Wall and ceiling finishing in Batumi
Wall and ceiling finishing in Batumi: we paint, hang wallpaper, apply decorative plaster and microcement, and fit wall panels, mouldings, stretch ceilings and plasterboard ceilings. We start by checking the surface: whether the wall is dry and level, and what has to be hidden in the ceiling. The most common job in this section, skimming and painting walls, costs from 23 ₾ per m², and that is the labour price without materials. We do this as part of a renovation or as a separate job.

Walls: paint, wallpaper and decorative finishes
Most often, we paint walls. A wall for painting is skimmed smooth and primed, then given two coats, and we choose between a roller and a sprayer depending on the area and on whether there is furniture in the apartment. The whole sequence, from masking to the final check, is described on the page about painting walls with a roller or a sprayer.
We hang wallpaper on internal walls in dry rooms: non-woven wallpaper, paintable non-woven lining, and glass fibre lining on walls with hairline cracks. Preparing the wall, matching the pattern and checking the seams are covered in the article on wallpaper hanging. If you are still deciding what to use in a bedroom or hallway, first look at the comparison of paint and wallpaper in a humid climate.
A seamless texture comes from decorative plaster: Venetian, concrete-effect or travertine-effect. Venetian plaster needs a wall as smooth as one for paint, a coarse texture usually only needs level plaster underneath, and where people touch the wall with their hands, the finish is sealed with wax or varnish. Microcement goes on in a thin layer over walls and floors, including in a shower, but only over waterproofing and on a dry base.
MDF slats and panels cover the wall behind the headboard, around the TV and by the entrance, that is, where it gets knocked most often. We fix wall panels with adhesive only to a flat, dry internal wall. On an external or uneven wall we put up a galvanised steel frame, and the room then loses 4–5 cm from each wall that is clad. Mouldings in the wall colour go up before the final coat of paint, and we fill the joints, so the cornices and mouldings read as one surface with the wall.
Which ceiling to choose
In Batumi new builds the ceiling is usually a cast concrete slab. A flat slab is skimmed and painted, and the room doesn't lose a centimetre of height. If the slab has steps left by the formwork and differences of a couple of centimetres, levelling it with filler is slow and expensive, and it is simpler to cover it with a stretch ceiling or plasterboard.
Stretch ceilings go up in a day with almost no dust, and PVC film holds back the water if there is a leak from above. Plasterboard is needed when air conditioning lines, ventilation ducts and curtain recesses run through the ceiling: the frame, joints and access hatches are described on the page about plasterboard structures. With two or more levels, light lines and concealed lighting, it becomes a multi-level ceiling. These are designed before the first-fix electrics, because the cable for the lighting and the drivers are laid in advance.
Wall and ceiling finishing in Batumi starts with the surface underneath
The site measurement shows which finish a wall will take. The site foreman goes through the rooms with a moisture meter, a two-metre straightedge and a lamp, and writes down everything found. That list shows what can be done straight away and what only after preparation.
| What we found at the measurement | What it means for the finish |
|---|---|
| A level, dry wall in a white frame apartment (plastered by the developer) | Takes any finish after a finishing skim coat and primer |
| Ripples and trowel marks in side light | For paint we bring it up with filler; textured plaster and heavy wallpaper will hide small defects |
| Hairline cracks where blockwork meets columns and the ceiling | We reinforce them with mesh or glass fibre lining, and at the ceiling we leave a movement joint or fit a moulding |
| A damp external wall, dark corners | First the cause and drying, then vapour-permeable paint or mineral plaster |
| Old paint, whitewash, several layers of wallpaper | We strip back to a sound layer, otherwise the new finish will come away together with the old one |
| Corners and reveals out of plumb | Corrected before finishing: on a crooked corner every strip of wallpaper and every panel edge shows |
Walls with large deviations are first plastered to guide beads. This is rough work, and we start the finishing only when the moisture meter shows that the plaster has dried.
The order of work
Each new job must not spoil the one before it. That gives the order we keep to, both across a whole apartment and in a single room:
- Frames for plasterboard ceilings and boxing. They go up before the walls are skimmed, because the installation raises dust and knocks the corners.
- Skimming, sanding and priming walls and ceilings. Sanding produces fine dust, so the flooring and doors are not in yet at this point.
- Painting the ceiling and the first coat of paint on the walls, decorative plaster, microcement on walls.
- Flooring and doors, then wall panels and mouldings, and after them the skirting boards.
- The final coat of paint, once the doors, panels and mouldings are in and the joints with them are filled.
- Wallpaper, when no dusty or wet work is left in the room. In these rooms the skirting boards go on after the wallpaper.
- The stretch ceiling. Its profile is fixed to the finished wall, paint splashes are hard to wash off the film, and the heat gun used during installation is switched on only once the paint and wallpaper have dried. In such a room the ceiling cornice goes up after the film and covers the profile.
Breaking the order means redoing work. Abrasive dust from sanding scratches laminate if it was laid earlier, and wallpaper hung before the reveals are skimmed then has to be covered with plastic sheeting and still gets dirty.
Test patch and handover
The colour on the fan deck and the colour on your wall are not the same. Light from the window, reflection from the floor and the adjacent walls all change it. So we first try the paint shade on a patch of wall about a metre across, and a textured finish on a sample, and ask you to look at them during the day and in the evening with the lights on. We tint the whole quantity once you have approved the sample.
We sign off each finish against its own checklist, which is given on the page for that work. We look separately at what is most often missed: the junctions between different jobs. We check how the wallpaper meets the reveal and the architrave, a panel meets the ceiling, paint meets the stretch ceiling profile, a moulding meets a corner. We check corners with a square and flat surfaces with a straightedge. Any issues go into the acceptance certificate, and the stage is closed once they are fixed.
How much wall and ceiling finishing costs
The most common jobs in this section, skimming walls for painting and painting in two coats, each cost from 23 to 36 ₾ per m². That is the labour price; filler, primer and paint are costed separately from the materials list. We measure the surface being finished: walls by their total surface area, the ceiling by the floor area of the room.
Wallpaper hanging costs from 36 ₾ per m², and a single-level plasterboard ceiling from 48 ₾. A stretch ceiling starts at 78 ₾ per m², and this price already includes the film. The price goes up with walls in side light from large windows, where the filler goes on in several coats, old finishes that have to be stripped, work from a scaffold tower under high ceilings, recesses and light lines. It comes down with level white frame walls and with a stretch ceiling where the slab would otherwise take a long time to level. The final cost is set after the site measurement and once the estimate is agreed, and we write the price of each stage into the contract.
If you need just one job
Walls and ceilings can be updated one job at a time: repaint a room, rehang the wallpaper behind the bed, replace a ceiling or add mouldings. This usually takes a few days, and the rest of the apartment stays liveable the whole time.
Before such a job we look at how the new work will meet the old. If we are replacing a ceiling, we decide on the lighting in advance: a stretch ceiling needs a mounting platform for every light fitting, and a chandelier sometimes has to be moved from its old hook. We take old skirting boards and architraves off while we paint, and if they won't survive removal, their replacement goes into the estimate as a separate line. We do the sanding and frame installation during the hours when noise is permitted, from 08:00 to 23:00, and if the building's rules are stricter, we follow them.

Local specifics in Batumi
The ceiling in a Batumi new build is almost always a cast concrete slab, and its underside varies a lot from one developer to another. In some buildings the concrete is smooth and dense, with patches of formwork release oil left on it. We wash or scrape the release oil off first, then apply a bonding primer with quartz sand: in our experience, without it filler holds poorly on a smooth slab and comes away over time.
We bring long materials up to the floor in advance. A 1200×2500 mm plasterboard sheet and a three-metre profile don't fit into every lift, and in a high-rise they are sometimes carried up the stairs, so we agree the delivery with the building and put it into the schedule. From November to March apartments are cool and damp, filler and paint take longer to dry, and we keep a margin for this in the schedule.
Panels, mouldings and rolls of wallpaper spend a day or two before installation in the room where they will be fitted. Polyurethane changes length noticeably with temperature: a cornice glued up cold grows longer on a warm wall, and the joints between lengths buckle.
Materials and brands
For walls in living spaces we use water-based, vapour-permeable paint from Caparol or Chromodomi, and in bathrooms and on balconies we prepare the base with Ceresit cement-based mixes. Ceilings and boxing are built on Knauf profiles, and in wet areas we use only moisture-resistant board, Knauf or AK Bulut.
In apartments with neighbours above we install stretch ceilings in PVC film, and fabric only where there is nowhere for a leak to come from. In new builds and damp rooms we use polyurethane mouldings: they are light, don't absorb water and don't dent the way polystyrene does. We keep plaster mouldings for dry rooms and for restoring old decoration. Decorative plasters, ceiling films and panels are chosen from samples on site, and what matters more to us is that the material is sold in Georgia and can be bought again in a couple of years.
What makes up the cost
Timeline: 1–2 weeks for the walls and ceiling of a 15–20 m² room to be painted, 3–5 weeks for a one-bedroom (1+1) apartment with plasterboard and stretch ceilings; exact timing after the site measurement
- the grade of paint, the wallpaper collection and the type of ceiling film mainly change the cost of materials
What raises the cost
- walls in side light from large windows, where the filler goes on in several coats
- old paint, whitewash or several layers of wallpaper stripped back to the base
- high ceilings and double-height rooms worked from a scaffold tower
- a multi-level ceiling with recesses, lighting and access hatches
- decorative plaster and microcement instead of paint
What lowers the cost
- level, dry white frame walls that only need a thin skim coat
- a stretch ceiling instead of levelling an uneven ceiling slab
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Questions and answers
How much does wall and ceiling finishing cost per m² in Batumi?
As a guide to labour without materials: skimming for paint and painting in two coats each cost from 23 to 36 ₾ per m², wallpaper hanging from 36 to 54 ₾, and a single-level plasterboard ceiling from 48 to 72 ₾. A stretch ceiling costs from 78 to 120 ₾ per m², film included.
We send a preliminary estimate from photos and a floor plan within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed: a photo doesn't show how much filler a wall needs or what lies under the old finish.
Can a concrete ceiling be painted without skimming?
Yes, if you like the look of concrete and are ready for the pores, voids and formwork marks that will stay on it. Paint won't hide them, and in side light it makes them more visible. We remove the dust from such a ceiling, wash off traces of formwork release oil, prime it and paint it with deep matt paint, and we fill chips with a repair compound.
If you want a smooth white ceiling, there is no way around two or three skim coats. When the slab has large deviations, it is more sensible to fit a stretch ceiling straight away: it is quicker and usually cheaper.
How long does wall and ceiling finishing take in a 1+1 apartment?
Over finished white frame plaster, the walls and ceilings of a 1+1 apartment of about 45 m² usually take 3–5 weeks. The longest jobs are multi-coat skimming and plasterboard ceilings: each coat dries separately, and noticeably more slowly in the damp months. A stretch ceiling goes up in a day, and two coats of paint take a few days.
Decorative plaster and microcement add a week or two, because they have several layers with drying in between. If the walls need plastering before finishing, the timeline grows by the drying time as well. We write the exact schedule into the contract after the site measurement.
What finish keeps the wall behind the bed from getting dirty?
The wall behind the headboard gets touched by hands and knocked by the bed frame, and in a rental apartment the bed also gets moved. The most practical option is MDF panels or slats: marks wipe off them, and a damaged panel is replaced on its own. Paint with class 1 or 2 wet scrub resistance and a low sheen also works: it stands up to a sponge and is easy to touch up.
Behind a bed we seal decorative plaster with wax or varnish, otherwise hand marks stay on it. Wallpaper is fine on an internal wall if you don't rent the apartment out. If the headboard is against an external wall, we fit panels only on a frame with an air gap, not with adhesive.
How do you paint over a water stain on the ceiling?
First the water has to be stopped and the ceiling allowed to dry: while the slab or board is damp, the stain will come through any paint. We check dryness with a moisture meter. A soaked, sagging section of plasterboard is cut out back to the profiles and replaced with a new board, and a rusted profile is replaced.
Ordinary water-based paint won't cover a yellow stain: the salts and rust carried by the water come back through it. So we first treat the stain with a stain-blocking primer, then repaint the whole ceiling surface right to the corners, otherwise the fresh patch will show. If the water came from the neighbours above, before the repair we photograph the stain and record a moisture reading: this will help when you talk to them.
