House insulation in Batumi: roof, walls, plinth, floor, windows
We do house insulation in Batumi around the whole envelope: the roof or attic, walls from outside, the plinth, the ground floor, windows in the insulation layer and thermal bridges at slabs and balconies. We start with a thermal camera and fixing damp, then the roof, facade and floor. Thickness is calculated for the walls and location: less by the sea, more in the mountains. Attic floor insulation from 60 ₾ per m².
from 60 ₾/m²attic floor insulation with 200 mm mineral wool, per m². The final price is confirmed once agreed.
- Timeline: insulating a 150–200 m² house around the whole envelope usually takes 4–8 weeks
- Warranty: Insulation carries a 2-year warranty

You are building a house and want to insulate it properly from the start
A house in the Adjara mountains that is hard to heat
You want to install a smaller heat pump
What’s included
- thermal imaging survey and airtightness test
- thickness calculation and choice of insulation
- insulating the roof or the attic floor
- facade insulation with reveals
- insulating the plinth and the ground floor
- insulating floors over cold spaces
- fitting windows in the insulation layer
- a repeat survey after the works
House insulation in Batumi: the whole envelope, not one wall
House insulation in Batumi only makes sense as a whole. If you insulate the facade and leave the plinth, slab edges and reveals cold, condensation simply moves to where it is still cold. So we look at the house as an envelope: walls, roof, the floor on the ground or over a basement, the plinth, windows and every place where concrete runs from outside to inside. The insulation must be a continuous layer, and the vapour barrier unbroken. One uninsulated column or slab edge in a bedroom cancels out half the benefit, because that is exactly where the corner darkens in winter.
Where a house loses heat
| Part of the house | What happens without insulation | What we do |
|---|---|---|
| Roof and attic | Heat from above in summer, heat loss in winter | Mineral wool on the attic floor or between rafters, boards on a flat roof |
| Walls and columns | Cold corners, condensation, mould | External facade insulation in a continuous layer |
| Plinth and ground floor | Cold floor, damp from below | Extruded polystyrene under the screed and on the plinth |
| Windows and reveals | Cold frame perimeter, damp streaks | Installation in the insulation layer, insulated reveals |
| Balconies and canopies | Concrete carries heat outside | Insulating the slab above and below |
Order of works
- survey with a thermal camera and a moisture meter;
- fixing leaks and damp in the walls;
- insulating the roof or the attic floor;
- insulating the facade and plinth together with the reveals;
- insulating the floor if the screed is being opened up;
- checking ventilation and a repeat survey.
We insulate the roof first: more heat escapes and more heat comes in through it than anywhere else; more on the roof insulation page. Walls are insulated externally to the rules described on the facade insulation page: mineral wool on aerated concrete, expanded polystyrene is possible on concrete.
How thick it needs to be
On the coast 50–100 mm on walls and 150–200 mm on the roof is usually enough; we calculate more precisely from the wall material and how the house is lived in. In the mountain villages of Adjara winters are cold and snowy, so there we use thicker insulation and take special care with the plinth; more on such houses on the houses in the Adjara mountains page. Insulating from inside is worth it only where the outside is not possible: with a vapour barrier without a single gap, otherwise the wall gets wet behind the insulation.
Insulation and heating
An insulated house needs noticeably less heating and cooling capacity. So insulation is best done before choosing a boiler or heat pump: the equipment is sized for the heat losses of the already insulated house and comes out smaller. More on heat pumps on the heat pumps page. After insulation the house becomes more airtight, and extract and supply ventilation become essential.
How much house insulation costs
Attic floor insulation with mineral wool costs from 60 ₾ per m², a pitched roof from 100 ₾, a flat roof from 120 ₾ per m². Facade insulation with expanded polystyrene from 115 ₾, with mineral wool from 145 ₾ per m², foundation and plinth from 75 ₾ per m². Ground floor insulation from 72 ₾, the floor over a cold basement from 87 ₾, a wall from inside from 135 ₾ per m². Fitting a window in the insulation layer from 420 ₾ per window, an airtightness test with a thermal imaging survey from 1 020 ₾. The final cost is set after a survey and an agreed estimate.

Local specifics in Batumi
On the Adjara coast winters are mild, and the main job of insulation is not so much to keep the heat in as to raise the temperature of the inner surfaces above the dew point. Humidity stays high for weeks in winter, and dark patches almost always appear on cold concrete in uninsulated houses. In summer the sun heats the roof and walls, and insulation keeps that heat out.
In the mountain villages of Adjara winters are cold and snowy, the heating season is long, and insulation is needed simply to be able to heat the house. There we use thicker insulation, and since snow against the wall holds moisture until spring, the plinth is insulated with extruded polystyrene taken down into the ground.
Materials and brands
Facade and roof mineral wool, expanded polystyrene, extruded polystyrene for the plinth and floor, PIR boards for flat roofs. Vapour barrier films and breather membranes, tapes and sealants for joints. Reinforcing mesh, adhesives, insulation anchors. Brackets and tapes for fitting windows in the insulation layer. A thermal camera, a moisture meter and airtightness test equipment.
What makes up the cost
Timeline: insulating a 150–200 m² house around the whole envelope usually takes 4–8 weeks
- area of walls, roof and floor
What raises the cost
- damp walls that need drying out first
- internal insulation with finishes taken down
- scaffolding and a complex facade
- opening the screed to insulate the floor
What lowers the cost
- insulation at the construction stage
- a cold attic with access
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Questions and answers
How much does house insulation in Batumi cost?
Attic floor insulation costs from 60 ₾ per m², a pitched roof from 100 ₾, facade insulation with expanded polystyrene from 115 ₾, the plinth from 75 ₾, the ground floor from 72 ₾ per m². An airtightness test with a thermal camera from 1 020 ₾. The final cost is set after a survey and an agreed estimate.
What should be insulated first?
First remove damp and leaks, then insulate the roof or attic: more heat escapes and more heat comes in through it than anywhere else. Then the facade together with the plinth and reveals, and last the floor if it is being opened up anyway. A thermal camera before the works shows where most is lost.
Can a house be insulated from inside?
It can, but only where the outside is not possible: a historic facade, a party wall with a neighbour. The internal vapour barrier must be continuous, without a single gap, otherwise steam goes into the wall and condenses behind the insulation. Rooms also become smaller by the thickness of the insulation and lining.
How thick should insulation be in Batumi?
On the coast usually 50–100 mm on walls and 150–200 mm on the roof, more precisely by calculation for the wall material and how the house is lived in. More in the mountain villages. Too thin a layer does not stop condensation on inner walls, so it is not worth saving on thickness at corners and slab edges.
Is ventilation needed after insulation?
Yes. An insulated house with new windows becomes more airtight, and moisture from the shower, kitchen and breathing stays inside. The minimum is extract fans in bathrooms and the kitchen and trickle vents in rooms; better is heat recovery ventilation, which keeps the heat in.
