Short-term apartment rental in Batumi: the season, booking and check-in

A short-term apartment rental in Batumi is what you need for a holiday by the sea, a weekend or while you look for a long-term home. We explain when to book for the high season of July–September, where to look and how to pay safely, how an apartment in a seafront complex differs from one in a residential building and what to check in the listing before booking.

Find a rental

What to know about the district

Most short-term apartments are on the New Boulevard and Khimshiashvili Street: high-rises by the sea, views and pools in some complexes. In summer it is noisy and crowded here, but the sea is close.

In the Old Town and the centre the apartments are in older buildings: cafés, restaurants and the seafront are close, but not every building has a lift, and the streets are noisy in the evening.

Makhinjauri and Green Cape to the north, Gonio and Kvariati to the south are chosen by those who want quiet, usually with a car. There are more guesthouses and villas there than high-rises, and an apartment with a terrace or a garden is easier to find than in the centre.

In the Airport district there are fewer short-term apartments, but they are convenient if your flight is early in the morning or late at night. People do not usually go there for a seaside holiday, but for one or two nights before a flight it is a practical option.

A short-term apartment rental in Batumi is the main way to holiday by the sea. Most tourists come in July–September, and in these months nightly prices are at their highest, while good apartments by the sea are booked in advance. We help you choose an apartment for your dates and your group, and show owners how to let by the night without spending every day on it.

Short-term rentals in Batumi: the season and prices

The nightly price changes with the season and the day of the week. The high season runs from July to September; in June and October more apartments are free and prices are softer. In winter short-term guests come for weekends and holidays, and many owners switch to monthly letting at this time.

In the season some owners set a minimum stay, for example from three nights. For a week or longer the nightly price is often lower, and for a month or more the logic of monthly rental takes over; more on our page about long-term rentals.

Where to look and how to pay

Short-term apartments in Batumi are let through Booking, Airbnb, local websites and directly. A booking through a platform is protected by its rules: the cancellation terms, the deposit and the payment are visible in advance, and disputes are handled by support. Booking directly is sometimes cheaper, but the prepayment goes to a person you do not know.

If you book directly, ask for a video of the apartment, the cadastral code or an extract from the Public Registry, and a booking confirmation with the address, dates and amount. It is better not to send a prepayment to a stranger's card for an apartment nobody has shown you.

An apartment in a complex or in a residential building

Most short-term apartments by the sea are in the high-rises on the New Boulevard and Khimshiashvili Street. Some complexes have a reception, a pool and security, and it feels like a hotel. But the neighbours change every day, and in summer the lobbies and the pool area are crowded.

An apartment in an ordinary residential building in the centre or the Old Town is quieter and closer to the life of the city, but has no reception: the keys are handed over by the owner or there is a code lock. For a family with children and a long holiday this is often more convenient; for a short trip to the sea it is usually the other way round.

What to check in the listing

The sea view in the photos and the view from your window do not always match, so ask for a photo from the window without zoom. Check the floor and the lift, an air conditioner in every bedroom, whether there is a washing machine, an oven or only a hob, and parking. Look at the check-in and check-out times and whether late check-in is possible if your flight lands at night.

Find out what the price includes: cleaning, bed linen, towels, internet. The cleaning fee is often charged as a separate line, and a damage deposit is returned after check-out. Read the reviews from the last season: the apartment may have changed owner or manager.

Check-in and check-out

The keys are handed over in person, through the complex's reception or via a code lock. When you arrive, check that everything works and photograph anything already damaged: a stain on the sofa or a crack in the table. Send these photos to the owner within the first hour, and there will be no arguments about the deposit when you leave.

Batumi is humid in summer, and an apartment by the sea that has been closed for a few days should be aired, with the air conditioner on dehumidifying mode. If the apartment smells damp or there is visible mould, say so straight away: through a platform it is easier to change apartments on the first day than later.

If you are an owner

Short-term letting by the sea brings in more money in the season but requires daily work: prices, messaging, check-ins, cleaning, linen. How a management company does this is explained on our page about short-term rental management, and a comparison with long-term letting is on our page short-term or long-term rental. What an apartment needs for guests is covered on our page about furnishing for short-term letting.

The commission for managing short-term letting is 30–36 % of income, and if the apartment is rented for 1–3 months in winter, 21–24 % in those months. At launch you pay for creating listings on Airbnb, Booking and local platforms, from 360 ₾, and a professional photo shoot, from 330 ₾. Cleaning a studio or a 1+1 between stays starts from 96 ₾. Interpretations of how short-term letting is taxed differ, and we choose the regime together with a tax consultant.

How much a short-term rental costs

The nightly price is set by the owner, and it depends on the season, the view, the district and how many people are coming. Before booking, compare the price for all nights together with cleaning and the deposit, not just the price of one night in the listing. If you plan to spend a month or more in Batumi, work out the monthly option too: it may turn out noticeably cheaper.

Our services for owners of short-term apartments: management for 30–36 % of income, listings from 360 ₾, a photo shoot from 330 ₾, cleaning between stays from 96 ₾. The final price is set after we inspect the apartment and agree the scope of work.

Is it safe to book directly with the owner?
