Property management fees in Batumi: percentage, flat fee, subletting

Property management fees in Batumi come down to four schemes: a percentage of income, a flat monthly fee, mixed options and subletting, where we rent the apartment from you ourselves. The main difference is who carries the risk of empty nights and who keeps the gains of a strong month. For short-term rental our percentage is 30–36% of the amount after the Booking or Airbnb commission, with cleaning and linen charged per stay. We don't promise guest income under any management model.

from 30 %percentage for short-term rental on the amount after the platform commission; cleaning and linen are charged separately. The final price is confirmed once agreed.

  • Timeline: The month-by-month calculation of the models takes 2–4 days after the viewing; the contract and launch of a furnished apartment take 1–3 weeks
  • Warranty: 2 years on the work, 5 years on concealed pipes and wiring

Payment schemes for a property management company in Batumi differ in more than the rate. Each one shares out between you and the manager, in its own way, the empty nights that nobody bought and the strong months when the apartment is booked solid until the end of September.

Property management fee models: who pays for empty nights

An empty night costs money under any model: the electricity, the water and the building service charge arrive for the days when nobody stayed in the apartment as well. The difference is who loses along with you, or instead of you.

ModelHow you payAn empty nightA strong month
Percentage of incomeA share of the money for the stay after the platform commissionYou and the manager both lose: no bookings, no commissionBoth your share and the commission grow
Flat feeOne amount a month for the list of tasks in the contractEntirely on you, and the manager's fee stays the sameAll the extra stays with you
Mixed schemeA percentage with a minimum, a flat fee plus a percentage, or different models by seasonSplit as written in the contractSplit by the same rule
SublettingYou receive the rent set in the lease, and we let the apartment to guestsOn us: the rent arrives for the empty nights tooGoes to us

The first three models are management: the apartment works for you, and we are paid for our work. Subletting takes the form of a lease, and instead of a share of the bookings you receive the rent written into the contract.

Percentage and flat fee in our contract

How a percentage differs from a flat fee in terms of risk and what motivates the manager is covered in our comparison of a percentage and a flat fee. Here we cover only how both models work with us.

We calculate the percentage on the money received for the stay, after the Booking or Airbnb commission has been deducted. Cleaning and linen are paid for each stay and appear in the report as lines of their own, so for the same income a dozen short bookings cost the apartment more than two long ones. What else the percentage covers is listed on the page about short-term rental under our management.

The flat fee is paid as one amount a month for the list of tasks in the annex to the contract: how many visits, check-ins and checks it includes, and what is charged on top. We offer it when the work is roughly the same every month: a tenant on a one-year lease, looking after an empty apartment, or the work on site while you run the listing yourself.

Mixed schemes and how they look in the report

A mixed scheme is for an apartment that neither a percentage nor a flat fee suits all year round. We have four of them.

SchemeHow it is calculatedWhen it suits
Percentage with a minimumIf the month's commission comes out below the minimum, you pay the difference. The report shows both amountsBookings are rare in winter, but the bills and visits are needed every month
Flat fee plus percentageA small flat fee for the regular work and a percentage of bookingsThe apartment is let all year round, but differently in summer and in winter
Seasonal modelA percentage in the months of short-term rental, a flat fee for looking after the apartment while the calendar is closedTourists in summer, an empty apartment in winter
On-site work onlyA flat fee for check-ins and checks, cleaning and tradesmen as they occur, no percentageYou run the listing and the prices yourself

For the seasonal model the contract sets the switchover dates, for example closing the calendar from November, and a rule for a booking that spans the boundary: its nights are counted under the model of the month they fall in. The more parts a scheme has, the more important it is that each has its own line in the monthly owner statement.

Subletting: we rent the apartment and let it to guests ourselves

With subletting we sign a lease with you for an agreed term, with the right to let the apartment short-term or by the month. The rent under this lease arrives every month as one amount on the same day, even if there were no guests that month. Empty nights, cleaning, linen and messages with guests become our concern, and who pays the utilities and minor repairs is written into the lease as a separate clause.

In our price table this model is called subletting with fixed rent to the owner. The only thing it fixes firmly is the rent: the amount and the payment day set in the lease. We don't promise guest income or occupancy under any model, and with subletting they become our risk and have no effect on your rent.

The rent under subletting is lower than what a tenant on a one-year lease would pay. The difference covers what we take on: quiet winter weeks, frequent cleaning, the manager's work and normal wear from guests within the limits described in the lease. The strong season is ours too: if the apartment is fully booked in summer, your rent won't go up because of it.

There is no booking report with subletting, because the apartment is let to us. What you see instead is decided in the lease, for example photos of the apartment after scheduled checks. Without such a clause you will learn about its condition only on the day the keys are returned.

What to check in a sublease

The general questions for such a contract, from the number of guests to the return of the apartment against the inventory, are listed on the page about the management agreement and its limits. Add the clauses people tend to think of only a year later:

  • whether the rent changes during the term, and by what rule;
  • in what currency and on what day it is paid, and after what delay you are entitled to terminate the lease;
  • whether you can stay in the apartment yourself, and how that changes the rent;
  • what counts as normal wear with short-term rental, and who replaces textiles, crockery and appliances;
  • what happens to the lease if you decide to sell the apartment;
  • who insures the apartment and is liable to the neighbours below if a guest floods them.

Settle the tax question separately. Rent from a company that re-lets the apartment to guests may be taxed differently from rent paid by a one-year tenant, so agree the regime with a tax adviser before signing. The rates under the 2026 rules are collected on the page about rental income tax.

Which model to choose for your apartment

SituationModelWhy
An apartment by the sea, the summer dates are booked in advance, you come for a couple of weeksPercentageYou share the empty nights with the manager and block your own dates at no extra cost

You run the listing and the prices yourselfOn-site work onlyYou pay for people in Batumi, and pricing decisions stay with you
You need the same amount every month and don't plan to stay in the apartmentSublettingThe empty nights are on us, but so is the strong season

A new apartment with no booking history is hard to price fairly for a flat fee or subletting: nobody knows how it will be booked in winter. So for the first season we usually suggest a percentage and come back to the model once we have the summer reports in hand.

Changing the model mid-contract

The model is changed by a contract addendum, and it has a line that is often forgotten: which model applies to a booking made before the switch. Summer bookings in Batumi start coming in as early as spring, and if you switch from a flat fee to a percentage from May, a July booking made in March is already in the calendar. We count such bookings by the dates of the stay, just like bookings that span two seasons: that way one model applies in each month.

Moving from management to subletting is more complicated. Bookings already accepted have to be seen through until the guests check out, or transferred on the new terms, and the inventory has to be made again: from that day we are responsible to you for the condition of the apartment as the tenant, within the terms of the lease.

How much property management costs in Batumi under each payment scheme

For short-term rental our commission is 30–36% of the amount received for the stay after the Booking or Airbnb commission, and cleaning and linen are paid separately for each stay. With a long-term tenant the rate is 15–18% of the monthly rent. The flat management fee is 390–600 ₾ a month, and the amount depends on the list of tasks and the number of visits.

With subletting we pay you rent 21–30% below the rent a similar apartment gets on a long-term let. Choosing the model and the calculation before the contract are not charged for separately.

The percentage is closer to the upper end with short bookings, several bedrooms, check-in by meeting the guest instead of a keypad lock, and an apartment listed on several platforms. It is lower if you run the listing and the prices yourself. The discount under subletting depends on the view, the floor, the condition of the apartment and whether similar apartments get booked in winter. We write the final cost and the model into the contract after viewing the apartment and a month-by-month calculation.

Stages and timelines

  1. Viewing and format

    1–3 days

We look at the apartment in person or by video, and go through your visits and how it will be let in summer and in winter.

  2. Calculating the models

    2–4 days

We work out a percentage, a flat fee and a mixed scheme month by month, and for subletting we name the rent.

  3. Choice and contract

    2–5 days

We write down the model, the percentage base, what the flat fee covers or the terms of the lease, and the review date.

  4. Launch

    1–3 weeks

We take the keys against a signed handover form, open the calendar or look for a tenant, and handle the first bookings.

  5. Reports and payouts

    1× a month

Every month we send a report with each part of the fee on a line of its own, and transfer your share.

  6. Review after the season

    1× a year

We check the model against what the season showed and, if needed, change it by a contract addendum.

Local specifics in Batumi

In Batumi a fixed payment is often offered by hotel operators working with the developers of aparthotel complexes. Before comparing it with our terms, find out what it is paid from: a lease on your apartment or the overall revenue of the room stock, and what happens if the operator changes.

New buildings have their own rules for short-term rental: guest registration at reception, check-in hours, sometimes a separate fee. With subletting we check the guests in, but complaints from the building's management company still go to the owner. So the sublease states that we follow the building's rules, and who pays if a guest breaks them.

Long-term rents here are often quoted in dollars, while the apartment's bills come in lari. We write the payment currency into the sublease or the flat-fee contract from the start, so that exchange rate swings don't turn into a dispute halfway through the term.

Materials and brands

We calculate the models in a spreadsheet based on your apartment's months: bookings after the platform commission, cleaning, linen, bills, our fee and tax, with a column for each model. You get the spreadsheet together with the draft contract and can change any figure in it.

We keep the bookings in booking management software, where each booking shows its rental format and the model it is counted under. The list of tasks covered by the flat fee and the rates for work beyond it go into an annex to the contract. For subletting we make an inventory with photos and video and a signed handover form: at the end of the term the condition of the apartment is compared against them.

What makes up the cost

Timeline: The month-by-month calculation of the models takes 2–4 days after the viewing; the contract and launch of a furnished apartment take 1–3 weeks

  • subletting: rent under the lease, below the market rent
  • choosing the model and the calculation before the contract are not charged for separately

What raises the cost

  • short-term rental with short bookings: more check-ins and messages
  • check-in by meeting the guest at the building instead of a keypad lock
  • a mixed scheme with a minimum fee in weak months

What lowers the cost

  • a long-term tenant: a lower rate and steady work
  • you run the listing and the prices, and we only do the work on site

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

The fee model and its base go into the contract before any booking.

If the commission in a report was not calculated as the contract says, we correct it with a separate line in the next report. We don't promise guest income with either a percentage or a flat fee. With subletting we have one obligation: the rent in the amount and on the day set in the lease, which also sets out what happens if a payment is late.

Questions and answers

How much does a property management company in Batumi cost under different payment schemes?

For short-term rental our commission is 30–36% of the money received for the stay after the Booking or Airbnb commission, and cleaning and linen are paid separately for each stay. With a long-term tenant the rate is 15–18% of the monthly rent, and the flat management fee is 390–600 ₾ a month.

With subletting we pay you rent 21–30% below the market rate for a similar apartment. The final cost is set after viewing the apartment and a month-by-month calculation, and we write it into the contract together with the model.

Is it worth subletting an apartment to a management company?

It depends on what matters more to you. Subletting gives you the same rent every month, and an empty winter is not your concern. In return you get less than a one-year tenant would pay, the summer peak goes entirely to the company, and you can stay in the apartment only on the terms of the lease.

It suits an owner who doesn't visit the apartment and doesn't want to go through booking reports. If you come to Batumi every summer, or are prepared for uneven months for the sake of a strong season, management for a percentage is usually the wiser choice.

Does the manager take commission for nights when the owner is staying in the apartment?

Not with the percentage model: the commission is taken only on money received for guests' stays, and your nights bring in no income. The cleaning after you leave, when we put the apartment back on the market, appears in the report as an ordinary expense line.

With a flat fee the monthly payment stays the same whether you stay in the apartment or not. With subletting the apartment is let to the company, and you can visit only on the terms of the lease, sometimes with the rent recalculated for those days.

What happens to the sublease if I decide to sell the apartment?

The procedure in case of a sale is written into the sublease when it is signed: how much notice you give us, what happens to guest bookings already accepted and how the apartment is returned against the inventory. Whether the buyer gets the apartment vacant or with the lease still in force depends on that clause and on Georgian law, so the clause is drafted and checked by our partner lawyer.

The buyer is told about the subletting before the deal, because it decides when they get the keys and in what condition.

Who pays for utilities and repairs if the apartment is sublet?

That is decided by the sublease, and with us it is a separate clause. There are two options: we pay for electricity, gas, water and the building service charge as the tenant, or they stay with you and this is reflected in the rent. Cleaning, laundry and supplies after guests are on us under subletting.

On repairs the contract covers three cases: what a guest broke, what wore out from short-term rental, and what failed with age, for example a water heater or an air conditioner. For each case we write down who pays and up to what limit before signing, not after the first breakdown.
