What the finishing stage includes and what is done before it

Apartment finishing in Batumi starts where the preparation ended. By this point the walls are ready for paint or wallpaper, the floor is ready for the chosen covering, the cables and pipes are at their points under caps, and the wet areas are waterproofed. Everything that is hidden in the walls and floor is done earlier, at the rough stage and during pre-finishing, and the finishing crew doesn't touch it.

Our finishing work includes:

  • tiles in the bathroom, on the kitchen splashback and on the balcony, grout and silicone;
  • touching up the skim coat where joints have shown through after the boxing went up, primer, two coats of paint or wallpaper;
  • stretch or painted ceilings and curtain track recesses;
  • laminate, SPC vinyl or porcelain tiles on the floor, threshold strips, skirting boards;
  • interior doors with architraves and hardware;
  • sockets, switches, light fittings, toilet, washbasin, taps and heated towel rail;
  • post-renovation cleaning.

New circuits and moving outlets are not part of finishing. After painting, every chase means dust over the finished surfaces and repainting the whole wall, so these decisions are needed before the start. We measure for a custom kitchen and wardrobes against the finished tiles and walls, but making them is not included in the price of the finishing work and is priced separately.

The base: what we check before the first bag of adhesive

If we did the rough and pre-finishing stages, the base has already been accepted against certificates, and the crew starts straight away. If the apartment was prepared by the developer or another crew, the foreman first spends a day checking it. Otherwise a wave in the screed or a damp corner will only show up in the finished laminate and paint, and the finish will have to be redone together with the base.

  • We look at the walls with a lamp held along the surface: waves, sanding marks, cracks where blockwork meets the columns.
  • We check the screed and the self-levelling layer with a straightedge and a moisture meter. Laminate and SPC vinyl need a dry, flat base.
  • We check the outlets against the plan: the mixer and toilet have to fit the tile layout, and the sockets above the worktop have to sit at the right height for your kitchen.
  • We pressure-test the water supply, and give the electrical circuits a continuity test and an insulation resistance test.
  • We find the finished floor level at the front door, the balcony and the shower, so that the floor coverings meet without steps.

We record what we find with photos and measurements and put the corrections into the estimate as separate lines, and the check record stays with you: it shows the condition the walls, floor and services were in when they were handed over to us. If the developer handed over the apartment with part of the finish done, the check follows an inventory, and how that works is described on the page about green frame renovation.

The order of finishing work

The order here is set by mortar, dust and accurate measurements. Tiles go first, and whatever is afraid of dirt and knocks goes in at the end. Some of the work runs in parallel: while the tiler is busy in the bathroom, the painter skims the rooms.

WorkWe start whenWhy
Tiles in the bathroom and on the splashbackthe waterproofing has been tested with water and the sanitary ware has been chosenthe layout is worked out from the outlets and the installation frame
Painted ceilings, two coats of paint on the walls or wallpaperthe tiles are laidcutting tiles makes dust, and adhesive and grout soil the walls
Stretch ceilingthe walls are painted and sanding in the room is finishedonce the film is up, the walls next to it are no longer filled or sanded, only touched up
Flooringthe wet work is finished and the moisture meter shows the base is drylaminate and boards absorb moisture from fresh mortar
Doors and skirting boardsthe floor is laidthe frame is set from the finished floor level, otherwise the door leaf rubs or leaves a gap underneath
Measuring for the kitchen and wardrobesthe tiles, walls and floor are finishedthe units are made to the actual sizes of the recesses
Sanitary ware, sockets, lighting, touch-up, siliconethe main dust has been clearedmechanisms and cartridges don't clog with dust, the touch-up covers installation marks, and the silicone goes onto a clean joint

Finishing stalls more often because of deliveries than because of the work. Made-to-order doors and tiles sometimes take weeks to arrive, and if they aren't there in time for their stage, the crew jumps to another area and the schedule stretches.

Joints that show the quality of the finish

Almost any crew can make a flat wall in the middle of a room. Experience shows where different materials and different tradesmen meet, so we decide these spots before work starts:

  • The bathroom threshold. Tiles and laminate meet under the door leaf, not in the middle of the doorway, with a profile or a thin joint. The tile height is already set by the screed.
  • Sockets in tiles. We put the back box in the centre of a tile or symmetrically on a joint, so that a strip just a couple of centimetres wide isn't left next to it.
  • Skirting board and architrave. The skirting butts up against the architrave, so the doors go in first, and we choose an architrave thicker than the skirting.
  • Bath and wall. Waterproofing tape runs along the junction under the tiles, the tiles come down onto the rim of the bath, and the joint is closed with sanitary silicone. Otherwise water gets in behind the bath.
  • Curtain track and ceiling. The recess for a concealed curtain track is formed when the ceiling goes up; it can't be added later without redoing the film.
  • Window and reveal. We fill the joint between the frame and the reveal with elastic sealant: the frame and the wall move differently in heat and cold.

We draw the tile layout before laying and show it to you: which corner the row starts from, where the cuts will be, where the outlets fall. How we set out the rows and how many tiles go on cuts is covered on the page about tile installation.

When to choose materials so the crew doesn't wait

Our price for finishing covers labour only. You buy the materials yourself or have us buy them from a materials schedule with product codes. Either way, the decisions have to keep to the schedule, because each material is needed for its own stage:

  • before the start: tiles, flooring and the sanitary ware the outlets are set for, since the layout and levels depend on them;
  • in the first week: interior doors, if they are made to order, and the stretch ceiling film;
  • by the middle of the work: paint with its tint code, skirting boards, threshold strips;
  • by the last week: socket faceplates, light fittings, taps and bathroom accessories.

We buy tiles in a single batch with extra for cuts, and check the shade and calibre on the boxes before opening them. We also inspect materials you bring before they go in: it is better to find a defect before the tiles are on the adhesive. If a designer is ordering the materials, we check their schedule before the start.

How much apartment finishing costs in Batumi

Finishing work costs from 265 to 385 ₾ per m² of apartment floor area. This is the price for labour only, on prepared walls and floors. Finishing materials are priced separately: in the mid-range they cost from 390 to 540 ₾ per m² of apartment, and this part of the estimate is usually bigger than the labour itself.

Within the range, the price is moved by the share of tiling and complex details. Laying wall tiles costs from 66 to 96 ₾ per m², wall painting in two coats from 23 to 36 ₾, a stretch ceiling with film and installation from 78 ₾ per m², and interior door installation from 205 ₾ per door. An apartment with two bathrooms tiled up to the ceiling comes out at the upper end. Closer to the lower end is a one-bedroom apartment with one bathroom, painted walls and laminate.

If the base was prepared by another crew and needs correcting, that work goes into the estimate as separate lines. The final cost is set after the site measurement and once the estimate is agreed. We write the price of each stage into the contract, and unless the scope changes, it doesn't go up.

Stages and timelines

  1. Checking the base and the tile layout

    2–3 days

    We check the walls, floor and outlets, draw the tile layout and agree with you how the different materials will meet.

  2. Tiles in the wet areas

    1–2 weeks

    Bathroom, kitchen splashback and balcony: laying, grouting, checking the fall to the floor drain.

  3. Ceilings and walls

    1–1.5 weeks

    We touch up the skim coat, prime, paint in two coats or hang wallpaper, then fit the stretch ceilings.

  4. Floor

    4–6 days

    After measuring the moisture, we lay the flooring with underlay, and the threshold strips.

  5. Doors and skirting boards

    3–5 days

    We fit the doors to the finished floor, followed by the skirting boards.

  6. Final fitting

    4–6 days

    Sanitary ware, sockets, light fittings, touching up installation marks and silicone in the bathroom.

  7. Cleaning and handover

    1–2 days

    We clean the apartment, go through it with you against the acceptance checklist and give you the handover file.

Local specifics in Batumi

In Batumi high-rises the finishing stage runs up against the lift more often than the weather. Large porcelain tiles longer than 120 cm and worktops the full length of the kitchen don't fit into a passenger lift, and packed door leaves only go in at an angle. Not every building has a service lift, and where there is one, it runs during hours set by the building management company. We find out the lift car dimensions and the rules for bringing materials up before ordering: they decide whether to go for large formats and how to get the doors up to your floor.

Apartments with panoramic glazing on the sunny side get very hot by the window in summer. There we lay laminate and SPC vinyl with expansion gaps strictly to the flooring instructions, and by the glass we only use glue-down vinyl that the manufacturer allows for strong heat.

In the damp months paint and grout take longer to dry, especially in an empty, unheated apartment. Before handover we run the air conditioner in dry mode for a couple of days or set up a dehumidifier, so that the apartment isn't locked up with joints that are still wet.

Materials and brands

In finishing, the brand matters wherever you will need an identical part in a few years' time. We fit sockets and switches from one series throughout the apartment, for example Legrand, Schneider Electric or ABB: a broken faceplate or mechanism can be bought later without replacing the ones next to it. We choose tiles from the current collections of brands sold in Georgia, such as VitrA, Kerama Marazzi or Roca, and leave spare tiles from the same batch in the apartment: in a couple of years the collection may be discontinued.

Adhesive, grout and silicone for the wet areas come from the same system as the waterproofing: Ceresit, Mapei or Weber. Paint is tinted in a single batch per room, for example Caparol. We write the tint code into the handover file, so a year later the wall can be touched up in the same shade.

What makes up the cost

  • the grade of the finishing materials you choose

What raises the cost

  • tiles up to the ceiling in the bathrooms, and large formats
  • a second bathroom and a walk-in shower without a tray
  • correcting the base after the developer or another crew
  • shadow gap profiles, concealed curtain tracks and concealed doors

What lowers the cost

  • one bathroom and a straight layout of standard-format tiles
  • painted walls and one floor covering throughout the apartment

Guarantees

A 2-year warranty on the finishes and on fitting the fixtures.

Five years apply to pipes and cables in walls and floors if we laid them at the rough or pre-finishing stage. Services installed by the developer or another crew are not covered by our warranty, so we record their condition in a check record before the finishing starts. Materials carry the manufacturer's warranty.

Questions and answers

How much does apartment finishing in Batumi cost per m²?

Labour costs from 265 to 385 ₾ per m² of apartment floor area. This is the price for labour only, on prepared walls and floors: tiles, painting, ceilings, flooring, doors, and fitting sanitary ware and lighting. Finishing materials are priced separately; in the mid-range that is from 390 to 540 ₾ per m² of apartment.

Apartments with two bathrooms and tiles up to the ceiling are closer to the upper end. We'll send a preliminary estimate from photos and the plan within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed.

Can I order just the finishing if another crew did the rough work?

Yes. Before the estimate the foreman checks the base: how flat the walls are under a lamp, the moisture and levels of the floor, the positions of the outlets, the pressure in the water supply and the insulation of the circuits. If everything is within tolerance, we start the finishing straight away; if not, we show the corrections as separate lines in the estimate.

Ask the previous crew for the routing diagrams and photos of the concealed work. Without them, we find safe spots for a curtain track, wardrobe or shelf with a detector rather than from a diagram. We keep our own check, with measurements, in a record, and it goes into the handover file.

How long does apartment finishing take?

For a 1+1 of about 45 m² on a ready base, it usually takes us 4–6 weeks. Most of the time goes on bathroom tiling and on letting the coats of paint dry, so an apartment with two bathrooms and tiles up to the ceiling takes longer. In winter paint dries more slowly in a cold, empty apartment, and that adds a few days.

More often it is deliveries that shift the timing: made-to-order interior doors and tiles sometimes take weeks to arrive. If you choose them before the start, the crew doesn't have to wait. We'll give the timing for your apartment after the site measurement, and it goes into the schedule in the contract.

How is finishing different from a turnkey renovation?

In what the contract covers. For us, finishing is labour only, on a ready base: tiles, painting, ceilings, flooring, doors, fitting sanitary ware and lighting. By then the walls, floor and services have already been prepared, by us or by another crew, and you buy the finishing materials yourself or have us buy them from a schedule.

Turnkey means one contract for the whole journey from the services to the cleaning, including rough-work and finishing materials. If the apartment is in white frame, finishing alone isn't enough: it first needs pre-finishing, or a full turnkey renovation.

How is finishing different from pre-finishing?

Pre-finishing prepares the base, and finishing puts on it everything you see. After pre-finishing the apartment has grey skim-coated walls, a flat floor with no covering, and back boxes with labelled wires. You can't live in it yet, but there is no more chasing, plastering or floor pouring to do.

If the stages are done by different crews, the certificate marks the boundary between them. The finishing crew accepts the base with measurements, and the comments recorded on that day show who has to put them right. What the preparation itself includes is set out on the page about pre-finishing.
