One apartment at different renovation stages: bare concrete, plastered walls and a finished room

Apartment pre-finishing in Batumi

Apartment pre-finishing in Batumi takes white frame to the point where the painter, the tiler and the flooring fitter can get straight to work. We run the electrics and water to your plan, waterproof the wet areas, skim the walls for the finish you have chosen and level the floor for a specific covering. Labour costs from 175 ₾ per m² of apartment, with materials extra. We hand over the stage with a certificate and routing diagrams, so the finishing can also be done by another crew.

The condition we start from and where we stop

We start apartment pre-finishing in Batumi from one of two conditions. More often it is the developer's white frame: the plaster and screed are already there, but the wiring, the flatness and the outlets have been done for a standard apartment, not for your furniture. Less often it is our own rough renovation from black frame, or after a strip-out in a resale apartment. Then the services are already in place, and what is left for pre-finishing is the skim coat, levelling the floor and primer.

The stage ends when the walls and floor are ready for finishing and nothing more needs chasing or pouring. “Pre-finishing” is a market term, and different contractors put different things into it. So in the contract we write not the name but a list: which walls we prepare for paint, which for wallpaper or tiles, and what covering we level the floor for in each room. Next comes finishing, which we can do, or a crew of your choice.

White frame and pre-finishing: what is the difference

In photos both apartments look equally grey, and in listings they are easy to confuse. The difference is what each one is ready for. The developer writes the scope of white frame into its own contract, and we describe pre-finishing as a list of work in ours. Into white frame you bring a crew to do the renovation; into an apartment after pre-finishing you can bring the painter and the tiler straight away.

How we check the developer's screed and plaster and decide what to keep is covered on the page about white frame renovation. Pre-finishing covers only the first half of the way to moving in. It is ordered on its own when the owner wants to put off the finishing, or hand it to their own crew or to a designer who works with their own tradesmen.

A finishes map: what to decide before the skim coat

The same wall is prepared differently for paint, wallpaper and tiles, and a floor is levelled to different accuracy for laminate and for glue-down vinyl. So before the start we draw up a map of the apartment: the finish of every wall and the covering of every floor. From it, the estimate shows how many skim coat passes and what floor layer you are paying for. The most expensive decisions are the ones changed after the stage:

DecisionWhat depends on it nowIf you change your mind after the stage
Paint or wallpaperthe number of skim coat passesfrom wallpaper to paint: another finishing pass and sanding
Semi-matt paint, walls by panoramic windowsa finishing coat in two passes and a check with a lamp held along the wallfrom matt to semi-matt: another finishing pass, otherwise waves will show in the light
Tiles on a wallno skim coat, only primer for the adhesiveskim coat under the future tiles is removed down to the plaster
Laminate or glue-down SPC vinylwhether a self-levelling layer is neededfor glue-down vinyl the floor is topped up and has to dry again
Porcelain tiles instead of laminatethe floor level, allowing for the adhesive layerrecalculating the thresholds, trimming the door leaves
Positions of the air conditioners, TV and bedpipe runs and socketsa new chase through the finished skim coat

Skim coat grades and the number of passes are covered on the page about skim coating walls, and when a floor can do without a self-levelling layer, on the page about the self-levelling floor.

The order of work: the skim coat goes after all the chasing

The pre-finishing stage is easiest to spoil through the order of work. Every chase cut after the skim coat means filling it, sanding again, and a patch that will later show through the paint. So we go like this:

  1. setting out to the furniture plan: sockets, outlets, positions of the air conditioning units, and a laser line from the finished floor level on every wall;
  2. chases, new circuits, moving water and drain outlets, air conditioner pipe runs, then a pressure test and a continuity test;
  3. correcting walls and screed where they failed the check, replacing gypsum plaster with cement plaster in the shower area, plasterboard boxing and niches;
  4. waterproofing the bathroom and balcony, then 24 hours under water;
  5. skim coat, sanding and reveals;
  6. a self-levelling layer where it is needed: nobody is carrying stepladders and buckets of mortar across the room any more, and the layer has time to dry while the tiler and the painter are working at the finishing stage;
  7. primer, photos, diagrams and the stage certificate.

We usually do the bathroom waterproofing in parallel with the skim coat in the rooms: they are different tradesmen in different rooms, and no week is lost in the schedule. Which product we use in the bathroom, and which in a walk-in shower without a tray and on the balcony, is described on the page about waterproofing.

Acceptance if another crew will do the finishing

If another contractor will do the finishing, accepting the stage becomes the boundary of responsibility, and it is better if a tradesman from the next crew is there. We show them the walls with a lamp, the floor with a straightedge and a moisture meter, the needle of the pressure gauge and the continuity test on the circuits. Comments recorded that day we put right before the certificate is signed. A wave noticed only after painting is harder to sort out: under paint you can't see where our work ended and someone else's began.

Together with the certificate we hand over the things without which the finishing crew would be working blind:

  • routing diagrams for the electrics and water, with dimensions from the floor and the corners;
  • a line from the finished floor level on the walls of every room;
  • a wall map: which walls are ready for paint, and which for wallpaper or tiles;
  • a list of the products on the walls and floors, so that compatible adhesive and paint are chosen;
  • photos of the waterproofing before it was covered, and a video of the water test.

How much apartment pre-finishing costs in Batumi

Pre-finishing from white frame costs from 175 to 265 ₾ per m² of apartment floor area. This is the price for labour only. Materials are priced separately: you buy the mixes, primer, cable, pipes and waterproofing yourself from our list, or have us buy them. In the price table rough-work materials are shown as a separate line, from 120 to 155 ₾ per m² of apartment, but from white frame less of them is usually needed than in a full rough cycle.

Within the range, the price is moved by the number of new circuits and moved outlets, the skim coat grade and the area that needs a self-levelling layer. As a guide: skim coating walls for painting costs from 23 to 36 ₾ per m² of wall, a self-levelling floor from 14 to 18 ₾ per m², and a liquid waterproofing membrane in two coats from 30 to 42 ₾ per m². An apartment where the developer's layout matches your furniture and the walls are going under matt paint and wallpaper is closer to the lower end. Moving the kitchen, air conditioner runs to every room and semi-matt paint by panoramic windows push the price up.

If the apartment is in black frame, it needs rough renovation first: that costs from 370 to 505 ₾ per m², including rough-work materials. The final cost is set after the site measurement and once the estimate is agreed, and the price of each stage is fixed in the contract.

Stages and timelines

  1. Check and finishes map

    1–2 days

    We measure the walls and screed, check the outlets against the furniture plan, and record the finish of every wall and the covering of every floor.

  2. Setting out

    1 day

    We mark out the points and runs, and transfer the finished floor level to every wall with a laser line.

  3. Services

    1.5–2 weeks

    Chases, new circuits, moving outlets, air conditioner runs. The water supply is pressure-tested, and the circuits get a continuity test.

  4. Corrections and boxing

    3–5 days

    We correct the developer's walls and screed where they failed the check, and build boxing and niches.

  5. Waterproofing

    3–4 days

    Two coats in the bathroom and on the balcony, 24 hours under water, photos before it is covered.

  6. Skim coat, self-levelling floor and primer

    1–1.5 weeks

    We skim to the grade your finish needs, pour the floor where needed and prime.

  7. Stage certificate

    1 day

    We go through the stage with you or with a tradesman from the next crew, and hand over the routing diagrams and the wall map.

Local specifics in Batumi

Batumi new builds have a lot of panoramic glazing, and light coming along the wall from the window shows every wave in the skim coat. We prepare these walls to a higher grade and accept them in daylight, in the same light you will later see them in. Walls by south- and west-facing windows we check again at the hours when the sun shines into the room.

Before skimming the reveals and levelling the floor by the balcony door, we check the developer's windows. After construction the drainage holes in the bottom of the frame are often clogged with mortar, and after slanting, wind-driven rain the water comes out not outside but onto the windowsill and the floor. We clean out the holes, cover any exposed expanding foam with tape, and only then skim the reveals, otherwise by spring they darken with damp.

Chasing concrete is the noisiest part of the stage. In a building where the neighbours already live or let their apartments by the night, we schedule it for the middle of the day, within the hours allowed by law and by the building rules.

Materials and brands

We choose the products at this stage so that the next crew can work with them too. We waterproof the bathroom and balcony with a Ceresit, Mapei or Weber system and write in the certificate which one: it is best to use tile adhesive of the same brand on top, since the manufacturer has tested the two together. The self-levelling layer is poured with a mix from the same system.

We use Knauf skim coat, with the base and finishing coats from one product line, and a primer for the future paint, for example Caparol, if that is the paint that will be used. Boxing for the installation frame and the pipes in the bathroom is built on Knauf studs from moisture-resistant plasterboard, such as AK Bulut. Cable is copper, for example Ünal Kablo, and back boxes are deep, so that at the finishing stage the faceplates sit flush against the wall.

What makes up the cost

Timeline: usually 3–5 weeks for a 1+1 apartment of about 45 m² from white frame without moving walls; after that the self-levelling layer still has to dry to the moisture meter limit

  • materials: you buy them from our list or have us buy them

What raises the cost

  • moving the kitchen or wet areas away from the developer's outlets
  • air conditioner runs to every room
  • walls for semi-matt paint and along panoramic windows
  • screed with a large level difference that needs a thick levelling layer

What lowers the cost

  • the developer's layout matches your furniture
  • walls for tiles and wallpaper that don't need a high-grade finish

Guarantees

A 2-year warranty on work and 5 years on our pipes and cables.

The five years apply to the water supply, drains and wiring in walls and floors that we laid. Waterproofing, air conditioner runs and the skim coat carry the warranty on work, 2 years. We hand over the routing diagrams and the list of products together with the certificate: with them, the next crew drills clear of the cables and chooses paint and adhesive to suit our layer. Damage left by that crew is not covered by our warranty.

Questions and answers

How much does apartment pre-finishing in Batumi cost per m²?

From white frame, labour costs from 175 to 265 ₾ per m² of apartment floor area. That is the price for labour only: running the services to your plan, waterproofing the wet areas, skimming the walls and levelling the floor for the chosen covering. Materials are priced separately; you can buy them from our list or have us buy them.

Moving the kitchen, air conditioner runs to every room and walls for semi-matt paint cost more. We'll send a preliminary estimate from photos and the plan within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed.

Can I leave the apartment after pre-finishing until next year?

Yes, as long as the apartment doesn't stand closed up and damp all that time. Before the break we shut off the water at the inlet and leave a dehumidifier draining into the sewer, or arrange for the apartment to be aired regularly. In that case the final primer for paint goes on just before the finishing: over the months dust settles on the walls, and primer holds less well over it.

Before the finishing we measure the moisture in the walls and floor again. We look first at the corners by the external walls and at the reveals: if mould has appeared there, we strip the affected skim coat back to the base and only reapply it after drying and an antifungal treatment.

How long does apartment pre-finishing take?

For a 1+1 of about 45 m² from white frame without moving walls, it usually takes us 3–5 weeks. The services take longest: chases, new circuits, moving outlets and air conditioner runs. If sections of the developer's screed have to be poured again, the timing grows by the time they take to dry.

Some pauses can't be shortened: the waterproofing stands under water for 24 hours, the self-levelling layer dries to the moisture meter limit, and in winter the skim coat dries more slowly in a cold apartment. We'll give the exact timing after the site measurement and write it into the schedule in the contract.

What is the finished floor level, and who sets it?

It is the height at which the top of the finished covering will be: tiles, laminate or boards. From it we work out the thickness of the self-levelling layer, the height of the thresholds, the bottom of the door leaves and of the sockets near the floor, and in the bathroom the fall to the floor drain.

The foreman sets it on the first day of the stage, from the highest point of the floor and from things that can't be moved, such as the threshold of the balcony door unit. A line right at floor level would be rubbed off during pouring and hidden by the skirting, so it isn't drawn. Instead, we use a laser to draw a line through all the rooms at a fixed height above it, usually one metre, and the finishing crew measures down from that line.

Can pre-finishing start if the tiles and flooring haven't been chosen yet?

Yes, if the type of finish is known. We need to know which walls will get paint, wallpaper or tiles, and what goes on the floor in each room: laminate, glue-down SPC vinyl, porcelain tiles or boards. The skim coat grade, the self-levelling layer and the floor level depend on this. The collection, colour and pattern can be chosen later.

There are two exceptions: large formats and wall-hung sanitary ware. The position and height for an installation frame and a shower floor drain are set now, and for 60×120 tiles the wall and floor are prepared flatter than usual.
