Apartment interior design in Batumi

We create apartment interior design projects in Batumi for a specific renovation: a measured survey, the layout, 3D renders of the main rooms, working drawings and a materials list from which the estimate is priced straight away. The scope depends on the apartment: a studio needs a smaller set of sheets, while a 3+1 has more bathrooms, storage and building services. The project costs from 145 ₾ per m². That is the designer’s work: the renovation and materials are paid for separately. We give a preliminary price from the apartment floor plan.

from 145 ₾/m²survey, layout, 3D renders of the main rooms and drawings; renovation extra. The final price is confirmed once agreed.

  • Timeline: usually 5–8 weeks for a full project for a 1+1 of about 45 m²; 4–6 weeks for a studio of about 30 m², 10–14 weeks for a 3+1 of about 100 m²
  • Warranty: 2 years on the work, 5 years on concealed pipes and wiring

What you get at the end of the project

We hand over an apartment design project in Batumi as several files, and each one has its own reader. The PDF drawing set is for the foreman and the crew: they print it and keep it on site. The 3D renders, in other words images of the rooms, are for you and your family, so you can look over the apartment at your own pace. The materials list comes as a spreadsheet: finishes, sanitary ware and lighting are bought from it, and its lines make up the renovation estimate.

For the furniture maker building the kitchen and wardrobes, we also supply the recess dimensions in DWG, so they don’t have to redraw them by hand. The materials list is useful after the renovation too: a year later, it is where you find the paint code and the grout product code when a wall or a joint needs touching up.

The full list of sheets and stages is on the interior design page. This page is about something else: how that list changes from one apartment to another and how the estimate is built from it.

Design project for a studio, 1+1, 2+1 and 3+1

Floor area changes more than the price. Each extra room adds decisions that have to fit together: the bedroom door must not clash with the wardrobe door, and the corridor light has to switch on from both ends. The table shows what takes up most of the project time in typical Batumi apartments.

ApartmentFloor areaMain decisions3D rendersUsual timing

3+1about 100 m²two or three bathrooms on different risers, a walk-in wardrobe, air conditioners in every room, the load on the consumer unitliving room, bedrooms, bathrooms10–14 weeks

A studio has no spare room for whatever doesn’t fit, so we work out storage in linear metres of wardrobes as early as the layout stage. How to arrange a small apartment as a whole is covered on the studio design page.

In a 1+1, the main question comes up at the first meeting: keep one bedroom or carve out a second sleeping area for rental. In a 2+1, the second bedroom becomes a child’s room, a study or a guest room, and the sockets, lighting and wardrobes depend on that role. In a 3+1, most of the sheets go on the building services. Several bathrooms on different risers, air conditioners in every room and enough power to run everything at once need more drawings than the finishes do.

In a full project, we make 3D renders of the main rooms. A hallway, storage room or study can usually be shown with a collage, and 3D renders of the other rooms can be added if a decision is hard to make without them.

Timing by floor area and what drags it out

The table gives our usual timing from the measured survey to the last sheet, provided you send back your comments on each stage within a few days. About a quarter of the time goes on the layout, and the rest is split between the 3D renders and the drawings.

What most often drags out the timeline is changing the layout after the renders are finished: the model is rebuilt, and part of the sheets with it. Second comes a delayed decision on the made-to-measure kitchen. Until it is clear where the sink, oven and dishwasher will go, the kitchen wiring and water outlets cannot be drawn. A project decided on by several people also moves more slowly, so we ask you to name one person whose approval closes a stage.

If the renovation has to start by a certain date, the sheets can be issued in parts. How this works, and how it differs from ordering a space plan alone, is explained in our comparison of a full design project and a space plan.

How the project becomes a renovation estimate

We price the estimate straight from the sheets. The tile area comes from the tile layout, including cutting waste, the number of electrical points from the electrical plan, and the linear metres of skirting and curtain tracks from the floor and ceiling plans. Materials go into the estimate from the materials list as a line with the product code, the quantity and the seller’s price.

We check the budget twice while the project is still under way. At the first meeting, you tell us how much you plan to spend on the renovation. Once the layout is approved, we estimate the work from it, and after the concept, when the main materials have been chosen, we estimate it again. If the figure goes over budget, this shows up before the drawings: the choice of tiles or furniture changes, and finished sheets don’t have to be redrawn.

The final estimate is accurate for everything that has already been chosen. Items that are measured from the finished walls remain estimates: a made-to-measure kitchen and wardrobes, a stone worktop. We list them separately in the estimate, so you can see which part of the total may still shift.

What we need from you at each stage

The project moves faster when the input arrives in advance. Here is what we will ask for and when:

  • before the survey: the floor plan from your contract with the developer, who will live in the apartment or who you are renting it to, and your renovation budget;
  • before the layout: the furniture and appliances moving in with you, with their dimensions, and the habits the arrangement depends on: whether you cook every day, whether you work from home;
  • at the concept stage: a few interiors you like and anything you definitely don’t want, which saves a round of revisions;
  • before the drawings: the appliances, at least their dimensions, the type of toilet and taps, and a decision on the made-to-measure kitchen;
  • at stage sign-off: one combined list of comments and your signature on the acceptance certificate.

If you live abroad, all of this happens by video and through a shared folder. How this kind of work is organised is described on the page about remote interior design.

An apartment in frame condition, with developer finishes or a resale

The contents of the drawing set also depend on the state the apartment is in when you get it. In black frame, the bare concrete shell, the sheets show only new work: all the partitions, all the water and electrical outlets, the screed levels. In white frame, every sheet has two layers, what stays from the developer and what we move, and everything to be removed is gathered in a demolition plan. That sheet shows which demolition you are paying for.

In an apartment with developer finishes, the walls usually stay where they are. The project comes down to the furniture layout, lighting, built-in wardrobes and replacing some of the finishes: there are fewer sheets and more work on the furniture. In a resale apartment, the survey is more detailed, and wherever it is unknown what lies under the old finishes, we mark the spot on the sheets as needing a check after demolition.

How much an apartment design project costs in Batumi

A full design project costs 145 to 190 ₾ per m² of the apartment’s floor area. For this you get the measured survey, the layout, 3D renders of the main rooms and working drawings for the crew. The renovation, furniture and materials are not included in this price: they are covered by the renovation estimate.

Relocated wet areas, a lot of made-to-measure furniture, complex lighting with recess lighting and 3D renders of more rooms move the price towards the upper end. A studio for rental with standard solutions and an apartment where the developer’s partitions stay in place are closer to the lower end.

If you don’t need 3D renders, a technical design project with drawings but no renders costs 78–96 ₾ per m². A project with procurement and designer visits to the site comes to 215–265 ₾ per m². We give a preliminary price from the apartment floor plan, the final cost is set after the measured survey and once the project scope is agreed, and the price of each stage is written into the contract.

Stages and timelines

  1. Floor plan and preliminary price

    1–2 days

You send us the apartment floor plan, and we tell you the project scope and a preliminary price. We discuss who the apartment is for and how much you are prepared to spend on the renovation.

  2. Measured survey and contract

    2–3 days

We measure the apartment and record the floor levels and building services. The contract sets out the scope, the price, the timing of each stage and the number of revision rounds.

  3. Choosing the layout

    1–2 weeks

We compare two or three options, and you choose one. Once it is approved, we give a first renovation estimate based on the chosen layout.

  4. Concept and 3D renders

    2–3 weeks

We agree the mood board, then show the main rooms with the chosen materials and check the budget a second time.

  5. Sheets for the crew

    2–3 weeks

We issue the working drawings and the materials list, and the foreman checks the set before the crew receives it.

  6. Estimate and handover

    3–5 days

We price the renovation estimate from the materials list, hand over the drawing set and the files for the furniture maker, and go through the sheets with the foreman.

Local specifics in Batumi

In Batumi, rental apartments are prepared for the season, and the project is planned back from the date the first guests arrive. For a 1+1 in white frame to take its first guests in June, the project should start in December or January: it takes about two months, and the renovation another two or three. If you start in spring, the renovation will have to be finished in the middle of the season.

In many residential complexes, outdoor air conditioning units may only be installed in designated places on the facade. That position decides the pipe route through the apartment, so we ask the building management company for the house rules before drawing the electrical and ceiling plans.

If the apartment is going into property management, we build the manager’s requirements into the project from the start: a front door that can take a keypad lock, a closed cupboard for linen and supplies, sockets for cleaning equipment. Adding them after the renovation costs more.

Materials and brands

We put the materials list together from items that have a seller in Georgia and a clear delivery time. Batumi has a VitrA showroom and a Grohe shop, so you can see their sanitary ware in person before ordering. Marazzi porcelain tiles are sold by showrooms in Tbilisi, so we write the delivery time to Batumi straight into the list.

If an item is made to order, the list shows an alternative of the same size next to it, with its seller and delivery time. You decide on the substitution while the project is still on paper, before the crew is left waiting for the material. We choose the kitchen hardware before the estimate: whether it is Blum or GTV affects the price of the kitchen and which drawer mechanisms it can have.

What makes up the cost

Timeline: usually 5–8 weeks for a full project for a 1+1 of about 45 m²; 4–6 weeks for a studio of about 30 m², 10–14 weeks for a 3+1 of about 100 m²

  • how many people approve decisions at each stage

What raises the cost

  • moving the kitchen or bathroom far from the riser
  • a made-to-measure kitchen, wardrobes and walk-in wardrobe sized to their recesses
  • 3D renders of the hallway, study and storage room on top of the main rooms
  • complex lighting: recess lighting, lighting scenes, concealed curtain tracks

What lowers the cost

  • a studio for rental with standard solutions
  • the developer’s partitions stay where they are

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

The number of revision rounds for each stage is set in the contract.

It also sets out how a drawing error found during the renovation is put right and who is responsible for it. The designer corrects the sheet, and if the correction changes the scope of work or the materials, we recalculate the estimate lines that depend on that sheet.

Questions and answers

How much does a design project for a 2+1 apartment cost in Batumi?

We price a full project by floor area: 145–190 ₾ per m². For a 2+1 of about 70 m², where the rate falls within the range depends on the number of bathrooms, whether wet areas are moved and how much made-to-measure furniture there is. Two bedrooms with wardrobes in recesses and a second bathroom usually push it towards the upper end.

The price includes the measured survey, the layout, 3D renders of the main rooms and the working drawings, while the renovation and materials are paid for separately. We give a preliminary price from the apartment floor plan, and the final cost is set after the measured survey and once the project scope is agreed.

What happens to the design project if the renovation is put off for a year?

The drawings remain valid as long as nothing in the apartment has been changed. Before the estimate, we check two things: the apartment itself against the survey, if any work has been done there during the year, and the materials list against what is on sale now. Sellers’ prices will almost certainly have changed in that time, so we price the estimate afresh.

Items that are no longer available are replaced with alternatives of the same size, so the tile layout and details don’t have to be redrawn, and we agree every substitution with you. It is harder when the brief itself has changed during the year, for example you have decided to rent the apartment out rather than live in it. Then we review the materials and storage, and treat that revision as new work with its own price and timing.

Can I order the design project from you and use my own crew for the renovation?

Yes. The sheets give every dimension and setting-out reference, and any crew that can read drawings can build from them. In that case, your crew prices the estimate from the same sheets and materials list. Before work starts, the designer goes through the drawing set with their foreman, so questions come up before the walls are marked out.

If you want a designer’s eye on site, you can order designer supervision. We don’t take on the warranty for another crew’s work: the 2 years on the work and 5 years on concealed services apply when we carry out the renovation. We are responsible for the sheets themselves in any case, under the design project contract.

Can I keep my own furniture and appliances in the new design?

Yes, and it is best to tell us before the survey. We measure every item that stays and put it on the plan at its real size: the sofa, bed, wardrobe, fridge, washing machine. We draw the sockets and lighting around it and choose the wall and floor colours so that the old furniture doesn’t look out of place.

For built-in appliances, we need the model’s technical data sheet: it is used to work out the recesses, clearances and the place for the drain. If an item really doesn’t fit the new apartment, we’ll show this on the 3D render, and it is up to you whether to keep it.

Can I get a designer consultation without ordering a project?

Yes, a consultation costs 275–360 ₾ per hour, in person at the apartment or online. An hour or two is usually enough to go through a developer’s floor plan before you buy, check a furniture layout you have drawn yourself, or review someone else’s project and show where the crew will be missing dimensions.

We write up the outcome of the consultation as a list in our messages, so you can come back to it. If you then order a project, what was covered in the consultation becomes the basis of the brief, and there is no need to start from scratch.
