Walls and ceiling after finishing: smooth paint and a two-level ceiling with concealed lighting

Stretch ceilings in Batumi: profiles, mountings and hatches

We fit stretch ceilings in Batumi at the end of the renovation, when the walls are painted and the air conditioning lines and lighting cables are already on the slab. Before stretching, we set mountings for every light and curtain track, build hatches to the line joints and photograph everything the membrane will cover. Prices start at 78 ₾ per m² with the membrane, profile and installation, while lights and recesses are priced separately.

from 78 ₾/m²membrane, wall profile and installation; lights and recesses priced separately. The final price is confirmed once agreed.

  • Timeline: About a week for a one-bedroom (1+1) apartment with a bathroom: the membrane takes 3–5 days to make while we prepare the slab, then a day for the profile and mountings and a day for stretching
  • Warranty: A 2-year warranty on fitting the membrane, profile and mountings

What a stretch ceiling is made of

A stretch ceiling has three parts: a wall profile around the perimeter of the room, the membrane, and the mountings that will later carry the lights. The membrane is made of PVC film or impregnated fabric. PVC film is heated during installation and, as it cools, tightens in the profile by itself. Fabric is fitted without heating. How film and fabric behave when water leaks from above, and where plasterboard is the better choice by the sea, we cover in our comparison of a stretch ceiling and plasterboard.

Film comes in rolls of different widths. For a wide living room the membrane is cut from a wide roll or welded from two strips. The seam is thin, but it shows in side light from the window, so on the drawing we run the seam along the light, from the window into the room.

Profiles: with an insert, shadow gap, floating

We fix the profile to the wall along a laser line, with plugs and screws into the concrete or blockwork. The stretched film constantly pulls it towards the middle of the room, so in a plasterboard partition we build in a timber batten at profile height in advance: a screw held by the board alone pulls out over time.

A standard profile leaves a gap at the wall, which is closed with a flexible insert. It is the cheapest option and forgives a slight wave in the wall. A shadow gap profile replaces the insert with an even dark gap a few millimetres wide, and the ceiling seems to stand away from the wall. A straight shadow line gives away any deviation, so we only fit a shadow gap profile to a wall that has been trued with a straightedge and painted before installation. A floating profile hides an LED strip around the perimeter. A second level with a recess for lighting or curtains is built on a plasterboard frame, and that is work for multi-level ceilings.

Mountings for lights, curtain tracks and fans

Every downlight, chandelier, track, smoke detector and extractor fan sits on its own mounting. This is a platform on adjustable hangers, screwed to the slab and set exactly at the level of the future membrane. Once the membrane is stretched, we glue a reinforcing ring onto the film above the platform and cut the opening inside it, otherwise the edge starts to tear.

Curtains are never hung from the film. Along the window, across the full width of the wall, we fix a timber batten to the slab and mount the membrane profile on it, and in the recess between the batten and the wall the curtain track is fixed straight to the slab. We take the positions of the mountings from the furniture layout, and the lighting groups and switches are decided together with the apartment lighting, always before the membrane goes up.

Air conditioning lines and hatches in the membrane

We lay the refrigerant pipes, cable and condensate drain on the slab before the profile goes in. A straight insulated run needs no servicing. Pipe joints, where a line has been extended, and drain connections are never hidden behind a closed membrane: we put an access hatch over them. Its frame hangs on hangers level with the membrane, the film is glued into a removable cover, and from below the hatch is hard to tell apart from the rest of the ceiling.

We hang the indoor unit at the distance from the future membrane that its manual requires, because the unit draws in air from above. The positions of the units and the lines are agreed at the rough stage, during air conditioner installation, and the ceiling level in a room with lines is set from the thickest of them.

How installation goes

A stretch ceiling is the last of the dusty jobs. By that day the walls are painted, the bathroom is tiled, and the floors are laid or covered. If sanding is still going on in the next room, we close the door to it: dust that settles on warm film does not go away by itself and has to be washed off later.

The profile and mountings go in first. Then the room is warmed with a heat gun, the film turns soft, and it is tucked into the profile from the corners towards the middle of each wall. The harpoon strip along the edge of the membrane snaps into the groove, and as it cools the film smooths out with no creases.

In a bathroom we fix the profile through the tiles. We give the tiler the ceiling level before the tiles are set out, so that no narrow cut row is left under the profile, and we drill the plug holes through the tiles without hammer action, otherwise a crack will run from the hole. What is done in a bathroom before the ceiling, and in what order, is set out on the page about toilet renovation.

How much stretch ceilings cost in Batumi

A stretch ceiling costs from 78 to 120 ₾ per m², and that price includes materials: the membrane, the wall profile and installation. Lights, recesses and hatches are separate lines in the estimate. A bathroom is priced per room, from 360 to 420 ₾: a small room has many corners and pipes to go round, and pricing it by the square metre does not work well.

Of the separate items, the ones added most often are a shadow gap profile, from 42 to 54 ₾ per linear metre, and downlight installation, from 30 to 42 ₾ each, not counting the light itself. The price goes up with a complicated room shape, columns and pipes the membrane has to go round, a seam in a wide room, and hatches. The final cost is set after the site measurement and once the estimate is agreed.

What we check at sign-off

We sign off the ceiling with the lights on and a torch shining along the membrane. Our signs of finished work:

  • no creases or ripples in the corners, at pipes or around hatches;
  • the seam is straight and runs where it is shown on the drawing;
  • the shadow gap is the same width all the way round;
  • the lights are in line and do not press into the film;
  • the hatch cover comes off and goes back without skewing.

Before stretching, we photograph the platforms and hatch frames with a tape measure from two walls. A few years later, these photos let you find a mounting or a line joint without taking the membrane down.

Stages and timelines

  1. Site measurement and drawing

    1 day

We measure the rooms with a laser and mark the lines, lights, hatches and the position of the seam. We agree the drawing with you before the membrane is ordered.

  2. Making the membrane

    3–5 days

The membrane is cut and welded to the measurements, and a harpoon strip is welded around the edge. In our experience production takes 3–5 days.

  3. Preparing the slab and lines

    1 day

While the membrane is being made, we remove anything that could flake off, prime the slab with an antifungal primer, check the air conditioner drains and photograph everything the film will cover.

  4. Profile and mountings

    1 day

We fix the profile along a laser line and set the light platforms and hatch frames level with the future membrane.

  5. Stretching and lights

    1 day

We warm the room, tuck the membrane into the profile from the corners towards the middle of each wall, cut the openings inside the reinforcing rings and fit the lights.

  6. Sign-off

    on the day of stretching

We switch on every lighting group and check the corners, seam and hatches with a torch held along the membrane. Any snags are fixed before the completion certificate is signed.

Local specifics in Batumi

The cast-in-place concrete slab in a Batumi new build gives off water for a long time, and by the sea the air is damp even in winter. PVC film does not let vapour through, so whatever comes out of a damp slab stays in the cavity above the membrane. That is why, before stretching, we check the slab with a moisture meter, treat it with an antifungal primer and fit the membrane at the end of the schedule, when the screed and plaster in the apartment have already dried.

There is hardly any frost here, but we do not fit PVC film on an open balcony: wind-driven rain hits it from outside, and on cold nights it loses elasticity and tears more easily. The slab of an open balcony we paint with facade paint.

The film is warmed with a heat gun, gas or electric. If your building's rules do not allow gas cylinders to be brought in, we work with an electric one, and it needs a free circuit in the consumer unit.

Materials and brands

We usually choose matt or satin film. Gloss in a room with a large window reflects the window frame and the furniture, and in a hallway it reflects the lights. We fit fabric membranes in dry rooms where you want a ceiling with no shine and no seam. We record the membrane brand and batch number in the estimate and in the handover file, so that the same shade can be found if the membrane is ever replaced.

We use aluminium profiles: plastic ones are cheaper but hold the tension worse along a long wall. The platforms are matched to the specific light fitting model, so the lights are chosen before stretching, not after.

What makes up the cost

Timeline: About a week for a one-bedroom (1+1) apartment with a bathroom: the membrane takes 3–5 days to make while we prepare the slab, then a day for the profile and mountings and a day for stretching

  • lights, recesses and LED strip are separate lines in the estimate

What raises the cost

  • a shadow gap or floating profile instead of a standard one with an insert
  • columns, risers and pipes the membrane has to go round
  • a room wider than the roll: a seam or a membrane from a wide roll
  • access hatches and a recess for a concealed curtain track

What lowers the cost

  • a rectangular room with no projections or pipes
  • lights fitted on mountings to a finished plan, with no changes

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

A 2-year warranty on fitting the membrane, profile and mountings. If the membrane sags, comes out of the profile or the seam opens because of the installation, we re-stretch it at our expense. The warranty does not cover cuts from furniture or marks from hot lamps. The membrane and lights carry the manufacturer's warranty, and we hand over the documents in the handover file.

Questions and answers

How much does a stretch ceiling cost per m² in Batumi?

A stretch ceiling costs from 78 to 120 ₾ per m² including materials: the membrane, wall profile and installation. Priced separately are downlight installation, 30–42 ₾ each not counting the light itself, a shadow gap profile, 42–54 ₾ per linear metre, and a recess for a concealed curtain track, 90–110 ₾ per metre. A bathroom is priced as a whole, 360–420 ₾ per room.

We'll send an estimate from the floor plan and photos of the rooms within 24 hours on business days, preliminary at that stage. The final cost is set after the site measurement and once the estimate is agreed.

How much height does a stretch ceiling take off a room?

In our experience, a standard profile with downlights on mountings brings the ceiling 5–7 cm down from the slab. If the light comes from a chandelier and there are no built-in lights, the membrane can sit higher. If air conditioning lines, an extract duct or a light with a tall housing run above the membrane, the level is set by whichever hangs lowest, and the room loses more.

Slabs in new builds are often poured unevenly, so we measure the height from the lowest point the laser finds. That way the membrane in each room runs level, and the difference between rooms does not show at the junction by the door.

Does the old ceiling need preparing for a stretch ceiling?

It does not need levelling, but there is still some preparation. We remove flaking whitewash and plaster: if they fall after stretching, the pieces land on the film and show against the light. We treat patches of mould with an antiseptic, otherwise in the damp season they will spread under the membrane.

We check the old wiring to the chandelier while the ceiling is open and replace it if needed. If there is a leak from above, we first find the cause together with the neighbours and only then stretch the membrane.

What should you do if a stretch ceiling is torn?

Do not pull at the edge of the cut, or it will spread further. A small puncture near the edge or a light can sometimes be covered: another light or a grille is fitted at that spot, and the membrane is partly taken out of the profile to put its mounting in. Tape and glue do not hold for long and come away in humid air.

If the cut is long or in plain view, we replace the whole membrane. The old one comes out of the profile, the new one is made to the original measurements, and the profile and mountings stay in place, so a replacement takes less time than the first installation.

How should you prepare a room for stretch ceiling installation?

Clear a strip about a metre wide along the walls: that is where the stepladders will stand and the profile will go. We will cover wardrobes, appliances and the bed with plastic sheeting, but it is better to clear open shelves and take out plants, because the room gets hot while it is being warmed.

By the time we arrive, wall painting and tiling should be finished, and the lights you have chosen should be in the apartment so that we can set platforms for them. It is only noisy while we drill for the profile, and we do that during permitted hours. After stretching, the room is aired and can be used straight away.
