Real Palace Blue is a residential complex under construction by the developer Real Palace at 95 Angisa Street, in the south of Batumi near New Boulevard. According to the developer, the building has 29 floors and about 600 apartments, from studios to three-room units, of roughly 34 to 95 m², with 3-metre ceilings. Completion is planned for the end of 2026. The sea is 100 to 180 metres away, depending on the description.
Real Palace Blue: the developer and the building
Real Palace has been working since 2011. It has other buildings in Batumi, among them Black Sea Towers on Heroes' Alley. The description of Real Palace Blue lists walls of aerated blocks with thermal and sound insulation, two passenger and two service lifts, a reception, security, underground and surface parking, commercial space on the ground floor and about 1,800 m² of landscaped grounds around the building. In some listings the same project is called Batumi Boulevard Residence or Batumi Gold.
The building stands in the Angisa area, between the seaside blocks of New Boulevard and Airport Highway. According to the developer's description, the Metro City shopping centre, the Mejinistskali river and bus stops for the centre and the airport are nearby.
Buying before completion
While the building is under construction, an apartment is bought under a contract with the developer, usually in instalments. The terms differ between sources: somewhere a 20% down payment and 24 months of instalments, somewhere 15%. So we check the terms against the contract, not the listing. A bank mortgage is also available, but the bank sets its terms after assessing the buyer.
Different sections of the building were started at different times, from 2019 to 2024, and their progress differs. Before the contract we check who the plot is registered to, whether there is a permit for 29 floors, whether a bank holds a mortgage over it and what the contract says about delays. Because the project goes by different names in listings, we compare the plot's cadastral code in the contract with the Public Registry extract. How we check a developer is described on the page about checking a developer.
An apartment in frame condition: what to do after the keys
Apartments here are sold without finishing: the project tables say green frame, the description says white frame, and renovation is offered as separate packages. What exactly will be in your apartment we write into the contract: screed, plaster, wiring, windows, entrance door.
When the building is completed, we accept the apartment under a handover certificate: floor area, windows, screed, risers, electrical panel. Defects are recorded before signing. How handover on the owner's behalf works is described on the page about accepting an apartment from the developer. After handover we renovate for living or for letting, and we finish a green frame apartment according to the estimate described on the page about green frame renovation.
Renovation in this complex
Apartments are handed over in frame condition: the project tables say green frame, the description says white. So before buying we check what exactly has been done in the apartment: screed, plaster, wiring, windows. The rest we finish according to the estimate: bathroom, floors, doors, lighting, kitchen.
In a building with 600 apartments, many neighbours renovate at once after completion. We agree the work with the management company and build the queue for the service lift and the hours for noisy work into the schedule.
Rentals and management here
The building is close to New Boulevard, so small apartments here suit daily letting in season and long lets in winter. We calculate income month by month, taking into account the winter slowdown, building service charges and cleaning.
We prepare the apartment for letting, take photos, run the listings, check guests in, arrange cleaning and send the owner a report once a month.
Questions and answers
When will Real Palace Blue be completed?
According to the developer, completion is planned for the end of 2026. Different sections of the building were started at different times, from 2019 to 2024, and their progress differs. So before buying we check which section the apartment is in, what stage its construction is at and what the contract says about delays.
What apartments are in the building?
According to the developer's descriptions, about 600 apartments: studios, one- and two-room units, and some three-room ones. Floor areas range from roughly 34 to 95 m², and the ceilings are 3 metres. Apartments are sold without finishing, and renovation is offered as separate packages. We write the contents of the package into the contract.
How can I buy an apartment in instalments?
The developer offers instalments, but the terms differ between sources: a 15% or 20% down payment and a term of up to 24 months. A bank mortgage is also available. We check the terms against the contract, and before signing we check the plot, the building permit and any mortgages.
What do Batumi Boulevard Residence and Batumi Gold mean?
Some listings use these names for the same project. To make sure it is the same building, we compare the address and the plot's cadastral code in the contract with the Public Registry extract. If the code does not match, that is a reason to stop and sort it out before paying.
