Apartment insulation in Batumi: water, noise, cold and mould
We do apartment insulation in Batumi in four forms: waterproofing for bathrooms and balconies, soundproofing against the neighbours, internal insulation of cold walls, and mould removal. First we find out where the water, sound or cold is coming from, and only then choose the layer. You see every layer in photos before lining or tiles cover it. Waterproofing costs from 30 ₾ per m² for labour and up to 42 ₾ with materials, while soundproofing and thermal insulation are priced with materials included.
from 30 ₾/m²two-coat waterproofing: the lower price is labour, the upper includes materials. The final price is confirmed once agreed.
- Timeline: 5–6 days for bathroom waterproofing from inspection to water test; 1.5–3 weeks to soundproof or insulate a room of about 15 m², lining included
- Warranty: A 2-year warranty on every kind of insulation we install
Who it’s for
Your apartment is in black or white frame, and you would rather build the insulation in now than open up the walls later
You are getting the apartment ready for short-term letting and don't want complaints from the neighbours below
The patch in the corner came back after repainting, and it isn't clear whether it is a leak or the cold
The neighbours downstairs are showing you a stain on their ceiling right under your bathroom
You bought a resale apartment and don't know whether there is any waterproofing under the old tiles
What’s included
- inspection with a moisture meter and an infrared thermometer: base moisture, cold corners, sound paths
- finding the cause of a leak, damp or noise before the estimate
- mould treatment of the walls with antiseptic before any new layers
- waterproofing of bathrooms and balconies with tape in the corners and a water test
- soundproofing of walls and ceilings on a frame, and of floors with a floating screed
- riser and ventilation shaft boxing with sound insulation
- internal insulation of outside walls and reveals with a vapour barrier
- moving sockets and switches into the lining
- photos of every layer before boarding, for sign-off and the handover file
Four kinds of insulation and what each one protects against
Apartment insulation in Batumi protects against four problems: water from the wet areas, noise from the neighbours, cold through the outside walls, and mould. Mould usually appears where water or cold hasn't been dealt with, or where the air in the apartment isn't replaced. Each job has its own materials and its own place in the renovation schedule, it is a separate line in the estimate, and you can order it on its own.
| Work | Protects against | Where we do it | When to plan it |
|---|---|---|---|
| Waterproofing | Leaks to the neighbours below, damp in the wall behind the shower | Bathrooms, showers, balconies and loggias | After the screed and before the tiles; on an insulated balcony, under the floor insulation |
| Soundproofing | Voices and the TV through the wall, footsteps, drains in the riser | Shared walls, the ceiling, the floor, riser boxing | At the rough stage, while the walls and floor are still open |
| Thermal insulation | Cold corners, condensation on walls and window reveals | Outside walls, reveals, floors above a driveway, ceilings under the roof | Before boarding; the work itself is best done in the dry season |
| Mould removal | Patches, smell, spores in the air | Corners, reveals, walls behind furniture, joints in the bathroom | First of all, before any new layers |
People come to us either with an apartment in black or white frame, where they want to build in bathroom and balcony waterproofing and quiet from the neighbours from the start, or with a specific problem in an apartment they live in: a stain on the ceiling downstairs, a damp corner, voices through the bedroom wall.
The cause first, then the layer
A dark corner below the ceiling can be the trace of a leak from the balcony above, of cold concrete, or of an apartment nobody aired all winter. It looks the same every time, but the cure is different. Insulation on a wall that is wet from a leak only hides the water, and within a year the patch comes through the new lining.
Before the estimate, the foreman measures the moisture in the base with a moisture meter, uses an infrared thermometer to find corners and reveals that are colder than the rest of the wall, and looks for traces of water on the ceiling and around the risers. Noise works the same way: sound often gets round a wall through the sockets, gaps at the slab and the riser boxing.
Sometimes no insulation is needed at all. Damp in a bedroom where people sleep with the window shut is cured by an air inlet vent and working extraction, and insulation would change nothing there. If there is mould already, the first line in the estimate is mould treatment of the walls, and new layers go only onto a clean, dry base.
The order of insulation work in a renovation
In a black or white frame apartment and in a full renovation, every kind of insulation falls into the rough stage. Our order is:
- We fix leaks and dry the walls: no layer goes onto a wet base.
- We strip affected finishes and treat the concrete and plaster with antiseptic.
- We put up the frames, standing directly on the floor slab: with sound-insulating mineral wool on the shared walls and ceiling, and with insulation and a vapour barrier on the outside walls. Cables and back boxes go into the frame straight away.
- We photograph the layers and close them up with plasterboard.
- Where the neighbours below need quiet, we pour a floating screed on a soundproofing mat. A perimeter strip separates it from the walls and the lining.
- We waterproof the bathroom over the screed, with tape in the corners and the layer carried up the walls, and keep water on it for 24 hours.
The frame goes up before the floor: lining that stands on a floating screed ties the floor to the wall, and footsteps bypass the mat. Doing it the other way round, after the finishes, is expensive. Waterproofing under laid tiles can't be checked until the tiles come off, and soundproof lining on a finished wall means new skim coat, new paint and moving every socket.
Where layers help each other and where they get in the way
One wall often needs two kinds of insulation, and they have to be combined. The wall between the bathroom and the bedroom gets sound-insulating wool in the frame, moisture-resistant plasterboard and waterproofing over the board in the shower area. In a wall like this we use water-repellent stone wool: it absorbs almost no water if any does get inside.
A corner bedroom sometimes needs both: the outside wall is cold, and people live behind the next one. On the outside wall we fit insulation with a vapour barrier, and on the shared wall a soundproofing frame without membrane. Where the walls meet, we take a strip of insulation onto the shared wall and continue the membrane over it, because this corner is where the cold most often gets round the layer.
Thermal insulation and soundproofing are not interchangeable. Extruded polystyrene holds in heat well but does almost nothing against noise, so for quiet we use mineral wool or a purpose-made mat. A balcony is a different job: the layer must not mind water, so extruded polystyrene goes under the screed, on top of the waterproofing. The build-up for a loggia is described on the page about balcony insulation.
Insulation in a lived-in apartment, without a major renovation
Soundproofing and thermal insulation can be done one room at a time while the rest of the apartment carries on as normal. Soundproofing the wall by the bed or the bedroom ceiling takes us one and a half to two weeks, and insulating a corner room with its reveals two to three. We strip finishes only from the walls we are covering.
Bathroom waterproofing doesn't work like that. A new layer isn't laid over old tiles: nobody knows what is underneath, and there is no way to check without taking them off. That is why a leaking bathroom almost always turns into a bathroom renovation with new tiling rather than a separate job.
For a cold wall there is a middle option. If the damp collects in one corner, we insulate only that corner and the strip of wall beside the window, and leave internal insulation of the outside walls as a whole until the finishes are being replaced anyway.
How much apartment insulation in Batumi costs
The price per m² depends more on the type of insulation than on the area. A two-coat liquid waterproofing membrane costs from 30 ₾ per m²: that is the price for labour, and with our materials it comes to up to 42 ₾. In a 4–6 m² bathroom, waterproofing the whole wet area, meaning the floor, the walls up to 20–30 cm and the shower, costs 750–1,080 ₾.
Soundproofing and thermal insulation cost more because they are a construction of frame, wool and lining, and their prices include materials from the start. Framed wall soundproofing costs 160–215 ₾ per m², and internal insulation of an outside wall 135–180 ₾ per m². For floating screed, balcony waterproofing and mould treatment, see the price table on this page.
Work on a damp base, stripping old finishes and moving sockets off the wall being lined all push the price up. Anything we do at the rough stage, while the walls and floor are open, costs less. The final cost is set after the site measurement and once the estimate is agreed, and the price of each stage is written into the contract.
What to check in the photos before boarding
Insulation is accepted before it is closed up, from the photos in the report or by video call from the site. What to look for:
- waterproofing: tape in every corner and at the joint between floor and walls, collars on the pipes, how high the layer goes up the walls, and the water level after 24 hours;
- wall and ceiling soundproofing: tape under the profiles, a gap between the frame and the wall, wool with no gaps right up to the slab, sockets moved into the lining;
- floating floor: a perimeter strip all the way round and around the pipes, with no mortar run in under it;
- thermal insulation: membrane taped at the joints, at the window and around the back boxes, and a strip of insulation carried onto the ceiling and the adjoining wall.
If a detail isn't visible in a photo, ask for it to be retaken before the wall is closed. The photos stay in the handover file, and if the corner is damp again after a winter, they show where to open up. We put right a mistake in our layer under the warranty.
Stages and timelines
-
Inspection and finding the cause
1–2 days
The foreman measures the moisture in the base and the surface temperatures, and looks for traces of leaks and places where sound gets round the wall.
-
Decision and estimate
1–2 days
We choose the types of insulation and the system for each surface, work out roughly how many centimetres the walls will move in and the floor will rise, and prepare an exact estimate.
-
Preparing the base
2–5 days
We strip the finishes, fix leaks, dry the walls and treat them with antiseptic.
-
Frames, wool and lining
1–2 weeks
Frames on the walls and ceiling, sound insulation or thermal insulation with a vapour barrier, cables in the frame. We photograph each section and only then close it up with plasterboard.
-
Floor and wet areas
3–5 days
A floating screed on a mat where it is needed, then waterproofing of the bathroom and balcony and 24 hours under water.
-
Sign-off
1–2 days
We hand over the layers with photos and a certificate, on site or by video, and the photos go into the handover file.
Local specifics in Batumi
In the new builds we have worked in, the building's frame is usually reinforced concrete, and the walls between apartments are often blockwork. Blockwork holds back voices reasonably well, but the concrete columns and slabs carry impacts through the whole building, so a hammer drill three floors away can be heard better than a conversation behind the wall. We choose the system with this in mind: lining a wall does little against impact noise.
In the white frame apartments we have taken over from developers, the screed usually lies directly on the slab, with no sound-insulating layer. More often than not there is no waterproofing on top of it in the bathroom, and if the developer did lay it, it went under the screed or on the floor only. We apply our layer straight onto this screed if it is sound and level. Quiet for the neighbours below is harder: a floating floor can only go on top of the existing screed, which raises the level, or after the screed has been broken out. We decide this before the estimate.
The facade belongs to the whole building and can't be altered without the building's consent, so in apartments we do thermal insulation and soundproofing from the inside. Balcony waterproofing starts with checking the fall of the slab and the drain: by the sea, wind-driven rain soaks balconies even on high floors.
Materials and brands
We do waterproofing with Ceresit, Mapei or Weber systems and don't mix them on one job: the compound, tapes and collars all come from one manufacturer. We build frames on Knauf profiles, and next to bathrooms and on outside walls we line only with moisture-resistant board, Knauf or AK Bulut.
For soundproofing we use stone wool slabs. For wall insulation it is mineral wool in a frame or extruded polystyrene bonded with adhesive, and for a balcony floor extruded polystyrene only. The estimate fixes the density and thickness of the insulation, while the brand depends on what is in stock: wool and polystyrene come to Batumi from different suppliers.
What makes up the cost
Timeline: 5–6 days for bathroom waterproofing from inspection to water test; 1.5–3 weeks to soundproof or insulate a room of about 15 m², lining included
- we measure the area of each surface, not the floor of the room
What raises the cost
- damp walls that we dry and treat first
- removing old tiles or lining to get to the base
- moving sockets, switches and cable runs off the wall being lined
- a ceiling overhead instead of a wall: work from a platform and more fixings
What lowers the cost
- insulation at the rough stage, while the walls and floor are open
- clear access to the wall, with no built-in furniture or appliances
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

A 2-year warranty on every kind of insulation we install. A leak through our waterproofing and damp behind the lining caused by a gap in our vapour barrier count as warranty claims. The warranty doesn't cover flooding from the neighbours upstairs, or mould in an apartment that was left unaired for long periods in winter. Wiring we moved into the lining counts as concealed services and has a 5-year warranty.
Questions and answers
How much does apartment insulation cost in Batumi per m²?
It depends on the type of insulation. The cheapest is mould treatment of walls: cleaning and two coats of antiseptic cost 24–36 ₾ per m². Liquid waterproofing in a bathroom costs from 30 ₾ per m² for labour and up to 42 ₾ with materials, and balcony waterproofing with materials 69–96 ₾. Soundproofing and thermal insulation are priced with materials included: a framed wall costs 160–215 ₾, and internal wall insulation 135–180 ₾ per m².
We measure each surface we cover, not the floor of the room. We send a preliminary estimate from photos within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed.
Which comes first in a bathroom: waterproofing or floor soundproofing?
Soundproofing. The floating screed is poured on a soundproofing mat with a perimeter strip around the edge, and the waterproofing goes on top of it, with tape in the corners and up the walls. Done the other way round, the mat ends up above the waterproofing, and any water that gets under the tiles soaks into it.
The floor drain and pipes need care: they pass through the screed, and around them you need both the perimeter strip and a waterproofing collar. We photograph these details separately.
Can one room be insulated without renovating the whole apartment?
For soundproofing and thermal insulation, yes. We strip finishes only from the walls we are lining, move the furniture away and cover the rest with plastic sheeting. A room of about 15 m² takes one and a half to three weeks, skim coat and paint included.
Bear in mind where the new work meets the old. The lining comes forward by a few centimetres, so we move the sockets and sometimes the skirting and the door architrave too. A floating screed in one room will sit higher than the rooms next to it, and the threshold between them needs thinking through in advance.
Does a wall shared with the neighbours need a vapour barrier?
No. A vapour barrier protects insulation on an outside wall, where one side is warm and the other cold, and vapour from the room can condense into water inside the layer. A wall shared with neighbours is warm on both sides, so there is no such temperature difference.
We don't put membrane into the soundproof lining of a shared wall. There is one exception: if there is an unheated staircase or service corridor behind the shared wall, we check how cold it gets there in winter and decide on site.
What insulation should go into an apartment for short-term letting?
Bathroom waterproofing with a water test is a must: a leak to the neighbours at the height of the season means both repairs and cancelled bookings. After that it depends on the layout. If the bed stands against a shared wall or someone else's bedroom is below, we soundproof that wall and lay a floating screed, so that nobody downstairs hears the guests' suitcases.
Thermal insulation is needed if the apartment is also let in winter. In an apartment left empty between guests, a cold corner soon grows mould, and a guest will mention it in a review.
