Summer apartment rental in Batumi: for a month, two or the whole season
A seasonal rental in Batumi is an apartment for one, two or three summer months at a monthly price. In summer owners by the sea earn from short-term letting, so such apartments are looked for from spring. We shortlist options by the sea and a few blocks away, check the owner and the air conditioning, and fix the dates and the price for the whole term in the lease.
What to know about the district
On the New Boulevard and Khimshiashvili Street almost every apartment is let by the night in summer, and a monthly lease for the season is the most expensive here. But the sea is right there, and some complexes have a pool.
In the centre and the Old Town the choice is wider and you can walk to the beach. The buildings are older, and an apartment on an upper floor without a lift can be hot in summer, so we check the air conditioning especially carefully.
Makhinjauri, Green Cape, Gonio and Kvariati are chosen by families with a car: quieter, with more houses and apartments with a terrace or a garden. In the Airport district summer apartments are cheaper, but you will have to travel to the sea.

A seasonal rental in Batumi is an apartment for one, two or three summer months at a monthly price. It is sought by families who come to the sea for the whole summer, people working remotely and those who work in Batumi during the season. Such an apartment by the sea is the hardest to find: in summer owners earn from short-term letting. So we start early and look beyond the seafront.
Summer apartment rental in Batumi: why it is hard
Most tourists come in July–September. The owner of an apartment by the sea compares your offer with what they would earn letting by the night in these months, so the monthly price for summer is higher than in winter. Some owners still agree to let the apartment for the whole season to one tenant: it means fewer cleanings, less messaging and less wear.
The longer the term, the easier it is to agree. An apartment for July alone is harder to find than for June–September: the owner can easily fill one summer month with short-term guests. If you need a short stay, it is sometimes simpler to take an apartment by the night with a discount for a long stay; more on our page about short-term rentals.
When to look and for how long
People start looking for summer apartments by the sea in spring, ideally in March–April, before owners open their booking calendars on the platforms. By May the choice is smaller, and in June what remains is mostly further from the shore or more expensive than you planned.
We fix the move-in and move-out dates straight away. If you want to stay into the autumn, it is better to agree this in advance: from October apartments by the sea get cheaper, and the owner is often glad to continue the lease by the month. How renting from autumn to spring works is explained on our page about winter rentals.
Where to look: by the sea and a little further
On the New Boulevard and Khimshiashvili Street almost every apartment is let by the night in summer, and a monthly lease here is the most expensive. A few blocks from the sea, in the centre and the Old Town, the choice is wider and you can walk to the beach. In the Airport district apartments are cheaper, but you will have to travel to the sea.
Makhinjauri and Green Cape to the north, Gonio and Kvariati to the south suit those who want quiet and are ready to drive. There are more houses and apartments with a terrace or a garden there, and for a family for the whole summer this is often more convenient than a high-rise.
The price and what it includes
The price is given per month, in dollars or lari. We find out straight away what it includes: electricity, water, gas, internet, the building's service charge, cleaning and a change of linen. In summer air conditioners make up a noticeable part of the bill, and if electricity is paid separately, the amount can be a surprise in the heat. Ask the owner to show last summer's bills.
For the season the owner may ask for prepayment of part of the term and a deposit. It is better to pay by bank transfer or against a receipt with the amount, dates and terms of return, and only after checking that the apartment is being let by the owner or someone holding their power of attorney.
A lease for the season
In a summer lease the dates and the price for the whole period matter most: the owner should not raise the rent in August, when demand is higher. We record how many people will live there, whether guests are allowed, what happens to the deposit if you leave early, and who cleans and changes the linen if this is included in the price.
On moving-in day we draw up an inventory with photos and record the meter readings. What else is worth including in the lease is explained on our page about the rental agreement.
An apartment in summer: heat, noise and damp
We check for an air conditioner in every bedroom and the living room, not one for the whole apartment. We look at whether the balcony gets shade in the afternoon and how well the windows keep out noise. In a building with many short-term apartments, guests with suitcases walk the corridors in summer and the pool area is noisy until late.
Batumi can be damp in summer too: an apartment closed up in spring may smell of mould in the wardrobes. At the viewing we open the wardrobes and look at the corners. If an apartment by the sea has been closed, it should be aired and dried with the air conditioner before you move in.
If you are an owner
Letting an apartment for the whole season to one tenant means earning less than in a good short-term summer, but with less work and wear, and the income is known in advance. Many owners do this if they do not live in Batumi and do not want to run short-term letting. A comparison of the formats is on our page short-term or long-term rental.
If we manage the apartment for 1–3 months, the commission for mid-term rental management is 21–24 % of the rent. It includes finding and checking the tenant, the lease, move-in and move-out with an inventory check.
How much help with a seasonal rental costs
Finding a rental apartment for a tenant costs 90–120 % of one month's rent: the search, viewings including by video call, checking the owner and help with the lease. A lease with a handover report and inventory starts from 240 ₾, a consultation with a property lawyer of up to an hour from 155 ₾.
The final price is set after we review the task and agree the scope of work. You pay the deposit and the rent to the owner, and they are not part of our fee.

When should I look for a summer apartment in Batumi?
Ideally in March–April, before owners open their short-term booking calendars. By May the choice is smaller, and in June what remains is mostly further from the sea or more expensive than you planned.
An apartment for the whole season is easier to find than for July alone: the owner can easily fill one summer month with short-term guests.
Why does a summer apartment cost more than a winter one?
In summer the owner compares your offer with the income from short-term letting in July–September, when Batumi has the most tourists. In winter there are few short-term guests, and the same apartments are let by the month more cheaply.
Some owners agree to a discount for the whole season: one tenant instead of a stream of guests means fewer cleanings and less wear.
What does the price of a seasonal rental include?
The lease decides. Most often electricity, water, gas and internet are paid separately, and sometimes the building's service charge too. In summer air conditioners make up a noticeable part of the bill, so ask to see last summer's bills.
If cleaning and a change of linen are included, we record how often they will happen.
Can I stay in the apartment after the season?
Yes, if you agree it in advance. From October apartments by the sea get cheaper, and the owner is often glad to continue the lease by the month until spring.
It is better to write the renewal terms and the new price into the lease straight away, so that you do not have to look for an apartment again in September.
