Insulating a private house in Batumi: what we protect against

Insulating a private house in Batumi solves different problems from those in cold regions. Frost is rare here, but there is high humidity all year, heavy downpours off the sea, hot sun in summer and salty air. An unprotected house suffers not from cold but from damp in the corners, leaks through terraces and joints, overheating under the roof and rust on everything metal. So we treat insulation as five linked tasks: heat, water, moisture in the air, noise and corrosion. Solving one and forgetting the others does not work: insulation without a vapour barrier gets wet, and waterproofing without ventilation traps the damp inside.

Heat: insulating the whole envelope

In our climate insulation works in two modes. In winter it keeps the heat in and raises the temperature of the inner wall surfaces above the dew point so condensation does not form on them. In summer it keeps out heat from the roof and sun-heated walls, and the air conditioning runs less. The whole envelope needs insulating: walls, roof, plinth, ground floor and window reveals. Heat escapes through the weakest point, most often the concrete slab edges, columns and balconies. More about walls on the facade insulation page, and about the roof on the roof insulation page.

Water: waterproofing from below and above

Water gets into a house from three directions. From below, out of the ground, especially by the sea and in low areas where groundwater is close: here foundation waterproofing and drainage do the work, covered on the foundation waterproofing page. From above, through flat roofs, terraces and balconies where water stands after a downpour. From the side, as driving rain through facade cracks, window joints and thresholds. Each place is sealed in its own way, and the waterproofing is water-tested before finishes cover it.

Moisture in the air and mould

Even a dry house with good waterproofing can grow mould if the air in it does not change. Steam from the shower, kitchen and breathing stays inside and settles on the coldest spots. So in the subtropics insulation always goes with ventilation: extract fans in bathrooms, trickle vents or a heat recovery system, covered on the ventilation and heat recovery page. If the house stands empty for long periods, a dehumidifier and timed ventilation help.

Noise

In a private house the noise does not come from neighbours through the wall but from the street, the sea in a storm, pumps, air conditioner outdoor units and footsteps upstairs. We deal with each source separately: windows with acoustic glazing, floating screeds in the floors, anti-vibration mounts under equipment, insulation of soil stacks. For a house to let with several bedrooms, soundproofing between rooms noticeably affects guest reviews, and it is easiest to build in before the finishes.

Salt and corrosion

By the sea, salty air eats ordinary steel within a few years: railings, canopies, brackets, carport frames, air conditioner outdoor units. Worst of all is when the reinforcement inside concrete rusts: the concrete cracks and pieces fall off balconies. Protection starts at the design stage, with the choice of metal and coating, and continues with inspections. More on the anti-corrosion protection by the sea page.

Insulation during construction

It is cheapest to build insulation in while the house is going up. Foundation waterproofing is done before backfilling, insulation goes under the screed before the floor, windows are fitted straight into the insulation layer, and vapour barrier joints are taped before the lining. A year after handover the same work means opening up finishes, the apron or the roof. So on every site we photograph the waterproofing, vapour barrier and junction details before they are covered, and hand the photos to the owner.

Where to start in an existing house

If the house is already built and it is damp, cold or hot, we start with a survey. A thermal camera shows where heat escapes and where the cold corners are, an airtightness test finds gaps, and a moisture meter tells condensation from a leak. From the results we draw up a plan in the right order: first stop the water, then sort out ventilation, then insulate. Done the other way round, insulation covers a wet wall and within a season the problem returns under the new finishes.

How much house insulation costs

Insulating an attic floor with mineral wool costs from 60 ₾ per m², insulating a pitched roof from 100 ₾ per m². Facade insulation with expanded polystyrene from 115 ₾, with mineral wool from 145 ₾ per m². Foundation and plinth waterproofing from 78 ₾, usable terrace waterproofing from 155 ₾ per m². Floor soundproofing with a floating screed from 120 ₾, mould treatment of walls from 24 ₾, anti-corrosion painting of steelwork from 45 ₾ per m². An airtightness test with a thermal imaging survey from 1 020 ₾. The final cost is set after a survey and an agreed estimate.

Local specifics in Batumi

Humidity in Batumi rarely drops below 70 %, and more than 2 400 mm of rain falls in a year, much of it in downpours off the sea. In winter condensation forms on cold concrete in uninsulated houses; in summer the outdoor dew point can be above +20 °C, and mould appears even in the heat if the air conditioning has chilled a room. So moisture is the main cause of damage here, and insulation and ventilation work against it together.

By the sea salty air speeds up metal corrosion many times over, and in a storm driving rain gets through facade cracks and window joints on the windward side. In the mountain villages of Adjara winters are cold and snowy; there insulation is needed simply to be able to heat the house, and we use thicker insulation.

Materials and brands

Mineral wool, expanded and extruded polystyrene, PIR boards. Vapour barrier and breather membranes, tapes for sealing joints. Liquid-applied, sheet, membrane and penetrating waterproofing, injection resins. Acoustic mats, resilient hangers and anti-vibration mounts. Antiseptics, water repellents. Zinc-rich primers and enamels, stainless steel fixings, concrete repair mortars.

What makes up the cost

Timeline: insulating a 150–200 m² house usually takes 4–10 weeks depending on the scope

  • area and scope of works

What raises the cost

  • wet walls and leaks before insulation can start
  • work in a lived-in house with finishes
  • scaffolding and work at height
  • a lot of rusting metal and concrete

What lowers the cost

  • insulation at the construction stage
  • an accessible attic and an open facade

Questions and answers

How much does insulating a private house in Batumi cost?

Attic floor insulation costs from 60 ₾ per m², facade insulation with expanded polystyrene from 115 ₾, foundation waterproofing from 78 ₾, terrace waterproofing from 155 ₾ per m². An airtightness test with a thermal imaging survey from 1 020 ₾. The final cost is set after a survey and an agreed estimate.

Why insulate a house if winters in Batumi are mild?

To avoid condensation and mould in winter and overheating in summer. Moisture settles on a cold concrete wall when humidity is high, and the corners darken. Under an uninsulated roof it is hot in summer, and the air conditioning runs non-stop. Insulation solves both at once.

Where to start if the house is damp?

With a survey: a thermal camera, a moisture meter and an inspection show where the moisture comes from, outside, the ground, a leak or the air in the house. First we stop the water, then sort out ventilation, and only then insulate. Otherwise insulation covers a wet wall and the problem returns under the new finishes.

Is ventilation needed after insulation?

Yes. An insulated house with new windows becomes more airtight, and steam from the shower, kitchen and breathing stays inside. Without extract and supply, humidity rises and mould appears even on warm walls. The minimum is extract fans in bathrooms and trickle vents; better is a heat recovery system.

How do you protect metal by the sea?

Choose stainless or hot-dip galvanised metal at the design stage, paint steel with a zinc-rich primer and enamel, and use stainless fixings. Once a year inspect railings, canopies and brackets and touch up chips. If the reinforcement in concrete is rusting, the concrete needs repairing, not just painting.
