Glazing for a private house in Batumi: what we decide before building

Windows in a house by the sea work harder than almost anywhere else: wind-driven rain, salty wind, strong summer sun and damp in winter. We start glazing for a private house in Batumi with the design, not with choosing a profile. The size and position of openings, lintels over wide sliding doors, where the window sits in the wall, sills and flashings are all decided at the shell stage. Leave it until later and the window has to be fitted to the opening rather than the opening to the window, and large glass walls end up dearer and worse.

We install windows in new houses we build ourselves and in shells left by another contractor. Before ordering we go through every opening: what the room is, where it faces, where the wind comes from and where the sun falls, whether it needs a door to the terrace. That decides the system: a bedroom needs warmth and quiet, a door to the pool needs a wide sash without a high threshold, a staircase needs a two-storey curtain wall.

Which windows suit a house by the sea

ProfileStrengthsWhere it fits
uPVC with double glazingWarm, affordable, unaffected by saltBedrooms, children's rooms, bathrooms, guest houses
Thermally broken aluminiumSlim frame, large sashes, colour lasts for yearsLiving rooms, panoramas, doors to the terrace
Timber or timber-aluminiumWarm look, good insulationChalets, mountain houses, classic facades

In one house we often combine profiles matched in one colour outside: uPVC in bedrooms, aluminium in the living room and on doors. A detailed comparison is on the aluminium or uPVC windows page. We do not fit cold aluminium without a thermal break in living rooms: in winter it is wet with condensation every morning.

Glass for Batumi

The main job of glass here is to keep out the sun, not the frost. A large window facing south or west without solar control turns a room into a greenhouse, and the air conditioner never stops. So for living rooms and panoramas we use multifunctional or solar control glass: it lets light in and reflects heat. For bedrooms by a road we fit double glazing with panes of different thickness, which damps noise better. Glass that starts at floor level, glass in balustrades and glass over walkways is laminated: when struck it cracks but stays in the frame.

Installation: where the window sits in the wall

A window lasts as long as its installation joint. We make the joint in three layers: a breathable tape outside that keeps rain out, foam in the middle, and a vapour-control tape inside that stops moisture from the room getting into the foam. If the wall is insulated externally, we set the window forward into the insulation on brackets, so there is no cold corner at the reveal. The sill flashing goes under the frame and under the facade render, with end caps, so that driven rain does not get into the wall. Every joint is photographed before the reveals are closed.

  • openings measured after plastering or from the finished levels in the design;
  • lintels over wide openings checked for deflection;
  • a terrace door threshold flush with the floor and a drainage channel outside;
  • trickle vents or ventilation, otherwise an airtight window traps damp in the house;
  • insect screens and roller shutters if the house stands empty for long periods.

Large openings: panoramas, sliding doors, curtain walls

For the sea view, living rooms in Batumi are built with glass from floor to ceiling. For such openings there is panoramic glazing with fixed and opening sections, lift-and-slide doors that open half the wall, and bi-fold systems. On staircases and in double-height rooms we install curtain walls on a stick system. If the whole wall of a building becomes glass, that is facade work, described on the facade glazing page.

Terrace, conservatory, balustrades and canopies

A glazed terrace extends the season: in April and November you can sit there without a blanket, and in a downpour the furniture stays dry. A conservatory goes further: a warm glass room with its own roof and heating. Glass balustrades on terraces and balconies keep the view open, and a canopy over the entrance protects the door from driven rain. How such houses work as a whole is described on the houses with a terrace and panoramic glazing page.

Local specifics in Batumi

Batumi gets a lot of rain in a year, and most of it arrives with the wind off the sea. Water comes from the side rather than from above, so the weak points of a window here are the joint, the sill flashing and the threshold. We take the flashing under the frame and under the facade, fit end caps and keep the drainage slots in the frame open. Outside terrace doors we lay a drainage channel, otherwise in a downpour water gets under the threshold.

Salt and humidity wear out hardware faster than the profile. For houses near the shore we use hardware with an anti-corrosion coating and aluminium with a powder coat or anodising rated for sea air, and advise rinsing frames with fresh water once a year and lubricating the hinges. The city lies in a seismic zone, so large glass walls are fixed with a gap that lets the structure move.

Materials and brands

Reinforced uPVC profiles with double or triple glazing, thermally broken aluminium, glulam timber and timber-aluminium. Multifunctional, solar control and acoustic glass, toughened and laminated glass. Breathable and vapour-control tapes, brackets for fitting within the insulation, sill flashings in coated steel or aluminium. Roller shutters, ZIP screens and insect screens.

What makes up the cost

Timeline: glazing a 150–200 m² house usually takes 5–10 weeks including manufacture, installation 1–3 weeks

  • glazed area and number of opening sashes

What raises the cost

  • panoramas, sliding doors and two-storey curtain walls
  • thermally broken aluminium or timber instead of uPVC
  • solar control and laminated glass
  • fitting within the insulation and complex junctions

What lowers the cost

  • standard uPVC windows in bedrooms
  • openings designed to the system's sizes

Questions and answers

How much does glazing a private house in Batumi cost?

uPVC windows installed cost from 330 ₾ per m² of window, thermally broken aluminium from 780 ₾, timber from 1 020 ₾. Panoramic windows, sliding doors and curtain walls are priced separately. For a 150–200 m² house the total depends mainly on the area of the large openings. The final cost is set after the survey and an agreed estimate.

Which windows are best for a house by the sea?

There is no single answer for the whole house. uPVC works well in bedrooms: it is warm and unaffected by salt. In the living room and on doors to the terrace, thermally broken aluminium with a slim frame is more practical. Timber or timber-aluminium suits chalets and mountain houses. Outside, all profiles are matched in one colour.

When should windows be ordered if the house is still being built?

We choose the system at design stage so that openings and lintels are made to suit it. The survey is done after plastering or from finished levels, and manufacture takes several weeks. So windows are ordered once the shell is closed and the openings are ready, and installed before the final finishes.

Why do windows mist up in winter?

Most often the house is too humid: a new airtight window lets no air through, and there is no ventilation. Sometimes the cause is a cold profile without a thermal break, or a window set in the wrong plane of the wall so that the reveal gets cold. We check humidity and reveals, and in new houses we provide air supply and ventilation.

Are roller shutters needed in a house by the sea?

If the house stands empty for long periods, yes: roller shutters protect windows from wind-blown debris and from break-ins. For living rooms with a panorama to the south and west, external ZIP screens are more convenient: they cut the heat without hiding the view completely. Their boxes are built in during construction so they do not hang on the facade.
