Walls and ceiling after finishing: smooth paint and a two-level ceiling with concealed lighting

Plasterboard ceilings in Batumi: frames, boxing, partitions

We build plasterboard ceilings in Batumi where air conditioning lines, ducts and lighting cables run above the finish: a frame on hangers fixed to the slab, a hatch at every line joint, and joints reinforced with tape. From the same board we make partitions, riser boxing and lining for crooked walls. Ceiling labour costs from 48 ₾ per m², with materials, skim coating and painting priced separately.

Who it’s for

  • There will be an air conditioner in every room, and the line joints above the ceiling need to stay accessible

  • Risers and pipes in the bathroom or kitchen need hiding, with a hatch left to the valves

  • You want to divide a studio or a large room with a partition, without wet masonry

  • The walls in a resale apartment lean noticeably, and you would rather not plaster them thickly

  • A ducted air conditioner or an extract duct needs to be hidden in a lowered hallway ceiling

What’s included

  • site measurement and a ceiling plan with lines, hatches and backing
  • a ceiling frame on hangers fixed to the slab, with the spacing worked out
  • boarding with standard or moisture-resistant board
  • access hatches to line joints, filters and valves
  • boxing around risers and pipes
  • partitions on stud profiles with mineral wool
  • plywood backing for cabinets, the TV and a curtain track

What we build from plasterboard in an apartment

In an apartment, plasterboard (drywall) is needed where something is hidden behind the finish or will have to be reached later: air conditioning lines, extract ducts, risers, cables to the lighting. It is dry work: unlike masonry and plaster, the frame and boards bring no water into the apartment, and only the filler in the joints has to dry. If you are not sure whether a room needs plasterboard or a stretch ceiling will do, read how the two differ by the sea.

The ceiling frame: hangers, profile, spacing

Around the perimeter we fix a perimeter track to the walls over sealing tape, then hangers to the slab, and the main profile on the hangers. We work out the hanger spacing from the load: lights, hatches and backing make the ceiling heavier, and then the hangers go closer together. Nothing heavy is hung on plasterboard at all. A chandelier, a projector and the indoor unit of a ducted air conditioner are fixed to the slab on their own hangers, and the board simply goes round them.

The boards go with the long side across the main profile. Every board end must land on a profile, and the ends in neighbouring rows are staggered by at least one profile spacing, so that the joints do not meet in a cross. We space screws no more than 15 cm apart and sink each head by about a millimetre without breaking the paper. Cut edges are chamfered so that the filler fills the joint to its full depth.

Access hatches to the air conditioning lines

We put a hatch over anything that will need opening one day: line joints, ventilation dampers, the filter and condensate pump of a ducted unit. Its size depends on what will be serviced and with what. A hand is enough to reach a filter, while a unit needs an opening it can be taken out through. The hatch frame is fixed to its own profile, not to the board, otherwise the cover goes out of true over time.

In living rooms we use concealed, paint-ready hatches: the cover opens with a push, and on the ceiling only a thin line gives it away. We mark the hatch positions on the ceiling plan in advance, together with the lines. How the lines for multi-split and ducted systems are routed is covered separately, and we build the ceiling around the finished layout.

Boxing, partitions and wall lining

A riser serves the whole building, so we build the boxing around it in a way that lets you reach the drain inspection opening, valves and meters through a hatch without breaking the finish. How bathroom boxing is soundproofed and tiled is covered on the page about toilet renovation.

We build partitions on stud profiles, with sealing tape at the floor and ceiling so that less sound travels through them into the slab and walls. A reinforced stud or a timber post goes into the door opening, otherwise a slamming door will crack the corners. For kitchen cabinets, a TV and a curtain track we fit plywood into the frame before boarding. If a partition needs to keep noise out, we price the two layers of board and the mineral wool together with apartment soundproofing. Lining on a frame straightens a crooked wall without wet plaster and leaves a gap for cables.

Joints, corners and junctions

We deliver the boards a day or two before installation and store them flat on a level floor: a board leaning against a wall bows over time. The frame goes up after the wet work, once the screed and plaster have given off their water, and the joints are filled when the apartment is no colder than +10 °C.

We fill the joints with filler and reinforcing tape and cover external corners with perforated corner beads. The junction between ceiling and wall is never filled rigidly: in a new building the slab and walls move differently, and a corner like that cracks along its whole length. We stick separating tape to the wall under the edge of the board: if the corner does open, it does so in a thin straight line that is closed with paintable flexible sealant. After that the ceiling goes on to skim coating and painting like an ordinary wall.

How much plasterboard ceilings cost in Batumi

A single-level plasterboard ceiling costs from 48 to 72 ₾ per m², and that is labour only: the frame, boarding and filling the joints. The profiles, boards and fixings add from 48 to 66 ₾ per m², full skim coating and painting another 42 to 54 ₾ per m², and in the estimate these are three separate lines. Boxing round a riser or pipe is priced by the linear metre, from 45 to 60 ₾ per metre.

Boxing with turns, a reinforced frame for backing, and concealed hatches cost more. A flat ceiling in a rectangular room with no lines costs less. The final cost is set after the site measurement and once the estimate is agreed.

How we sign off the frame and the finished ceiling

We sign off the frame before boarding, because after that it cannot be seen. We check the plane of the main profile with a laser, the hanger spacing and the backing for lights and furniture. We photograph the frame, the lines above it and the hatch frames with a tape measure from the walls: these photos show later where the profiles run, so a curtain track or a new light is fixed into a profile rather than into bare board.

We look at the boarded ceiling with a lamp held along the surface. Our acceptance standard is a gap of no more than 2 mm under a two-metre straightedge, joints filled flush with the board with no bumps, and hatch covers that open and close without skewing. After painting we look at the ceiling again, in side light from the window.

Stages and timelines

  1. Site measurement and ceiling plan

    1 day

We take the heights with a laser and put the lines, lights and hatches on the plan. The ceiling level is set from the lowest line.

  2. Setting out and frame

    1–2 days

We fix the perimeter track to the walls and the hangers to the slab, and set the main profile with a laser.

  3. Backing and hatches

    1 day

We fit plywood for heavy items, hatch frames, and separate hangers for the chandelier and units. We photograph the frame and lines before they are closed in.

  4. Boarding

    1–2 days

We lay the boards across the profile with staggered ends, chamfer the cut edges and sink the screw heads.

  5. Joints and corners

    2–3 days

We fill the joints with filler and tape, fit corner beads and make a separating joint at the wall. Each coat is left to dry.

  6. Sign-off

    1 day

We check the plane with a straightedge and a lamp and open every hatch. After sign-off the ceiling goes on to full skim coating and painting.

Local specifics in Batumi

During installation, what harms plasterboard is damp air. After screeding and plastering the apartment is very humid for several days, and by the sea in winter the air is damp anyway. The filler in the joints then dries slowly and shrinks, and later a hairline crack runs along the joint. That is why we fill the joints once the apartment has dried out, and in winter we run the air conditioner in dry mode or bring in a dehumidifier.

A 2.5 m board does not fit in every lift in a Batumi high-rise. Before ordering, we measure the lift car and ask the management company when the service lift can be booked and how to protect it. If the board does not fit, we cut it downstairs, and there are more end joints on the ceiling: each one gets a profile behind it in the frame, and we draw the board layout in advance so that the joints do not meet above the lights.

Materials and brands

We use Knauf board and profiles, sold in Georgia by the official dealer. When the budget is tight, we use AK Bulut moisture-resistant board, which is cheaper. Profiles, hangers and connectors come from one system, so they fit together without adjustment on site.

In the bathroom, the kitchen and on the balcony we use moisture-resistant board only. For the joints we use gypsum jointing filler with reinforcing tape, and in the bathroom a primer and moisture-resistant paint go on top. We choose matt ceiling paint: joints show less on it in side light from the window.

What makes up the cost

  • materials, skim coating and painting are separate lines in the estimate

What raises the cost

  • boxing with turns and many internal corners
  • concealed, paint-ready hatches
  • a reinforced frame for backing, heavy lights and units
  • a partition with two layers of board and mineral wool

What lowers the cost

  • a flat ceiling in a rectangular room with no lines

Guarantees

A 2-year warranty on the frame, boarding and joint filling. If a joint cracks or a board comes away because of the way we assembled it, we fix it and repaint the area at our expense. The 5-year period applies only to the wiring, water supply and drains we have laid inside partitions and wall lining, not to the ceiling itself. The warranty does not cover leaks from above or someone else drilling into the frame.

Questions and answers

How much does a plasterboard ceiling cost per m² in Batumi?

Labour for a single-level ceiling costs from 48 to 72 ₾ per m²: the frame on hangers, boarding and filling the joints. Materials, meaning the profiles, boards and fixings, add 48–66 ₾ per m², and full skim coating and painting another 42–54 ₾ per m². Boxing round a riser is priced by the linear metre, 45–60 ₾ per metre, and a multi-level ceiling from a separate drawing.

We send a preliminary estimate from the floor plan and the line layout within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed.

Can a plasterboard frame be built from timber battens?

For ceiling and partition frames we use galvanised steel profiles only. In Batumi's humidity timber keeps taking on water and giving it off again, so it changes size and drags the board with it, and the joints on a frame like that crack in the very first year. In damp corners and boxing, timber also grows mould.

Timber stays where backing is needed: a batten or plywood for cabinets, a curtain track or a stretch ceiling profile. We use it dry, treat it with an antiseptic and fix it to the metal frame.

What should plasterboard joints be reinforced with: mesh tape or paper tape?

On ceilings we reinforce the joints with paper tape. It is pressed into the first coat of filler, does not stretch and holds the joint when the frame and slab move slightly. Self-adhesive fibreglass mesh tape is easier to work with, but in our experience it gives hairline cracks more often on ceiling joints.

We keep mesh tape for repairing small cracks and joints on walls. External corners get a perforated corner bead, and internal corners creased paper tape.

How long does filler on plasterboard take to dry before painting?

In our schedule each coat in the joints dries for about a day if the apartment is dry and warm. In damp weather, or straight after screeding and plastering, a coat can take two or three days. A joint usually gets two or three coats, then the whole surface goes on to a finishing skim coat, sanding and primer.

Filler that has not dried must not be painted: patches and stripes will show through the paint. So from boarding to painting the ceiling usually takes a week to a week and a half, and during that time the crew works in other rooms.

Why do screws show through a plasterboard ceiling?

Most often because of rust, or because the screw is not holding the board. An ordinary black plasterboard screw rusts in humid air if the head is not sunk or is covered by only a thin layer of filler, and an orange dot shows through the paint. If the screw has broken through the paper, it stops pressing the board, the board gradually moves, and the filler cracks around the head.

We sink the heads by about a millimetre and cover them with filler in two passes, and in the bathroom and on the balcony we use galvanised screws. Where a dot shows through, we open it up, put a new screw in next to it and fill the spot again.
