Short-term rental pricing in Batumi: seasons, events and days of the week

We build short-term rental pricing in Batumi in layers: a base price for each month, premiums for weekends, holidays and events, a minimum stay and discounts for long bookings. In the season we adjust the coming dates every day, and the calendar for the months ahead once a week. You set the minimum nightly price and your own dates. Pricing is part of the short-term management commission, 30–36% of the amount after the platform commission. We don't promise occupancy or income.

One price for the whole summer is almost always wrong in both directions: in August the apartment is booked months ahead, while in early June nobody will pay the same money for a night. So every night in the calendar has its own calculation, and we adjust it according to how the bookings are coming in.

Short-term rental pricing in Batumi: what makes up the nightly price

We build the nightly price from several layers. Each one is set separately in the booking management software, so when we adjust the weekend premium, the seasonal grid stays as it was.

LayerWhat it takes into accountWhen we change it
Base price for the monthThe season, the view, the floor, reviews and the prices of similar apartments in the buildingOnce a month and after every season
Days of the weekFriday and Saturday compared with weekdaysAt launch, then according to actual bookings
Holidays and eventsHolidays in Georgia and in the guests' home countries, festivals, concertsAs soon as the date is announced
Minimum stayThe season and the cost of cleaning compared with the nightly priceBy season, and separately for gaps between bookings
Length-of-stay discountsA week and a month, savings on cleaning and empty nightsTwo or three times a year
Lead timeHow many days are left until check-in and how many nights are still freeEvery week, and every day in the season

We set the starting grid by looking at similar apartments in your building, just as when listing on Airbnb and Booking.

Batumi's seasons month by month

The main flow of tourists comes in July–September, and the whole grid is built around those months. The edges of the season shift a little every year because of the weather in June and the school holidays in the guests' home countries, so we set next year's grid from the previous season and check it in spring against how the bookings are coming in.

PeriodDemandWhat we do with the price
July–SeptemberThe peak, the busiest weeks of the yearThe highest prices, a longer minimum stay, small weekly discounts
June and the first half of OctoberThe start and the tail end of the season, changeable weatherPrices between the peak and winter levels
Late October to MarchFew tourists, rain and stormsShort bookings, noticeable weekly and monthly discounts, guests for 1–3 months
New Year holidaysA short burst of demand in the middle of winterA price and minimum stay of their own for these dates
April and MaySpring weekends and holidaysWeekends cost more than weekdays

Weekends, holidays and events

Outside the peak, weekends sell the apartment better than weekdays: people come to Batumi for two nights from Tbilisi and other Georgian cities, and from Turkey through the Sarpi border crossing. So in the off-season we put a premium on Friday and Saturday and a two-night minimum stay, and keep weekdays cheaper.

We look at two kinds of holidays. Georgian ones, such as Easter or 26 May, add extra days off, and we price them like a Saturday. Holidays in the countries the guests come from shift demand to their own dates: the New Year and May holidays, Passover and Sukkot.

Events are handled the same way, only faster. A major concert or festival is usually announced several months in advance, and we raise the prices for those nights straight away, while the neighbours' calendars are still open. In 2026, for example, Black Sea Jazz took place on 10–12 July. Festival dates change from year to year, so we put them into next summer's grid only once they have been announced, and we don't lift the minimum stay on those nights even to fill gaps. If a week goes by after a price rise without a single booking, we bring the price back closer to that of the neighbouring dates.

Minimum stay

You approve the minimum stay for each season in the contract, together with the rule for gaps between bookings, and the manager works within those limits. A one-night booking in July almost always loses out: it takes a date that could have sold for four or five nights and uses up a clean on a single night. So in the peak we usually set three nights or more, in the off-season two at weekends, and in winter sometimes just one.

For short gaps between bookings we lift the minimum stay, as described on the page about managed short-term rental. In the peak we sometimes close Sunday check-ins if they cut a week into pieces.

Weekly and monthly discounts

A long booking saves on cleaning and fills nights that might otherwise stay empty, so it gets a discount. Under Airbnb's rules at the time of publication, a weekly discount applies from 7 nights and a monthly one from 28, and the platform shows a discount of 10% or more to the guest right in the search results.

We change the size of the discount with the season. In August a week sells without one, and a large discount simply gives money away. From November to March weekly and monthly discounts are noticeably bigger: one long booking replaces several short ones, each with a clean after it. We also compare the monthly price with what a tenant for 1–3 months would pay for the apartment. If renting by the month works out better, we suggest it, and a year of both formats is analysed in our comparison of short-term and long-term rental.

How often we change prices

  • in the season, every day we check new bookings, cancellations and free nights for the next two weeks;
  • once a week we go through the calendar two or three months ahead;
  • once a month we review the base prices for the year and the grid for next season;
  • outside the schedule we adjust prices when an event is announced, a long booking is cancelled, noisy renovation work starts in the building or a bad review comes in;
  • after the season we decide with you whether to change the minimum nightly price and the minimum stay.

The main thing we read in the calendar is the booking pace: how quickly the coming weeks are being booked compared with last year and with the neighbours in the building. If similar apartments are taken for the coming weekend and ours is free, the problem is the price or the photos. If it is the other way round, the price can go up. You see the average nightly price and the booked nights for the month in the owner statement.

Dynamic pricing tools and manual checks

A dynamic pricing tool connects to the listing and moves the price with demand on its own: it watches how similar apartments nearby are being booked and recalculates the calendar every day. But the tool doesn't know that a tower has started going up across the street, that the apartment's air conditioner is out of action for a week or that you are coming in August. So we check its suggestions by hand and keep them within the limits set in the contract.

The platforms have price suggestions of their own too. They can see demand across the city, but they don't know your cleaning and linen costs or the minimum price in the contract. We check the price on each platform against what will reach the apartment after that platform's commission.

How much pricing and calendar management cost

With us, pricing is part of the short-term management commission: 30–36% of the amount received for the stay after the Booking or Airbnb commission. It covers the analysis of neighbouring apartments, the seasonal grid, premiums, discounts and calendar adjustments. If the apartment is rented for 1–3 months in winter, the rate for those months is 21–24%. How the commission compares with a flat fee and subletting is covered on the page about management payment models.

If you rent out the apartment yourself, you can buy the pricing work separately. Setting up seasonal prices and the calendar costs 330–480 ₾ as a one-off, and pricing and calendar management without full property management 210–300 ₾ a month. Creating listings on Airbnb, Booking and local sites, if you don't have them yet, costs 360–540 ₾. As a guide, a subscription to a dynamic pricing tool costs around 27–54 ₾ a month per listing, but that is not our price: the tool sets its own rates.

It costs more for an apartment listed on several platforms, with short bookings and frequent gaps, or with several bedrooms, where the price depends on the number of guests. It costs less if the listing is ready and you set the price limits once a season. We name the final cost after looking at the apartment and the listing, and write it into the contract.

Stages and timelines

  1. The apartment and its neighbours

    2–3 days

We look at the view, the floor, the reviews and similar apartments in the building, and collect their prices and occupancy by month.

  2. Limits in the contract

    1–2 days

Together with you we write down the minimum nightly price, the minimum stay for each season and your own dates.

  3. The grid for the year

    1–2 days

We set base prices by month, premiums for weekends and events, and weekly and monthly discounts.

  4. First bookings

    2–4 weeks

We watch how quickly the dates are booked and correct the base prices wherever the grid got it wrong.

  5. Working the calendar

    the whole season

In the season we go through the coming dates every day, and the calendar for the months ahead once a week.

  6. Season review

    1× a year

We compare prices and bookings with last year and decide with you what to change in the limits.

Local specifics in Batumi

Batumi opened its 2026 tourist season on 21 June with a summer festival by the Alphabet Tower, but the city sets the opening date anew every year, and we don't build the June grid around it. June here is unpredictable: in rainy weeks guests book closer to the date, so we keep June prices flexible for longer than August ones.

In the big towers by the sea dozens of almost identical studios are let out, and in winter some owners cut their prices just to fill a night. We don't follow them below your minimum price, and respond with a weekly discount and a flexible minimum stay instead. New buildings are completed in the city every year, and for the first few months their listings have no reviews and are cheap, so we keep a separate eye on new blocks being handed over near yours.

The view changes the seasonality too. An apartment with the sea outside the window holds its price better in the off-season, while one facing the courtyard competes mainly on price in winter and needs its discounts set earlier.

Materials and brands

We run the prices and the calendar in booking management software: it holds one grid for all the platforms, your dates and the bookings, and booked nights are closed everywhere at once. If demand for the apartment changes quickly, we connect a dynamic pricing tool, discuss the subscription with you in advance and keep the tool within the limits set in the contract.

Alongside the software we keep a spreadsheet of neighbouring apartments: similar apartments in your building and the ones nearby, their prices by month and how quickly their dates are booked. It also holds the year's calendar of holidays and events. Weekly and monthly discounts, promotions and check-in restrictions on particular days are set up with the platforms' own tools.

Guarantees

The manager never sets a price below the minimum in the contract.

Your own dates are closed to bookings on every platform, and the price of each booking is shown in the report. We don't promise occupancy or income: they depend on the season, demand and competing offers nearby, and the price is only one of the factors.

Questions and answers

How much does it cost to set up prices for a short-term rental in Batumi?

If you rent out the apartment yourself, setting up seasonal prices and the calendar costs 330–480 ₾ as a one-off, and pricing and calendar management without full property management 210–300 ₾ a month. A subscription to a dynamic pricing tool, if you need one, is paid at the tool's own rates, roughly 27–54 ₾ a month per listing.

With full short-term management, pricing is part of the commission of 30–36% of the amount after the platform commission. The final cost is set after we have looked at the apartment and the listing, and it goes into the contract.

What price should I charge for an apartment in Batumi in winter?

Go by the nearby apartments that actually get booked in winter, not by every listing in the building. In a big tower many studios stand empty at any price, and there is no point in measuring yourself against them. Check whether similar apartments have booked nights in their calendars and what minimum stay they set.

Then work up from the bottom: the nightly price has to cover cleaning, linen and the platform commission with room to spare, or a short booking runs at a loss. If the winter is still empty at that price, compare it with a tenant for 1–3 months.

Is it worth charging more at weekends in Batumi?

In the off-season, yes. From autumn to spring weekends often bring in most of the month's bookings: guests arrive for two nights from Friday. We combine the Friday and Saturday premium with a two-night minimum stay, so that a single Saturday night doesn't cut the Friday off from the weekend.

In July and August the difference between weekdays and weekends is smaller, and a big premium puts off people who book a week starting on a Monday. We check the size of the premium against the bookings: if weekends sell out a month ahead while weekdays stay free, the weekend premium can go up and weekdays can be made cheaper.

Can I rent out an apartment in Batumi for one night?

Yes, if your building's rules allow it. Many new complexes have their own conditions for short-term rental: guest registration at reception, check-in hours, sometimes a separate fee. Check them before you open the calendar to short bookings.

In the peak we open single nights only for gaps between long bookings. From November to March one night can make sense, especially on weekdays, if the nightly price covers cleaning with linen. Check-in is then best done with a code, so that a short stay doesn't need a member of staff to come out.

Why are other apartments in my building cheaper?

There are usually several reasons. A new listing has no reviews, and the owner keeps the price low to get the first bookings. The apartment may be on a lower floor or face the courtyard. Some owners show a low nightly price and charge cleaning as a separate line, so the total for the guest comes out the same. And sometimes it is simple undercutting in an empty winter.

Compare the total for a booking on the same dates and for the same number of guests, not the nightly price in the search results. If the difference is still large, we don't go below the minimum price in the contract, and respond with the minimum stay, a weekly discount and the photos.
