² we have two crews working: while the tilers do both bathrooms, the walls in the bedrooms are being skimmed and painted. That way a 3+1 from white frame usually fits into 4–5 months of finishing. Made-to-measure furniture is measured from the finished walls of each room, so the kitchen doesn't wait until the last bedroom is done.
Before handover we switch everything on at once: four air conditioners on cooling, the hob, the oven, the water heater and both showers at the same time. After an hour we check whether the terminals in the consumer unit are warming up, whether the main breaker holds, and whether the pressure has dropped in the far shower.
Stages and timelines
-
Appliance list and outdoor unit spots
1 week
We list the appliances with their power ratings, and find out from the building how many outdoor unit spots there are and whether there is gas. From this we decide on split systems or a multi-split, and one water heater or two.
-
Site measurement, estimate and contract
5–7 days
The site foreman checks the screed, the walls, the risers and the main breaker. The detailed estimate with the price and duration of each stage goes into the contract.
-
Consumer unit, pipe runs and risers
5–7 weeks
New electrical circuits and the consumer unit, pipe runs for four air conditioners, water and drains to two bathrooms. Concealed work is photographed before it is closed up.
-
Two bathrooms in parallel
4–5 weeks
Waterproofing and tiling in both bathrooms, while the second crew skims the walls in the bedrooms.
-
Walls, ceilings and floors
4–6 weeks
Painting, ceilings and the floor covering, then the doors and skirting.
-
Walk-in wardrobe, wardrobes and kitchen
4–6 weeks
Made and installed to measurements of the finished walls, with the appliances connected.
-
Load test and handover
3–5 days
We switch on all the appliances at once, check the consumer unit and the pressure in the far shower, clean the apartment and hand it over with a signed certificate and the handover file.
Local specifics in Batumi
On the upper floors of high-rises, two showers running at the same time can lose noticeable pressure, so at the site measurement we open all the taps at once. If the pressure drops, we fit a booster pump after the meter, where the building's rules allow it, and plan a place for it in advance, with a socket and access.
In winter the air conditioners heat 100 m² room by room, and the family sees the electricity bill in the very first month. If the building has a gas supply, we discuss a boiler with radiators: the gas service connects it, and we don't touch the gas pipe.
By the sea, salt settles on outdoor units, and four of them will need regular cleaning. Before marking out the pipe runs, we check that every cage can be reached from a balcony or a window: a unit that only a rope access team can get to takes longer and costs more to service.
Materials and brands
For the consumer unit in a 3+1 we use ABB or Schneider Electric breakers and don't mix brands, so busbars and new modules fit without rework. For a system with one outdoor unit serving several rooms we use Daikin or Mitsubishi Electric: these brands have service in Georgia, and the manufacturer's table sets which combinations of units are possible. Separate mid-range split systems are Midea, Gree, LG or Samsung.
For a family we fit an 80–100 litre Ariston water heater, and with gas a combi boiler from Ariston, Bosch or Ferroli. In both bathrooms we keep to one brand of sanitary ware, for example Grohe with Geberit concealed frames, so that the cartridges and flush plates fit both.

2 years' warranty on the work, 5 years on concealed wiring and pipes.
The five years also cover the drains to both bathrooms, if we laid them. Air conditioner pipe runs, heating pipes and ventilation have the usual 2-year term, like the rest of the work. Air conditioners, the water heater and the boiler carry the manufacturer's warranty.
Questions and answers
How much does three-bedroom apartment renovation in Batumi cost per m²?
Labour with rough-work materials costs from 490 to 720 ₾ per m²; finishing materials, furniture and appliances are priced separately. With finishing materials, a turnkey 3+1 of about 100 m² costs 90,000–120,000 ₾ without furniture and appliances. Air conditioners are priced per unit: from 1,440 to 1,920 ₾ each, installed.
The total is moved most by the second bathroom, the type of air conditioning, the walk-in wardrobe and made-to-measure wardrobes. We send a preliminary estimate from photos and a floor plan within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed.
How do I increase the allocated power capacity of an apartment in Batumi?
First find out how much is allocated now: the rating is stated in the connection documents and marked on the main breaker. We add up the power of the appliances that run at the same time and show whether the capacity is enough. If it isn't, the increase is arranged through an application to the network company, which in Batumi is Energo-Pro Georgia. The application has its own timeline, so it is best to submit it at the start of the renovation, so that the decision comes through in time for move-in.
Our load calculation from the appliance list will be useful for the application. We don't fit a main breaker rated above the permitted level: the apartment's supply cable is designed for its own current, and overheating it is more dangerous than a tripped breaker.
Multi-split or separate air conditioners in a three-bedroom apartment?
It comes down to the number of outdoor unit spots the building assigns to the apartment. With four spots we fit separate split systems: they are cheaper, break down one at a time and can be replaced in a day. With two spots we divide the apartment into two systems, for example the living room on its own split and the three bedrooms on a multi-split, and if one outdoor unit breaks down, only some of the rooms are left without cooling.
If there is only one spot, all four rooms are connected to one outdoor unit. Then bear in mind that the indoor units all work in the same mode, and measure the cage on the facade before ordering: an outdoor unit for four rooms is bigger than an ordinary one. The decision is needed before the rough work, because the pipe runs and the corridor ceiling depend on it.
What can the third bedroom in a 3+1 apartment be used for?
Most often it becomes a second children's room, a study or a guest room, and sometimes a study and guest room in one. Each use needs its own electrics, so we decide before the rough work. A study needs a network cable from the router and sockets above the desk, a guest room needs sockets on both sides of the bed or sofa, and a children's room needs points by the future desk.
If the room is going to be dual-purpose, we put the desk by the window and the sofa bed against the opposite wall, and lay in sockets for both arrangements. A study is best in a bedroom facing the courtyard, where it is quieter during the day, while the guest room goes nearer the shared bathroom, so a guest doesn't walk past the children's room at night.
How long does three-bedroom apartment renovation take?
From white frame, a 3+1 of about 100 m² usually takes us 4–5 months of finishing, and 5–6 with a made-to-measure kitchen, wardrobes and walk-in wardrobe. In a resale apartment where the pipes and wiring are replaced, time is added for strip-out and test openings; we give the exact timeline after the site measurement and write it into the schedule in the contract.
The timeline is most often pushed back by decisions that aren't ready when a stage needs them. If the tiles for the second bathroom haven't been chosen, the crew on that part of the job waits. That is why it helps to approve the materials schedule for all the rooms before the start and to order long-lead items straight after the contract is signed.
