Skim coating in Batumi: walls for paint and wallpaper
Skim coating in Batumi starts with the question of what will cover the wall. For heavy wallpaper level Q2 is enough, for matt paint we skim the whole wall in a continuous layer, and by a floor-to-ceiling window we take it to Q4 and check it with a lamp held along the wall. Labour for painting costs from 23 ₾ per m², with materials extra. Each layer dries before the next, and after sanding we prime the wall for paint or wallpaper.
from 23 ₾/m²skim coating walls for painting, labour only, mixes and primer extra. The final price is confirmed once agreed.
- Timeline: 1–2 weeks for the walls of a 1+1 apartment of about 45 m² for matt paint, including drying between coats; with level Q4 and in winter, closer to the upper end
- Warranty: 2-year warranty on skim coats
Who it’s for
The walls are plastered, and now they need to be brought up for paint with no ripples in the light from the window
The developer handed over a skim coat, but in raking light the joints and trowel marks show
In a new build, hairline cracks have appeared by the columns and under the ceiling, and they need closing before painting
In a resale apartment, stripping the wallpaper has left chips, old paint and patches of whitewash
A plasterboard ceiling has been put up, and the joints and screws need covering before painting

What a skim coat fixes and what it doesn't
We skim walls after plastering or over plasterboard, and a skim coat has one job: smoothness. A layer of one to three millimetres covers pores, pits, straightedge marks and small ripples, but it won't fix a wall that leans over its height or an out-of-square corner. If the gap under a two-metre straightedge is more than a few millimetres, we first decide how to level the walls, and only then skim them.
Tiles don't need a skim coat. Adhesive goes straight onto the plaster, and an extra soft layer between them only weakens the bond. We skim walls for paint, wallpaper and thin decorative coatings, and plasterboard ceilings also to cover the joints and screw heads.
Layers: base coat, reinforcement, finish
Before the first layer, we measure the moisture in the plaster and prime the wall. Then the order is as follows:
- A coarse-grained base coat fills pits, guide bead grooves and joints, and on plasterboard the joints between the boards, together with tape.
- Over the joints between blockwork and concrete columns we apply mesh, lapping onto both sides. If the wall has fine cracks, we embed glass fibre lining over the whole area into the fresh base coat.
- The finishing coat goes on in one or two thin layers, depending on the level in the estimate.
- We sand with fine abrasive, remove the dust and prime again, this time for paint or wallpaper.
Each layer dries before the next one goes on. A finish applied over a damp base coat gives shrinkage cracks, and they show only after painting. We sand with a sander connected to a vacuum, especially once the windows and doors are in: skim coat dust gets into every gap.
Q levels: which skim coat your finish needs
Smoothness is described by levels from Q1 to Q4. Gypsum system manufacturers use them, and we write the level for each room into the estimate: that way it is clear before work begins how many passes you are paying for.
| Level | What we do | For which finish |
|---|---|---|
| Q1 | We fill the joints and cover the fixings | Tiles and panels on plasterboard |
| Q2 | A second pass over joints and defects until the transition is smooth | Heavy and textured wallpaper, paintable non-woven wallpaper, coarse-grained decorative plaster |
| Q3 | A continuous thin layer over the whole wall, then sanding | Matt paint, thin smooth wallpaper |
| Q4 | A continuous finishing coat in two passes, sanding, a check with a lamp | Semi-matt and dark paint, walls lit from the side by large windows |
We choose the level by the light and the paint, not by the name of the room. Deep matt white paint forgives more than semi-matt grey, and a wall facing a window gives away unevenness less than a wall along which the light falls from the side. If you are still choosing how to finish the walls, see the comparison of paint and wallpaper: the level and the estimate depend on that choice.
Joints, cracks and reveals
Cracks in a fresh skim coat almost always appear in the same places, and you can tell where to expect them before the work starts. The vertical joint between blockwork and a concrete column cracks because concrete and block respond differently to heat and moisture. We cover it with mesh in the base coat, lapping well onto both sides, and if a crack does appear, it won't come through to the finish.
The corner between wall and ceiling can't be cured with mesh. In a cast-in-place concrete building, the slab deflects slightly in the first few years, and a rigid layer in this corner tears whether it is reinforced or not. So we don't take the skim coat rigidly into the corner: we leave a thin separating cut and fill it with flexible paintable sealant, or the corner is covered by a moulding. Where this crack comes from and how it is dealt with in a finished renovation is covered in the overview of wall and ceiling finishes.
The same goes for windows. A uPVC or aluminium frame moves with sun and cold, and skim coat taken onto it comes away in a strip along the profile. We bring the reveal up to the frame with a gap and close the joint with the same sealant. For wall painting and wallpaper hanging we hand over these places like the rest of the wall: sanded and primed.
How much skim coating costs in Batumi
Skim coating walls for painting costs from 23 ₾ per m², with the usual range up to 36 ₾. That is the labour; materials are extra: primer, filler and paint for a wall to be painted come to 16–24 ₾ per m². Wall priming as a separate job costs 4–7 ₾ per m², and two coats of paint after skim coating 23–36 ₾.
A plasterboard ceiling is priced as one line: filling and painting cost 42–54 ₾ per m². Level Q4, reinforcing cracked walls, removing old paint and whitewash, and lots of reveals and corners push the price towards the upper end. Flat fresh plaster for level Q2 or Q3 is closer to the lower end. The final cost is set after the site measurement and once the estimate is agreed.
How we sign off a skim coat
The main sign-off tool here is a lamp. It is placed on the floor or moved along the wall so that the light falls almost parallel to the surface, and this raking light shows ripples, trowel marks and sanding scratches that can't be seen in ordinary light. We look at each wall from both sides, and at the wall by the window in daylight as well, in the light it will be seen in.
We mark what we find in pencil, touch it up and sand it before the certificate. If you are signing off the stage by video, the foreman films the wall with the lamp in hand. We look separately at places where mistakes from neighbouring work show through: plasterboard joints, junctions with columns, guide bead grooves, the edges of back boxes. Walls with mould go through a separate job before skim coating, mould removal: a skim coat over a patch doesn't stop it.

Local specifics in Batumi
The two types of skim coat behave differently in damp air. Ready-mixed polymer filler from a tub dries only as the water evaporates, and a layer that can be sanded the next day in summer may stay soft for several days from November to March. Dry gypsum powder sets chemically, and in damp weather it is easier to keep to the schedule with it. So in winter we skim large areas with gypsum mixes and keep polymer filler for a thin finish and small repairs.
Window reveals and the wall under the windowsill are colder than the rest in winter, and condensation settles on them. There we use a moisture-resistant filler with an antifungal primer under it.
In short-term rental apartments, the external corners in the hallway and by the entrance take the most punishment: they get knocked by suitcases. On these corners we fit a metal or plastic corner bead under the skim coat. Then a chip doesn't reach the plaster, and a touch-up of paint covers it.
Materials and brands
We use Knauf gypsum fillers: base, finishing and a separate compound for plasterboard joints, applied with reinforcing tape. We keep the base coat and the finish in one system: fillers from different manufacturers shrink differently, and a thin finish over another brand's base coat can crack.
Ready-mixed polymer fillers are handy for a Q4 finish: they hardly shrink and are easy to sand. We use fine glass fibre lining, so that its texture doesn't show through the finish. The primer before painting is chosen to suit the paint: if the wall is painted with Caparol, the primer comes from the same range.
What makes up the cost
Timeline: 1–2 weeks for the walls of a 1+1 apartment of about 45 m² for matt paint, including drying between coats; with level Q4 and in winter, closer to the upper end
- the season: in winter the coats take longer to dry
What raises the cost
- the highest smoothness level for side light and semi-matt paint
- cracks and joints that we reinforce, glass fibre lining over the whole wall
- removing old paint, whitewash or wallpaper before skim coating
- ceilings, reveals and lots of external corners
What lowers the cost
- flat fresh plaster that needs only two coats
- walls for heavy wallpaper, where a pass over joints and defects is enough

2-year warranty on skim coats: cracks or peeling due to our work.
If the defect lies in our workmanship, we fix it at our own expense, and the materials for the repair are ours too. A hairline crack where a partition meets the slab can also be caused by the building moving, so we inspect first and look for the cause. Chips and knocks from furniture and suitcases are not covered by the warranty.
Questions and answers
How much does skim coating in Batumi cost per m²?
Skim coating walls for painting costs 23–36 ₾ per m²; that is the labour. Materials for painting, that is primer, filler and paint, come to another 16–24 ₾ per m², and two coats of paint to 23–36 ₾. A plasterboard ceiling with skim coating and painting costs 42–54 ₾ per m².
Walls for level Q4, with cracks and old paint, will be closer to the upper end. We send a preliminary estimate from photos within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed.
Do walls need skim coating for wallpaper?
Yes, but less than for paint. Bare plaster has pores, sand and straightedge marks, and the texture of the wall shows through thin wallpaper. Level Q2 or Q3 is usually enough, and Q2 for paintable non-woven wallpaper as well: the wallpaper itself hides small defects.
There is also an argument for the future. The wallpaper will be changed one day, and on a primed skim coat it comes off together with the paste, while on bare gypsum plaster it often takes the top layer of the plaster with it. Then the wall has to be repaired before the new wallpaper goes up, and the saving on skim coating comes back into the estimate.
What skim coat is suitable for a bathroom?
Bathroom walls for tiles are not skimmed at all: the adhesive and waterproofing go straight onto the cement plaster. A skim coat is needed where a wall or ceiling will be painted: above the tiles, on the wall by the door, on a moisture-resistant plasterboard ceiling.
For these places we use a moisture-resistant cement-based or polymer filler. Ordinary gypsum filler in a bathroom absorbs moisture from the air after every shower, and the paint on it eventually becomes patchy and blisters. Primer and paint for damp rooms go on top, but if the extractor fan doesn't work, no skim coat will help.
Why does skim coat crack after drying?
Most often because the layer is too thick. Finishing filler goes on a millimetre or two thick, and when it is used to fill a hollow or a ripple, it shrinks as it dries and crazes. The second cause is drying: a heater pointed at the wall, or a draught in hot weather, produces cracks by the next day.
Fine crazing on the finish itself we sand off and cover with a thin layer. If there is a single crack running in a straight line, the cause is deeper: a joint between different materials or a corner that moves. We open up such a spot to a sound layer and redo it, with mesh or a separating joint.
Why put glass fibre lining under a skim coat?
Glass fibre lining, a thin glass fibre tissue, works as reinforcement in the top layer. It holds the fine shrinkage cracks of fresh plaster and of the skim coat itself, so they stay under the finish and don't come through to the paint. In a resale apartment it binds old plaster that is covered in a network of fine cracks.
Glass fibre lining won't stop a crack caused by movement at a joint or at the corner with the ceiling; that needs mesh over the joint or a separating joint. Full reinforcement adds noticeably to the estimate, so on sound, flat walls we make do with mesh at the joints, and lay glass fibre lining over the whole area where cracks already exist.
