Thermal insulation in Batumi from the inside: walls, corners and reveals

Thermal insulation in Batumi apartments is ordered more often because of damp corners than because of the cold: in winter, humid air settles on the cold concrete of corners, beams and reveals. We insulate outside walls from the inside, either on a frame with wool and a vapour barrier or with boards on full-bed adhesive, redo the window joint and reveals, and where needed insulate the floor above a driveway and the ceiling under the roof. We calculate the layer thickness for your wall. Prices start from 135 ₾ per m² with materials.

Where a new build apartment loses heat

Thermal insulation in Batumi apartments almost always starts with the corners. In the new builds we have seen, the load is usually carried by a reinforced concrete frame: columns, beams and slab edges reach the facade, and the gaps between them are filled with blockwork. In winter the concrete sections are colder than the masonry next to them, so they are what mainly needs insulating, with the layer carried onto the masonry at the edges. The weak spots are usually the same:

  • the corner of a room where two outside walls and the floor slab meet;
  • the strip above the window and below the ceiling, where a beam or slab edge runs;
  • the reveals and sill, if the window was fitted on foam alone;
  • the floor of an apartment above an archway, a driveway or an open terrace;
  • the top-floor ceiling under a flat roof.

Balconies and loggias are insulated to their own scheme, together with warm glazing, and there is a separate page on balcony and loggia insulation.

When insulation won't help

Insulation doesn't cure a leak. If a corner gets wet after wind-driven rain rather than in cold weather, the water is coming through a crack in the facade, the window joint or the slab above. Under lining, a wall like that takes years to dry, so first we close off the water's path and dry the wall.

Insulation doesn't replace air exchange either. Where laundry is dried indoors and people sleep with the windows shut, water appears even on a warm wall, and what helps is air supply and extraction in the bedrooms. Nor do we hide mould under insulation: it carries on growing under a new layer, so antifungal treatment of the walls comes first.

An insulated wall doesn't heat anything by itself. It keeps in the heat from the air conditioner, boiler or convector heater, so heating the apartment in winter is worth sorting out together with the insulation.

Outside or inside

In terms of building physics, a wall is better insulated on the outside: the concrete and blockwork stay warm, the dew point moves into the outer layer, and the room doesn't lose a centimetre. But the facade of an apartment block is shared, and nobody touches it without a decision by the whole building, so in apartments we insulate from the inside.

This method comes at a price. The wall behind the insulation becomes colder than it was, and the humid air of the room must not reach it. We calculate the layer thickness for the material of your wall, and on the room side we fit a vapour barrier with every joint taped, or use an insulation board that lets almost no vapour through by itself. The edge of the floor slab can't be fully covered from the inside: the slab runs right through the wall, and some cold still gets in along it, which we allow for in the calculation.

How we insulate a wall from the inside

SystemLayersThickness with liningWhere it suits
FramedProfile, mineral wool, vapour barrier with taped joints, plasterboard7–10 cmA crooked wall, cables to hide, enough space
BondedExtruded polystyrene on full-bed adhesive, joints filled with foam, mesh and plaster or plasterboard4–7 cmA narrow room, a corner, the wall beside a window

The thicknesses in the table are what we get on a typical wall; the exact figure comes from the calculation. We bond the boards over their whole area, not on dabs of adhesive, because condensation collects in the voids behind a board. In the framed system the weak point is the membrane: we tape its joints, its edges at the floor and ceiling and the openings around pipes, and every such detail is photographed before boarding.

At the junction with the ceiling and with an internal wall, cold gets round the insulation. We carry a strip of insulation onto the ceiling and the adjoining wall, otherwise the damp corner simply moves to the edge of the lining. Sockets on an outside wall puncture the vapour barrier, so we move them to internal walls, and where that isn't possible, we fit airtight back boxes.

Window, reveals and sill

A cold reveal says more about how the window was fitted than about the wall. If the window went in on foam alone, without tapes, the foam takes on water over time and crumbles, the joint freezes, and the reveal sweats along its whole height. We redo the joint, insulate the reveal and cover it with a moisture-resistant panel or plasterboard.

If the frame is old, with single glazing or gaps in the casements, insulating around it is pointless: condensation will stay on the glass and run down onto the sill. First we replace the window. How thermally broken aluminium differs from uPVC is explained in the comparison of window profiles.

Floors above a driveway and ceilings under the roof

In an apartment above an archway or an unheated ground floor, the cold comes through the floor. The insulation goes under a new screed: dense extruded polystyrene on the slab, a membrane on top and a reinforced screed at least 5 cm thick. The floor rises by 8–10 cm, so we work out the heights of thresholds and doors before starting.

A ceiling under a flat roof is insulated with mineral wool in a suspended frame, with a vapour barrier underneath. First we check the roof itself: if it leaks above you, the insulation is the first thing to get wet. The roof is shared, its repair is agreed with the building management company, and it has to be finished before we start.

How much thermal insulation in Batumi costs

Internal insulation of an outside wall costs 135–180 ₾ per m² with materials: frame, insulation, vapour barrier with tapes and plasterboard. Labour only, without the insulation and membrane, is 57–72 ₾ per m². Insulated reveals are priced along the window perimeter, at 63–84 ₾ per linear metre.

We measure the insulated surfaces, not the floor: the two outside walls of a 15 m² corner room usually come to 15–20 m² once the window is deducted. Damp walls and moving sockets push the price up, while insulating just one corner and the wall beside the window costs less. The final cost is set after the site measurement and once the estimate is agreed.

Stages and timelines

  1. Inspection and measurements

    1 day

The foreman looks for signs of water and condensation, measures the moisture in the wall, finds the coldest areas with an infrared thermometer, and checks the window installation joint and any facade cracks visible from the window.

  2. Calculation and estimate

    1–2 days

The engineer chooses the system and layer thickness for your wall. The estimate shows how many centimetres each wall will move in and where the sockets will go.

  3. Preparing the wall

    2–5 days

We strip the finishes, treat the wall with antiseptic, dry it, move the sockets, and close off the water's path if there was one.

  4. Insulation and vapour barrier

    2–4 days

We put up the frame with wool or bond the boards, tape the membrane, and carry the strip onto the ceiling. Every detail is photographed.

  5. Window and reveals

    1–2 days

We redo the installation joint, insulate and cover the reveals, and fit the sill.

  6. Lining, finishing and sign-off

    4–6 days

Plasterboard, skim coat, paint, sockets. You accept the work on site or by video, and the photos of the layers stay in the handover file.

Local specifics in Batumi

In a Batumi apartment, every owner sorts out the heating on their own, and in apartments used for visits and letting it is often an air conditioner that is switched on only when someone is staying. While the apartment stands cold, the concrete of the outside walls cools down, and later it has to be warmed up along with the air. Internal insulation separates the room from that concrete: the room warms up faster, and condensation doesn't settle on the warm lining.

Wind-driven rain from the sea soaks the outside walls, especially on the upper floors. Damp masonry conducts heat better than dry masonry and dries slowly, so we check the wall with a moisture meter before insulating. If it is wet after a rainy autumn, we wait or dry it out rather than seal the moisture in.

That also decides the season. Diagnosis is easier in the cold weeks, when you can see where the wall gets wet. The work itself is better done from late spring to early autumn: the wall is drier, plaster and skim coat set faster, and the apartment is ready by winter.

Materials and brands

For the framed system we use mineral wool slabs, and for the bonded system and floors, extruded polystyrene. We don't use white expanded polystyrene to insulate walls from the inside: it lets through noticeably more vapour than the extruded kind, and the wall behind it gets damp. We tape the membrane joints with the tape the manufacturer specifies for that membrane, and seal the junctions with the concrete and the window frame with butyl tape.

We build the frame on Knauf profiles and use moisture-resistant board, Knauf or the cheaper AK Bulut. Adhesive, mesh and skim coat come from the Ceresit or Weber ranges. The window installation joint is sealed with tapes, vapour-permeable on the outside and vapour-tight on the inside, and the reveals are covered with moisture-resistant panels or plasterboard.

What makes up the cost

Timeline: 2–3 weeks for the two outside walls of a corner room of about 15 m², with reveals, lining and paint

  • walls are priced per m² of insulated surface, reveals per linear metre

What raises the cost

  • a damp wall that we first dry and treat with antiseptic
  • redoing the installation joint and reveals at each window
  • moving sockets, a radiator or the air conditioner line off the outside wall
  • insulating the floor above a driveway, with a new screed

What lowers the cost

  • a wall in a black or white frame apartment, with no finishes or built-in furniture
  • insulating only the cold areas: the corner and the wall beside the window

We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Guarantees

A 2-year warranty on wall and reveal insulation. If damp or mould appears behind the lining because of a gap in our vapour barrier, we put it right under the warranty. The warranty doesn't cover leaks through the shared facade, or mould caused by switched-off ventilation or an empty apartment left unaired. Cable moved off the outside wall counts as concealed wiring and has a 5-year warranty.

Questions and answers

How much does thermal insulation cost in Batumi per m²?

Internal insulation of an outside wall costs 135–180 ₾ per m² with materials: frame, insulation, vapour barrier and plasterboard. Labour only, if the materials are yours, is 57–72 ₾ per m². Insulated reveals cost 63–84 ₾ per linear metre, and balcony insulation is priced separately.

We measure the insulated surfaces. We send a preliminary estimate from photos within 24 hours on business days, and the final cost is set after the site measurement and once the estimate is agreed. Skim coat and paint over the lining are separate lines in the estimate.

How thick should the insulation be on an apartment wall in Batumi?

On a typical wall we end up with 50–75 mm of mineral wool in a frame or 30–50 mm of polystyrene on adhesive, but the exact thickness comes from the calculation. It depends on the wall material, on whether there is concrete or blockwork behind the insulation, and on the humidity in the room. Thicker isn't always better: the thicker the layer on the inside, the colder the wall behind it and the stricter the requirements for the vapour barrier.

On the concrete sections by beams and columns we sometimes make the layer thicker than on the masonry, and on the wall beside the window thinner, so that the lining doesn't get in the way of the casement. You see the final thickness in the estimate before work starts.

Does thermal paint or insulation under wallpaper help?

As insulation, hardly at all. A layer one or two millimetres thick doesn't change the wall temperature noticeably, and the condensation in the cold corner stays. Sometimes this kind of paint makes the surface feel slightly warmer to the touch for a while, but it doesn't stop mould in the corner.

If the budget is limited, it pays to insulate one corner and the wall beside the window properly, where it gets wet, rather than cover the whole room with a thin material. One corner with lining takes two to three days, not counting paint.

Why is the corner damp again after internal insulation?

Most often the mistake is in the details. The insulation was stopped at the ceiling and the cold corner moved to the junction, or the membrane wasn't taped at the window and the sockets and vapour reached the cold wall. It also happens that the wall was closed up while still wet after a leak, and it is still giving off water inwards.

If the insulation wasn't ours, we start with an inspection and open up the lining in one place. Where it is wet shows which mistake to fix, and sometimes redoing a detail is enough rather than the whole wall.

Can a wall be insulated without removing the old finishes?

Partly. Under a framed system, sound old paint can stay: the frame is fixed to the wall, and the wool and membrane don't depend on the surface. Wallpaper, flaking skim coat and anything that already has mould on it we strip back to the base, otherwise food for mould remains under the new layer.

For bonded boards we always strip the finishes. The adhesive has to grip the plaster or concrete, not the paint, otherwise the board comes away together with it. Sound tiles on the outside wall of a kitchen we sometimes leave in place and put the frame over them.
