Installing a ventilated facade, part of the wall clad and part still showing insulation

Porcelain facade in Batumi: turnkey ventilated facade

We build a porcelain facade on an aluminium subframe with insulation and membrane. We use 10–12 mm facade tiles with low water absorption, fix them on colour-matched clips or concealed anchors, and above entrances and pavements we protect the panels so that fragments cannot fall. A ventilated porcelain facade with materials starts from 445 ₾ per m².

Porcelain facade in Batumi

Porcelain stoneware absorbs almost no water, is not affected by salt, frost or sun, does not scratch and is easy to wash. On a facade it lasts for decades without maintenance, and it comes in stone, concrete, metal or plain-colour looks. That is why porcelain is the most common material for rainscreen ventilated facades on apartment buildings, hotels and commercial buildings. We build a porcelain facade in Batumi only on a subframe, with insulation and an air gap behind the tiles.

How the subframe works, why it is aluminium by the sea and how the gap functions is described on the ventilated facade page. If you are still choosing between a rainscreen and a rendered facade, see the comparison of ventilated and insulated render facades.

Which tiles to use on a facade

  • facade porcelain 10–12 mm thick, not thin 8 mm floor tiles;
  • with water absorption of no more than 0.5% and a frost resistance data sheet for the mountains;
  • through-body coloured or glazed, though then chips at the edges will show a different colour;
  • matt or structured: polished tiles glare in the sun and show streaks;
  • from one batch and one calibre for the whole wall, so that the joints run straight.

Facades use 600×600 and 600×1200 mm formats. Larger is possible, but then the tiles are hung only on concealed fixing or bonded to aluminium profiles, and the subframe is designed for the heavier weight.

Visible or concealed fixing

The most common option is clips: steel or aluminium tabs that hold the tile by its edges. Only their tongues show in the joints, and we paint them to match the tile. Concealed fixing uses anchors set into undercut holes drilled in the back of the panel, or adhesive bonding to a profile. The facade then shows not a single clip, but it costs more and needs tiles suitable for drilling.

Safety in tremors and impacts

Porcelain is strong but brittle: in a hard impact or a seismic tremor a panel can crack. Above entrances, pavements and playgrounds we bond glass fibre mesh to the back of the tiles to hold fragments, or use concealed fixing where each panel holds on several anchors. The subframe is designed for wind and seismic loads, brackets are fixed to the floor slabs and load-bearing walls, and in weak blocks we use chemical anchors. This matters especially on framed buildings, covered on the reinforced concrete frame houses page.

Layout, joints and junctions

The layout is drawn before the tiles are ordered: joints follow the axes of windows and floor slabs, and cuts are moved to inconspicuous places. Joints are left open, 4–8 mm, and ventilation works through them. Reveals are made from the same tile or from painted steel, corners from whole panels with a trimmed edge or an aluminium angle. On the ground floor porcelain takes knocks and dirt well, so above it is often combined with lighter materials, such as composite panels.

How much a porcelain facade costs

A ventilated porcelain facade on a subframe with insulation and materials costs from 445 ₾ per m²: subframe, anchors, mineral wool with membrane, tiles on clips. A turnkey ventilated facade with standard cladding from 420 ₾, installation only with the client's materials from 135 ₾ per m². Fibre cement panels on a subframe from 365 ₾ per m². Reveals and sills from 54 ₾ per linear metre, scaffolding from 18 ₾ per m² of facade. The final cost is set after choosing the tiles, drawing the layout and agreeing the estimate.

Local specifics in Batumi

In Batumi porcelain copes well with both salty wind and downpours. The weak point of such a facade is not the tile but the metal: a galvanised subframe and cheap clips rust on the sea side, and streaks run along the joints. So by the sea we use an aluminium subframe and stainless steel or aluminium clips.

The winter wind off the sea is strong and gusty, especially at upper floors and building corners. There the load on the tiles is many times higher than in the middle of the wall, and we space brackets and clips closer at the corners. In the mountains frost resistance matters more: the tiles do not take on water, but the edges of cheap tiles chip from temperature swings.

Materials and brands

Facade porcelain 10–12 mm, through-body coloured or glazed, in 600×600 and 600×1200 mm formats. An aluminium alloy ventilated facade subframe, with stainless steel or aluminium clips painted to match the tiles. For concealed fixing, undercut anchors or adhesive systems bonded to profiles. Facade mineral wool and a windproof membrane. Glass fibre mesh and adhesive for the backs of panels.

What makes up the cost

Timeline: a porcelain facade of 150 m² usually takes 6–10 weeks including tile delivery

  • price and manufacturer of the tiles

What raises the cost

  • a large format and concealed fixing
  • many windows, corners and cuts
  • mesh on the back of panels by entrances and pavements
  • a tall building and long scaffolding hire

What lowers the cost

  • a standard format on visible clips
  • large blank walls without openings

Questions and answers

How much does a porcelain facade cost in Batumi?

A ventilated porcelain facade on a subframe with insulation and materials from 445 ₾ per m². Installation only, with the client's materials, from 135 ₾ per m². The price depends on the tiles, format, fixing method and number of windows. The final cost is set after the layout and an agreed estimate.

Can porcelain tiles be glued to a facade?

On the plinth and small areas of the ground floor, yes, on flexible exterior adhesive in a full bed. Higher up in a seismic zone we only hang the tiles on a subframe: the adhesive bed ages over time, and a tile falling from height is dangerous. The exception is adhesive systems bonded to aluminium profiles, which are designed for this.

Will porcelain fall off in an earthquake?

Each panel holds on its own clips or anchors, and the subframe is designed for seismic and wind loads. Above entrances, pavements and playgrounds we also bond glass fibre mesh to the back of the tiles, which holds fragments if a panel cracks. Brackets are fixed to the floor slabs and load-bearing walls.

Which porcelain should I choose for a facade?

Facade grade, 10–12 mm, with water absorption up to 0.5%, matt or structured, from one batch and calibre. Through-body coloured tiles hide chips better. Thin 8 mm floor tiles on clips are fragile at the edges, and we do not use them on facades.

Which is cheaper on a facade, porcelain or fibre cement?

Fibre cement panels on a subframe start from 365 ₾ per m², porcelain from 445 ₾. Fibre cement is lighter and easier to cut, and is often factory-painted in any colour. Porcelain is more impact-resistant, never needs repainting and is better suited to the ground floor and plinth.
