Ventilated facade in Batumi: subframe, insulation and cladding
We build a ventilated facade in Batumi on an aluminium or stainless subframe: pull-tested anchors, mineral wool with a windproof membrane, an air gap and cladding in porcelain, fibre cement, HPL or composite to a layout drawn in advance. Fixings are calculated for wind and earthquakes. A turnkey ventilated facade with materials starts from 420 ₾ per m².
from 420 ₾/m²aluminium subframe, insulation with membrane, porcelain cladding. The final price is confirmed once agreed.
- Timeline: a ventilated facade on a house with 150 m² of walls usually takes 5–8 weeks after materials arrive

Ventilated facade in Batumi: what it is made of
A ventilated facade is cladding that hangs on a metal frame at a distance from the wall. An air gap remains between the cladding and the insulation, and the air in it rises from bottom to top, carrying away moisture from the wall and drops that get through the joints. A ventilated facade in Batumi works well because driving rain hits the cladding while the insulation behind it stays dry.
- brackets on anchors in the wall, with thermal break pads;
- mineral wool insulation in one or two layers with insulation dowels;
- a windproof vapour-open membrane over the insulation;
- vertical and horizontal rails on which the cladding hangs;
- cladding: porcelain, fibre cement, HPL, composite, stone;
- trims: reveals, sills, corners, parapet cappings.
Subframe and fixings by the sea
By the sea the frame of a ventilated facade must be aluminium alloy or stainless steel. We do not fit galvanised subframes on the coast: cut edges and rivet holes start to rust within the first years, and under the cladding nobody sees it. Cladding fixings are stainless, and wherever aluminium touches steel we fit separating pads, otherwise the metals corrode each other.
Brackets are fixed with anchors chosen for the wall. In concrete and solid brick these are ordinary expansion or chemical anchors, in aerated concrete and hollow blocks special anchors for porous substrates. Before installation we pull-test several anchors on site. If the block is weak, the brackets are moved to the concrete ring beams and columns, and the subframe layout is drawn around them. More about aerated concrete on the aerated concrete houses page.
Insulation and air gap
Ventilated facade insulation is mineral wool only: it is non-combustible and vapour-open. Boards are laid tight with staggered joints, each one fixed with dowels, and a windproof membrane goes on top so that the air flow does not blow fibres out. Our air gap is usually 40–60 mm: less does not ventilate, more starts acting like a chimney in a fire. At floor slab level in multi-storey buildings we fit fire barriers.
Cladding and layout
Before installation we draw the layout: where each joint runs and how the panels go around windows, corners and vents. If the layout is decided on site, narrow offcuts appear by the openings and the house looks careless. Cladding is chosen by weight, maintenance and budget. More about materials on the pages for porcelain on the facade, HPL panels and aluminium composite panels.
Cladding fixing can be visible, when clips or rivets show in the joints, or concealed, when the panel hangs on anchors in its back. Concealed fixing looks cleaner but costs more and needs a more precise subframe.
Earthquakes and noise
A porcelain or stone panel that falls from height during an earthquake is dangerous for people below. So bracket spacing, the number of anchors and the panel fixing method are calculated from the loads, and gaps are left between panels so that in a tremor they do not chip each other. To stop the facade rattling in the wind, panels are fixed without play and damping pads go wherever metal meets metal.
How much a ventilated facade costs
A turnkey ventilated facade with materials costs from 420 ₾ per m²: aluminium subframe, anchors, mineral wool with membrane and porcelain or composite cladding. With your own materials, installation starts from 135 ₾ per m². By cladding: porcelain from 445 ₾ per m², fibre cement from 365 ₾, composite cassettes from 380 ₾, HPL from 505 ₾. Reveals and sills from 54 ₾ per linear metre, scaffolding from 18 ₾ per m² of facade. The final cost is set from the layout and drawings, once the estimate is agreed.

Local specifics in Batumi
In Batumi salt settles on the subframe metal where rain does not reach it, and corrosion starts behind the cladding unseen. So for houses in the first blocks from the sea we use aluminium profiles and stainless rivets, and check every cut and hole after installation before the panels close them.
Wind off the sea creates suction at corners and upper floors that pulls the cladding away from the wall. At building corners and by parapets we space brackets and panel fixings closer than in the middle of the wall. At the bottom of the facade we leave an inlet slot with mesh against birds and rodents, at the top an air outlet under the parapet or overhang.
Materials and brands
Aluminium alloy or stainless steel subframe with the manufacturer's data sheet and calculation. Anchors for concrete, brick or aerated concrete, pull-tested on site. Mineral wool of ventilated-facade density, a windproof vapour-open membrane, insulation dowels. Cladding: facade porcelain, fibre cement, HPL, aluminium composite cassettes, stone. Stainless steel rivets and clips.
What makes up the cost
Timeline: a ventilated facade on a house with 150 m² of walls usually takes 5–8 weeks after materials arrive
- insulation thickness from the thermal calculation
What raises the cost
- HPL, stone or travertine cladding
- concealed panel fixing
- a weak wall and brackets moved to columns
- a tall building and fire barriers
What lowers the cost
- simple walls without bay windows and small openings
- standard-format porcelain on visible clips

Questions and answers
How much does a ventilated facade cost in Batumi per m²?
Turnkey with materials from 420 ₾ per m²: subframe, anchors, insulation with membrane and porcelain or composite cladding. Installation only, with the client's materials, from 135 ₾ per m². HPL, stone and travertine cost more. Reveals, sills and scaffolding are priced separately. The final cost is set from the layout and the agreed estimate.
Can a ventilated facade go on aerated concrete?
Yes, but it needs special anchors for porous blocks, and they are pull-tested on site. If the block is weak, the brackets are moved to the concrete columns and ring beams. For aerated concrete a ventilated facade is actually convenient: the wall releases moisture into the gap and does not get wet.
Why must a ventilated facade subframe be aluminium by the sea?
Galvanised steel in salty air rusts at cut edges and around holes, and under the cladding this stays hidden until a bracket loosens. Aluminium alloy and stainless steel are not affected by salt. It also matters that different metals do not touch each other without a separating pad.
Does a ventilated facade rattle in the wind?
Not if it is built properly. Noise appears when panels have play, clips have loosened or metal touches metal without damping pads. During installation we fix every panel and check the fixings at corners and upper floors, where the wind is stronger.
Can an air conditioner be mounted on a ventilated facade?
Not on the cladding. The outdoor unit is fixed to brackets that pass through the cladding and insulation to the wall, and the hole in the panel is framed. So it is better to decide positions for units, cables and drainage before the facade is installed, then they are built into the layout.
