Who it’s for

  • There is no gas in the apartment, and an electric water heater will be the only source of hot water

  • The gas boiler is in the kitchen, and half a bucket of cold water runs off in the shower before the hot arrives

  • The old water heater is noisy, takes longer and longer to heat, and the valve under it drips round the clock

  • The apartment is let short-term: two guests back from the beach shower one after the other, and the hot water runs out

  • The water heater has to be hidden above an installation frame or in a recess, so that a technician can still get to it later

What’s included

  • choosing the capacity and type of water heater by the number of showers and occupants
  • choosing the wall and fixings: anchors to suit the wall material or backing in the frame
  • isolation valves on the cold and hot water, a pressure relief valve
  • the relief valve discharge piped to the drain through a tundish or trap
  • dielectric unions and a drain valve for the tank
  • a pressure reducing valve or expansion vessel, if needed
  • connection to a separate circuit with a circuit breaker and RCD
  • filling the tank, first heat-up and checking the joints while hot
  • recording the model and installation date in the handover file

Water heater, gas boiler or instantaneous heater

Water heater installation in Batumi starts with one question: where does the apartment get its hot water now? If there is gas, it is usually heated by a combi boiler. A water heater goes in when there is no gas, when the boiler is far from the shower and the water runs cold for half a minute, or when two showers are used at the same time.

OptionWhen it suitsWhat to allow for
Electric storage water heaterNo gas, one or two bathrooms, an apartment for rentA wall that can hold a full tank, its own circuit in the consumer unit
Instantaneous electric water heater, 8–11 kWA kitchen sink or guest WC far from the main source of hot waterA heavy-gauge cable and spare capacity in the apartment's power supply
Indirect hot water cylinderA gas boiler with a cylinder connection, usually a heat-only boilerSpace next to the boiler

An indirect cylinder is heated by water from the boiler running through a coil, and for this the boiler needs a cylinder connection: a built-in three-way valve or a kit for one. Heat-only boilers usually have it; many combi boilers don't, because they heat the water themselves as it flows through. So before buying a cylinder we check the manual of the boiler already on the wall, and plan the system together with the apartment heating.

Capacity: sized by showers, not square metres

Water in the tank is heated to 55–60 °C, but people shower at around 40 °C. The hot water is mixed with cold, so an 80-litre tank gives one and a half to two times as much shower water, closer to twice as much in summer, when the cold water is warmer. As a guide: 50 litres is enough for one person or a studio with a shower, 80 litres for a couple or a family of three, and 100 litres or more is needed if the apartment has a bath or two bathrooms on one water heater.

We also allow for recovery time: a full tank takes more than two hours to heat up again, so for a rental apartment we would rather go for 80 litres than 50.

Where to hang the water heater

An 80-litre tank full of water weighs about 100 kg: 80 kg of water plus the unit itself. It hangs on two brackets, so on concrete and brick we fix it with anchors, and on aerated concrete block with anchors made for aerated concrete. A plasterboard partition without built-in backing won't hold it, so we put a backing of metal profile or timber into the frame before the boarding goes on. When we replace a tank, we don't reuse the old anchors, flexible hoses or relief valve: they cost little and are the first things to leak.

The closer the water heater is to the shower, the less cold water runs off before the hot arrives. Good places are above a toilet installation frame, in a recess under the bathroom ceiling, or in a storage room next to the wet area. Under a vertical water heater we leave room to take out the flange with the heating element and anode, and we provide an access hatch to the valves and the relief valve.

Pipework: what sits between the water heater and the pipes

  • isolation valves on the cold and hot water, so the water heater can be removed without shutting off the whole apartment;
  • a pressure relief valve on the cold water inlet, with no valves between it and the tank;
  • the relief valve discharge piped to the drain through a tundish or trap, not a tube onto the floor;
  • a drain valve for emptying the tank before servicing;
  • dielectric unions on the tank connections;
  • a pressure reducing valve if the incoming pressure is above the relief valve's setting.

The relief valve has a non-return valve built in, so as the water heats up it can't flow back out of the tank into the pipe. Between 15 and 60 °C water expands by about 1.6%, which in an 80-litre tank is 1.3 litres, and that is what the valve discharges. If the drips are a nuisance, we fit a potable water expansion vessel before the water heater to take up this volume.

Its own circuit, an RCD and surge protection

We connect the water heater on a separate circuit from the consumer unit, with its own circuit breaker and through a 30 mA RCD: water and the heating element share one casing here. The socket is splash-proof and outside the splash zone, or we wire the water heater directly through a double-pole switch if its manual requires that. The casing is always earthed.

If the apartment's power supply is close to its limit, we shift heating to the night with a timer. We plan the space for the new breaker together with the consumer unit assembly, and a voltage protection relay keeps the water heater's electronics safe from fluctuations in the supply; it is covered on the page about surge protection.

Anode, limescale and servicing

An enamelled tank has a magnesium anode. It corrodes instead of the tank walls, and once there is nothing left of it, corrosion moves on to the tank itself. How fast this happens depends on the water, so we check the anode for the first time a year after installation, and after that according to its condition. At the same time we remove limescale from the heating element: a thick layer can be heard as noise while the water heats.

Many manufacturers' tank warranty terms require regular anode checks, so we record the date of every service in the handover file. If your apartment is on our maintenance service, the water heater is part of the schedule, and we check the anode and limescale once a year. When there is a lot of limescale, it is worth looking at water filters and softening at the inlet.

How much water heater installation costs in Batumi

An 80-litre electric water heater with installation costs from 920 to 1,380 ₾. The price includes the water heater itself, fixing, connection to the water pipes and wiring. On its own, a 50–100 litre water heater costs 770–1,220 ₾, and installing one you have bought yourself costs 125–180 ₾.

An 8–11 kW instantaneous electric water heater costs 325–395 ₾ as equipment, but it almost always needs a new circuit from the consumer unit. Connecting an indirect hot water cylinder to a boiler comes to 390–420 ₾ for labour, and the cylinder itself isn't included. It costs more when backing in a partition, a pressure reducing valve or an expansion vessel is needed. The final cost is set after we inspect the location and once the estimate is agreed.

Stages and timelines

  1. Site inspection

    1 day

    We look at the wall and the route to the shower and sink, measure the incoming water pressure and check for space in the consumer unit.

  2. Choosing the water heater

    1–2 days

    We work out the capacity by showers and occupants and choose a vertical or horizontal model to fit the recess.

  3. Circuit and fixings

    1 day

    We run a circuit from the consumer unit and fit anchors, or backing in a plasterboard partition.

  4. Installation and pipework

    3–5 hours

    We hang the tank, assemble the valves, relief valve and discharge, and connect it to the pipes and the circuit.

  5. Start-up and handover

    the same day

    We fill the tank, bleed the air, switch on the heating, check the joints while hot and show you where the valves are and how to drain the tank.

Local specifics in Batumi

If the building has no gas supply, the water heater is the only source of hot water, and in a rental apartment it runs almost non-stop in summer: guests back from the beach shower two in a row. In apartments like these we size the tank with room to spare.

We don't hang water heaters on an open balcony: sea air and driving rain soon corrode the casing, fixings and terminals. In bad weather the supply sees voltage surges, and the water heater's electronic display is one of the first things they damage.

In an apartment that stands empty over the winter, we leave the water heater switched off. Before the first guests arrive in spring, we drain the stale water from the tank, refill it, heat it to maximum and then set the usual temperature again.

Materials and brands

Ariston water heaters are sold in Georgia, including round vertical models and slim ones for a shallow recess. For a mass-market brand it is easier to find an anode, heating element and thermostat, so the tank isn't left out of action waiting for a part.

The inner tank is either enamelled or stainless steel. An enamelled tank always has a magnesium anode; a stainless one doesn't necessarily, and we check this in the manual before buying. The relief valve and isolation valves are brass, and the flexible hoses are short, with stainless steel braiding. The expansion vessel before the water heater must have a membrane rated for drinking water: a red vessel from a heating system won't do here.

What makes up the cost

Timeline: Installing a water heater on ready outlets takes 3–5 hours; with a new circuit from the consumer unit and backing in a partition, 1–2 days

  • tank capacity and brand move the equipment price the most

What raises the cost

  • a plasterboard partition that needs built-in backing
  • a new circuit from the consumer unit and space for a breaker with an RCD
  • a pressure reducing valve or expansion vessel before the water heater
  • a recess under the ceiling or a horizontal model with an awkward connection
  • removing and taking away the old water heater

What lowers the cost

  • the water heater goes in the old place, with a working circuit and pipes

Guarantees

A 2-year warranty on the installation and pipework. If a joint we assembled leaks, we put it right at our own expense. The tank, heating element and electronics carry the manufacturer's warranty, and we record its terms, including anode checks, in the handover file. Pipes to the water heater that we laid in the wall come with a 5-year warranty.

Questions and answers

How much does water heater installation cost in Batumi?

An 80-litre electric water heater with installation costs 920–1,380 ₾: the price includes the tank itself, fixing, connection to the pipes and wiring. If you have already bought the water heater, installation costs 125–180 ₾. A new circuit from the consumer unit, backing in a plasterboard partition and a pressure reducing valve are priced separately, if they are needed.

The final cost is set after we inspect the location and once the estimate is agreed. From photos of the wall and the consumer unit we can tell you in advance whether the wall will hold the tank and whether there is space in the consumer unit for a breaker.

Why does the water heater's pressure relief valve keep dripping?

If the valve drips only while the tank is heating, it is working normally: that is how the extra volume the water gains as it heats leaves the tank. This is why the valve discharge is piped to the drain. If the valve also leaks with the heating off, the mains pressure is above its setting or sand has got under the seat.

In the first case we fit a pressure reducing valve at the inlet and set it with a gauge; in the second we flush or replace the valve. Never block off the relief valve or fit a valve between it and the tank: with no way to release it, the pressure in the heated tank keeps rising, and the tank can burst.

How long does an 80-litre water heater take to heat up?

Heating 80 litres from 15 to 60 °C takes about 4.2 kWh: 80 kg of water × 4.19 kJ/(kg·°C) × 45 °C. A 2 kW heating element supplies that in just over 2 hours, and with heat lost through the casing it comes to 2–2.5 hours; a 1.5 kW element takes about three hours. In summer the incoming water is warmer, so heating is quicker. Check the time for your model in its manual.

If a tank that used to heat quickly now takes noticeably longer, check the thermostat and the limescale on the heating element. A thick layer of limescale stops heat getting into the water, and the element overheats and fails early.

Why does hot water from the water heater smell of rotten eggs?

It happens in a tank where water has stood warm for a long time, for example in an apartment left empty for a month with the water heater on a low setting. Bacteria in the stale water, together with the magnesium anode, produce hydrogen sulphide, and that is where the smell comes from.

We drain the tank, flush it and heat it to maximum for a few hours. If the smell comes back, we check the anode and, if necessary, replace it with a different type recommended by the manufacturer. If the cold water smells the same, the water heater isn't the cause: then we check the traps, pipes and filters in the apartment.

What temperature should a water heater be set to?

Usually 55–60 °C. At higher temperatures limescale builds up faster on the heating element and tank walls, and it is easier to get scalded by water from the tap, especially for children. We don't leave it below 50 °C for long: bacteria thrive in a warm tank.

If the water heater has an eco mode, it is worth heating it to maximum once every one to two weeks. In a rental apartment we set the temperature ourselves and note in the guest instructions that the dial doesn't need touching, otherwise guests turn it all the way up.
