Air conditioning for a private house: splits, multi-split, ducted

We plan air conditioning for a private house at the construction stage: we calculate heat gains room by room, choose splits, a multi-split, ducted units or VRF, and lay copper runs, drains and power before finishing. By the sea outdoor units get salt protection and stainless brackets. A 12 000 BTU inverter air conditioner installed from 2 100 ₾.

Air conditioning for a private house: the systems available

Summer in Batumi is hot and humid, and air conditioning for a private house here runs for several months in a row. We choose the system by floor area, number of rooms and how you want it to look: units on the walls, grilles in the ceiling or one outdoor unit for the whole house.

SystemWhat it looks likeWhen it fits
Split systemsA wall unit in each room, each with its own outdoor unitA small house, guest rooms
Multi-splitSeveral indoor units on one outdoor unit2–5 rooms, little space for outdoor units
Ducted air conditionersGrilles in the ceiling, the unit hidden above itLiving room, bedrooms with a suspended ceiling
VRF systemOne outdoor unit and many indoor units of any typeA large house, villa, hotel

Large houses and hotels have a separate VRF systems page.

Pipe runs laid during construction

The most common mistake is to install air conditioners after the renovation: then pipe runs go in trunking along the walls and the drain drips down the facade. During construction we lay insulated copper runs, a drain with a trap into the sewer and a separate power circuit to each unit position. We choose outdoor unit positions straight away: on balconies, the roof or behind decorative screens, so that the facade does not turn into a display of boxes.

Sizing

We calculate output from each room's heat gain: area and height, orientation, glazed area, a roof above the room, number of people and appliances. A living room with a panoramic window facing south-west needs noticeably more than a north-facing bedroom of the same size. We use only inverter models: they vary their output smoothly, run quieter and use less. An inverter air conditioner also heats, and in Batumi's mild winter it often copes with heating guest rooms.

Outdoor units by the sea

  • units with a protective heat exchanger coating for houses by the sea;
  • brackets and fixings in stainless steel;
  • a position with less spray and driving rain;
  • access for the technician without rope access;
  • noise and hot air not directed into neighbours' windows or onto the terrace.

Dehumidifying and ventilation

In cooling mode an air conditioner dries the air as a side effect, and dry mode does so with almost no cooling. But it does not provide fresh air: that is the job of ventilation. In an airtight house we combine air conditioners with a supply and extract system, see the ventilation and heat recovery page. If you need one system for heating and cooling with underfloor heating, see heat pumps.

Maintenance

Indoor unit filters are washed every month or two in season, and a full clean including washing the outdoor unit is done once or twice a year. By the sea the outdoor unit is rinsed with fresh water more often. Cleaning and servicing air conditioners in apartments is covered on the air conditioner installation page.

How much air conditioning a house costs

A 12 000 BTU inverter air conditioner installed costs from 2 100 ₾, a 24 000 BTU unit from 3 090 ₾. A multi-split for 2–3 rooms installed from 8 100 ₾, a ducted air conditioner with ductwork from 8 400 ₾. Laying a pipe run during construction from 480 ₾ per unit, an extra metre of pipe run from 72 ₾, an air conditioner clean from 145 ₾. The final cost is set after the heat gain calculation and an agreed estimate.

Local specifics in Batumi

Summer in Batumi adds humidity to the heat, and comfort often depends not on temperature but on how dry the air is. We set air conditioners to keep a moderate temperature and dry the air rather than chill a room until someone catches cold. In bedrooms we fit quiet models and direct the airflow away from the bed.

Outdoor units by the sea quickly get coated in salt, and without protection the heat exchanger rusts and loses output within a few years. So for houses near the shore we choose models with an anti-corrosion coating, place them in sheltered spots and include fresh-water rinsing in the service schedule.

Materials and brands

Inverter split systems, multi-splits, ducted and cassette air conditioners with an official warranty in Georgia, models with a protective heat exchanger coating for houses by the sea. Insulated copper pipes, drain pipes with traps and condensate pumps for units below the drain level. Stainless steel brackets and fixings, anti-vibration mounts, decorative screens for outdoor units.

What makes up the cost

  • output and equipment manufacturer

What raises the cost

  • ducted air conditioners and suspended ceilings
  • long pipe runs and units on the roof
  • models with corrosion protection
  • many rooms with individual units

What lowers the cost

  • pipe runs laid during construction
  • splits in a small house

Questions and answers

How much does air conditioning for a private house cost?

A 12 000 BTU inverter air conditioner installed costs from 2 100 ₾, a multi-split for 2–3 rooms from 8 100 ₾, a ducted air conditioner with ductwork from 8 400 ₾. Laying a pipe run during construction from 480 ₾ per unit. The final cost is set after the calculation and an agreed estimate.

When should air conditioner pipe runs be laid?

Before plastering and suspended ceilings. Then copper, drain and cable go into the walls, and after the renovation all that is left is to hang the units. If air conditioners are fitted after the renovation, pipe runs have to go in trunking along the walls or be chased into the finished surfaces.

Which is better, splits or a multi-split?

Splits are more reliable: if one fails, the others keep working, and each can be replaced separately. A multi-split is handy when there is little space for outdoor units, but if the outdoor unit fails, every room is left without cooling. For a large house VRF is often better value.

Can an air conditioner heat the house in winter?

An inverter air conditioner is an air-to-air heat pump, and in Batumi's mild winter it heats rooms well. For guest rooms and small houses it is often enough. It will not replace underfloor heating or hot water; for that you need an air-to-water pump or a boiler.

How often should an air conditioner be cleaned?

Indoor unit filters are washed every month or two in season, and you can do that yourself. A full clean with washing of the heat exchanger and outdoor unit is done once or twice a year. By the sea we rinse the outdoor unit with fresh water more often, otherwise salt eats away the fins.
