Installing panoramic glazing on a villa: an aluminium sliding door lifted on suction cups

Floor-to-ceiling windows in a private house: opening, glass, sun protection

We design floor-to-ceiling windows in a private house together with the frame: lintels that do not deflect onto the glass, a threshold level with the floor, space for blinds and a seismic gap. We fit toughened and laminated glass, solar control units facing south and west, external ZIP screens and trench heaters along the glass. A floor-to-ceiling window in thermally broken aluminium installed from 1 110 ₾ per m².

Floor-to-ceiling windows in a private house: what to decide in advance

Floor-to-ceiling windows in a private house on the coast are fitted for the view of the sea or mountains: glass from floor to ceiling, a slim frame, a room that opens outwards. Such a window cannot be ordered after construction like an ordinary one. Its size drives the structure: above the opening there must be a lintel or beam that will not deflect onto the glass, at the floor a threshold level with the finished floor, and in the ceiling space for curtains or external ZIP screens. So we design panoramas together with the frame of the house.

The structure of the opening

Large glass is vulnerable to deflection. If the lintel over the opening drops a few millimetres, the frame twists, the sashes stop closing and the glass unit may crack. So the width of the opening and the section of the beam above it are calculated by the structural engineer, and an installation gap is left between the frame and the beam for possible deflection. Batumi lies in a seismic zone, and large glass walls are fixed so that the structure can shift slightly without loading the glass. More on this on the seismic design page.

Which glass to use in a panorama

  • laminated inner pane if the glass starts at the floor;
  • toughened outer pane that withstands wind and temperature changes;
  • multifunctional or solar control glass on the south and west sides;
  • a warm-edge spacer so the edge of the unit does not get wet in winter.

The glass unit of a panoramic window weighs hundreds of kilograms. It is lifted with a vacuum lifter and raised to upper floors by crane or hoist, so access to the house is planned in advance.

Heat in summer, condensation in winter

A glass wall facing south or west without protection turns a living room into a greenhouse, and the air conditioner cannot keep up. Solar control glass, deep floor-slab overhangs, external louvres and ZIP screens help by stopping the sun outside, before it gets into the room. How to size air conditioning for such a living room is described on the air conditioning page. In winter cold air flows down from large glass to the floor. Along the panorama we fit trench heaters or underfloor heating with closer pipe spacing: warm air cuts off the cold, and the glass does not mist up.

Fixed and opening sections

Fixed glass is cheaper with a slimmer frame, but it cannot be opened and is awkward to clean outside. So a panorama is usually divided: fixed sections where the view is, and sliding or opening sashes where the exit and ventilation are. For the way out to the terrace we fit a lift-and-slide door or a slim-frame system, as covered on the sliding glass systems page. On the upper floor we plan how the glass will be cleaned outside: from a balcony, from a terrace or through an opening sash.

How much panoramic glazing costs

A floor-to-ceiling window in thermally broken aluminium with a toughened and laminated glass unit, installed, costs from 1 110 ₾ per m². A lift-and-slide door from 1 500 ₾ per m², a slim-frame sliding system with a concealed sash from 2 340 ₾ per m², a bi-fold system from 1 320 ₾ per m². Structural glazing without external pressure caps from 1 500 ₾ per m². Motorised external ZIP screens from 750 ₾ per m², aluminium solar louvres from 570 ₾ per m², a roller shutter motor from 690 ₾. The final cost is set after the opening design and an agreed estimate.

Stages and timelines

  1. Design

    1–2 weeks

    Openings, lintels, glass, sash layout.

  2. Survey

    1 day

    Openings and finished floor levels.

  3. Manufacture

    6–10 weeks

    Profile, large glass units, hardware.

  4. Installation

Local specifics in Batumi

The best views in Batumi are of the sea, that is to the west, and that is exactly where the summer evening sun and wind-driven rain come from. A west-facing panorama gets both. So on west walls we use solar control glass, build overhangs or fit external screens, and design the threshold and bottom profile for driven rain: a drainage channel outside and a terrace that falls away from the house.

Humidity in Batumi is high in winter too, and condensation soon appears on large glass in an unheated living room. If the house stands empty, it is kept on background heating and ventilation, and the heaters along the panorama are not switched off. Salt settles on glass and frames, so the glass is cleaned outside more often than in a town away from the sea.

Materials and brands

Thermally broken aluminium systems for large openings, lift-and-slide and slim-frame sliding systems. Glass units with toughened and laminated glass, multifunctional or solar control coatings and a warm-edge spacer. Anchors and setting blocks for heavy glass, joint tapes. External ZIP screens, louvres, trench heaters.

What makes up the cost

Timeline: panoramic glazing usually takes 8–12 weeks from design to handover, installation 3–10 days

  • glass area and installation floor

What raises the cost

  • large fixed glass units lifted by crane
  • slim-frame systems with concealed sashes
  • solar control and laminated glass
  • motorised external screens

What lowers the cost

  • dividing the panorama into standard sashes
  • openings designed to the system

Questions and answers

How much do floor-to-ceiling windows in a private house cost?

A floor-to-ceiling window in thermally broken aluminium with toughened and laminated glass, installed, costs from 1 110 ₾ per m². A lift-and-slide door from 1 500 ₾ per m², a slim-frame system from 2 340 ₾ per m². The final cost is set after the opening design and an agreed estimate.

Will a room with a panorama be hot in summer?

It will, if nothing is done. Facing south and west we fit solar control glass, build slab overhangs or external louvres, and for the evening sun ZIP screens. External protection works better than curtains inside: it stops the heat before the glass. Air conditioning is sized for the glass area.

Is glass down to the floor safe?

Yes, if the inner pane is laminated and the outer pane toughened. Laminated glass cracks when struck, but the interlayer holds the fragments in the frame. On an upper floor we fit glass to the floor without a balustrade only as a fixed pane, and if a sash opens, we fit a glass balustrade outside.

Can a floor-to-ceiling window be added to an existing house?

Sometimes, but it means working with the structure. Widening an opening in a load-bearing wall needs a calculation and a new lintel, and in a concrete-frame house sign-off from the structural engineer. We look at the wall and the design first and only then price the window.

How are panoramic windows cleaned on the upper floor?

This is decided at the design stage. It is easiest when there is a terrace or balcony in front of the window. If not, we make some sashes open inwards so the glass can be cleaned from the room. Tall fixed glass is cleaned from a lift, and that is worth including in the house maintenance.
