Roof insulation in Batumi: attic, loft and flat roof
We design roof insulation in Batumi for hot summers and damp winters: the thermal calculation sets the thickness, and we make sure the insulation stays dry. In attics we fit mineral wool in two layers with a continuous vapour barrier and a ventilation gap, in lofts we insulate the floor, and on flat roofs we use XPS or PIR. Pitched roof insulation with materials starts from 100 ₾ per m².
from 100 ₾/m²200 mm mineral wool between and under rafters, vapour and wind barriers. The final price is confirmed once agreed.
- Timeline: insulating an attic of 80–120 m² of slope in a new house usually takes 1–2 weeks, from inside in a lived-in house 2–3 weeks
- Warranty: Roof insulation work has a 2-year warranty

Roof insulation in Batumi: what we protect against
Through the roof a house loses heat in winter and, more importantly in Batumi, gains it in summer. The sun heats the covering so much that by evening an uninsulated attic is airless, and the air conditioner runs non-stop. So we design roof insulation in Batumi for two regimes at once: winter, when heat escapes, and summer, when heat comes in. Thickness and material come from a thermal calculation, and our job is to keep the insulation dry.
Dryness is the key. Wet mineral wool loses most of its performance, and it takes on moisture less from leaks than from the air in the house when the vapour barrier has gaps. So a third of our insulation work is the vapour barrier, taping its joints and ventilating above the insulation.
Three cases: attic, loft, flat roof
| Roof | Where the insulation goes | Main concern |
|---|---|---|
| Living attic | Between and under the rafters | Continuous vapour barrier and a gap under the covering |
| Cold loft | On the loft floor | Loft ventilation and an airtight hatch |
| Flat roof | Above the slab under or over the membrane | Vapour barrier on the slab, resistance to load |
A cold loft is the easiest and cheapest to insulate: the insulation lies flat and is easy to check and top up. An attic is harder: insulation sits in sloping cavities over a living room, and any gap later shows as a stain on the ceiling. Flat roofs are covered in detail on the flat roof page.
How we insulate an attic
Outside, above the rafters, there is a breathable membrane that lets vapour out but keeps water from getting in, and a ventilation gap under the covering. Between the rafters go mineral wool slabs friction-fitted without gaps, and under the rafters a second layer across them to cover the cold bridges through the timber. Below comes a vapour barrier with lapped and fully taped joints and junctions with walls, chimneys and roof windows. Then battens with a service gap for wiring and the lining.
If the rafters are not deep enough for the required thickness, we extend them with timber from inside or put part of the insulation above the rafters. It is best to agree this at the roof framing stage: in a finished attic it costs more.
Which insulation to use
For pitched roofs we use mineral wool: it does not burn, lets vapour through and damps the sound of rain on metal well. In summer dense mineral wool lets heat through more slowly than light foam boards of the same thickness. For flat roofs and under load we use extruded polystyrene or PIR boards, which do not crush and do not mind water.
We do not offer sprayed polyurethane foam in attics. It fills cavities tightly but cuts the rafters off from ventilation, is hard to repair, and a leak under it cannot be found until the timber rots. If your roof already has it and there are stains beneath, it usually has to be removed.
Insulation in a lived-in house
If an attic is already lined and is hot in summer or damp in winter, we insulate from inside: remove the lining, check the rafters and membrane, fit insulation and a new vapour barrier, then new plasterboard lining. In an occupied house we work room by room, covering furniture and floors. If it is a top-floor apartment that overheats rather than a private house, the right work is described on the apartment insulation page.
How much roof insulation costs
Pitched roof insulation with 200 mm mineral wool, vapour and wind barriers and materials costs from 100 ₾ per m². Flat roof insulation with XPS or PIR and a layer to falls starts from 120 ₾ per m², loft floor insulation from 60 ₾ per m². Insulating an attic from inside in a lived-in house, with removal and new lining, starts from 180 ₾ per m². The final price is set from the thermal calculation, after inspection and once the estimate is agreed.
Stages and timelines

Local specifics in Batumi
In Batumi humidity in the house is high in winter, especially in bathrooms and kitchens, and vapour rises into the attic. The vapour barrier matters more here than in a dry climate, and we always take the bathroom extract under the roof outside, never into the roof space, as is sometimes done to save on a roof outlet.
In summer, under a dark metal roof the air in the gap heats up most, and if the gap is not ventilated the heat goes into the insulation. So eaves vents and a ventilated ridge are part of insulation for us, not just of the roof. In the Adjara mountains we design thicker insulation than by the sea because of the long heating season.
Materials and brands
For slopes, mineral wool slabs of a density suited to sloping installation, for loft floors slabs or rolls. For flat roofs, extruded polystyrene or PIR boards with the required compressive strength. Vapour barrier sheets and tapes for joints, breathable membranes with high vapour permeability. For lining, plasterboard or timber boards on battens.
What makes up the cost
Timeline: insulating an attic of 80–120 m² of slope in a new house usually takes 1–2 weeks, from inside in a lived-in house 2–3 weeks
- thickness from the thermal calculation
What raises the cost
- insulation from inside in a lived-in house with removal
- extending rafters for the required thickness
- complex attic with windows, bays and chimneys
- removing old foam or wet insulation
What lowers the cost
- cold loft insulated on the floor
- new house with open cavities
We prepare the exact estimate from measurements and photos. It’s free and comes with no obligation.

Questions and answers
How much does roof insulation cost in Batumi?
Pitched roof insulation with 200 mm mineral wool, vapour and wind barriers and materials from 100 ₾ per m², a loft floor from 60 ₾ per m², and a flat roof with XPS or PIR from 120 ₾ per m². Insulating an attic from inside in a lived-in house costs more because of removal and new lining, from 180 ₾ per m². The final price is set after inspection, once the estimate is agreed.
How thick should roof insulation be in Batumi?
The thermal calculation for the design sets the thickness. In practice, by the sea an attic usually needs 150–200 mm of mineral wool, and more in the mountains. Too thin a layer saves money once, and then the air conditioner runs every summer day.
Is a vapour barrier needed when insulating an attic?
Definitely. Without it vapour from the rooms goes into the insulation, condenses on the cold side and wets the wool, then the rafters. In Batumi with its damp winters this happens within one or two winters. We lay the vapour barrier as a continuous layer with every joint and junction taped.
Why is the attic hot in summer even though the roof is insulated?
Most often the gap under the covering is not ventilated: a sealed ridge, blocked eaves, a membrane laid straight on the insulation. Other causes are thin or light insulation and gaps between slabs. Restoring ventilation under the roof, a second layer of insulation and a light covering when it is replaced all help.
Can a roof be insulated from outside without touching the attic?
Yes, if the covering is being replaced at the same time: the old roofing is removed, insulation goes over or between the rafters, then a membrane and the new covering. This costs more than insulating from inside but leaves the room finishes alone. If the covering is still good, working from inside is simpler and cheaper.
