Airbnb laundry service in Batumi: linen sets, stock and replacement
Our Airbnb laundry service in Batumi runs in a cycle: after check-out we collect the set, have it washed and ironed at a laundry and bring it back for the next clean, while the stock of spare sets is kept in a locked cupboard in the apartment. A linen change for one stay, with a double bed set and towels for two, costs from 30 ₾. Buying the stock and washing duvets and bedspreads are charged separately, and wear and replacements are shown in the report.
from 30 ₾/visitlinen change per stay: a double bed set, towels for two, laundry. The final price is confirmed once agreed.
- Timeline: A set usually comes back from the laundry the next day, or after 1–2 days in summer; we put together a stock of three sets for a 1+1 apartment in 3–5 days
- Warranty: 2 years on the work, 5 years on concealed pipes and wiring

An Airbnb laundry service in Batumi depends on stock and counting. The guest sees one made bed, but behind it there are two more sets: one at the laundry and one on the shelf. If the chain breaks, for example because the laundry held back a load at the height of the season, the cleaner puts on whatever she can find, and that shows in the photos and in the review. So the apartment's linen goes round in a cycle, and we count every handover item by item.
How linen moves between the bed, the laundry and the cupboard
After check-out the cleaner strips the linen and towels, puts them in a bag marked with the apartment's label and makes up the bed with a clean set from the cupboard. The laundry collects the bag and usually brings the set back washed and ironed a day later, in time for the next clean. We don't let dirty linen pile up in the apartment: in the heat, damp towels in a closed bag start to smell within a day, and the smell is hard to wash out afterwards.
At every handover, in both directions, we count the items: duvet covers, sheets, pillowcases, towels, mattress protectors. The label stops the linen getting mixed up with that of other apartments at the same laundry. If fewer items come back than went out, it shows the same day, not a month later when there is nothing to put on the bed. How many sets to keep per bed and how the linen is changed during the clean itself is described on the page about cleaning between stays.
What goes into one set for a stay
We put each set together for the bed and the number of guests in the booking. For a double bed and two guests it looks like this:
| Item | Quantity | Why |
|---|---|---|
| Duvet cover | 1 | Matched to the size of the duvet, with no extra fabric to bunch up |
| Fitted sheet | 1 | Pocket depth to suit the thickness of the mattress plus the mattress protector |
| Pillowcases | 4 | Two pillows per guest |
| Bath towels | 2 | One per guest |
| Small towels | 2 | For hands and face |
| Bath mat | 1 | Washed together with the set |
Beach towels are not part of the set: we keep a separate stock of them. A sofa bed gets its own set when there are more than two guests or they have asked for it to be opened out. For a new apartment, the sets are chosen as part of furnishing for short-term rental, based on this table and the number of sleeping places.
A laundry or the washing machine in the apartment
Almost every short-term rental apartment has a washing machine, but we rarely use it to wash the linen between guests. A set for two weighs 3–4 kg, in summer beach towels are added, and washing and drying on site would take half a day, which there isn't between check-out and check-in. The machine is left for the guests.
| What we compare | Laundry | Machine in the apartment |
|---|---|---|
| Ironing | Included, the linen arrives folded | Only if the cleaner irons on site, which takes an extra hour |
| Drying in damp weather | Tumble dryers, the linen arrives dry | A drying rack or a washer-dryer, the linen often stays damp |
| Stock | A third set is needed while the linen is being washed | Two sets are enough, but the clean takes longer |
| When it suits | Short bookings, several apartments in one area | Long bookings, an apartment far from a laundry |
We agree the wash programme with the laundry in advance: our white cotton linen and towels are washed at 60 °C if the care label allows it. At that temperature skin oils and smells come out of pillowcases more easily, and white linen doesn't turn grey so quickly. Coloured items and throws go in a separate load, according to their own labels.
Stains, wear and write-offs
Stains are treated before washing: blood and wine set into the fabric after hot water, and greasy cream only spreads further without a stain remover. So the cleaner puts stained items in a separate bag, and the laundry removes the stains before the main wash.
Wear shows in the fabric, not in the age of the item. A sheet gets thin in the middle where people sleep, pillowcases turn grey, the elastic on a fitted sheet stretches and stops holding the mattress, and towels become stiff and absorb less. Such items leave the guest sets and become cleaning rags, and we replace them with the same model. Write-offs with photos and new purchases appear in the report, and we agree the purchase of a new set with you.
Storing clean linen without damp
For a stock kept under lock and key, what matters most is where the cupboard itself stands. Against an outside wall or in a storeroom without ventilation, linen absorbs moisture in winter and smells musty after a couple of weeks, even though it came back from the laundry dry.
We fold each set into a bundle: the pillowcases and the sheet go inside the duvet cover, with the towels in a stack next to it. The cleaner takes one bundle and doesn't have to search the shelves for the second pillowcase. We don't line the shelves with plastic film or keep linen in vacuum bags between stays, because fabric needs air. If the whole apartment is damp, a single moisture absorber in the cupboard won't be enough, and then we install a dehumidifier.
Duvets, pillows, bedspreads and mattress protectors
The cleaner checks the mattress protector at every linen change: if it is stained, it goes straight into the wash, and a clean one is washed on a schedule together with the duvets, pillows and bedspreads. We agree the schedule with you, and anything with a stain or a smell is washed outside it. Under the pillowcase goes a zipped protective cover. It takes the sweat and cosmetics, so the pillow needs washing far less often.
The bed has different duvets in summer and winter. The summer one is light, for nights with the air conditioning on, and the winter one is warmer, because without heating the apartment is cool in winter. The off-season duvet is kept washed, in a cover, in the same cupboard, and we swap them between seasons, when the laundry is less busy. Bedspreads, throws and sofa cushions are chosen together with the rest of the textiles and decor, from one range, so that they are easy to replace.
Linen damaged by a guest
A damaged item is photographed before washing, in daylight, so that the stain, the burn or the dye is clearly visible. Washing will show whether the stain comes out. If it doesn't, we write the item off, and the manager files a claim for compensation through the platform under its rules, with the photos attached.
A coffee or cream stain that comes out in the wash is not treated as damage: that is part of the normal work with linen. We claim for things that can't go back into the sets: a sheet with a cigarette burn, a towel stained with hair dye, a mattress protector with a stain that won't come out. How much can be recovered depends on the platform's rules and the contract, so we don't promise it in advance.
How much an Airbnb laundry service costs in Batumi
A linen set for one stay costs 30–42 ₾. This covers a double bed set and towels for two, washing, ironing and delivery in time for the clean. A wash-and-iron load of up to 5 kg costs 81–110 ₾, and it is used for a second bed, beach towels and throws. Washing a duvet, a pillow or a bedspread costs 47–48 ₾ per item.
A stock of bed linen and towels for a 1+1 apartment, three sets including purchase, costs 1,260–1,800 ₾. If the apartment doesn't have curtains, cushions or a rug yet, it is easier to put the textiles and decor together as a package, which for an apartment like this costs 4,200–6,600 ₾. Cleaning between stays in a studio or 1+1 is charged separately, at 96–145 ₾.
The price goes up with extra beds and a sofa bed, frequent check-ins and stains left by guests that need separate treatment. It is lower with long bookings and with linen of a single model that can be washed in shared loads. With short-term rental under our management, linen and laundry are apartment expenses: we deduct them from the payout and attach the receipts to the report. We name the final cost once we have counted the beds and sets and agreed the washing schedule.

Local specifics in Batumi
From July to September bookings follow each other closely, and Batumi's laundries are busy with hotels and short-term rental apartments at the same time. A load that comes back the next day in spring can take two days in summer. So by June we check the stock, and for an apartment with check-ins every other day we buy a fourth set.
In humid air fabric dries badly, and a set that isn't fully dry soon starts to smell in a closed cupboard. When taking a load back from the laundry, the cleaner checks it by touch: a damp set doesn't go on the shelf, it is dried off first. In summer guests hang towels on the balcony railing, and the wind off the sea blows them down, so the guest instructions say where the clothes airer is and, if the building's rules forbid drying things on the balcony, mention that too.
In winter there are fewer check-ins, and that is the time for the big wash: the duvets, pillows, bedspreads and spare sets that have spent the season in the cupboard.
Materials and brands
We buy linen from standard ranges of hotel-quality cotton, in one size and colour for all the beds in the apartment: the sets become interchangeable, and a lost pillowcase can be replaced without a mismatch. We mark the apartment's label with a sewn-on tag or an iron-on label, not a marker pen, because after a few hot washes marker writing can no longer be read.
For the laundry, each apartment has its own bags and a count sheet showing how many items went out and how many came back. We treat stains with an oxygen-based stain remover and use chlorine bleach with care, as it thins cotton. Beach towels are a different colour from the bath towels, so that guests can see straight away which ones to take to the sea.
What makes up the cost
Timeline: A set usually comes back from the laundry the next day, or after 1–2 days in summer; we put together a stock of three sets for a 1+1 apartment in 3–5 days
- duvets, pillows and bedspreads are washed per item, on a schedule
What raises the cost
- several beds and a sofa bed: more sets per stay
- short bookings in the season and check-ins every other day
- stains, burns and dye left by guests: separate treatment or replacement
- the stock of sets has to be bought from scratch
What lowers the cost
- bookings of a week or longer: one set instead of several
- linen of one model and colour: easier to wash in loads and to replace
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

We count every linen handover to the laundry item by item.
If an item is missing or damaged after washing, we sort it out with the laundry and show the outcome in the report. We claim for damage caused by guests, such as a sheet with a burn, through the platform under its rules and the terms of the contract, and we don't promise the amount of compensation in advance.
Questions and answers
How much does bed linen laundry for a short-term rental apartment cost in Batumi?
A linen set for one stay, with laundry, costs 30–42 ₾: a double bed set and towels for two, washing, ironing and delivery in time for the clean. An extra wash-and-iron load of up to 5 kg costs 81–110 ₾, and a duvet, pillow or bedspread 47–48 ₾ per item.
If there is no stock yet, three sets for a 1+1 apartment including purchase cost 1,260–1,800 ₾. Under our short-term management, laundry is an apartment expense, with receipts in the report. The final cost is set after we have counted the beds and agreed the washing schedule.
How often should bed linen be replaced in a short-term rental apartment?
It depends on the number of washes, not the number of months. With back-to-back bookings, linen is washed after every guest, and over a season it wears out noticeably faster than in an apartment you live in yourself. So for every set we record when it was bought, and before the season we send a list of what needs replacing, with prices.
It is better to replace the whole set at once rather than a single pillowcase, otherwise the bed ends up with items in different shades of white. Winter, when there are fewer check-ins, is the easiest time to do it: a new set goes through its first wash before the season, and any slight shrinkage won't be discovered on a guest's bed.
How do you get sunscreen stains out of towels?
Don't soak them in chlorine bleach: with many creams it turns the marks orange, and then they hardly come out at all. First the stain is treated with washing-up liquid or a stain remover for greasy stains, left for a while and only then washed at the temperature the care label allows. Oxygen bleach helps with white towels.
Until the stain has gone, the towel is not dried in a hot dryer, because heat sets it. If the mark is still there after two washes, a white towel is written off and becomes a cleaning rag. Our beach towels are a different colour, and such marks hardly show on them.
Does bed linen need ironing in a short-term rental apartment?
The duvet cover and pillowcases do. In the photos of the apartment ready for check-in, creased linen looks untidy, and the guest compares the bed with the photos in the listing. A fitted sheet is hardly visible under the duvet cover, so it can be left unironed if it was taken out of the dryer and folded straight away.
In Batumi there is another reason to iron: the laundry's hot roller iron finishes drying the fabric. In damp weather linen can still be slightly damp in the folds after drying, and in a closed cupboard such a set starts to smell within a week. Ironed linen stays fresh in storage for longer.
What if the laundry loses or damages linen?
First check the count sheet: how many items went out and how many came back. If something is missing, the laundry looks for it in other loads, and thanks to the apartment's label it is usually found.
If an item comes back with a stain that wasn't there before, or with a hole, we photograph it and settle the matter with the laundry, and the outcome shows in the report. Such an item doesn't go on a guest's bed: we make up the set from the stock and buy whatever is missing after agreeing it with you.
