Facade insulation in Batumi: materials and thickness
We do facade insulation in Batumi from outside, as a continuous layer that also covers slab edges, columns and reveals. Aerated concrete gets mineral wool, concrete can take polystyrene, and the plinth is insulated with extruded boards. Thickness is calculated from the wall and how the house is used, usually 50–100 mm. Insulation with 100 mm mineral wool and reinforcement starts from 145 ₾ per m².
from 145 ₾/m²100 mm mineral wool, adhesive, dowels, reinforcing mesh, no decorative coat. The final price is confirmed once agreed.
- Timeline: insulating a house facade of 150 m² usually takes 3–5 weeks, not counting the finish coat
- Warranty: Facade insulation carries a 2-year warranty

Facade insulation in Batumi: why it matters in a warm climate
Winters in Batumi are mild, and wall insulation here is often considered unnecessary. But an uninsulated house has two problems that show up every year. In summer the walls heat up in the sun during the day and release heat into the rooms until night, and the air conditioner runs non-stop. In winter, in damp weather, the inner surface of a cold wall drops below the dew point, and condensation and mould appear in corners, behind wardrobes and by the floor slabs. External facade insulation solves both: the wall stays warm in winter and does not overheat in summer.
If mould has already appeared, insulation removes its cause, but the surfaces still need cleaning and treating. That is covered on the mould removal page.
Which insulation for which wall
| Wall | Insulation | Why |
|---|---|---|
| Aerated concrete, porous blocks | Facade mineral wool | The wall must release moisture outwards |
| Cast concrete, concrete columns | Expanded polystyrene or mineral wool | Concrete lets almost no vapour through |
| Solid brick | Mineral wool or polystyrene by calculation | Depends on the finish and wall moisture |
| Plinth and walls below ground | Extruded polystyrene | Does not take on water, carries soil load |
On aerated concrete the main rule is that each next layer outwards must let vapour through at least as well as the previous one. More about aerated concrete walls on the aerated concrete houses page.
What thickness is needed
For Batumi and the coast 50–100 mm is usually enough; in the mountain villages of Adjara we go thicker. We calculate the exact thickness from the wall material and how the house is used: all year round, only in summer or as a rental. Extra thickness does not pay back, while too thin a layer does not remove condensation on the inner surface. For houses aiming to cut heating and cooling costs to a minimum, see energy-efficient houses.
Thermal bridges: slabs, columns, balconies
In reinforced concrete frame houses heat escapes not through the blocks but through the concrete: slab edges, columns, beams, balcony slabs. That is exactly where corners turn dark in winter. So we run the insulation as a continuous layer over the whole facade, including slab edges, and where possible insulate balcony slabs and canopies above and below. Window reveals get a thin layer of insulation, otherwise the frame perimeter stays cold. The plinth is insulated with extruded polystyrene taken below ground level.
Outside or inside
External insulation protects both the wall and the concrete from temperature swings, and the dew point moves into the insulation. Internal insulation eats floor area and leaves the wall cold, and condensation can collect between the wall and the insulation. We insulate from inside only where the facade cannot be changed, and then with a vapour barrier and a calculation. Outside, insulation is covered in two ways: render on mesh in an insulated render facade system, or rainscreen cladding with a ventilation gap.
How much facade insulation costs
Facade insulation with 100 mm mineral wool and reinforcement, with materials, costs from 145 ₾ per m²: adhesive, dowels, reinforcing mesh with corner reinforcement, no decorative coat. With 100 mm expanded polystyrene from 115 ₾ per m², a turnkey insulated render facade with decorative render and paint from 205 ₾. Insulating the plinth and foundation with XPS boards from 75 ₾ per m². Reveals from 54 ₾ per linear metre, scaffolding from 18 ₾ per m² of facade. The final cost is set after calculating the thickness and agreeing the estimate.

Local specifics in Batumi
Humidity in Batumi stays high for weeks in winter, and in uninsulated apartments in concrete buildings a dark bloom almost always appears in the inside corners of external walls. It is not a leak but condensation on cold concrete. External insulation raises the temperature of that surface, and the mould stops coming back after cleaning.
In the mountain villages of Adjara winters are cold and snowy, and there insulation is needed simply to be able to heat the house. We use a greater thickness than on the coast, and insulate the plinth and the walls near the ground especially carefully: snow against the wall holds moisture until spring.
Materials and brands
Facade mineral wool of the right density for render or ventilated facades, facade-grade expanded polystyrene, extruded polystyrene for the plinth. Adhesive and reinforcing compounds from one system, such as Ceresit or Weber. Insulation dowels to suit the wall material, glass fibre mesh, corner beads with mesh, a starter track with a drip edge. For a ventilated facade, a windproof membrane.
What makes up the cost
Timeline: insulating a house facade of 150 m² usually takes 3–5 weeks, not counting the finish coat
- finish over the insulation
What raises the cost
- mineral wool instead of polystyrene
- greater thickness by calculation
- many windows, reveals, balconies and columns
- a tall house and long scaffolding hire
What lowers the cost
- a flat block wall without complex junctions
- polystyrene on a concrete wall
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Questions and answers
How much does facade insulation cost in Batumi?
Insulation with 100 mm mineral wool and reinforcement, with materials, from 145 ₾ per m², with polystyrene from 115 ₾ per m². This excludes the decorative coat: with decorative render and paint a turnkey insulated render facade costs more. Scaffolding and reveals are priced separately. The final cost is set after the calculation and an agreed estimate.
Does a house in Batumi need insulating?
For aerated concrete and concrete frames, usually yes: in summer insulation reduces wall heating, and in winter it removes condensation and mould in the corners. Thick brick and stone walls sometimes do without it. The decision is made from a calculation and from how you live in the house.
How thick should facade insulation be?
On the coast usually 50–100 mm, more in the mountains. We calculate the exact thickness from the wall material and thickness, and from how the house is used: year-round living, a summer house or a rental. Too thin a layer does not raise the temperature of the inner surface, and the condensation remains.
Polystyrene or mineral wool for wall insulation?
On aerated concrete and porous blocks, mineral wool: it lets vapour through, and the wall dries outwards. On concrete and solid brick polystyrene is possible and cheaper. On multi-storey buildings we fit mineral wool fire breaks in the polystyrene above windows. The render over mineral wool must also be vapour-open, otherwise its advantage is lost.
Can walls be insulated from inside?
They can, if the facade cannot be changed, for example in an apartment in a multi-storey building. But the room loses floor area, the wall stays cold, and condensation can collect between the wall and the insulation. We do it from inside only with a vapour barrier to a calculation, and the slab edges still remain cold.
