Waterproofing a house in Batumi: where the water comes from
Waterproofing a house in Batumi protects against water coming from three directions. From below, groundwater and damp from the soil press in. From above, downpours fall on flat roofs, terraces and balconies. From the side, driving rain in a storm gets through cracks, joints and junctions. Plus there is water from inside: showers, bathrooms, kitchens and laundries. Each place has its own method of protection, and a single coating for everything does not work. We start by finding exactly where the water is coming from, otherwise you can rebuild a terrace only to find the leak is in the window joint above it.
From below: foundations and basements
Foundations and plinths are protected from outside while the excavation is open: liquid-applied or sheet waterproofing, a protective membrane, drainage and an apron; details on the foundation waterproofing page. If the house is already built and the basement is damp but digging outside is not possible, we work from inside: penetrating compounds that seal the pores of the concrete, with a coating on top. Cracks and joints that let water through are sealed by injection. If groundwater is high, waterproofing without drainage around the house works to destruction; drainage is covered on the drainage page.
From above: roofs, terraces and balconies
- falls to outlets and scuppers, with no puddles after a downpour;
- a membrane or coating turned up walls and thresholds;
- every junction sealed: to walls, pipes and railing posts;
- a flood test before tiles or decking go down;
- drip edges on balcony slab edges.
A terrace over a living room is the most common place for leaks in houses by the sea. Most often the water gets in not through the membrane itself but through the junction with a door threshold or a railing post. How a usable roof is built is described on the usable roof and roof terrace page.
From inside: bathrooms and wet areas
Walk-in showers, bathrooms, hammams, laundries and kitchens are waterproofed on the floor and up the walls in the splash zone, with tape at corners and around drains. Under tiles the waterproofing can no longer be checked, so before tiling we flood-test the floor and photograph it. We separately check where drains and soil pipes pass through the slab: the waterproofing often tears there as the building settles. How this is done in apartments is covered on the bathroom and balcony waterproofing page.
From the side: facades and driving rain
In a storm, wind off the sea drives water into render cracks, window joints and porous stone. We rake out and fill cracks, re-tape window joints, and treat stone, brick or concrete facades with a water repellent: it sheds water but still lets the wall dry. We check the windward side of the house after every strong storm, and owners who live abroad get photos and a short report.
How much waterproofing costs
Balcony waterproofing with a coating or liquid rubber costs from 69 ₾ per m², foundations and plinths from 78 ₾, a basement from inside from 78 ₾ per m². Usable terrace waterproofing from 155 ₾, a membrane roof on a prepared base from 100 ₾ per m². Waterproofing a 4–6 m² bathroom from 750 ₾, injection waterproofing of a crack or joint from 155 ₾ per linear metre. A water-repellent facade treatment from 19 ₾ per m², leak detection in a house with a report from 480 ₾. The final cost is set after an inspection and an agreed estimate.

Local specifics in Batumi
More than 2 400 mm of rain falls in Batumi in a year, much of it in heavy downpours off the sea. In a single downpour flat roofs and terraces here take as much water as they rarely see in dry regions, so we size falls, outlets and overflows with a margin. By the sea and in low areas groundwater is close, and basements without waterproofing and drainage get damp every winter.
In a storm the wind off the sea drives rain almost horizontally, and the west and north-west walls of houses near the coast get wetter than the rest. That is where window joints, balcony junctions and render cracks leak most often. Salt from sea spray crystallises in the pores of stone and concrete, so a water-repellent treatment is especially useful on facades by the sea.
Materials and brands
Cementitious and polymer liquid-applied waterproofing, liquid rubber, bitumen-polymer sheet materials, PVC and TPO membranes. Penetrating compounds for concrete, polyurethane and acrylate injection resins, waterstops. Waterproofing tapes, pipe collars, joint sealants. Water repellents for stone, brick and concrete. Moisture meters, a thermal camera, flood-test equipment.
What makes up the cost
Timeline: waterproofing a terrace or basement usually takes 1–3 weeks including preparation and testing
- area and complexity of junctions
What raises the cost
- finding a hidden leak under finishes
- removing tiles and screed on a terrace
- working from inside without outside access
- high groundwater and water pressure
What lowers the cost
- waterproofing at the construction stage
- open access to the substrate
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Waterproofing carries a 2-year warranty. Materials carry the manufacturer's warranty. If within the warranty period water comes through again where we did the waterproofing, we find the cause and fix it at our own expense. Photos of the layers and the flood test go into the building file.
Questions and answers
How much does waterproofing a house in Batumi cost?
Balcony waterproofing costs from 69 ₾ per m², foundations and plinths from 78 ₾, a usable terrace from 155 ₾ per m². A 4–6 m² bathroom from 750 ₾, crack injection from 155 ₾ per linear metre. The final cost is set after an inspection and an agreed estimate.
A terrace leaks: do all the tiles have to come up?
Not always. First we find the leak: water often gets in through the junction with a threshold, a railing post or a pipe, while the membrane under the tiles is intact. Then we rebuild that detail. If the waterproofing under the tiles has failed or is missing, we take up the surface, make a fall and lay a new membrane with a flood test.
Can a basement be waterproofed from inside?
It can, if digging outside is not possible. Penetrating compounds seal the pores of the concrete, a coating goes on top, and cracks and joints are sealed by injection. This works on concrete, less well on masonry. With strong groundwater pressure, drainage around the house is also needed.
Why does a wall only get wet in a storm?
Wind off the sea drives rain into render cracks, window joints and porous stone. We fill the cracks, re-tape the window joints and treat the facade with a water repellent. If the wall is wet in calm weather too, the cause is something else: a leak, condensation or water from the ground.
How do you find a leak you cannot see?
We inspect junctions and joints, measure the moisture in materials with a meter and use a thermal camera: wet areas are colder than dry ones. Then we flood-test suspect areas one at a time and watch where a patch appears. After the search we provide a report with photos and a repair plan.
