Cosmetic apartment renovation in Batumi

A cosmetic apartment renovation in Batumi covers paint or wallpaper, flooring, interior doors, light fittings, taps and the toilet, all in their existing places. We don't touch the pipes, wiring or screed, so before the estimate we check that they are sound. Prices start from 210 ₾ per m²: that is labour and basic materials, meaning skim coat, primer, paint and adhesive. A 1+1 (one-bedroom) apartment is usually ready in 3–4 weeks, and we'll give the exact timing after the site measurement.

What a cosmetic apartment renovation includes

We itemise a cosmetic apartment renovation in Batumi in the estimate by surface and fixture, so you can see what changes in each room. The line is simple: we replace everything that sits on top of the plaster, the screed and the connection points, and leave whatever is hidden in the walls and floor as it is.

WhereWhat we doWhat stays as it is
CeilingsFilling cracks, skim coat and paint, or a stretch ceiling over the old ceilingThe floor slab and the wiring to the existing light points
WallsStripping wallpaper, repairing chips, skim coat for painting, primer, paint or wallpaperThe plaster, if it holds and doesn't sound hollow
FloorsLaminate or SPC vinyl, underlay, skirting boards, threshold stripsThe screed, if its unevenness is within the flooring's tolerance
DoorsDoor leaves, frames and architraves in the existing openings, hardwareThe size of the openings
ElectricsSockets, switches and light fittings in the same placesThe cables in the walls and the consumer unit
BathroomGrout, silicone, tap, toilet, mirror, a fan in the existing ductPipes, waterproofing, tiles

If the inspection shows that something in the right-hand column is due for replacement, we put it in the estimate as a separate line with its own price. The signs that an apartment needs a different scope of work are collected in our comparison of cosmetic and full renovation. This page is only about the cosmetic work itself.

What we check before the estimate

A cosmetic renovation lasts exactly as long as the base underneath it. So at the inspection the foreman first looks for anything that would spoil the fresh finish within the first year:

  • the consumer unit and sockets: whether the cable is copper, whether the wet-area circuits have an RCD (residual current device), whether the socket under the kettle gets hot;
  • the pipes under the sink and behind the access hatch: drips, new clamps, rust on the threads;
  • the screed, with a two-metre straightedge and by tapping: for click-lock laminate and SPC vinyl we want a gap under the straightedge of no more than 2 mm, and we take the exact tolerance from the flooring instructions;
  • the external walls, with a moisture meter, especially the corners by the windows and the spots behind wardrobes;
  • the adhesion of the old paint: we score a grid with a knife and pull off a strip of masking tape, and if the paint comes away with it, that layer has to go;
  • the grout and silicone in the shower: dark joints near the floor and a damp smell mean there is water under the tiles.

We photograph everything we find and send the photos with the estimate. If the services are in poor condition, we'll suggest a full replacement of the pipes and wiring, at least in the bathroom and kitchen. Whether to replace them is your decision, but we don't hang new light fittings on an aluminium circuit.

Order of work: top to bottom, dusty to clean

Furniture that stays in the apartment is moved to the middle of the room and covered with plastic sheeting, the windows and windowsills are covered, and in a building with a lift we protect the lift car. Then we remove everything old in one go: wallpaper, skirting boards, socket covers, light fittings, silicone. That way the strip-out doesn't drag on through every stage or send dust over fresh paint.

From there we work from top to bottom. First the ceiling, then the walls: cracks, skim coat, sanding, primer. The first coat of paint goes on before the floor and doors, because roller spatter on bare screed bothers nobody. Then we lay the flooring, hang the doors, fit the skirting and replace the sockets and light fittings.

The final coat of paint goes on last and covers the marks left by fitting the doors, scratches from the skirting and handprints. We replace the silicone in the bathroom at the very end, when there is no dust left in the apartment. On a dusty joint it doesn't stick well and soon darkens.

Timing for typical apartment sizes

The timing depends on how long the skim coat and paint take to dry and on the number of doors. Below are the usual timings for an empty apartment with a level screed and two coats of paint. We'll give the exact timing for your apartment after the site measurement and write it into the contract:

ApartmentAreaUsual timing
Studioabout 30 m²2–3 weeks
1+1 (one-bedroom)about 45 m²3–4 weeks
2+1 (two-bedroom)about 70 m²4–6 weeks
3+1 (three-bedroom)about 100 m²6–8 weeks

If you live in the apartment during the renovation, add a week or two: the crew moves from room to room and can't work everywhere at once. In winter the timing is closer to the upper end, because skim coat dries more slowly in a cold apartment. Made-to-order doors sometimes take several weeks to arrive, so it is best to choose them in the very first week.

Where cosmetic renovations usually go wrong

When we redo someone else's cosmetic job, the problems are always in the same places:

  • laminate is laid on an uneven screed, and six months later the joints click underfoot;
  • paint goes over chalk whitewash or over old paint that doesn't hold well, and the new coat peels off in strips in the corners and by the ceiling;
  • the shower grout is replaced without checking what is under the tiles: the joints are fresh, but water still finds its way to the neighbours;
  • fresh silicone is laid over old mouldy silicone, and black spots show through within a month;
  • a new oven or water heater is plugged into an old socket, and then the circuit breaker trips or the cable in the wall heats up;
  • wallpaper is hung on an external wall in an apartment that stands empty in winter.

Wallpaper by the sea is covered in more detail in our comparison of paint and wallpaper for a humid climate. Floors are a similar story, and we have looked separately at the difference between laminate and SPC vinyl for the hallway and kitchen.

Cosmetic apartment renovation in Batumi for letting and before a sale

With an apartment on a long-term let, what counts is the weeks without a tenant. A full cosmetic renovation of a 1+1 usually takes 3–4 weeks, while refreshing only the walls in the hallway and passages, the silicone and a couple of doors takes about a week. To avoid losing time, we arrange with the tenant to come in for the measurement in advance, order the doors and flooring before they move out, and the crew starts as soon as the keys are handed over. What else a tenant on a one-year lease expects from an apartment is described on the page about renovation for long-term rental.

Before a sale the task is different: to remove the signs of everyday life that a buyer notices at a viewing and in photos. That means marks and scuffs on the walls, chips on the doors, dark joints in the bathroom, old light fittings. We won't paint over a leak or mould. The buyer or their tradesman finds it with a moisture meter in a minute, and after that they don't trust the rest of the apartment either.

How much a cosmetic renovation costs in Batumi

A cosmetic renovation costs from 210 to 300 ₾ per square metre of apartment floor area. The price includes labour and basic materials: skim coat, primer, paint and adhesive, plus consumables such as plastic sheeting and masking tape. You choose the wallpaper, flooring, doors, light fittings and sanitary ware yourself, and they appear in the estimate as separate lines. A cosmetic renovation doesn't include replacing pipes or wiring.

In the price list, individual jobs are priced by their own area. Skim coating walls for painting and wall painting in two coats each cost from 23 to 36 ₾ per m² of wall, wallpaper hanging from 36 to 54 ₾, and laying laminate from 20 to 30 ₾ per m² of floor. The wall area in an apartment is usually 2.5–3 times the floor area, so most of the estimate goes on the walls.

An apartment with level walls and screed, where preparation and painting are enough, is closer to the lower end. The price goes up with several layers of wallpaper, whitewash, cracks at partition joints and walls in side light from panoramic windows. The final cost is set after the site measurement and agreement of the estimate, and the price of each stage is fixed in the contract.

Stages and timelines

  1. Inspection and preliminary estimate

    1–2 days

    We look at the apartment in person or by video: the consumer unit, the pipes under the sink, how level the floor is, the moisture in the external walls. A preliminary estimate from photos and a plan arrives within 24 hours on business days.

  2. Protection and strip-out

    1–2 days

    We cover the windows, the floor and any furniture staying in the apartment. We remove the wallpaper, skirting boards, socket covers and old silicone.

  3. Ceilings and walls

    1–1.5 weeks

    We fill cracks, apply skim coat, sand and prime. Before painting, we check the external walls with a moisture meter.

  4. First coat of paint and floors

    4–6 days

    We give the ceiling and walls their first coat of paint, then lay the flooring with underlay and skirting.

  5. Doors, lighting and sanitary ware

    4–5 days

    We hang the doors, replace the sockets, switches, light fittings and taps, apply the final coat of paint and replace the silicone.

  6. Cleaning and handover

    1 day

    We clean up the construction dust, and you accept the work on site or by video. We leave a tin of paint with the colour code in the apartment.

Local specifics in Batumi

Skim coat and paint need a dry wall and warmth. From November to March the external walls of an empty apartment are cold and damp, a coat of skim takes noticeably longer to dry than in summer, and paint on a damp base holds less well and goes on patchy. So in winter, before painting, we switch the air conditioner to heating or put in a dehumidifier, and measure the moisture in the wall with a meter.

Walls that catch the sun through sea-facing and west-facing windows fade faster than the rest. For them we use paint with lightfast pigments and advise against deep shades: in a couple of years a touch-up on a faded wall will show as a patch.

The reveals of windows and balcony doors often darken by spring from condensation on the cold frame. In a cosmetic renovation we wash them, treat them with antiseptic and repaint them. If the stains come back every winter, the cause is the joint between the frame and the wall, or the ventilation, and paint won't get rid of it. In a residential complex with a reception desk, we submit the list of workers and the waste removal times in advance.

Materials and brands

For walls we use vapour-permeable washable paint, for example Caparol or Chromodomi. The hallway and kitchen need paint with a high scrub resistance class, while in bedrooms a deep matt paint works well, as it shows less unevenness. Skim coat and primer are Knauf or equivalent.

We hang only non-woven wallpaper without a vinyl layer, and only on internal walls. In dry rooms we lay class 32–33 laminate with impregnated click joints: Kastamonu at the budget end, Kronotex in the mid-range. For the hallway and kitchen we recommend SPC vinyl. In the bathroom we use sanitary silicone with an antifungal additive.

What makes up the cost

Timeline: usually 2–3 weeks for a 30 m² studio, 3–4 weeks for a 45 m² 1+1, 4–6 weeks for a 70 m² 2+1; exact timing after the site measurement

  • a complex paint shade or wallpaper with a large pattern mainly changes the cost of materials

What raises the cost

  • several layers of old wallpaper and whitewash that has to be washed off down to the base
  • walls for painting in side light from large windows: more skim coat and sanding
  • cracks at partition joints that we reinforce with mesh or glass fibre lining
  • furniture and belongings in the apartment that have to be moved and covered

What lowers the cost

  • a level screed that the flooring can go straight onto without preparation
  • paintable non-woven lining on a wall with minor defects instead of a full skim coat
  • doors in standard openings with no widening

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

A 2-year warranty on painting, floors, doors and installation.

In a cosmetic renovation we don't replace the pipes and wiring, so they carry no warranty, and we show you their condition in photos before work starts. If we do replace any of the old services under a contract addendum, the new pipes and cables in the walls carry a 5-year warranty.

Questions and answers

How much does a cosmetic apartment renovation cost per m² in Batumi?

From 210 to 300 ₾ per square metre of apartment floor area. This price includes labour and basic materials: skim coat, primer, paint and adhesive. You choose the wallpaper, flooring, doors, light fittings and sanitary ware yourself, and they are priced separately in the estimate, by the models you pick.

Apartments with several layers of wallpaper, whitewash and walls that take a long time to bring up to a paintable finish are closer to the upper end. We'll send a preliminary estimate from photos and a plan within 24 hours on business days. The final cost is set after the site measurement and agreement of the estimate.

Can walls be painted over old wallpaper?

Only if it is paintable wallpaper, non-woven or glass fibre, and it is firmly stuck. Ordinary paper and vinyl wallpaper gets soaked by the water in the paint and lifts in bubbles, and its seams then show through the paint.

We remove wallpaper like this: we score it with a perforating roller, soak it and scrape it off. Underneath there is often exactly what made removing it worthwhile: patches of mould on an external wall, old whitewash, cracks in the plaster. We fix all of this before the skim coat.

Can laminate be laid over old linoleum or tiles?

Over linoleum, no. The soft layer gives underfoot, the laminate's click joints move and eventually open up, and on top of that you can't see what state the screed under the linoleum is in.

Over old tiles, yes, if they are firmly fixed, with no hollow spots when tapped, and the level differences between tiles are small. We also check the height: the new floor will rise by about a centimetre, and the doors sometimes have to be trimmed at the bottom. We finish the threshold to the bathroom separately, so that water from the bathroom can't get under the laminate.

Can a cosmetic renovation be done without moving out of the apartment?

Yes, if we work room by room. We move the furniture from the room being worked on into the next one, sand the walls with a sander connected to a vacuum, and water-based paint barely smells after a day. The kitchen and bathroom stay usable, except on the day we replace the silicone and the tap.

The timing is longer, though, because the crew has to wait for the next room to be cleared. Things that don't like dust, such as clothes and electronics, are best put away in closed wardrobes or boxes for the time being.

Can a socket be moved or added during a cosmetic renovation?

One or two sockets can be added from an existing circuit: we cut a short chase, run the cable from the nearest junction box and make good the wall before the skim coat. This is a separate line in the estimate, and we photograph the cable run before it is closed up.

If you need a new circuit from the consumer unit, for example for an air conditioner, oven or water heater, that is electrical installation rather than cosmetic work. We price it separately, lay new cable and fit a circuit breaker in the consumer unit. A circuit like this in the wall carries a 5-year warranty, like any concealed wiring we have installed.
