Facade glazing in Batumi: curtain walls and structural glass
We build facade glazing on thermally broken aluminium stick and structural systems. We choose solar control glass, toughened and laminated, design the mullions for sea wind and earthquakes, and build fire barriers in at the floor slabs. Curtain wall glazing on a stick system, installed, starts from 780 ₾ per m².
from 780 ₾/m²thermally broken profile, glass units, gaskets, junctions with floor slabs. The final price is confirmed once agreed.

Facade glazing in Batumi: types of system
Facade glazing is a glass wall made of an aluminium frame and insulated glass units that closes a storey or the whole facade. It is used on villas with sea views, in offices, hotels and shops. It differs from ordinary windows in that it does not sit in a wall opening but becomes the wall itself: it resists the wind, runs past the floor slabs and works together with the building frame.
| System | What it looks like | Where it fits |
|---|---|---|
| Stick curtain wall | Aluminium pressure plates and caps show as a grid | Villas, offices, stairwells, shopfronts |
| Structural glazing | Outside only glass and narrow joints | Modern buildings where a smooth plane matters |
| Sliding or guillotine | Sashes that open an entire wall | Terraces, restaurants, ground-floor living rooms |
Glass for a house by the sea
In Batumi glass has to protect not from cold but from sun. A large glass wall facing south or west without solar control turns a room into a greenhouse, and the air conditioner cannot cope. So for facade glazing we use units with multifunctional or solar control glass that lets light in but reflects heat. The outer pane is toughened, while the inner pane and glass below floor level or above walkways is laminated: on impact it cracks but stays in the frame.
For south elevations we recommend external shading as well as the right glass: aluminium louvres or slab overhangs. They cut out the summer sun and let the low winter sun into the room. We use only thermally broken profiles, otherwise condensation collects on the cold frame in winter.
Wind, earthquakes and fixing
A curtain wall on the seafront takes strong gusty wind, and the mullion sections are calculated from the load for the specific height and position on the facade: it is higher at corners and on upper floors. Mullions are fixed to the floor slabs on adjustable brackets, with one fixed support point and the others allowing the profile to move with temperature. In a seismic tremor the storeys shift slightly relative to each other, and the curtain wall joints must absorb that drift without breaking the glass. How a building behaves in an earthquake is covered on the seismic-resistant construction page.
Floor slabs and fire barriers
Where the glass wall passes in front of a floor slab, a gap remains between the slab and the curtain wall. We fill it with non-combustible mineral wool and seal it with fire-rated sealant so that fire and smoke cannot pass from floor to floor. Outside, this zone is closed with an insulated spandrel panel or enamelled glass. If the facade combines glass with rainscreen cladding, we draw the junctions together with the ventilated facade.
Opening vents, care and maintenance
We build opening vents into the curtain wall for ventilation and cleaning. If there are no vents, we plan from the start how the glass will be cleaned outside: from a balcony, from a lift platform or by rope access. Transoms have drainage that lets water out of the profile, and these holes must never be filled with sealant. It is worth inspecting the gaskets and drainage once a year. The choice between aluminium and PVC for ordinary windows is covered in the comparison of aluminium and PVC windows.
How much facade glazing costs
Curtain wall glazing on an aluminium stick system, installed, costs from 780 ₾ per m²: thermally broken profile, glass units, gaskets, junctions with floor slabs. Structural glazing from 1,500 ₾ per m², sliding and guillotine systems for terraces from 1,050 ₾, aluminium solar louvres from 570 ₾ per m². Reveals and sills from 54 ₾ per linear metre. The price depends heavily on the glass and the size of the units. The final cost is set after the curtain wall calculation and an agreed estimate.

Local specifics in Batumi
On the Batumi seafront the aluminium of a curtain wall lives under salty wind. We use profiles with marine-grade powder coating or anodising and stainless steel fixings. Ordinary powder coating by the sea starts to blister at the edges and around fixings within a few years.
The summer sun is harshest on west elevations: it hits the glass after midday, when the rooms are already warm. For those walls solar control glass and external louvres work together. Winter in Batumi is mild, and the main job of a thermally broken profile is not to hold heat but to keep the frame from misting up on damp days.
Materials and brands
Thermally broken aluminium stick and structural facade systems with marine-grade powder coating or anodising. Double or single glass units with solar control or multifunctional glass, toughened outer and laminated inner panes. EPDM gaskets, structural and weather silicone sealants. Stainless steel brackets and fixings, non-combustible mineral wool and fire-rated sealant for the fire barriers.
What makes up the cost
Timeline: a curtain wall for one storey or a stairwell usually takes 7–12 weeks including glass fabrication
- height and access to the facade for installation
What raises the cost
- structural glazing instead of pressure plates
- large glass units and laminated glass
- solar control glass and louvres
- many opening vents
What lowers the cost
- a standard curtain wall grid with pressure plates
- small glass units of standard size

Questions and answers
How much does facade glazing cost in Batumi?
Curtain wall glazing on a stick system, installed, from 780 ₾ per m²; structural glazing costs more. The price depends most on the glass, the size of the units, the number of vents and the installation height. The final cost is set after the curtain wall calculation and an agreed estimate.
Won't it be hot behind a glass wall?
It will, if ordinary glass goes on a south or west facade. We choose solar control or multifunctional glass that reflects part of the heat, and recommend external louvres or slab overhangs. Together they reduce heat gain so that the air conditioner works in a normal mode.
How does structural glazing differ from an ordinary curtain wall?
In an ordinary curtain wall the glass is held by aluminium pressure plates, and a grid of caps shows outside. In structural glazing the units are bonded to the frame with special silicone, and outside you see only glass and narrow joints. Structural glazing looks cleaner but costs more and needs precise installation and control of the bonded joints.
Will a curtain wall withstand sea wind and earthquakes?
We calculate the mullion sections from the wind load for the specific height and position on the facade, and make the slab fixings able to accommodate movement. That way in a tremor the storeys move while the glass stays intact. At the bottom and above walkways we use laminated glass, which does not shatter on impact.
Why does an old curtain wall leak?
Most often the transom drainage holes are blocked or sealed, the gaskets have aged, or the junctions with the wall and roof are broken. Sometimes the profile has no thermal break, and what looks like a leak is condensation. We start by inspecting the junctions and water-testing, then decide whether to repair or replace the system.
