Renovation and construction warranty in Batumi

Our work carries a 2-year warranty, and concealed services in walls and floors carry 5 years. Materials and appliances come with the manufacturer's warranty, and we hand you the documents for them. The terms are the same for apartments, houses and commercial premises and are written into the contract: what the warranty covers, what it does not cover and how to make a claim.

Our renovation and construction warranty in Batumi is set out in full in the contract: the periods, what it covers and how to make a claim. Here are the same terms in plain words, so you can check them before you sign. The date the warranty runs from is recorded in the completion certificate.

The period for concealed services is longer because a defect in them often doesn't show straight away. To fix it, the finishes have to be opened up: the tiles taken off, the leak found, a section of pipe replaced and the tiling put back. That is why we test this work and photograph it before it is closed up.

The manufacturer sets the warranty period and terms for appliances and materials. If the tap or the air conditioner itself breaks down, the claim goes to the manufacturer or the seller, using the documents we gave you. If the installation is the cause, it is covered by our warranty.

What the warranty covers

The warranty covers defects in our work and installation that appear under normal use. For example:

  • Cracked or detached plaster, skim coat or screed, if our work is the cause
  • Tiles that have come away from the base, and joints that have opened up
  • Leaks in pipes, fittings and joints that we installed
  • Faults in the wiring, sockets and switches, and in a consumer unit (fuse box) we put together
  • Leaks through bathroom and balcony waterproofing that we laid
  • Doors and built-in furniture that have shifted out of alignment, if the installation is to blame

If the defect is ours, we fix it at our own cost, including the materials for the repair. We also restore any finishes we had to open up to reach a pipe or cable.

What the warranty does not cover

Sometimes a breakdown has nothing to do with our work. We list these cases in the contract in advance, to avoid disputes later:

  • Normal wear and tear: scuffed floors in walkways, finishes faded by the sun, aged silicone seals
  • Damage caused by occupants, guests or tenants: chips, knocks, a flooded floor, fixings pulled out of the wall
  • Parts of the work redone by someone else: the warranty ends for that part but stays in force for the rest of the work
  • Faulty materials you bought yourself: claims for these go to the seller or the manufacturer
  • The results of failures in the building's shared systems or at the neighbours': a burst riser pipe, a power surge from the mains, a leak from upstairs
  • Mould, if the ventilation was switched off or an empty apartment was left unaired for a long time in winter

If you buy materials yourself, show them to us before installation: we'll check the batch and tell you about any defects before anything is laid. Mould caused by a mistake in our waterproofing or ventilation is still covered by the warranty.

If the cause is unclear, we inspect first. When a case turns out not to be covered, we explain why and can fix the problem as ordinary work under an estimate.

How to make a warranty claim

  1. Write to the manager on WhatsApp saying what has happened and where, and attach photos or a short video. If you are not in Batumi, a tenant or your property manager can film it.
  2. We look at what you have sent and, if needed, come out to inspect. If we or your property manager have the keys, we inspect without you and show you the inspection on video.
  3. After the inspection we tell you whether the warranty covers the problem and agree a date for the repair with you in the chat.
  4. Once the repair is done, we send you photos or a video of the result.

We deal with leaks and electrical faults first: water damages finishes quickly, and faulty wiring is dangerous. Before we arrive, shut off the water or switch off the circuit breaker in the consumer unit, if you can do so safely. The wiring diagram is in the handover file.

You don't need to send a formal letter. A message in your chat with the manager is enough, and it also records the date of the claim.

The handover file and photos of concealed work

At the end of the work you receive a handover file: routing diagrams for the wiring and water pipes, photos of concealed work, a materials list with product codes and the warranty terms. For the warranty it is a working document, and we use it ourselves when we deal with claims.

We photograph concealed work before the walls and floor are closed up. The photos show where a pipe runs, how a joint was made and how far up the wall the waterproofing goes. When, a few years later, a stain appears on the ceiling of the neighbours below, these photos help work out where the water is coming from, so the wall can be opened in exactly the right spot.

The photos also help in a dispute about how the work was done. If a defect appears, they show whether it goes back to the installation or came later, for example after someone else's alterations. Keep the handover file with the documents for the apartment, and if you rent it out, give a copy to the property manager.

Our commitments in rental management

In rental management, we are responsible for keeping your apartment's affairs in order. We make no promises about income: it depends on the season, demand and prices on the booking platforms, and promising a specific amount would be dishonest.

What we are responsible for:

  • Keeping the accounts: every booking, payout and expense is recorded and matches the platforms' statements
  • Sending the owner reports: how many stays there were, how much money came in and what it was spent on
  • Looking after the keys: we take and return them against a signed form and know who has which set
  • Following a clear procedure if guests damage something

If guests cause damage, the procedure is as follows. We record the damage in photos and on video straight after check-out, estimate the repair and claim it through the security deposit or through the platform the booking was made on. How much can be recovered depends on the platform's rules and the size of the deposit, so we don't promise compensation in advance. We carry out repairs after guests to an estimate you have approved.

Questions and answers

What is the warranty on an apartment renovation in Batumi?

Our work has a 2-year warranty, and concealed services in walls and floors have 5 years: that means wiring, water pipes and drains. Materials and appliances carry the manufacturer's warranty, and we hand over the documents for it at the end of the work.

All the terms are in the contract, and the warranty start date is in the completion certificate. The warranty terms are also part of the handover file, along with the routing diagrams and photos of concealed work, so you won't have to dig out the contract when you make a claim.

What should I do if a pipe leaks after the renovation?

Shut off the water if you can do so safely, and call the manager or message them on WhatsApp straight away. Attach photos or a video of the leak, and if the water has reached the neighbours, of their ceiling too.

We deal with leaks first. Using the photos of concealed work in the handover file, we find where the pipe runs and open up the finishes only where needed. If our installation is the cause, we fix it and restore the finishes under the warranty. If the failure is in the building's shared riser, we'll help find the cause and tell you who to contact.

Does the warranty still apply if the apartment is rented out short-term?

Yes. The warranty on the work and on concealed services does not depend on whether you live in the apartment yourself or rent it out. A leaking pipe or a wiring failure is still a warranty claim.

The warranty does not cover damage caused by guests or wear from a constant turnover of guests. That is why, for apartments that will be rented out, we recommend hard-wearing materials from the start: SPC vinyl flooring or porcelain tiles in the hallway, washable paint on the walls and sturdy hardware on doors and cupboards.

Will I keep the warranty if I call in another tradesman?

The warranty ends only for the part that the other tradesman altered. If they moved a socket, the warranty no longer applies to that socket and the circuit leading to it, but it stays in force for the rest of the electrics and all other work.

Before any alterations, message the manager. We'll use the diagram in the handover file to show where the pipes and cables run, so the tradesman doesn't damage them. If it makes more sense for us to do the job, we'll arrange it as new work with its own warranty.

Does the warranty cover materials I bought myself?

The material itself is covered by the manufacturer's or seller's warranty, and any defect in it is settled with them. Our warranty covers the installation: if tiles come away because the base was poorly prepared, that is our responsibility.

To avoid disputes, show us the material before installation. We'll check the batch and whether the pieces are straight and true to size, and tell you about any defects before laying. If the material was not checked before installation and the defect turns out to be in it, the warranty does not cover that case.
