New build inspection in Batumi: accepting the apartment and renting it out
Our new build inspection in Batumi starts with the contract: we check what the frame condition or finish includes, the floor area, the deadlines and the warranty, then inspect the apartment and write a list of defects with references to the clauses of the contract. Once you have the keys, we get the apartment rented out. The inspection costs from 480 ₾ per property, and we can also act under a power of attorney if you are abroad.
from 480 ₾contract review, measured inspection, video and list of defects; rental launch is extra. The final price is confirmed once agreed.
- Timeline: 1–2 days for the contract and inspection; 2–6 weeks from the list of defects to the first listing for an apartment with the developer's finish
- Warranty: The developer's warranty stays with you, and we record its period
Who it’s for
The building is being handed over in the coming months, and you live abroad and won't make it in time for the handover
You bought an apartment with the developer's finish and want to let it in time for the coming season
The developer has set a date for handing over the keys, and you haven't reread the contract for a long time
The apartment is in white frame, and after the handover it needs renovating for short-term rental
The apartment has been through its first winter, and it is time to check it before the developer's warranty runs out
What’s included
- Going through the contract and the annexes that describe the frame condition or finish
- Checking the specification of materials, furniture and appliances against what is in the apartment
- Inspecting the apartment with measurements and a video for you
- A list of defects with references to clauses of the contract and deadlines for fixing them
- Accepting the keys and documents against a signed certificate, under a power of attorney if needed
- Meter readings and a check that electricity, gas and water are connected
- The building rules and the service charge amount from the management company
- A repeat inspection after the developer's fixes
- A plan for renting it out: renovation or preparation, cleaning, photos and listings
A new build inspection in Batumi decides who pays for unfinished work: the developer under the contract, or you out of your renovation budget. We start with the contract, then inspect the apartment and draw up a list of defects, and once you have the keys we get the apartment rented out: renovation if it is needed, preparation, photos and listings. If you are abroad, we accept the apartment under a power of attorney and show you the inspection on video.
A new build inspection in Batumi starts with the contract
We read the sale and purchase agreement and its annexes a day or two before the inspection and take them with us to the site. We look in them for what we will later check the apartment against and what affects your costs:
- what the frame condition or finish includes, and the specification of materials, furniture and appliances if they are included in the price;
- the floor area of the apartment and what the contract provides for if the actual area differs;
- the handover date and the developer's liability for delay;
- the developer's warranty period and the procedure by which it accepts claims;
- the date from which you pay the building service charge and utilities;
- whether electricity, gas and water are connected, and when the developer promises to connect whatever isn't yet;
- when and by whom your ownership is registered in the Public Registry.
We then tie every point raised at the inspection to a specific clause. "A socket is missing" sounds like a wish, while "the point shown in Annex 2 is missing" is already a demand that the developer will find hard to reject.
An apartment with the developer's finish
Many buildings in Batumi hand over apartments already renovated, and sometimes furnished. We check such an apartment against the specification line by line: whether the materials are the right ones and of the right grade, whether everything is there, whether the remote controls, manuals and warranty cards for the appliances are included. If the specification names one brand and another has been fitted, that goes on the list too.
We switch on every appliance, run the water at every outlet and look under the sink and the bath for drips at the joints. We check that doors and drawers close, that the grout lines in the shower haven't opened up, and that there are no scratches on the worktop or chips in the tiles. On the air conditioner we look at where the condensate drain goes: a pipe that drips onto the balcony of the neighbours below will become your problem within a month. A developer's finish is done for many apartments at once, so we check it item by item rather than at random.
The list of defects: how we draw it up
A list of unfinished work written in general terms gets closed off by the developer in general terms too. That is why in our list each line holds one defect and five fields:
| Field | What we write |
|---|---|
| Where | The room and the wall, as on the plan in the contract |
| What is wrong | The specific defect, without judgements, for example "40 cm crack above the door" |
| Evidence | A photo with a ruler or spirit level in the frame, a measurement in millimetres |
| Basis | The clause of the contract, annex or specification |
| Deadline | The date by which the developer fixes the defect |
We film the whole inspection and send you the video the same day, together with the list. You or your representative sign the list. You can take the keys even while items are still open, if the developer agrees to attach the list to the handover certificate. We check whatever the developer has fixed against the same list, line by line.
After the keys: meters, the building and the management company
On the day the keys are handed over we photograph the electricity, gas and water meter readings and enter them in the handover certificate. Then we transfer the utility accounts into your name, if there is a power of attorney for this, and find out from the building's management company the amount of the service charge and the date from which it is charged.
From the same company we get the building rules. They often cover the hours allowed for renovation work, how rubbish is removed and how materials are taken up in the lift, and, most important for future letting, whether the building allows short-term rental and how guests are let in. These rules are best known before the renovation estimate and before the first listing.
Getting the apartment rented out
The path from the keys to the first guest depends on the condition in which the developer handed over the apartment. From white or green frame there is a renovation ahead, and we plan it using the findings of the same inspection: whatever the developer won't fix goes straight into the estimate. How new-build apartment renovation works and how long it takes is described separately.
An apartment with the developer's finish can be let within a few weeks. After the building dust it is cleaned throughout, and then whatever is missing from the specification is bought: linen, crockery, curtains, sometimes a bed or a wardrobe. A ready-made furnishing package for short-term rental helps here, and the inventory, guest instructions and minor repairs are part of getting the apartment ready to rent out. The last step is photos and listings on Airbnb, Booking and local sites.
If neighbours in the building are still renovating, you can let the apartment to a long-term tenant for the first year and start short-term rental later. We also find and screen tenants.
A second inspection after the first winter
In summer a lot looks fine at the handover, but a building faces its real test in its first wet season. If over the winter a wet window reveal, a crack along a partition joint or mould behind a wardrobe has appeared, it is easier to deal with the developer while its warranty is still in force and the photos from the first list are to hand: they show that the defect was not there at the handover.
That is why we offer a second inspection in spring. It is a separate visit, and we agree its cost in advance. We go round the apartment following the plan of the first list, compare it with the earlier photos and set out any new defects in a written claim that refers to the warranty clause of the contract. If the apartment is let, we schedule the inspection for a day without guests.
What a new build inspection and rental launch cost
Accepting an apartment from the developer costs 480–720 ₾ per property, and for large apartments we charge by floor area, at 5.5–7 ₾ per m². This is a fixed price for the service, and it includes going through the contract, the inspection with measurements, a video for you and the list of defects.
We price the rental launch by the steps your apartment actually needs: listings on Airbnb, Booking and local sites cost 360–540 ₾, post-renovation cleaning 835–1,080 ₾ per visit, and preparation for renting out, photography and renovation are separate lines. The price is higher for an apartment with furniture and appliances from the developer, where every line of the specification is checked, for duplex apartments and for a repeat inspection after the developer's fixes. The final price is set once we have seen the contract and the floor plan of the apartment and agreed the scope of work.

Local specifics in Batumi
In Batumi buildings are often handed over all at once, and the developer sets the key handover days on a schedule. If you can't make it, we accept the apartment for you under a power of attorney and agree the inspection time with the developer in advance, so that it isn't rushed at the end of a handover day.
For a building by the sea the main check is on the windows and balconies: the wind drives the rain sideways, and a gap at a junction that goes unnoticed in summer gives a wet window reveal in winter. Salt eats into metal quickly, so at the handover we look at the balcony railings, the fixings of the outdoor air-conditioning units and the hardware, and record any signs of rust in the list straight away. If the keys are handed over in spring, an apartment with the developer's finish is easily ready by July, while one in frame condition can only make it if the renovation was planned before the keys.
Materials and brands
For the inspection we bring a laser level and a two-metre straightedge for walls and floors, a laser distance meter to check the floor area and ceiling heights against the contract, a moisture meter for the screed and walls, a socket tester and a torch for corners and ventilation ducts. A thermal imaging survey of the windows and balcony door, if needed, is separate: it is done on a cold day, when the temperature difference shows where heat is escaping.
In an apartment with the developer's finish we check the brands and grades of materials against the specification, and for the appliances the model and the warranty card. If a different brand has been fitted instead of the one specified, we ask for either a replacement or written confirmation that it is equivalent.
What makes up the cost
Timeline: 1–2 days for the contract and inspection; 2–6 weeks from the list of defects to the first listing for an apartment with the developer's finish
- what the launch covers: listings only, or cleaning, preparation and photos as well
- acceptance under a power of attorney with video for the owner, or with you on site
What raises the cost
- an apartment with furniture and appliances from the developer: every line of the specification is checked
- a large floor area or a duplex apartment
- a repeat inspection after the developer's fixes
- cleaning up building dust in a furnished apartment
What lowers the cost
- an apartment in frame condition with no finishes, where there is less to check
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

The developer's warranty stays with you, and we record its period. The list of defects with photos and measurements gives grounds for claims, and the defects are fixed by the developer on the terms of its warranty in the contract. If we do the renovation after the handover, our work has a 2-year warranty, and wiring, water pipes and drains in walls and floors have 5 years.
Questions and answers
How much does a new build inspection cost in Batumi?
With us, the inspection costs 480–720 ₾ per apartment, and for large apartments 5.5–7 ₾ per m². The price includes going through the contract and annexes, the inspection with measurements, a video for you and a list of defects with references to clauses of the contract. It is a fixed price for the service.
We price the rental launch separately, by what your apartment needs: listings on the platforms cost 360–540 ₾, post-renovation cleaning 835–1,080 ₾ per visit, and preparation for renting out and photography are also separate lines. We name the final price once we have seen the contract and the plan.
Can I sign the handover certificate for an apartment with a list of defects?
You can, and when there are visible defects, that is exactly what you should do. The certificate states that the apartment has been accepted with a list of defects, and the list itself, with photos, measurements and deadlines for fixing, is attached to it. If the developer signs such a certificate, you can take the keys straight away and plan the renovation or letting without waiting for the fixes.
We don't advise signing a clean certificate when unfinished work is visible. After that it is hard to prove that a crack or a leak was there before you, and the dispute over them turns into your costs. Keep a copy of the signed certificate with all its annexes together with the contract.
What should I do if the developer doesn't fix the defects after the handover?
Start with a written demand: a reference to the list, the item number, photos and a new deadline. We send it in the way the contract specifies, so that the date is confirmed. Often this is enough, especially if apartments in the building are still being sold.
If the deadline passes again, we bring in our partner lawyer and decide with you whether to wait for the developer. When a defect gets in the way of renovation or letting, it is sometimes simpler to fix it yourselves and keep the estimate and photos: the costs then remain documented for a claim.
What if the apartment's floor area at handover is smaller than in the contract?
First re-measure and work out how the contract calculates floor area: with or without the balcony, along the inner walls or some other way. We measure every room with a laser distance meter, put the figures into a table and compare them with the contract and the plan. A small difference is often down to the measuring method rather than the apartment being built short.
If the discrepancy is noticeable, we look at the clause of the contract on actual floor area: whether there is a tolerance and a price adjustment. Measurements with photos go into the list of defects before signing, and the conversation with the developer is based on that clause, with our partner lawyer if needed.
What should I check in an apartment after the first winter in a new building?
Windows and balcony doors after driving rain: wet reveals, water marks on the sill, how well the seals are working. Then the walls and ceilings: shrinkage cracks along partition joints, dark patches behind furniture by external walls, the draught in the ventilation ducts. On the balcony we look at the fall, the drainage and rust on the railing.
If the apartment stood empty all winter, check the sink traps and floor drains too. The water in the traps dries out over a few months, and a sewage smell appears in the bathroom. This is not a defect in the building, and running some water is enough, but the smell is often mistaken for a faulty riser pipe.
