Renovation of a private house on a hillside near Batumi, with scaffolding and a new roof

Full house renovation in Batumi: roof, walls, floors, services

A full house renovation in Batumi is needed when it isn't the finishes that have worn out but the house itself: the roof leaks, the walls crack, the timber floors rot, and the services haven't been replaced since it was built. We start with a survey by an engineer, then work from the structure to the finishes: foundations and walls, floors, roof, services, and only after them the finishing. Prices start at 960 ₾ per m² including materials and new services.

When a house needs a full renovation

People take on a full house renovation in Batumi when patching things up no longer works: the roof leaks in several places, cracks run across the walls, the upstairs floor is springy, and the pipes and wiring are as old as the house. New tiles don't cure problems like these, and a couple of years later they come off together with the old problems. How refreshing the surfaces differs from work on concealed systems is explained in our comparison of cosmetic and full renovation.

In a house, a full renovation goes further than in an apartment. The owner is responsible for the roof, facade, foundations and floor structures, so the estimate covers the structure, not just the services and screed. If what you need to renovate is an apartment in a block of flats, the order of work there is different.

The survey: what the engineer looks at

Before the estimate, the house is examined by the site foreman and a structural engineer. With your consent, we make exploratory openings: we lift a floorboard by an external wall, open up the plaster where a joist bears on the wall, and dig a trial pit by the foundations to see their depth, material and waterproofing. We fix dated tell-tales across the cracks.

What we seeWhat it may indicateWhat we do
A diagonal crack running from the corner of a window or doorUneven settlement, a weak lintelTell-tales, a trial pit by the foundations, a strengthening calculation
The upstairs floor is springy and creaksRot at the ends of the joists, or too long a spanOpening up at the bearing, checking the joist sizes
Stains on the top-floor ceilingThe roof, rafters, junctionsInspecting the loft during or straight after rain
Doors sometimes close and sometimes stickWall movement, a sagging floor, or a door frame swollen with dampA level survey of the floors, checking the openings
Circuit breakers run hot, rusty pipes in the basementThe services have reached the end of their lifeComplete replacement along new routes

As a result you get a list of defects with photos, sorted by urgency. First come the things that threaten an emergency or spoil everything else: leaks, dangerous wiring, floors that can't be trusted.

Timber floors in an old house

In old houses in Batumi and Adjara villages, the floors are often timber: the joists rest with their ends in a stone or brick wall. They rot where you can't see them, in the pocket of an external wall that wind-driven rain has soaked for decades. The middle of a joist can be sound while its bearing end already crumbles under a screwdriver.

The engineer chooses the solution based on the joist section, the span and what will stand above:

  • splicing the ends, if the rot is only at the bearing: we cut out the rotten section and join the joist with a steel splice plate;
  • fixing new joists alongside the old ones (sistering) when the existing section isn't enough;
  • complete replacement with new timber joists treated with preservative and fire retardant;
  • a cast-in-place concrete slab instead of the timber floor, only to a structural design that checks the walls and foundations.

Along with the joists we rebuild the floor itself: plywood or OSB decking, mineral wool between the joists against voices and the TV, and a resilient underlay under the finished floor against footsteps.

The roof: patch it or replace it completely

If the roof covering is old, there is no roofing underlay, and some of the rafters have darkened and gone soft, there is no point in patching any longer. A complete replacement goes like this: we strip the covering and battens, replace or strengthen the rafters, lay a breathable membrane, counter-battens for a ventilation gap, new battens and the new covering. At the same time we fit new gutters and insulate the loft floor while it can still be reached from above.

We open up the roof section by section and only when the forecast is dry. Every evening we cover the open part with a tarpaulin: in Batumi a night-time downpour can come in any month. We choose the covering material together with you, and we have already compared the pros of a metal roof and asphalt shingles for the rainy coast. We keep the shape and height of the roof, otherwise the renovation turns into a reconstruction that needs paperwork.

Walls, foundations and facade

We repair cracks after the cause has been found and stopped. If a crack has stopped growing, we rake it out, set stainless steel helical bars into the masonry joints and fill it with repair mortar. If the wall is weakened more seriously, the engineer may specify strengthening with mesh and a render jacket, and if there is settlement, underpinning of the foundations. The structural engineer calculates any strengthening to the seismic code; we don't make decisions like this by eye.

We relay the paved apron with a fall away from the house, and if water stands by the walls, we waterproof and drain around the foundations. We tap-test the old cement render on the facade: everything that sounds hollow is knocked off back to the masonry. Then comes either new vapour-permeable render on mesh or an insulated facade, and the difference between the systems is described in our comparison of a ventilated facade and ETICS.

Services along new routes

In a full renovation we lay the wiring, water supply and drains anew, not along the old chases. The services go in after the work on the structure and the roof, but before plaster and screed, otherwise the new finishes would have to be opened up again.

  • a new supply connection, a consumer unit with RCDs and separate circuits for the boiler, pump, kitchen and air conditioners, an earthing system;
  • water supply through a manifold with a valve for each bathroom, pressure-tested before closing up;
  • drains laid to a fall with access points, sleeves through the foundations and walls;
  • heating, if the house will be lived in during the winter.

We photograph the runs with a tape measure in the frame, and the photos go into the handover file.

Order of work and documents

A full house renovation always follows the same order, and the survey decides what each step involves:

  1. the survey and a strengthening design, if one is needed;
  2. stripping out the old finishes down to the structure and removing the waste;
  3. foundations, wall strengthening, floor structures;
  4. the roof, then the windows;
  5. services along new routes;
  6. plaster, screed, the facade and, last of all, the paved apron.

After that the house is ready for interior finishing. You usually can't live in the house during the structural work: there is no water or power, the floors are open and the roof is off. If the work affects load-bearing walls, floor structures or columns, we start with a structural design and a permit, and the time for them goes into the schedule as a separate line. We handle adding a storey or an extension as reconstruction that follows the construction stages.

How much a full house renovation costs in Batumi

A full house renovation in Batumi costs from 960 to 1,320 ₾ per m² including materials and new wiring, water supply and drains. The estimate shows separately the strip-out of old finishes, from 36 to 54 ₾ per m², wall plastering to guide beads, from 39 to 60 ₾ per m², and a plumbing point, from 96 to 145 ₾.

The price goes up with replacing floor structures, strengthening walls and foundations, a complete roof replacement including the rafters, work that requires a design, and a house with no vehicle access. It is lower when the structure is sound and mainly the services and the roof covering are being replaced. Items that will only become visible after the strip-out are marked in the estimate in advance as possible extras. The final cost is set after the survey and agreement of the estimate, and the price of each stage in the contract doesn't go up unless the scope changes.

Stages and timelines

  1. Survey

    3–7 days

    The engineer inspects the structure, we make openings and a trial pit, fix tell-tales on the cracks and draw up a list of defects by urgency.

  2. Decisions and estimate

    2–6 weeks

    We decide what to do with the floors, roof and walls, and price the estimate item by item. A strengthening design, if needed, fits into this period; the permit doesn't, as its timing depends on the class of structure.

  3. Strip-out

    1–2 weeks

    We strip the old finishes back to the structure and send you photos of what we find straight away.

  4. Structure and roof

    4–10 weeks

    Foundations, wall strengthening and floors, then the roof, so that the house is closed against the rain.

  5. Services

    3–5 weeks

    Wiring, water, drains and heating along new routes, pressure testing and photos before closing up.

  6. Plaster, screed, facade

    4–8 weeks

    Rough work inside, the facade outside and the paved apron once the scaffolding is down. In the wet season we allow extra drying time.

  7. Acceptance

    1–2 days

    The completion certificate and the handover file with photos of the structure and service runs.

Local specifics in Batumi

Old houses in Batumi and Adjara villages are often built of stone or brick in weak mortar, with timber floors and no seismic ring beams. Georgia lies in a seismically active zone, so the engineer calculates wall strengthening and floor replacement under the Georgian seismic building code.

Many of these houses still have stove chimneys that haven't been used for years. Water gets into the wall and onto the joists through the chimney top and its junction with the roof, so when we replace the roof we either repair the chimney or take it down below the roof covering. Walls on the sea side, which take the wind-driven rain, absorb more moisture over the decades, and that is where we look for rotten joists first.

Permits for work on load-bearing structures within Batumi city limits, including Makhinjauri and Gonio, are usually issued by Batumi City Hall. Chakvi and Kobuleti belong to Kobuleti Municipality, and Sarpi to Khelvachauri Municipality. We confirm which authority will consider the application for your house before submitting it.

Materials and brands

We repair cracks and masonry with Ceresit, Mapei or Weber products: repair mortars, foundation waterproofing, adhesives for mesh. For crack stitching we only use stainless steel bars, because ordinary wire rusts in a damp wall and splits the mortar.

Joists and rafters are dry planed softwood treated with preservative and fire retardant. Cable is NYM, for example from Ünal Kablo, and the consumer unit gets ABB or Schneider Electric devices. Water and heating pipes are polypropylene or cross-linked polyethylene (PEX), and we choose the brand to match the fittings sold in Batumi.

What makes up the cost

  • the volume of strip-out and waste removal

What raises the cost

  • replacing timber floors or strengthening walls to a design
  • complete roof replacement including the rafters
  • underpinning the foundations, a new paved apron and drainage
  • a house on a slope or with no vehicle access
  • work that needs a design and a permit

What lowers the cost

  • the structure is sound, we replace the services and roof covering

Guarantees

Warranty: 2 years on the work, 5 years on wiring and pipes in walls. We photograph floor joints, strengthening and foundation waterproofing before they are covered, and the photos go into the handover file. Our warranty doesn't cover structural elements left unrepaired at your decision, so we record their condition in the survey report.

Questions and answers

Which is better value: a full renovation of an old house, or demolition and a new house?

It depends on the foundations and walls. If they are sound and what needs replacing is the floors, roof and services, renovation is usually cheaper and quicker: there is no need for new foundations and a new shell. If the foundations have settled, the walls have to be strengthened all the way round and the floors replaced entirely, the price difference narrows.

After the survey we price both options. Demolition and a new house count as construction: with a design, a seismic calculation and a permit, and the time for the documents goes into the overall schedule.

How much does a full house renovation cost per m² in Batumi?

From 960 to 1,320 ₾ per square metre including materials and new wiring, water supply and drains. Where your house falls in that range depends on the condition of the floors, roof and walls.

We'll send a preliminary estimate from photos and a plan within 24 hours on business days. The final cost is set after the survey and agreement of the estimate. Anything that will only become visible after the strip-out is marked in the estimate in advance and changes only through a contract addendum.

How can you tell whether a crack in a house wall is dangerous?

By three signs: its width, its direction and whether it is growing. Thin hairline cracks in plaster usually come from the finish shrinking. Diagonal cracks from the corners of windows and doors, cracks that run through the masonry rather than along the joints, and cracks that are wider at one end need an engineer.

To find out whether a crack is growing, we put a plaster tell-tale or a dated plastic gauge across it. If the tell-tale has cracked a couple of weeks later, the cause is still active, and we look for it first; filling the crack can wait.

Can timber floors be replaced with concrete ones?

Yes, but only to a structural design. A cast-in-place slab is several times heavier than a timber floor, and the engineer checks whether the walls and foundations can take the new load and how the house will behave in an earthquake. Sometimes the walls are strengthened first for this, and a ring beam is cast along the top of the masonry.

If the walls are weak, it makes more sense to keep timber: new joists with preservative and fire retardant, rigid decking and sound insulation between the floors. Work on floor structures needs a permit, and we build the time for it into the schedule.

How long does a full renovation of a private house take?

For a 150–200 m² house, usually 4–7 months to the ready-for-finishing stage, with the finishing following on. The structure takes longest: replacing floors and the roof, strengthening the walls. If a design and a permit are needed, the time for the documents is added to this, and we don't promise it in advance.

The schedule also depends on the weather. We open up the roof only in dry spells, and plaster and screed need more time in winter. The stage deadlines go into the contract after the survey.
