Villa rental in Batumi: a house with a pool for a holiday or the season

Renting a villa in Batumi appeals to large families and groups: their own yard, a pool, a barbecue and room for cars. Villas for rent are found in Makhinjauri, Gonio, Kvariati and further on to Chakvi. We find a house for the number of guests and the kind of holiday, and find out in advance what the photos do not show: the road up the slope, pool servicing, the house rules and who pays for electricity and water.

What to know about the district

Makhinjauri and Green Cape north of the city: slopes with sea views, the botanical garden nearby, and a narrow, steep road to some of the houses. Living in a villa here without a car is inconvenient.

Gonio and Kvariati to the south: the most villas and guesthouses by the sea, with the fortress and beaches nearby. It is busy here in summer and quiet in the shoulder season, when some houses are let by the month.

Further north, as far as Chakvi, houses stand on the low shore among greenery. In Batumi itself there are houses for rent in the private-house neighbourhoods: usually without a pool, but close to the city.

The higher a house stands on the slope, the better the view and the longer the way to the sea and the shop. This is worth comparing on a map before booking, especially if you have no car.

Renting a villa in Batumi usually appeals to large families and groups who feel cramped in an apartment: their own yard, a pool, a barbecue, room for several cars. Villas and houses for rent are found in Makhinjauri, Gonio, Kvariati, further along the coast to Chakvi and in the city itself. We find a house for the number of people and the kind of holiday, and find out in advance what the photos do not show: the road, the pool and who pays for what.

Villa rental in Batumi: where to look

Most villas stand on the slopes above the sea in Makhinjauri, on Green Cape, in Gonio and in Kvariati. The view from there is good, but it is not always possible to walk to the beach, and this is worth finding out before booking. In Batumi itself there are houses for rent in the private-house neighbourhoods, usually without a pool but close to the city.

If you are choosing between a villa and a large apartment, look at apartments with a terrace by the sea too: for a family for a week this is sometimes more convenient than a house on a slope without a car. How short-term apartment rentals work is explained on our page about short-term rentals.

By the night or for the season

In summer villas are let mainly by the night, through platforms and directly, and in the season often with a minimum stay of several nights. A house can also be rented for a month or the whole summer, at a monthly price and with a lease; more on our page about seasonal rentals.

In winter houses are let long-term too, but a large house by the sea is expensive in winter: heating every room, damp, the road in the rain. Before signing we find out how the house is heated and what last winter's bills were.

In May, June and September more villas are free, and owners are more willing to give a discount for a week or longer. For a group that is not tied to school holidays, this is a good time.

Road access

To a house on a slope, the satnav often leads to the wrong gate. We ask the owner for directions with photos of the turning and the gate, and arrange to be met for a late arrival. We check how many cars fit in the yard and whether a taxi can get up to the house.

The road to the villa is better seen in person or on video: a steep unpaved climb becomes a challenge in the rain. If you have no car, ask how far it is to walk to the shop and the bus stop. If small children or elderly parents are coming with you, ask about stairs: on a slope a house often stands on several levels, and the bedrooms are sometimes only upstairs.

The pool, the garden and the equipment

The pool is always clean in the photos, so we ask who services it and how often, whether the heating works and at what hours the pool may be used. If children are coming, we look at the fencing and the depth. We find out who mows the lawn and clears the leaves, and whether the gardener will turn up during your holiday.

A villa has a lot of equipment: pumps, a water heater, air conditioners in every bedroom, motorised gates. We find out who to call if something breaks and how quickly a technician will come. How owners run such houses is explained on our page about villa management.

House rules and the number of guests

A villa's rules are longer than an apartment's: the number of guests and cars, quiet at night, pool hours, children at the water only with adults, the barbecue only in its designated place. Parties are banned at most villas, and for breaking the rules the owner may keep the deposit.

A camera, if there is one, should be outside only, at the entrance, and the listing should say so. State the number of guests in the booking honestly: extra people without agreement often become a reason for a dispute.

The lease, the deposit and the inventory

For a villa for the season or longer we draw up a lease with an inventory: the furniture in the house and on the terrace, the appliances, the pool equipment, the barbecue. We record who pays for electricity and water: the pool pump and air conditioners give a big bill in summer. The damage deposit is usually larger than for an apartment, and the terms of its return must be in the lease.

On arrival we check that everything works and photograph anything already damaged. If you are renting a villa to get a feel for the area before buying, houses for sale are on our page about buying a villa.

If you are an owner

Letting a villa by the night earns more than an apartment, but there is more work too: the pool, the garden, guests with cars, the equipment. The commission for managing short-term letting is 30–36 % of income, and what it includes for a house with grounds is described on our villa management page.

How much help with renting a villa costs

Finding a rental home for a tenant for a month or longer costs 90–120 % of one month's rent: searching for a house to suit your group and format, viewings including by video call, checking the owner and help with the lease. A lease with a handover report and inventory starts from 240 ₾, a consultation with a property lawyer of up to an hour from 155 ₾.

The final price is set after we review the task and agree the scope of work. The price of the stay is set by the owner, and you pay the deposit and the rent to them.

Where is the best place to rent a villa in Batumi?

Most villas are in Gonio and Kvariati to the south and in Makhinjauri and on Green Cape to the north. These are slopes with sea views, but it is not always possible to walk to the beach.

If you are coming without a car, look at houses closer to the sea and to bus stops, or in the private-house neighbourhoods of Batumi itself.

What should I check before booking a villa?

The road and access, room for cars, pool servicing and pool hours, fencing if children are coming, and air conditioners in the bedrooms. Check the house rules: the number of guests, quiet at night, the barbecue.

Ask who pays for electricity and water: the pool pump and air conditioners give a big bill in summer.

Can I rent a villa for the whole summer?

Yes, at a monthly price and with a lease. In summer owners let villas mainly by the night, so a house for the whole season has to be found early, from spring.

In a seasonal lease we fix the dates, the price for the whole term, who services the pool and the garden and who pays the bills.

What deposit is taken for a villa?

Usually more than for an apartment: a house has more furniture and equipment, plus a pool and a garden. The amount and the terms of return are written into the lease or the booking rules.

On arrival, check that everything works and photograph any existing damage. Then there will be no argument at check-out about who caused it.
