Fitting an air conditioner in a bedroom, the indoor unit going up with insulated pipework

Multi-split air conditioning in Batumi and ducted systems

Multi-split air conditioning in Batumi is the answer when there are several rooms but only one outdoor unit position on the facade, which is common in residential complexes with unit cages. We connect two to five indoor units to one outdoor unit: wall-mounted, cassette or ducted. A ducted air conditioner is hidden in the hallway ceiling and distributes the air to the rooms. A multi-split for 2–3 rooms with equipment and installation costs from 8,100 ₾.

When you need a multi-split, and when separate units will do

A separate air conditioner in each room is cheaper and easier to repair. A multi-split is chosen for other reasons: the facade has only one outdoor unit position for the apartment, the building doesn't allow units on the balcony, or the owner doesn't like the look of a row of three units on the wall. Separate splits are covered on the page about wall-mounted air conditioner installation.

How a multi-split system works

Each indoor unit has its own pair of copper pipes and its own cable from the outdoor unit, and the runs don't merge along the way. At the cage on the facade a bundle of four to six pipes comes together, and it needs a larger hole than usual, or two side by side. We usually run the pipes under the hallway ceiling in plasterboard boxing and branch off to the rooms from there.

The outdoor unit is sized for the rooms that run at the same time. The combined capacity of the indoor units can be greater than that of the outdoor unit, because the living room by day and the bedrooms at night rarely need full power together. We build the system only from combinations allowed by the manufacturer's combination table, and check the limits on pipe run length and height difference before buying.

All the indoor units work in the same mode: while one room is being heated, another can't be cooled. This shows in spring and autumn if the living room is on the sunny side and the bedrooms are in the shade.

Ducted air conditioners: what is most often overlooked

A ducted unit sits above the ceiling of the hallway, bathroom or walk-in wardrobe, and the air goes to the rooms through ducts. How much height a ceiling like that takes is shown on the page about Euro renovation, and how to close it in and where to leave hatches is covered in the comparison of stretch ceilings and plasterboard. What comes to light once the installation is done:

  • return air: the air delivered to a bedroom has to get back to the unit through a grille in the door, a gap under the door leaf or a separate duct, otherwise the room is stuffy with the door shut and the unit hums;
  • duct insulation: cold air in the boxing causes condensation on the duct walls, so we use insulated ducts and tape the joints;
  • a single temperature: an ordinary ducted unit holds it by one sensor, and the sunny room stays warmer than the rest until zone dampers are fitted;
  • noise: in a narrow duct and a small grille the air whistles, so we size the ducts by airflow and choose grilles with spare area.

Fresh air from outside is brought to the ducted unit through a separate duct, and we decide on this together with the apartment ventilation while the ceiling is still open.

Cassette and floor/ceiling units

With a cassette unit, all you see in the room is a square panel in the ceiling, and the air spreads out of it in four directions. A unit like this suits a large kitchen-living room, where an 18,000–24,000 BTU wall-mounted unit would blow at one spot, but it needs spare height above the ceiling and a hatch around the casing. A floor/ceiling unit is hung under the ceiling or placed low on a wall where the ceiling can't be lowered. With many brands, both types can be connected either to their own outdoor unit or to a multi-split system.

How the order of work differs from ordinary splits

The general order is the same as for other climate equipment during a renovation: pipe runs before plastering, units after painting. But a multi-split has more decisions that can't be put off:

  1. we choose the combination of indoor units from the manufacturer's table before the rough work, together with the furniture layout and the ceiling type;
  2. before ordering, we check the outdoor unit's dimensions and weight against the cage;
  3. we label each pair of pipes at both ends, at the cage and at the indoor unit;
  4. we pressure-test each pipe run separately, so that if the pressure drops we know straight away which one is leaking;
  5. after hanging, we vacuum each pipe run and start the units one at a time first, then all together.

Without labelling, the remote in the bedroom can end up switching on the air conditioner in the living room. With a ducted unit, we measure the temperature at each grille with the doors closed.

How much multi-split air conditioning costs in Batumi

A multi-split for two or three rooms with equipment and installation costs from 8,100 to 10,800 ₾. This is a guide figure before the calculation. It comes out dearer than separate air conditioners in each room: the extra pays for a single position on the facade and walls without additional units.

If you have already bought the equipment, installing the outdoor unit costs 360–420 ₾, and each indoor unit 180–215 ₾. This is labour only: the pipe runs and materials are priced in the estimate, and a metre of pipe run beyond the standard length costs 72–84 ₾ including materials.

A ducted 18,000–24,000 BTU air conditioner with ductwork and installation comes to 8,400–10,800 ₾, and the plasterboard ceiling under it is priced separately. The final cost is set after the site measurement and once the estimate is agreed, with every unit and every pipe run as a separate line.

Stages and timelines

  1. Unit combination

    2–4 days

    We place the furniture and units room by room, calculate the load and choose a combination from the manufacturer's table.

  2. Cage and building rules

    3–7 days, in parallel

    We measure the cage or recess for the outdoor unit and check how it is fixed and what the building's rules say about the facade.

  3. Labelled pipe runs

    2–4 days

    Copper, cables, drains and ducts before plastering. We label each pair of pipes, pressure-test each run and photograph it.

  4. Ceiling with hatches

    to the renovation schedule

    Plasterboard boxing with hatches to the joints and the ducted unit, and grille positions to the drawing.

  5. Hanging the units

    1–2 days

    Indoor units after painting, the outdoor unit into the cage, and the pipe runs connected by their labels.

  6. Start-up one by one and together

    1 day

    Vacuuming each run, starting the units one at a time and all together, measuring the temperature at the grilles, handover.

Local specifics in Batumi

Developers often size the facade cage for the outdoor unit of an ordinary split. A multi-split outdoor unit for three or four rooms is larger and heavier, so before ordering we measure the cage and look at how it is fixed to the wall. If the unit doesn't fit, we look for another permitted position together with the management company.

In winter one outdoor unit heats the whole apartment, and when it goes into defrost mode, heat stops reaching all the rooms at once. In damp weather just above freezing this happens regularly, so for an apartment that the multi-split heats all winter we choose an outdoor unit with spare heating capacity.

On a summer night often only one bedroom is running. An outdoor unit sized for the whole apartment is too big for it: under a light load it switches on in short cycles and dries the air less well, so it is sometimes better to leave a small bedroom on a separate split.

Materials and brands

We build a multi-split from units of one brand and one product line: indoor units of another brand won't connect to the outdoor unit. So we choose the brand from those sold in Georgia, so that a replacement control board and servicing can still be found in a few years: Daikin, Mitsubishi Electric, LG or Midea, for example. For a house or villa with many rooms we also price a VRF system, and before the design we check which product lines and what servicing Georgian suppliers offer.

We use insulated ducts for a ducted unit: flexible on short sections, rigid galvanised ducts with insulation on long ones. We choose grilles and diffusers by airflow, and take the condensate drain into the waste pipe through a trap.

What makes up the cost

Timeline: 2–4 days for the pipe runs of a three-room multi-split at the rough stage, and 1–2 days for hanging and start-up after painting

  • the brand and product line, which determine the permitted unit combinations

What raises the cost

  • four or five indoor units instead of two or three
  • a ducted unit with ductwork and zone dampers
  • long pipe runs from the cage across the whole apartment
  • a cassette unit and a suspended ceiling for it

What lowers the cost

  • pipe runs and boxing laid in at the rough stage of the renovation
  • rooms close to the outdoor unit position

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

Installation of the whole system has a 2-year warranty.

It covers the pipe runs, condensate drains and ducts, even when they are hidden in the ceiling and walls: a leaking drain, a refrigerant leak at our joints and condensation on ducts due to poor insulation are put right at our expense. The 5-year term applies only to the concealed wiring to the units. The outdoor and indoor units come with the manufacturer's warranty, and the labelled pipe run layout is in the handover file.

Questions and answers

How much does a multi-split system for 3 rooms cost in Batumi?

A multi-split for two or three rooms with equipment and installation costs 8,100–10,800 ₾. Where the price falls within that range depends on the brand, the type of indoor units and the length of the pipe runs from the cage to the rooms. A ducted 18,000–24,000 BTU air conditioner with ductwork and installation comes to 8,400–10,800 ₾, and the ceiling under it is priced separately.

We make a preliminary calculation from the apartment plan and photos of the outdoor unit position within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed.

Can an indoor unit be added to a multi-split system later?

Yes, if the outdoor unit has a free port and spare capacity, and the new combination is in the manufacturer's table. The easiest way is to lay the pipe run to the future unit during the renovation: the copper, cable and drain go in, the ends are capped and everything is photographed.

Then a year later the indoor unit installation will take a few hours and cost from 180 ₾ for labour. If there is no pipe run, it will have to go in trunking over the finished walls, and a third unit can't be connected to an outdoor unit for two rooms at all.

What happens if the outdoor unit of a multi-split system breaks down?

All the rooms connected to it are left without cooling and heating. This is the main argument against a multi-split in an apartment for short-term letting: a guest in the heat won't wait for a technician to arrive.

So for apartments like these we choose an outdoor unit from a brand that has servicing and replacement boards in Georgia, and fit protection against voltage spikes in the consumer unit: the outdoor unit's control board copes badly with them. A breakdown of one indoor unit doesn't stop the others: the system keeps working while it is repaired.

Is a ducted air conditioner suitable for a 2+1 (two-bedroom) apartment?

Yes, if the ceiling in the hallway or above the bathroom can be lowered to hide the unit and the ducts, and you are happy with one temperature for all the rooms in the zone. A 2+1 apartment usually needs one 18,000–24,000 BTU unit for the bedrooms and living room. If the living room is large and sunny, it is sometimes given a separate split, and the ducted unit is left for the bedrooms.

The decision is made before the rough work: the ceiling height, the grille positions and the drain depend on it. For a rental apartment, bear in mind that if the unit breaks down, the whole apartment is left without cooling.

How is a multi-split different from a VRF system?

VRF (variable refrigerant flow) systems are installed on large projects: a house with many rooms, a villa, a hotel, an office. More indoor units are connected to one outdoor unit, the pipe runs are shared, with branch joints, and much greater lengths and height differences are allowed than with a domestic multi-split. Some VRF systems can heat some rooms and cool others at the same time.

For an apartment, VRF is usually overkill and more expensive, while a multi-split for two to five rooms does the same job. For a house we price both options and compare them in the estimate.
