What our turnkey renovation covers

For us, turnkey apartment renovation in Batumi means one contract and one estimate for everything, after which all that's left is to bring in the furniture: the work, plus rough-work and finishing materials in the grade you choose, buying them, delivering them and carrying them up to your floor, waste removal and cleaning. The kitchen, wardrobes and appliances can go into the same contract, and then you can move straight in. You approve the decisions, and we organise the rest.

On the Batumi market, "turnkey" means different things. Some contractors quote for labour only, others for labour with rough-work materials, and others include finishing materials too. Before comparing prices per metre, check which of these they include. If the developer itself offers the apartment with a finish, that is a different choice, and we cover it in the comparison of white frame and a developer's finish.

How much turnkey apartment renovation in Batumi costs

With mid-range finishing materials, a turnkey renovation costs from 900 to 1,200 ₾ per m² of apartment floor area. The price includes labour, rough-work and finishing materials: tiles, flooring, paint, doors, sanitary ware, sockets and light fittings. Furniture and appliances are not included.

Within this range, the materials themselves move the price most. Mid-range finishing materials cost from 390 to 540 ₾ per m² of apartment, and even within one grade, porcelain tiles and taps from different factories differ noticeably in price. You can see this line by line in the materials schedule, so an expensive item can be swapped without changing the whole package.

A package including the kitchen, wardrobes, furniture and appliances starts from 1,590 ₾ per m². If you'd rather choose the furniture separately and later, furnishing the apartment after the renovation is more convenient. An interior design project is not included in the renovation price and is priced separately.

Apartments where the renovation starts before white frame cost more: black frame, or a resale apartment with strip-out and new services. White frame with outlets that already match your layout costs less. The final cost is set after the site measurement, once the estimate and the materials schedule are agreed.

The materials schedule: how we choose the finishes

Before work starts, we draw up a materials schedule. For each item it gives the grade, manufacturer, product code, quantity and price, and it is attached to the estimate, so you can see how much of the total goes on materials. For each item we offer two or three options in the chosen grade: for example, SPC vinyl or porcelain tiles for the hallway, matt or gloss tiles for the bathroom.

Tiles and sanitary ware can be seen in showrooms; the rest we choose from catalogues and samples that the foreman brings to the site, so you see the shade in the light the apartment will actually have. We order tiles in a single batch with extra for cuts and breakage: usually about 10% for a straight layout, more for a diagonal layout or large formats. A box bought later from another batch can differ in shade and size.

If during the work you pick a more expensive item, the difference shows in the schedule and goes into a contract addendum before the order is placed. You can also go down a grade, as long as the material hasn't been ordered.

What you decide and what we do

From you we need the layout, the grade of finish, an approved materials schedule and acceptance of the stages, in person or by video call. Everything in between is on us:

  • buying to the schedule, with receipts in the weekly report;
  • receiving deliveries and checking batches: tile size and shade, complete sets of sanitary ware, undamaged boxes;
  • storing materials on site until their stage;
  • the suppliers' schedule: when the kitchen fitter comes, when the air-conditioning installer comes;
  • waste removal, cleaning and getting the apartment ready for handover.

You can buy some items yourself, such as light fittings you spotted on a trip. They then come out of the schedule and the package price, and we give you the sizes and the day they need to arrive by, so the crew isn't left waiting on that part of the job.

What to check on the day you get the keys

The final acceptance follows a checklist, with you on site or on a video call. How to check finishes through a screen is covered on the page about renovation while you are abroad. With a turnkey renovation, you also check what you paid for along with the work:

  • the products in the apartment match the product codes in the schedule: taps, tiles, doors, sockets, not look-alike "equivalents";
  • leftover tiles from the same batch are kept in the apartment in case one needs replacing, and the paint tint code is written in the handover file;
  • hot water comes quickly from every tap, the drains don't gurgle, and a paper towel under each trap stays dry;
  • the test button on each RCD in the consumer unit cuts its circuit, and the air conditioner on cooling sends condensate into the drain, not down the wall;
  • doors close without effort, and floors don't creak at the joints;
  • warranty cards, manuals and receipts for the schedule items are in one folder with the handover file.

We record any snags in the certificate with a deadline for fixing them. You make the last payment once all the snags are closed, and at the same time you get the keys against a signed handover form, together with the handover file.

Stages and timelines

  1. Estimate and level of finish

    1 day

    From the plan and photos we work out a preliminary estimate within 24 hours on business days and confirm which grade of materials you need.

  2. Site measurement and materials schedule

    1–2 weeks

    After the site measurement we draw up the detailed estimate and the schedule: two or three options for each item in the chosen grade, with product codes and prices.

  3. Contract and ordering

    3–5 days

    We sign the contract with the price and timing of each stage. Long-lead items are ordered straight away: made-to-order tiles and doors, concealed mixers.

  4. Rough work

    3–5 weeks

    Pipe and cable runs, plaster, screed, waterproofing. Meanwhile the tiles and flooring arrive on site, and we check the batches.

  5. Finishing

    4–6 weeks

    Tiling, painting, floors, doors, ceilings. Materials arrive at the start of their stage, so they don't sit under the dust.

  6. Installation and cleaning

    1–2 weeks

    Sanitary ware, lighting, sockets, air conditioners, then post-renovation cleaning.

  7. Handover against a checklist

    1–2 days

    We check the apartment against the acceptance checklist with you or by video, then hand over the keys against a signed form, together with the handover file.

Local specifics in Batumi

For a turnkey renovation in Batumi, the main local challenge is supply. You can see tiles and sanitary ware in Batumi showrooms, but a large share of finishing materials is sold in Tbilisi and arrives by delivery a few days later, while made-to-order items take weeks. So we approve the schedule before the start and order long-lead items straight after the contract is signed.

The second challenge is storage. Laminate, parquet and interior doors are kept inside the apartment, not on the balcony: in the damp sea air the boxes soak up water. Laminate and SPC vinyl lie in the room for at least two days before laying, and parquet and engineered wood for longer, as the manufacturer's instructions say: the flooring has to adjust to the humidity of the room. Bags of adhesive and plaster go on pallets and are brought in batches for each stage: an opened bag goes lumpy in damp air.

Materials and brands

Mid-range in the schedule means brands that are sold in Georgia and don't involve waiting for delivery from abroad. Porcelain and ceramic tiles: VitrA, Kerama Marazzi, Roca, Halcon. Sanitary ware: Grohe, VitrA, Roca. Laminate from Kronotex or Krono Original, paint from Caparol or Alpina. SPC vinyl is chosen by wear class and the thickness of the wear layer, and the brand matters less there.

In the premium package it is mainly the visible items that change: Italian Marazzi porcelain tiles, Hansgrohe taps, Geberit installation frames and Duravit sanitary ware. The adhesive and waterproofing are the same in both packages, Ceresit, Mapei or Weber: they decide how long the bathroom will last.

What makes up the cost

Timeline: 2–3 months for the finishing of a one-bedroom (1+1) apartment from white frame, and 3–4 months with a made-to-measure kitchen and furniture, if the schedule is approved before the start

  • the grade of materials, fixed in the schedule before the start

What raises the cost

  • starting before white frame: black frame or a resale apartment
  • large-format porcelain tiles and tiling up to the ceiling in the bathroom
  • a second bathroom and fitted wardrobes
  • switching to premium-grade materials during the work

What lowers the cost

  • standard-format tiles laid straight
  • materials in stock in Batumi, with no waiting for orders

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

2 years on finishing and fitting, 5 years on concealed services.

Questions and answers

How much does turnkey apartment renovation in Batumi cost per m²?

With mid-range materials, from 900 to 1,200 ₾ per m² of apartment floor area. This covers labour, rough-work and finishing materials, buying, delivery, waste removal and cleaning. Furniture and appliances are not included; a package with them starts from 1,590 ₾ per m².

We give a preliminary figure from the plan and photos within 24 hours on business days. The final cost is set after the site measurement, once the estimate is agreed together with the materials schedule, where every item has its price.

How is a turnkey price different from the price of a renovation from white frame?

In the set of materials. The price of a renovation from white frame, from 570 ₾ per m², covers labour and everything that goes into the walls and floor: plaster mixes, cable, pipes, waterproofing. Tiles, flooring, doors and sanitary ware you then buy yourself or order from us on a separate estimate.

The turnkey price already includes these materials, and we are responsible for making sure they arrive on time and work together. When comparing other contractors' offers, bring them to the same scope: labour, rough-work and finishing materials of the same grade, buying and waste removal.

Can I change materials during a turnkey renovation?

Yes, as long as the material hasn't been ordered. We add the new item to the schedule, work out the difference, draw up a contract addendum and order only after you have signed it. Tiles that have already arrived can sometimes be returned to the seller, but shops have different return terms, and tiles that have been laid can only be changed by taking them out.

Sanitary ware and light fittings are changed most often: they go in at the end, so the decision can wait. Tiles and flooring are best approved before the start, because the floor levels and the layout depend on them.

How can I tell if a turnkey renovation price is fair?

A price per metre without a breakdown says little. Ask for an itemised estimate and a materials schedule with product codes: they show which tiles are allowed for, how many electrical points there are, and whether bathroom waterproofing running up the walls and waste removal are included.

Compare offers against one list: the grade of materials, the scope of work, who buys and stores the materials, the warranty on concealed work and the payment terms. If a contractor asks for the full amount up front or can't name product codes, a low price per metre usually means some of the work or materials hasn't been included in it.

What does mid-range mean for materials in a turnkey renovation?

These are materials that stand up to a humid climate and can be repaired without ordering parts from abroad. For example, class 32–33 laminate with water-resistant locking joints or SPC vinyl, porcelain tiles on the floor instead of ceramic ones, taps with ceramic cartridges, and interior doors with moisture-protected edges. Per square metre of apartment, materials like these cost from 390 to 540 ₾.

The premium package starts from 1,680 ₾ per m² and differs mainly in the visible items: large-format tiles, engineered wood flooring, concealed doors, designer sanitary ware. We fix the grade in the schedule before the start, so that estimates are compared against the same list.
