Public Registry extract
A document from Georgia's state registry: the owner, cadastral code, area, legal use and encumbrances of a property on the date of issue.
Also known as: registry extract, extract from the Public Registry
A Public Registry extract is a document showing what is recorded about a property in Georgia's state registry. The registry is kept by the National Agency of Public Registry, and an extract can be obtained at a Public Service Hall, from a notary or online.
What the extract shows
The owner or owners and their shares, the cadastral code, address, area, the legal use of the unit or land and encumbrances: a mortgage, an arrest, a ban on sale, a registered lease. An entry in the registry is considered correct until proven otherwise, and the law protects a good-faith buyer who relied on it.
When to get the extract
Twice: before the deposit and on the day of the deal. Between them an arrest or a new mortgage may appear on the apartment. We check the extract against the seller's passport, the contract and the apartment itself: whether the address, area and floor match. In a new build the apartment appears in the registry as a separate property only after the building is completed; until then the buyer has a contract with the developer and payment documents.
