Walls and ceiling after finishing: smooth paint and a two-level ceiling with concealed lighting

Wall painting in Batumi

Wall painting in Batumi from 23 ₾ per m² for two coats: this is the labour price, and filler and paint are costed separately. Before painting we check the wall for moisture and flatness, prime it in full and tint the whole quantity of paint in one batch. We paint with a roller, and on large empty areas with a sprayer. We sign off the work in daylight and in the evening with the lights on, because bands and differences in shade show up under different lighting.

How we paint walls, step by step

Our wall painting in Batumi starts with a check of the surface. The wall must be skimmed, sanded and dry: we measure moisture with a meter, and skim coating walls for painting is done as a separate stage and checked under a lamp before we open a single tin. Then the work goes like this:

  1. We cover the floor, windows, window sills and sockets.
  2. We remove the sanding dust with a vacuum cleaner and a dry brush. Dust under paint gives a rough surface, and the coat holds less well on it.
  3. We prime the whole wall, not just the patches, otherwise paint on fresh filler soaks in more and leaves dull spots.
  4. With a brush we cut in the corners, the junctions with the ceiling, the reveals and the areas around sockets.
  5. We roll each wall in full, in sections of about a metre, bringing each new section into the still-wet edge of the previous one. A break in the middle of a wall leaves a band that shows even after the second coat.
  6. The second coat goes on after the drying time between coats that the manufacturer gives on the tin. The last pass of the roller runs from top to bottom in one direction.

Roller or sprayer

In an apartment people live in, and on small areas, we paint with a roller. For a smooth wall and matt paint we use a short-pile roller: a long pile leaves a fine stipple that looks like sand in side light.

An airless sprayer pays off on a large empty area: in a white frame apartment before the floors and doors are in, and on high walls. It lays an even coat with no roller marks and works noticeably faster. On the other hand, everything we are not painting has to be fully covered with plastic sheeting: windows, floor, pipes, service outlets. For a single wall, or in a furnished apartment, that much masking isn't worth it.

Painting the ceiling

We paint the ceiling before the walls, because splashes from the ceiling roller fall downwards. The last coat is rolled in the direction of the light from the window, so the roller marks don't cast shadows. For ceilings we use deep matt paint: it hides small unevenness in the slab and the joints between boards better.

A plasterboard ceiling is painted only once the joints and screw heads are filled and the surface has been sanded and primed. If the frame isn't rigid, a joint will crack within a season, and paint won't fix that, so we sign off the frame before painting. How plasterboard ceilings and boxing are built is described separately. If the wall and the ceiling are different colours, we mark the line with masking tape and pull the tape off before the paint has fully dried.

When we strip old paint and when we paint over it

We paint over old paint if it is firmly attached. We wash grease and dust off the wall, take the gloss off with sandpaper, and fill and prime chips and old plug holes. Oil paint and enamel in the kitchens and corridors of resale apartments are harder: water-based paint only holds on them after sanding and a bonding primer, and if the oil paint is already cracking, we remove it.

We also remove a layer that has blistered, crumbles, leaves chalk on your hand or comes off with masking tape. We scrape it off with a scraper after softening it with a stripper, or sand it off with a sander connected to a vacuum, so the dust doesn't spread through the apartment. We don't paint over dark patches under old paint: first we remove the mould and its cause, then prime the wall with an antifungal primer, and only then paint.

Tinting in one batch

Tinted paint from different tins can differ by half a shade, even with the same colour code. The difference comes from different batches of base paint and different trips to the shop, and on the wall it looks like a line across the middle. So we tint the whole quantity for a room at once, with some to spare, and before starting we pour the tins into one container and mix them.

We leave the leftover paint in the apartment for touch-ups, and the tint code and the name of the paint go into the handover file. If you are still deciding whether to paint the bedroom walls or hang wallpaper, have a look at the comparison of paint and wallpaper for an apartment by the sea.

What we look for at handover

We check painted walls in daylight from the window, in the evening with the lights on, and with a lamp held along the wall. Before calling you, the site foreman checks for:

  • bands at the joins between sections, where the paint had started to dry;
  • filler showing through, and missed spots by corners, sockets and the ceiling;
  • differences in shade between areas;
  • roller fluff, dust and debris in the coat;
  • runs by the ceiling and above the skirting board;
  • an uneven line where two colours meet.

A small defect in matt paint can't be fixed as a spot repair: the fresh patch shows from the side. We repaint the whole surface up to the nearest corner.

How much wall painting costs in Batumi

Wall painting in two coats costs from 23 to 36 ₾ per m² of wall. This is labour only: masking, priming, cutting in the corners and both coats. If we did the skimming, the wall comes to painting already primed, and primer appears in the estimate only once. Skim coating for painting is a separate line, and materials, meaning primer, filler and paint, usually come to 16 to 24 ₾ per m². Stripping old paint costs from 15 to 24 ₾ per m², and spray painting from 24 to 30 ₾.

The price goes up with dark and saturated colours that need a third coat, two-colour walls with a clean dividing line, lots of reveals and boxing in a small area, and work from a scaffold tower. Repainting in a similar shade over sound old paint comes out cheaper. The final cost is set after the site measurement and once the estimate is agreed, and we write the price of the stage into the contract.

Stages and timelines

  1. Inspection and estimate

    1 day

    The site foreman checks the walls, the adhesion of the old paint and the moisture level. We send a preliminary estimate from photos within 24 hours on business days.

  2. Choosing the paint and colour

    1–3 days

    We agree the sheen level, the scrub resistance class and the shade, then tint the whole quantity at once.

  3. Masking and preparation

    1–2 days

    We cover the floor, windows and sockets, strip flaking paint, remove dust and prime.

  4. First coat

    1–2 days

    We paint the ceiling, then the walls, each from corner to corner without a break.

  5. Second coat

    1–2 days

    After the drying time given in the instructions we apply the second coat, and a third for a dark colour.

  6. Touch-ups and handover

    1 day

    We touch up around the doors and skirting boards and remove the tape. You check the walls in daylight and in evening light, on site or by video.

Local specifics in Batumi

In summer the air conditioners in the apartment are running, and a dry, cold airflow dries the edge of fresh paint within minutes, leaving bands at the joins between sections. While we paint, and for the first few hours afterwards, we switch off the air conditioner in the room. On high floors we keep the windows closed: wind off the sea dries the edge in the same way. Walls that get sun through large windows during the day are painted in the morning or with the curtains drawn: on a hot wall the paint sets before the roller reaches the corner.

In bathrooms and kitchens, fresh paint in damp, cool air sometimes leaves sticky yellowish streaks. These are water-soluble additives coming to the surface when the paint dries slowly. On our projects they were washed off with warm water and a sponge, sometimes in two goes, and the finish was not harmed. So we paint the bathroom when the apartment is dry, and for the first two or three days after the bathroom ceiling is painted we advise doing without hot showers.

Materials and brands

For living spaces we use water-based, vapour-permeable paint from Caparol or Chromodomi. On the tin we look at two things: the sheen level and the wet scrub resistance class, from class 1, the most durable, to class 5. Deep matt paint hides unevenness, so we use it on ceilings and on walls with light from the window falling along them. Where walls often get wiped with a sponge, you need class 1 or 2 paint, usually matt or semi-matt.

We take the primer from the same range as the paint, and if the range has no primer of its own, a deep-penetrating primer from Knauf or Ceresit. In bathrooms and kitchens we use paint for wet rooms with mould protection.

What makes up the cost

Timeline: 3–5 working days for a 15–20 m² room with the skimming finished, 1.5–2 weeks for the walls and ceilings of a one-bedroom (1+1) apartment; exact timing after the site measurement

  • the grade and brand of paint change the cost of materials, not of labour

What raises the cost

  • a saturated or dark colour that needs a third coat
  • two-colour walls with a clean line along masking tape
  • lots of reveals, corners and boxing in a small area
  • high walls and stairwells, where we work from a scaffold tower
  • old paint that is flaking and has to be stripped

What lowers the cost

  • an empty apartment with no furniture: nothing to move or cover
  • repainting in a similar shade over sound old paint

Questions and answers

How much does wall painting cost per m² in Batumi?

Two coats of paint cost from 23 to 36 ₾ per m² of wall, labour without materials. Skim coating for painting is priced separately, from 23 to 36 ₾ per m², and primer, filler and paint usually add another 16 to 24 ₾. Dark colours, two-colour walls and rooms with lots of reveals are closer to the upper end.

We send a preliminary estimate from photos within 24 hours on business days. The final cost is set after the site measurement and once the estimate is agreed.

How many coats of paint do walls need?

Usually two. The first coat covers the base, and the second gives an even colour and the sheen level stated on the tin. One thick coat goes on patchy, and with a single coat of light paint the filler shows through.

A third coat is needed for saturated and dark shades and when a dark wall is repainted in a light colour. It can be replaced with a primer tinted to the colour. In the estimate the third coat is a separate line, so you can see what you are paying for.

Why has the paint on my wall blistered?

Most often moisture or dust was left under the paint. Blisters appear when filler or plaster is painted before it has dried, when water-based paint goes over chalky whitewash or glossy oil paint without primer, or when the coat is too thick. On a sunny wall, blisters also come from paint that has set on the surface while the layer underneath was still wet.

If there are only a few blisters, we cut them out, sand the edges, prime and repaint the surface. If the paint comes off in sheets, we strip it from the whole wall and look for the cause first, otherwise the new paint will peel in the same way.

When can I wash painted walls and put the furniture back?

Paint is dry to the touch within a few hours, but it takes weeks to reach full strength. In our practice, furniture goes back against the wall after a couple of days with a gap left, and pictures and shelves go up after about a week. We advise not washing the wall with a sponge for three to four weeks, and we check the exact curing time in the technical data sheet for the particular paint.

In a rental apartment it is worth allowing for this in the schedule. Guests who check in the day after painting will leave marks on the fresh wall that are hard to wash off in the first weeks.

Does the wall need priming between coats of paint?

No. Primer goes on once, after the filler is sanded and before the first coat: it binds the dust and evens out absorption. The second coat of paint goes onto the first without primer; you only need to wait for the drying time between coats.

Primer between coats is needed in one case: if dents or plug holes had to be filled after the first coat. We sand and spot-prime those places, otherwise a dull patch will show through. If several days have passed between coats and the wall has collected dust, we dust it down before the second coat.
