One apartment at different renovation stages: bare concrete, plastered walls and a finished room

Full apartment renovation in Batumi

A full apartment renovation in Batumi replaces everything hidden in the walls and floor: the wiring and consumer unit, the pipes from the riser, the screed, the plaster and the bathroom waterproofing, and after that the finishes. It is done in resale apartments, after leaks and when the layout changes. Prices start from 570 ₾ per m² including labour and rough-work materials. We photograph every service run before it is closed up, and concealed services carry a 5-year warranty.

What a full apartment renovation includes, item by item

A full apartment renovation in Batumi starts where a cosmetic one stops: with what is hidden in the walls and floor. In the estimate it is broken down into blocks, each with its own line, quantity and price.

BlockWhat it includes
Strip-outFloors, tiles, doors, sanitary ware, old wiring; screed and plaster where they have come away or sound hollow; waste removal
PartitionsTaking down non-load-bearing walls, building new ones from aerated concrete or breeze blocks, door openings
ElectricsA new consumer unit with circuit breakers and RCDs (residual current devices), copper cable in separate circuits, all points to the plan
Water and drainsPipework from the valves on the riser to every fixture, a manifold with access, drains laid to a fall
Walls and floorWall plaster to guide beads and floor screed to guide rails, waterproofing of the bathroom and balcony
Ventilation and air conditioningChecking the draught in the ducts, extractor fans with non-return valves, air conditioner pipe runs inside the walls
FinishingSkim coat, tiles, painting, flooring, doors, fitting sanitary ware and light fittings

Our comparison of cosmetic and full renovation shows when an apartment can do with less. A private house needs a wider scope: the roof, facade and foundations come on top of the services and finishes, and that is a separate service, full renovation of a private house.

Measurements and test openings before the detailed estimate

We work out a preliminary estimate from photos and a plan, and the detailed one after the foreman has gone round the apartment with instruments. A measuring mistake costs more here than in a cosmetic job, because the measurements decide the screed thickness, the amount of plaster and the length of the service runs.

  • We tap the old screed and tiles and, with your consent, open up the floor in one corner: this shows how thick the screed is and what lies beneath it. That decides whether we take the floor back to the slab or level over it, and the difference shows both in the strip-out line and in the timing.
  • We check the walls with a straightedge and by tapping: how far a wall leans decides how much plaster it needs, and the sound shows where the old layer has come away and will have to be knocked off.
  • We look at the supply: the apartment's main circuit breaker and the cable from the floor distribution board. If it can't carry a water heater, an induction hob and air conditioners, we settle the capacity question before you buy the appliances.
  • We open the boxing around the risers to see what the pipes are made of and whether there are valves on the branches.
  • We check the building documents to see which walls are load-bearing. Under the rules as of 2026, taking down partitions needs no permit, while load-bearing structures are only altered to a design and with a permit.

Anything that only becomes visible after the strip-out, such as the condition of a pipe inside a wall, we mark in the estimate as a possible item with a price. If you are not in Batumi, you can watch the test openings and measurements by video: that is how renovation while the owner is abroad works.

Why the stages go in this order

A full renovation in a resale apartment starts with shutting things off. We close the water at the valves by the riser, isolate the old wiring at the consumer unit and put in a temporary board for tools and lighting. Strip-out goes from top to bottom: ceiling, walls, tiles. The screed comes up last, so that there is a floor to carry the waste out over.

After the strip-out the foreman measures the apartment a second time. The exposed slab and walls show what was hidden under the finishes: cracks, old embedded fixings, partitions out of true. With this information we close the possible items in the estimate. Only then do we build the partitions and replace the windows, so that the plaster on the reveals and walls goes on once.

Cable and pipes are laid on the bare walls and slab. The water pipes are pressure-tested before plastering, the bathroom waterproofing is tested with water before tiling, and both steps are photographed. From there the bathroom follows the same rules as a turnkey bathroom renovation, and laminate or engineered wood goes down only once the moisture meter shows an acceptable moisture level in the screed.

How long a full renovation takes

We count the timing from the day the crew arrives on site to the final clean. For a resale apartment with a complete strip-out, new services and finishing, without made-to-measure furniture, it usually works out as below. We'll give the exact timing after the measurement and test openings:

  • studio of about 30 m²: 8–10 weeks;
  • 1+1 (one-bedroom) of about 45 m²: 10–14 weeks;
  • 2+1 (two-bedroom) of about 70 m²: 3.5–4.5 months;
  • 3+1 (three-bedroom) of about 100 m²: 4.5–6 months.

It takes longer in apartments where the screed is taken back to the slab and poured again, and where the tiles are only chosen once tiling is under way: the bathroom then stands idle while the delivery is on its way.

Full apartment renovation in Batumi: risers, neighbours and building rules

In a full renovation we replace an old steel riser within your apartment, from slab to slab, by agreement with the building's management company or maintenance service. Where it meets the neighbours' pipe we fit an adaptor coupling, valves go on the branches, and we leave an access hatch to the riser. The water in the riser is shut off by the building's maintenance service, so we fix the shut-off day with them in advance and warn the neighbours above and below.

Hammering on screed and tiles carries through the floor slabs for several storeys. We do this work within the legal hours of 08:00 to 23:00, or under the building's rules if they are stricter, and we warn the neighbours about noisy days in advance. Waste goes out in bags, the lift and corridor are covered with protection, and waste removal is agreed with security or reception. Before work starts we video the stairwell and lift, so that later there is no argument about scratches we had nothing to do with.

Mistakes that mean ripping up the tiles later

  • An old piece of pipe is left between the riser valve and the new pipework. The pipes in the wall are new, but the leak starts on the old metre by the riser.
  • Pipe joints are buried in the wall with no access. The manifold and valves should sit behind a hatch.
  • New screed is poured over old screed that sounds hollow. A year later cracks run through it, and the tiles split along the same lines.
  • No separate circuits are put in for the air conditioners, oven and water heater, and later the finished walls get chased.
  • A damp external wall is plastered without drying and antiseptic, and after one winter the black stain is back in the corner.
  • Nobody thinks about the floor height in the bathroom. With a floor drain and waterproofing it ends up higher than the hallway, and a threshold appears that nobody agreed to.

In resale apartments, a quick renovation for sale often looks just like this, and then renovating a resale apartment starts with a complete strip-out. We photograph each of these spots before it is closed up, and the routing diagrams go into the handover file.

Full renovation price per m² and what it includes

A full apartment renovation costs from 570 to 780 ₾ per square metre of floor area. This price includes the work at every stage and the rough-work materials: mixes, cable, pipes, waterproofing, metal profiles, aerated concrete blocks. Finishing materials, that is tiles, flooring, doors, sanitary ware and light fittings, are priced separately according to your choice.

The price per metre is built up from items you can see in the estimate. Partition masonry in aerated concrete or breeze blocks costs from 76 to 100 ₾ per m² of wall, and floor screed to guide rails from 40 to 66 ₾ per m². A plumbing point, meaning one water or drain outlet, costs from 96 to 145 ₾. A bathroom with a shower, basin, toilet and washing machine has about ten of them: three each for the shower and basin (cold water, hot water and drain) and two each for the toilet and washing machine. That is why a second bathroom noticeably raises the price of an apartment of the same size.

Thick screed on an uneven slab, moving wet areas, replacing a riser and a large number of electrical points push the price towards the upper end. An apartment where the plaster holds and we don't knock it off, and where the layout stays the same, is closer to the lower end. The final cost is set after the site measurement and agreement of the estimate, and we don't raise the price of a stage in the contract unless the scope changes.

Stages and timelines

  1. Measurement, test openings and detailed estimate

    3–5 days

A laser level, a moisture meter, test openings by the riser, in the consumer unit and in the floor. We send the detailed estimate with possible items after the measurement.

  2. Strip-out back to the base

    1–2 weeks

We remove the finishes, and the old pipes and wiring where they don't hold or have reached the end of their life, and carry the waste out in bags according to the building's rules.

  3. Partitions, cable and pipes

    2–3 weeks

We build the partitions, lay the cable and pipes, carry out the pressure test and photograph the runs.

  4. Plaster, screed and drying

    3–4 weeks

We level the walls and floor to guide beads and guide rails. While the screed dries, the skim coat goes on the walls.

  5. Waterproofing and tiling

    2–3 weeks

We test the bathroom waterproofing with water, then tile the bathroom and kitchen.

  6. Floors, doors, fixtures

    2–3 weeks

Painting, flooring once the screed moisture has been measured, doors, sanitary ware and light fittings.

  7. Acceptance and handover file

    2–3 days

We check every point with you on site or by video, and hand over the routing diagrams and photos of concealed work.

Local specifics in Batumi

Once an old bathroom or kitchen has been stripped out, the walls and slab often turn out to be wet right through: water has been sitting under the tiles for years. In Batumi's humid air they won't dry out on their own, so before plastering we run a dehumidifier for one to two weeks and check the moisture with a meter. Without this, the new plaster will start to darken in the very first winter.

Exposed walls are a chance to check the ventilation. In old buildings the bathroom or kitchen duct is sometimes blocked with debris or closed off during someone else's renovation, and then neither antiseptic nor new paint will keep the corner dry. We check the draught before closing up the ceiling, and agree cleaning of the shared duct with the building's management company.

Apartments for letting get their full renovation out of season: if you start in autumn, by summer the apartment has time to dry out, get its furniture and have photos taken for the listing. We ask for the building's rules on noisy work, water shut-offs and waste removal before drawing up the schedule.

Materials and brands

In a full renovation the brand matters most where the work is later covered up and where something new goes onto an old base. After the strip-out we treat external walls with an antiseptic primer, for example Ceresit, and choose screed mixes with a clear drying time on the technical data sheet: Knauf, Ceresit or Weber. A fast-drying screed costs more, but the floor can go down sooner.

If we replace the windows, we use REHAU uPVC profiles, or Asistal thermally broken aluminium: by the sea, a profile without a thermal break sweats on the inside in winter. For a wall-hung toilet we fit a Geberit installation frame or equivalent. You choose the finishing materials, and we check that they suit the base and the humidity.

What makes up the cost

Timeline: usually 8–10 weeks for a 30 m² studio, 10–14 weeks for a 45 m² 1+1, 3.5–4.5 months for a 70 m² 2+1; exact timing after the site measurement

  • a goods lift and space for unloading affect how fast the strip-out and waste removal go

What raises the cost

  • an uneven floor slab and thick screed
  • replacing a riser and agreeing the water shut-off with the building
  • moving the kitchen or bathroom, with drains laid to new falls
  • a large number of electrical points and separate circuits for appliances
  • stripping out tiles and screed that are firmly fixed

What lowers the cost

  • plaster that can stay after tap-testing
  • the same layout, with the wet areas staying where they are

Guarantees

A 2-year warranty on the work, 5 years on pipes and cables in walls.

The five-year term covers all the wiring, water pipes and drains we have installed. Before closing up, we photograph each run with a tape measure in the frame, and these photos go into the handover file together with the diagrams. The warranty doesn't cover sections of the shared risers outside the apartment that we didn't replace.

Questions and answers

How much does a full apartment renovation cost per square metre in Batumi?

From 570 to 780 ₾ per m² of apartment floor area. The price includes the work at every stage and the rough-work materials: mixes, cable, pipes, waterproofing, blocks for partitions. You choose the tiles, flooring, doors, sanitary ware and light fittings yourself, and they appear separately in the estimate.

Within the range, the price depends on the number of wet areas and electrical points, the screed thickness and whether the riser is replaced. We make a preliminary calculation from photos and a plan, and the final cost is set after the site measurement, the test openings and agreement of the estimate. The price of each stage is fixed in the contract.

Do the windows need replacing in a full apartment renovation?

Not always. We replace them if the frames leak, the sashes don't close tightly, a glazing unit has misted up between the panes, or in winter water constantly stands on a cold aluminium profile without a thermal break and the reveals turn black. Windows in working order stay: we adjust the hardware and replace the seals.

If they are replaced, it is done before plastering: the new window goes into the opening first, then the reveals are made, and they go on once. Outside we cover the joint between the frame and the wall with tape against rain, and inside with a vapour barrier, otherwise the foam gets wet and the reveals darken within a couple of seasons. In an apartment building the colour and division of the frames are sometimes set by the facade rules, and we check this in advance.

What is a pressure test of the water pipes, and why is it done?

It is a check of the new pipes under pressure before they are covered with screed, plaster or tiles. We fill the system with water and raise the pressure above the working pressure, usually to about one and a half times, then hold it and watch the gauge. Plastic pipe stretches slightly under pressure, so in the first few minutes the needle drops a little, but after that it should stay put. If it holds and the joints are dry, the pipes can be closed up.

A leak found during the pressure test costs one fitting. The same leak a year later means ripped-up tiles and a damaged ceiling at the neighbours' below. We photograph the gauge and the pipe runs, and these photos go into the handover file.

Does the old plaster have to be knocked off in a full renovation?

No. We tap every wall: if the plaster holds, sounds solid with no hollows and doesn't crumble, we leave it and level over it. That saves both money and a week or two on the timeline.

We remove it where it has come away and sounds hollow, where there is mould underneath, in the bathroom if it is gypsum plaster, and along the new wiring runs. We record the decision for each wall in photos, and the estimate shows how many metres we are knocking off and why.

What cable cross-section is needed when rewiring an apartment?

We use copper cable only. Lighting usually gets 1.5 mm² on a 10 A circuit breaker, sockets 2.5 mm² on 16 A, and an induction hob 6 mm² on 32 A. The water heater, oven, washing machine and each air conditioner get a circuit of their own, and the wet areas are connected through an RCD.

That is how we do it in a typical apartment, and for powerful appliances and long runs we recalculate the cross-section for the load. We label the cross-section and breaker of every circuit in the consumer unit and record them in the handover file, so nobody has to guess later what can be plugged into a kitchen socket.
