What a plumber does in an apartment

The plumbing jobs we get fall into three kinds, and the kind decides whether one plumber comes for an hour or a crew comes over several visits. The first kind is small jobs on existing fixtures: replacing a mixer, a supply hose, a trap or a toilet, or finding where water is escaping. The second is water and drain pipework when a bathroom or kitchen is being renovated. The third is replacing old pipes that are rusting or leaking at the joints.

Fitting a basin, toilet or mixer to existing outlets usually takes us one visit. We run bathroom pipework to an outlet layout in two visits, before and after tiling, and this job is described in full on the page about turnkey bathroom plumbing. We replace old pipes from the apartment's main valve to every fixture. What gets opened up in the process, and what replaces steel and multilayer pipe, is explained in the article on pipe replacement with removal of the old pipes.

Plumber in Batumi: where every call-out starts

The first thing we look at is the valve on the apartment's water inlet. If it has seized or doesn't shut off fully, any work on the pipes has to be done with the riser shut off. The riser is shut off by the building's technician, and only by arrangement with the management company, so the work is moved to the agreed time. It is better to find this out before the old mixer comes off.

Next we check what the pipes are made of and how they are joined: heat-fused polypropylene, PEX (cross-linked polyethylene), multilayer (metal-plastic) pipe on compression fittings, or old steel. This decides whether we can tap into the line or whether it is simpler to replace the whole section. For example, we don't put a new tee inside a wall on multilayer pipe with compression nuts.

We measure the pressure with a gauge at the nearest tap. Weak flow, humming pipes and weeping washing machine hoses are often explained by the pressure rather than the fixture. Whether a pressure reducing valve is needed, we decide by the gauge reading, not by how hard the water comes out.

How to tell which job you need

A photo often shows whether one visit will be enough. As a guide:

What is happeningWhat to order
A mixer drips, a supply hose leaks, the cistern won't fillA plumber call-out, with repair or replacement on the spot
You are replacing a mixer or toilet with one of the same typeFitting the fixture to the existing outlets
You are replacing a floor-standing toilet with a wall-hung one, or a wall-mounted mixer with a concealed oneWork that involves opening up the wall and restoring the tiles
A white frame apartment, or a bathroom renovation with fixtures movedBathroom pipework to an outlet layout
Rusty water after supply cuts, drips at the joints, multilayer pipe in the wallPipe replacement
Sand and rust in the aerators, cartridges that wear out quicklyA filter on the inlet and water treatment

Small jobs are best grouped into one visit: the call-out is then charged once, if this is agreed in advance. Work that involves opening up a wall is priced from an estimate, and we agree the timing with the tiler, because once the plumber is done, the tiling has to be restored.

The order of work when a bathroom is being renovated

During a renovation the plumber comes to the site twice, and other crews work between the two visits. Our order is:

  1. Before the strip-out, we choose the fixtures and decide where the shower or bath, washing machine and water heater will go. From these decisions we draw the outlet layout.
  2. We buy everything that goes into the wall: the frame for a wall-hung toilet, the concealed mixer bodies, the floor drain for a shower without a tray.
  3. The plumber runs the water and drain pipes, and on the same days the electrician runs circuits to the water heater, heated towel rail and washing machine. Both work from one layout, so that a cable and a pipe don't end up in the same chase.
  4. We pressure-test the pipes, run water through the drains and photograph everything, and only then hand the bathroom over for screed, waterproofing and tiles.
  5. After tiling the plumber comes back, fits the fixtures and tests each one with water.

The chain most often stalls because of built-in parts bought later than they were needed. Without the installation frame, the concealed mixer body and the floor drain, the crew either waits or sets the outlets by guesswork. With a bath, we decide together with the tiler: the bath goes in before the tiling, so that the tiles sit over its rim, or after it, with silicone along the junction.

Water heater, filter and leak protection

Hot water in an apartment comes from a gas boiler or an electric water heater, and this decides where the hot water line starts. A boiler usually hangs in the kitchen or on the balcony, a water heater closer to the bathroom. We mark the place for the tank on the outlet layout before the pipes go into the wall: after that, moving it means cutting a chase. How to choose the capacity and what is fitted between the tank and the pipe is covered on the page about water heater installation.

Straight after the inlet valve we fit a mesh filter, which protects the mixer cartridges and the washing machine valves. A filter housing, a reverse osmosis unit under the sink or a water softener is not needed in every apartment, and how to choose between them is explained in the section on water treatment in an apartment.

We fit a motorised leak-protection valve on the inlet, after the filter and before the manifold, so that it shuts off the whole apartment. It needs power, so we mark the place for its control unit and socket on the same layout as the water outlets.

Plumber prices in Batumi: per point, per fixture and per call-out

The basic unit in our estimates is the plumbing point: one cold water, hot water or drain outlet. Labour costs from 96 to 145 ₾ per point, and pipes, fittings and fixtures are not included in this price. A turnkey plumbing point with pipes and fittings comes to 210–310 ₾.

We price small jobs per fixture. A plumber call-out costs 84–120 ₾, and fitting a basin or bath mixer costs 66–96 ₾ for labour. The other items, from a floor-standing toilet to a water heater with installation, are in the price table on this page.

The price goes up when fixtures move far from the riser, when tiles have to be opened up in an apartment that is lived in, and with concealed mixers and built-in parts for an installation frame. It comes out cheaper when the fixtures go onto existing outlets and the pipes can be reached through a hatch or under the basin. The final cost is set after the inspection and once the estimate is agreed: a photo doesn't show whether the inlet valve holds or what the pipes in the wall are made of.

What you are left with after the work

Before the pipes are closed up, we photograph them with a tape measure showing the distances from the floor and corners, and we also photograph the pressure gauge during the pressure test. The photos, the routing diagram and a list of fixtures with their models go into the handover file. The diagram shows where it is safe to drill, and with the model it is easier to find a mixer cartridge or a cistern valve a few years later.

The warranty on concealed pipes is 5 years and on fixture installation 2 years, running from the date of the completion certificate. A leak in the building's shared riser is not covered, but the photos in the handover file help show the management company quickly where our work ends.

Stages and timelines

  1. Request with photos

    1 day

You send photos of the fixture, pipe or bathroom and describe the job. We give you a preliminary price within 24 hours on business days.

  2. Visit and inspection

    1 day

The plumber checks the inlet valve, the pipe material and the pressure. A small job is done on the same visit if the fixture and parts are on site.

  3. Estimate and contract

    1–3 days

For pipework or pipe replacement, we price the estimate by points and metres. The contract sets out the price and timing of each stage.

  4. Rough work

    2–5 days

Built-in parts, pipes, drains and a pressure test before tiling. You receive photos of the pipe runs in the report.

  5. Fixtures after tiling

    1–2 days

We hang the toilet and basin, fit the mixers and water heater, and flush the lines before connecting them.

  6. Handover

    1 day

We test every fixture with water in front of you or on video and hand over the diagram with the fixture models.

Local specifics in Batumi

In many Batumi residential complexes with a reception desk, tradespeople are only let in from a list submitted by the owner or the property manager. If you live abroad, put the plumber on this list in advance or arrange who will meet them with the key, otherwise on an urgent call-out the plumber will be left standing at the entrance.

If the apartment has a gas boiler, we bring cold water to it and take hot water from it, but we don't touch the gas pipe: connecting and moving it is ordered from the gas service. When a boiler is moved to make room for a new kitchen, we first agree its new position with the gas service and only then run water to it.

By the sea, cheap mixers with silumin (aluminium alloy) bodies and supply hoses with galvanised braiding give out sooner: they develop a white bloom and orange stains. So we choose mixers with brass bodies and hoses with stainless steel braiding, and on old fixtures we check the braiding by the nuts at every call-out.

Materials and brands

The brand matters most for what goes into the wall. We use Geberit, Grohe or Alca installation frames, and Grohe or Hansgrohe concealed mixer parts: the trim plate and cartridge for them are later bought from the same system, and these brands are sold in Georgia, with Grohe having its own shop in Batumi. We choose wall-hung toilets and basins from VitrA, Roca or Duravit, and VitrA can be seen in person at the showroom in Batumi.

Our water pipes are polypropylene or PEX, and our drains are plastic, with rubber rings in the sockets. With pipes, the brand matters less than having the pipes and fittings from one system. We fit Ariston electric water heaters, or another brand sold in Georgia, so that spare parts are available.

What makes up the cost

Timeline: a mixer or toilet replaced in one visit; bathroom plumbing takes 3–5 days before tiling and 1–2 days after it

What raises the cost

  • moving fixtures far from the riser, with new falls for the drains
  • opening up tiles and restoring the finish in an apartment that is lived in
  • concealed mixers and built-in parts for an installation frame
  • the inlet valve doesn't hold, and the work is done with the riser shut off through the management company

What lowers the cost

  • the fixtures go onto the developer's existing outlets
  • the pipes can be reached through a hatch or under the basin
  • small jobs are grouped into one visit, and the call-out is charged once by agreement

Guarantees

A 5-year warranty on pipes in walls and floors, 2 years on fitting.

We hand over the manufacturer's documents for mixers, toilets and water heaters together with the handover file: if the fixture itself breaks down, the claim goes to the seller. If a joint that we assembled leaks, it is covered by our warranty, even if you bought the fixture yourself.

Questions and answers

How much does a plumber in Batumi charge per point?

For us, a point means one outlet: cold water, hot water or drain. A basin with a mixer, for example, takes three points, and a washing machine two. Labour costs 96–145 ₾ per point, and pipes, fittings and fixtures are not included in this price. A turnkey point with pipes and fittings comes to 210–310 ₾.

We price minor repairs per fixture rather than per point, and a plumber call-out of 84–120 ₾ is added. If several jobs need doing on one visit, the call-out is charged once, if this is agreed in advance. We give the final cost after the inspection and once the estimate is agreed: a photo doesn't show whether the inlet valve holds.

How do I find a hidden water leak in my apartment?

Close all the taps and look at the water meter. If the last digits or the small wheel are moving, water is escaping somewhere. Next we shut off the valves on the manifold or at the fixtures one by one and see which line stops the meter. Most often the culprit is the toilet cistern, a flexible hose or a joint under the bath, not a pipe in the wall.

A drain leak won't show on the meter. We find it by running water: we let water out of each fixture in turn and watch where damp appears. If we didn't lay the pipes, we check the tees in the wall and the transitions from metal to plastic first. If the neighbours have a stain and your side is dry, the cause may be the shared riser, and then we bring the management company into the search.

Why has the water pressure dropped in the whole apartment?

If only one tap runs weakly, the problem is in that tap. If the pressure has dropped everywhere, check the mesh filter on the inlet first: sand after water supply cuts clogs the mesh, and it needs rinsing. Next we look at the pressure reducing valve, which drifts or clogs over time, and at the inlet valve: after someone else's work it is sometimes left half-closed.

If the neighbours have weak water too, the problem is in the shared mains, the building's pump or the pressure on your floor. That is the management company's area, but we can measure the pressure with a gauge and pass the figures on to them. If only the hot water has dropped, we look at the boiler or water heater.

Why do the pipes hum or bang when I turn on a tap?

Humming with a tap open usually comes from high pressure or a worn cartridge: the water passes through a narrow gap and vibrates. A pressure reducing valve on the inlet, set by the gauge, helps, and so does a new cartridge. A bang when a single-lever mixer or a washing machine valve shuts sharply is called water hammer. The same pressure reducing valve softens it, and a water hammer arrestor can be fitted on the washing machine supply.

If the pipes knock against the wall, they are poorly fixed or lie in a chase without insulation. Where the boxing is open, we fix this with rubber-lined pipe clips. If the humming is mostly heard at night, that is also a sign of high pressure: the building draws almost no water, and the pressure rises.

Who is responsible for the pipes in an apartment: the owner or the management company?

The boundary usually runs at the first valve on the branch from the riser. Everything after it, up to the mixers and the toilet, is the owner's area, while the risers, pumps and pressure in the building are maintained by the management company. The exact boundary is set by the building's rules and the contract with the management company, so it is worth reading them before a renovation.

If there is a leak right by the riser, we first look at which side of the valve the water is on. A leak before the valve is usually a matter for the management company, and after it, a job for us. We photograph the leak, and with these photos it is easier to agree who repairs it and when.
