cleaning a studio or 1+1 between stays to a checklist, linen and laundry extra. The final price is confirmed once agreed.

Airbnb cleaning in Batumi follows one standard procedure with us, whether the apartment is under our management or the owner rents it out and orders only the cleaning. Between one guest checking out and the next checking in, the apartment has to be cleaned, the linen changed, the supplies topped up and everything checked for damage. When there are three hours for all this, the order of the work matters more than speed.

The cleaning procedure after a guest checks out

The cleaner works from the apartment's checklist, which we draw up at the first inspection. The order is always the same: the check comes first, then cleaning from top to bottom and from clean areas to dirty ones, so that nothing already cleaned has to be done again:

  1. Walk round the apartment with the inventory and photograph anything broken or missing.
  2. Open the windows, strip the linen and towels, collect the rubbish and anything left behind.
  3. Kitchen: the crockery, the hob, the microwave, the fridge cleared of the last guest's food, the sink.
  4. Bathroom: limescale on the shower glass, hair in the floor drain, the toilet, the mirror, the floor.
  5. Rooms: dust on shelves, windowsills and remote controls, under the bed and the sofa.
  6. Balcony: the table, chairs, railings and glass, which are left with a salty film after windy days.
  7. Make the beds, set out the towels and supplies, mop the floor last, check the appliances and close the windows.

In hot weather, if agreed, the cleaner switches on the air conditioner before leaving, so that the guest walks into a cool apartment. If there are stains on the sofa or someone has smoked in the apartment, ordinary cleaning won't do, and the manager decides straight away whether professional upholstery cleaning is needed before the next check-in.

Linen and towels: stock, laundry, storage

How many sets to keep depends on the number of beds and how closely the bookings follow each other: changing the linen must not depend on the weather or the laundry. In summer a set often comes back from the laundry only the next day, while the next guest arrives today. Towels are counted the same way, plus separate beach towels so that guests don't take the bath towels to the sea. If there are no textiles yet, they go into the furnishing package for a rental apartment from the start, with spares.

For apartments under our management we usually choose a laundry service: the linen comes back dry and ironed, and the washing machine in the apartment is not tied up between guests. Stains that won't wash out and pillowcases with burn holes don't go back on the bed. We show them in the report and replace them with your consent.

The clean stock is kept in a lockable cupboard that guests cannot open. In winter we put a moisture absorber in the cupboard, otherwise by spring the linen smells damp even after washing.

Guest supplies: what we top up after every guest

We agree the list of supplies with you in advance, so that guests get the same things on every booking. It usually includes:

  • toilet paper, soap, shampoo and shower gel;
  • washing-up liquid, sponges and dishwasher tablets;
  • bin bags and paper towels;
  • salt, sugar, tea and coffee for the first day;
  • batteries for the air conditioner and TV remotes.

We buy enough for several stays at a time and attach the receipts to the monthly report. The report shows how much in supplies each stay uses, and if the figure suddenly goes up, we find out why.

Checking the apartment after a guest, and the photo report

Cleaning starts with a check. The cleaner goes round the apartment with the inventory we made with photos when we took over the keys: crockery, remote controls, the hairdryer, the iron, textiles, small appliances. Stains on the sofa and mattress, chips on the worktop, marks on the walls by the entrance and whether the taps and drains work are all checked separately.

If something is broken or missing, the cleaner takes photos and video before starting to clean, while the evidence is still there. The manager receives them straight away and decides before the next check-in what to repair and whether a tradesman can make it in time. The manager files the claim with the platform under its rules, and how much can be recovered depends on the terms of the contract and the platform's rules.

After cleaning, the apartment is photographed from the same spots every time: the beds, the bathroom, the kitchen, the entrance. Before the guest arrives, the manager compares these shots with the photos in the listing. If a guest later complains about cleanliness, the pictures show what state the apartment was in when they got it.

Deep cleaning on a schedule and after renovation

Cleaning between guests keeps the apartment in order, but it doesn't reach everywhere. We do a deep clean on a schedule agreed with you. It covers the windows and the balcony glazing, as far as they can be reached safely from inside, the insides of cupboards and shelves, the cooker hood and the oven, the floor behind furniture, and washing the curtains, throws and mattress protectors.

During a deep clean the cleaner checks the silicone seals in the shower and the grout. Black spots in a seal mean it is time to replace it, and that is a job for a tradesman. We note it in the report, and the replacement is done as part of our apartment maintenance service.

Post-renovation cleaning is closer to a separate job. Dust is removed from every surface, including the insides of wardrobes and kitchen drawers, and material residue is washed off with a product suited to each finish: an acid cleaner that removes cement film from porcelain tiles will ruin microcement, marble and travertine. We do this cleaning before the photo shoot and the first guests, for example after renovating an apartment for short-term rental. If this step is skipped, dust keeps settling on dark furniture for weeks and ends up in the photos.

The season: how cleaning changes in summer and winter

From July to September the stays follow each other closely, and a check-out and check-in on the same day becomes routine. At that time of year it is hard to find a cleaner who is free tomorrow, so we plan the week ahead from the booking calendar and arrange cover in advance in case someone falls ill. In the season we keep extra linen and supplies.

In winter there are fewer guests and longer stays, and the apartment sometimes stands empty for weeks. Cleaning before a guest after such a gap is different: removing the dust that has settled, airing the rooms, running the taps so that water refills the traps and the smell goes, and checking the cupboards for damp. If the apartment is let to a winter tenant for a month, cleaning is needed when the tenant moves in and out, and in between whenever they order it.

How much Airbnb cleaning between stays costs in Batumi

Cleaning between stays in a studio or one-bedroom (1+1) apartment costs 96–145 ₾. A linen set and laundry per stay are charged separately, at 30–42 ₾. An apartment deep clean costs 275–360 ₾, and post-renovation cleaning 835–1,080 ₾.

The price goes up with a second bedroom and a second bathroom, a large terrace, check-out and check-in on the same day, and heavy mess left by guests. Longer stays cost less: a week with one guest needs one clean instead of three. The finishes matter too. Porcelain tiles and washable paint clean quickly, while laminate has to be mopped almost dry, because frequent wet mopping lifts its locking joints. We wrote about this when we compared laminate and SPC vinyl flooring.

We name the final cost of cleaning after viewing the apartment and agreeing the checklist. If the apartment is rented out short-term under our management, cleaning and laundry go into the monthly report as the apartment's expenses, with receipts.

Stages and timelines

  1. Inspection and checklist

    1 day

We go round the apartment and draw up a room-by-room checklist and an inventory of the contents with photos.

  2. Stock of linen and supplies

    1–3 days

We work out how many sets each bed needs, buy whatever is missing and set aside a lockable cupboard.

  3. First deep clean

    1 day

We clean the whole apartment thoroughly, so that from then on we keep it clean rather than catching up with old dirt.

  4. Cleaning between stays

    2–3 hours

After every check-out: the check, cleaning, linen, supplies and photos for the next check-in.

  5. Scheduled deep cleans

    1 day

Windows, the insides of cupboards, textiles, a check of the shower seals. More often in the season, and in winter before a guest after a gap.

  6. Monthly report

    1× a month

Every clean, every laundry load and every receipt for supplies goes into the monthly report.

Local specifics in Batumi

In Batumi's humid air, guests' wet swimsuits and towels take a long time to dry, and in a bathroom with no extractor fan or heated towel rail mould appears in the corners of the shower within a season. So the extractor fan runs for the whole clean, and afterwards we leave the bathroom door open so that it can dry out before the guest arrives.

On balconies near the sea, the glass, railings and furniture are covered with a salty film after windy days. It is washed off with water, because a dry cloth smears the salt and scratches plastic. The outside of the glazing on high floors cannot be reached from inside. It is cleaned by rope-access workers, or by the building's own service if it offers this.

In the summer heat, leftover food and rubbish start to smell within a day, so we empty the fridge and the bin after every guest, even if the next check-in is several days away. After guests leave, beach towels are washed separately from bath towels, as fine pebbles and salt stay in them.

Materials and brands

We choose cleaning products to suit the apartment's finishes, and that matters more than the brand. Laminate is wiped with an almost dry mop. On the shower glass the water is removed with a squeegee and the glass is wiped dry so that limescale doesn't build up, while microcement and stone get their own neutral cleaner. The cleaner uses cloths of different colours for the bathroom and the kitchen, and they are never mixed. For each apartment we leave a note on what to clean with what.

Every bed gets a waterproof mattress protector: a stain on a mattress is almost impossible to remove, while a protector goes in the wash with the linen. We use white cotton linen, which can be bleached and washed at a high temperature. Coloured sets fade unevenly after a few seasons, and one bed ends up with pillowcases in different shades.

Questions and answers

How much does it cost to clean an apartment after guests in Batumi?

Cleaning between stays in a studio or one-bedroom (1+1) apartment costs 96–145 ₾, and a linen set with laundry per stay is another 30–42 ₾. A deep clean costs 275–360 ₾, and post-renovation cleaning 835–1,080 ₾.

The price depends on the number of rooms and bathrooms, whether there is a terrace, the state the guest left the apartment in and how much time there is before the next check-in. We name the final cost after viewing the apartment and agreeing the checklist.

How many sets of linen do you need for a short-term rental apartment?

At least two per bed, and for the season three is better: one on the bed, one in the wash and one spare. The same goes for towels, plus separate beach towels. In Batumi linen dries slowly, and a single spare set won't be enough in the first rainy week or if the laundry is late.

Add two or three waterproof mattress protectors and spare pillows. They are changed less often, but when a guest spills coffee on the mattress, the replacement is needed at once, before the next check-in.

How do you get rid of the smell of tobacco in an apartment after guests?

First photograph and film the apartment while the evidence is visible: cigarette ends, ash, burn marks. Then air it and wash everything that absorbs the smell: curtains, throws, cushion covers, mattress protectors. The walls, doors and glass are wiped down, and the air conditioner filters are washed, because smoke settles on them too. The sofa and mattress are cleaned with an extraction cleaner or sent for professional cleaning.

If the smell remains after that, the apartment is treated with ozone while nobody is inside and then aired for a long time. If the listing's rules forbid smoking, we claim the cost of the extra cleaning from the guest through the platform under its rules, but we don't promise in advance how much can be recovered.

How often does a short-term rental apartment need a deep clean?

Under our schedule, once every few weeks in the season, and the exact interval depends on how many guests have stayed. A deep clean is always done before the first summer check-in and after the last one, and also after a long empty spell in winter.

It is easy to tell when a deep clean is needed ahead of schedule: stains on curtains and throws appear in the inventory, a salty film stays on the windows, and dark spots show in the shower seals. It is convenient to put the deep clean on the same day as a tradesman's visit and in a gap between guests: once the silicone has been replaced, the shower can be used after about a day.

Can you clean the apartment if guests check out and check in on the same day?

Yes, if there are at least three hours between check-out and check-in and a clean set of linen is waiting in the apartment. In that time a studio or 1+1 is cleaned, checked and photographed for the report.

If the window is shorter, for example when a guest asks for an early check-in and the previous one leaves late, the manager agrees a time with one of them. Sometimes it suits the early guest to leave their suitcases by the door and go for a walk while the cleaning is done. We don't recommend squeezing the clean into two hours or less: in a rush the check gets skipped, and the check costs less than a dispute over a broken item.
